2016
016 ushers in a message of hope for all: here’s hoping that in this New Year everything will be better, a happier year, more prosperous, more healthful for all!
ing out the old ing in the new
We get rid of useless thoughts, intentions and unfruitful resolutions and promise ourselves more realistically about doable things we can accomplish to improve ourselves, those around us and the environment. We promise to keep those resolutions to change ourselves for the better, well beyond 2016. 2016 could be the year of complete turn-around for us. Change is needed by the world and that starts with us individually and urgently! The New Year is not only about making resolutions or a time for joyous celebrations: deeply, it calls for CHANGE in the hearts of everyone. This is what is meant by METANOIA, or a complete change of heart, in Christian writings. Concretely, it means throwing out the old and putting on a new spirit in Christ Jesus. That is aptly stated in St. Francis of Assisi’s prayer: “Lord, make me a channel of your peace. Where there is hatred, let me sow love… where there is injury, your pardon, Lord… Where there is despair, hope…” How many of us pause for at least a minute, with hands clasped together and, closing our eyes, with bowed heads, implore Him that His will be done on earth as it is in heaven this year 2016? It is said that man is tallest on bended knees! The year that was saw many unwelcomed happenings in the world, both natural and man-made. If prayer can move mountains, the worst may not prevail. Deliver us from evil. We believe in the power of prayer. In your divine goodness. And, in your infinite love for man. Amen. MERRY CHRISTMAS AND A HAPPY NEW YEAR!

L
essons in management writings abound with respect to “change.” Only God is unchanging; everything else that has matter and occupies space is subject to change. This being so, “change” should be managed effectively for the corporation or the firm to survive at least, if not to lead the pack. It could be initiated or created. The firm can adapt to it. For this to happen, the firm has to monitor changes in the world around it, as it were, “keeping its ears glued to the ground.” It has to correctly “read the sign of the times.” It has to anticipate directions, needs and wants and trends to be relevant. Failure to do so could be fatal to the organization. It could spell its demise; out of touch with reality.
Learning and innovation go hand in hand. The arrogance of success is to think that what you did yesterday will be sufficient for tomorrow. - William Pollard
Vision without action is merely a dream. Action without vision just passes the time. Vision with action can change the world! - Joel Arthur Barker
Fresh in our minds is the debacle experienced by Nokia. For many years a leader in the telecommunications industry, especially of mobile handheld phones, it focused on “durability.” But, the “wants” and desires of its market was changing then. Now the leaders are “smartphones,” with multifarious applications, particularly Samsung and Apple models. The Chinese approached the problem differently to enter the highly competitive and rapidly evolving market. It has carved a niche among users who prefer cheaper, more affordable units but with competitive applications, too. Closer to home, DMCI was known as a constructor of infrastructures, like roads and bridges with interests in mining and timber. Now, the company has outgrown its specialization and diversified into home and condominium construction. Reading the signs of the times, the Pangilinan Group of PLDT had diversified into electricity, road and airport building.
Innovation is today’s “survival kit” in the highly competitive field of business where size and financial resources is might. A synergy among resources of the company, be it organization, professional management, systems, financial strength, and the like, should exist to hold the interest of the firm in common and operating smoothly. It cannot be said that one innovates for its own sake. There is always a product-market mix. Where the “matching” of the two elements of marketing is perfect, one gets a “fit” that would define success or failure of the firm in the chosen field. And, it could happen that where once a “fit” is apparent, that fit is no longer there and the whole idea has to be abandoned.
Never innovate to compete, innovate to change the rules of the game. - David O. Adeife
Not to do so would relegate a firm to the dustbin of history. A Jurassic world cannot exist in the modern environment. It will self-destruct. Again, change has to be managed to survive and lead. Even in small organizations, the product-market mix exists and a perfect match between them found against the ever-changing background of the environment. Against this backdrop creativity and innovation can thrive and new opportunities found. By: Bienvenido G. De Castro Ph.B., M.A., M.M.; M.A.E.R., O.D. & P., (Units) (Editor’s Note: The opinion expressed in this newsletter do not necessarily reflect the view of management.)

condominium real estate developer and a Triple “A” contractor. But in this race that the company runs, there is no finish line. It runs on a never ending race; continuously learning, continuously growing, and
more importantly, continuously striving to provide the services it promises to satisfy the needs of the community. For 33 years, this company has continuously proved itself as a competitive force in the world of real estate development. It takes form through our various projects which i n c lu d e : C ondominium South Insula and West Insula Condominium, located in Quezon City; Albergo di Ferroca in Baguio;
Serene Heights Resort in Rizal; EGI Taft Tower Hotel in Manila, near DLSU; EGI Homes-Cavite; Balay Pamulinawen in Ilocos Norte; EGI City By the Sea in Cebu, Mactan Oasis Gardens and Kiener Hills Condominium in Lapu-Lapu City; EGI Rufino Plaza in Pasay City; EGI Homes 3 in Makati ; and Trinity Plaza Tower One in Cebu City.
situated right at the very center of a number of the most famous parks in Baguio, thus, becoming the selfproclaimed “Gateway to the Parks”. From the Hotel frontage, one is given a choice to indulge on various magnificent parks. The famous Wright Park, where one can enjoy the fabulous experience of horse riding, is just a three minute walk away. For those who love panoramic views, the Mines View Park, where one can grasp the beauty of the Cordillera Mountain Ranges, is located just upscale
from the hotel. For naturelovers, the exquisite splendor of the Botanical Garden is highly recommended. Other attractions that are just a stone’s throw away from the hotel would include the “Mansion House”, the official summer residence of the Philippine President. And the best part, you can easily reach all these destinations from the hotel – gas-free! At this present moment, various improvements and restoration programs are being discussed to further beautify the City of Baguio as a tourist hot-spot. One of such projects is the
conceptualization of the Botanical Gardens in a “Walk Thru Time” theme, presenting the rich history of this famous City of Pines. Having so much in store for all tourists, both local and foreign alike, it has actually regained its title as a “SPECIAL INTEREST CITY,” for its rather increasing popularity during the past years. So, what are you waiting for? If you want to explore the many wonders of Baguio, the doors of the Albergo Hotel await you with open arms. As the natives Baguio say: “UMALI KAYO!”

The usual ratio is one gateway per kingdom. But in the case of Baguio, there is actually one “Gateway” that would lead you to numerous kingdoms. o a virgin an angel appeared. “Fear not, Mary, you are, among all women, blest. For you will bear a son, the savior of the world.” In humility, Mary magnified the Lord.“Thy will be done.” The spirit overshadowed the virgin and she conceived, as the prophets of old foretold. The Messiah was born of a virgin and our own lovehistory of salvation began. In swaddling clothes, Jesus in a manger born. The King of kings humility us taught. Wise men from the east came to pay him homage.

Gifts of gold, frankincense and myrrh, worthy of royalty, offered to the infant. Shepherds, animals, the lowly, were witnesses to the miracle of salvation. Glory to God in the highest and peace on earth to men of good will! Oh, why should man be worthy of God’s mercy and love? He has made him a little less than the angels but has made him an heir of the kingdom of heaven. Yet our sins continue to crucify him! Despite his teaching, we have prided ourselves to deny him before God and men. But greater love for man than his no one has, that he gave up his life for his friends. What friends? What heirs of the kingdom of heaven? Man must, in his fellowman
whom he sees, exhibit love of God. Ah, a great mystery of love at last found! Begotten, not made, of one substance with the Father, he chose to live among sinful men. To lift man, at odds with his fellowman, to glory! And the word was made flesh. And, dwelt among us. Today salvation continues to unfold. With good works to fellowmen done, to boot. For, faith without good works is nothing. Jesus Christ saves. He is the answer. In gratitude, we thank God for his great love for weak, sinful men. Forgiveness and peace. Ask God in prayer. Glory to God in the highest! And, peace on earth to all men of good will! MERRY CHRISTMAS AND A HAPPY NEW YEAR TO ALL!

24th Annual CREBA National Convention
L
ast October 7-10, 2015, representatives from E. Ganzon, Inc. attended the 24th Annual Chamber of Real Estate & Builders Association, Inc. (CREBA) National Convention at the SMX Convention Center, Bacolod City. CREBA is a union of Philippine business and trade associations in the real estate, housing and construction industry as well as a private nonstock non-profit corporation established under Philippine law. It was established in October 1973 by CREBA Founder Manuel M. Serrano, together with the industry “Dons”, at that time. (http:// creba. p h / aboutcreba/ f a s t facts/) Every year, CREBA holds an annual convention, which serves as its major yearend activity that aims to promote fellowship and networking among members, create business interactions among CREBAns (CREBA members) and their business counterparts, as well as discuss practical measures to address the numerous housing concerns. Attending the said convention for EGI were Gracel Garcia, Myka Cristobal, and Shirley Borromeo. The company was also given the opportunity
to be one of the Sponsors for the said event. The theme for the event was “A HOME FOR EVERY FILIPINO PEOPLE: THE DREAM GOES ON.” It was mostly made up of various talks and seminars regarding Real Estate management and development. The main focus, however, was on addressing the country’s housing backlog. Aside from talks were various exhibits, beauty pageants and presentations coming from a number of CREBA chapters during the evenings. Moreover, the convention also served as opportunities for members to meet their fellow developers for possible business interactions. Also present during the event were prominent officials such as Senate Urban Development, Housing and Resettlement Committee chairman Sen. Joseph Victor G. Ejercito; Housing and Land Use Regulatory Board chief executive officer Commissioner Antonio M. Bernardo; Home Development Mutual Fund president and chief executive officer Darlene Marie B. Berberabe; House Committee on Housing and Urban Development Chairman Rep. Alfredo B. Benitez; and League of Municipalities of the Philippines national president Mayor Leonardo M. Javier Jr. of Javier, Leyte to name a few.
