As we look back at the second quarter of 2023 it is apparent that we are still maintaining low inventory levels, yet there are encouraging trends within our market.These trends are poised to potentially alleviate concerns for Buyers in their pursuit of finding their dream home here in La Plata County.

What you see below are the numbers for the second quarter of 2023 in the first column and the percent change when comparing the numbers to the second quarter of 2022 in the second column.One prevailing trend is that the number of transactions (solds) are down across all price points which is to no surprise with the increase in interest rates coupled with the low inventory levels. Another trend across all price points is that average sold prices are up which is telling us that demand is still strong and the market is holding for sellers across all price points despite the increasing inventory levels. With days on market moving towards a more healthy market level we are seeing the inventory build which should provide some relief to buyers searching for their new home in La Plata County.
