We face a number of hurdles in the real estate industry today. This short note will address the primary hurdles that may be keeping you from realizing your real estate dream.

Prices need to come down. (Again, not likely for many reasons). Call me on the same number for a detailed explanation.
There are not enough properties available for the current demand for them. There are a number of explanations that depend on the type of home that one may be looking for. If you are searching for a property that is already built and is on the market you will be competing with a lot of other people, including investors to purchase these homes. Given the high rents today, the investors will bid more than if rents were soft. If you are looking to purchase a newly built home, developers have the same issues that you do to build them. This is what you need to understand and is explained in the next paragraphs.
Building a tract of home begins with finding land on which to build. The price of land, often held by property owners that want to get the best possible price for their property. This land must comply with the local government’s plan to develop. This take months, often years to work through the rules and regulations that have been in place, get agreement from the local environmental issues both public and private. Developing the sites plan for dozens of items, especially utilities and all the services agreements, another delay of months or longer. This period is the first of many potential hurdles that add to the cost of building improvement. Waiting
for approvals from planning and city, county, and state agencies, a developer may now begin the improvements of the land.
At this point (assuming the plans have everything including architect plans, land plans, environmental plans, numerous other required), finding a good contractor, including landscaping contractors, concrete, builders, electricians, gas and water, waste management, and others in the trades, and of course good project planners and superintendents to get to work.
This is a short list of what it takes but all of this is also dependent on weather, changes in the governmental environment, and other delays. This often take at least a year and often longer.
As a Homebuyer you must do a self-assessment on what you need vs. what you want. I may be able to help when you truly need to find a home, if not to purchase, but possibly to lease. Changing your wants into your needs is the most important thing that you do if you have been unable to find a home.

PROTECT YOUR HOME AGAINST DISASTERS

As we all know from the recent storm and deluge of rain, the weather is fickle and can change in a week or a day. Be prepared today so you are ready for what comes next rain or shine actions you take now can protect your property and prevent major damage. Apart from major flooding, most damage occurs when water seeps in through cracks and leaks. Make sure that windows and doors are well sealed. Seal any cracks and holes in the foundation and exterior walls. Clean your gutters, often your gardener offers this service or check the Grapevine, the water can back up and leak in your house causing major damage. Check your down spouts to make sure they are clear and pointed away from the house or directed to the gutters in newer homes. Repair or replace roof shingles around any area that allows water to penetrate the roof sheathing. Don’t be fooled to think that tile roofs are maintenance free, the tiles break for various reasons and the rubber collars around vents deteriorate with age. So don’t wait for the leak in
middle of a storm, call a roofer today to have them checked out. Check for holes or air leaks in the attic and crawlspace. Check that flashings, a thin metal strip, around the doors, windows, thresholds, chimney and roof are in tact.
Now is a good time to call an HVAC company to have a checkup on your heater because we al know they tend to break on a Sunday or New Year’s Eve.
Install a spark arrestor on your chimney, eliminating brush and debris from around your property to prevent fires.
For earthquakes anchor appliances, dressers, TV, computer and other items to the wall you can buy straps at your local hardware store. Apply safety film to nontempered windows and glass doors to protect form shards of glass if broken. Install a gas auto shut-off device any reputable plumber should be able to do this.
Homeowners insurance can help protect you financially in case something happens to your property or its contents. I know I have said this before but it is very important to keep in mind that standard policies cover standard replacement, If
you have significant upgrades see your insurance agent for a rider or increased coverage. Flood and earthquake damage is not covered under the traditional homeowners’ insurance policy and may be purchased separately. Periodically review your homeowner’s insurance policy to make sure that you are adequately covered to rebuild your home and replace its contents.
By taking precautions to protect your home, you can possibly help keep damage to a minimum when disasters strike; or in the case of severe damage, make sure that you have the financial means to rebuild.
