Saving for a down payment BY CONNIE SUTTON

Preparing to buy a house can be a daunting task. Credit scores, down payments and mortgages are likely top of mind. Preparing your finances for homeownership should begin as soon as possible. Buying a home is a major financial step, and saving for a down payment won’t happen overnight. So, how do you prepare your finances to handle the most expensive purchase of your life?

Prepare Your Credit

Securing a mortgage loan requires a reasonably good credit score. With that in mind, it’s important that improving credit should be step one. Start by getting a copy of your credit report and score to know where you stand. One of the best ways to improve your score is to pay high balances and stop credit card usage. If you don’t have any credit, consider getting a credit card now to establish a credit history. n T  IP: Building or making a significant improvement to your credit score can take up to six months, so get started early.

Save Up for a Down Payment

As you tackle the tasks of credit increase and debt decrease, don’t forget to consider the additional costs of home-buying. Of course, there’s a down payment — typically between 3.5% and 20% of the purchase price depending on the type of loan. But, there are also other fees such as closing costs and private mortgage insurance. So, you will need money in the bank no matter what type of loan you hope to receive. It’s important to begin saving as early as possible. n

Tackle Your Debt

Paying off debt now will help reduce financial stress as a homeowner. This step is closely tied to your credit, so don’t skip it. Plus, paying off debt, especially high-interest accounts, will free up money for down payment savings. It also raises your credit score by lowering your debt-to-income (DTI) ratio, the primary number lenders look at when determining home loans. The best way to tackle debt is to first, list all your debts in order of the highest interest rate. Each month pay all the extra money you can to that creditor. Once your highest debt is paid down, go to the next one on the list until everything is paid off. n

 TIP: The larger your down payment, the more you will be able to spend on a home. Having a larger down payment can make homes that may seem out of reach affordable since you’re putting so much down.

Set a New Budget

To see if you can truly afford a home, try creating a sample budget of what your monthly expenses may look like after becoming a homeowner. Take the time to set up a new budget and practice living on it. This will give you a good idea of how much you can afford for a monthly mortgage payment as well as help you to be ready when it is time to make a purchase. Don’t forget to work in the additional costs of owning a home. If you’re upsizing from an apartment to a house, for instance, utility expenses may be two to three times your current rates. Remember to include repair and maintenance costs, and any extra funds that you would pay for the mortgage. n

 TIP: You may also want to consider doing a personal expense audit. This will help you to cut superfluous monthly subscription services and see where you may be spending more than you think. Put the money saved into your down payment savings account. You’ll never miss it. n
