The annual Contractor Yard Sale is a collaboration of the Home Builders Association of Southwest Colorado (HBASC) and Habitat for Humanity.

Held in June each year, building and construction inventory are solicited and collected from contractors, suppliers, and Habitat for Humanity. Those goods are then offered to the general public at yard sale prices. Proceeds from the event are split between the HBASC and Habitat for Humanity.

In 2018, the Yard Sale surpassed its goal and the HBASC was able to present a record-setting contribution of almost $12,500 to Habitat for Humanity.

Simple staging strategies Staging has long been part of selling a home, and for good reason. When selling a home, it makes sense for sellers to make their homes as appealing as possible.

esearchers at Old Dominion University and Johns Hopkins University note that staging gave buyers more favorable impressions of a property, which might accelerate the selling process.

Staging a home need not be difficult. In fact, homeowners can employ several simple and inexpensive staging strategies to entice buyers to make offers on their homes. n

Paige Denier of ReLove Consign and Design, Owner & Interior Designer says the most important aspect of staging is to clear out the clutter. Clear out the clutter in each room in the house before hosting an open house.

Note that it’s not just bedrooms and living rooms that should be made to look open, spacious and clutter-free.

A luxurious, hotel-quality bathroom that’s open and airy can impress buyers, as can organized closets that are not jam packed with clothing, shoes and other wardrobe items that have a tendency to take over closets the longer someone lives in a home.

Let the sun shine in. A home that’s bright and airy tends to appear more spacious and livable than one in which the windows and blinds are closed. Before hosting an open house, open the blinds and crack some windows if the weather permits.

Start right inside the front door. A welcoming, clutter-free foyer or primary entryway makes a strong first impression, immediately giving buyers an idea of what it will be like to

welcome their own friends and family into a home should they buy it. If you hang your coats on a coat rack in a foyer or entryway that does not have a closet, remove the coat rack before hosting an open house. Coat racks can make the space feel cramped. If there’s room, place a small table and bench just inside the door.

Take care of the yard. You only get one chance to make a first impression, and the first thing buyers will see when they pull up outside your house is the exterior of your home.

Landscaping is important, and a well-maintained yard suggests to buyers that owners have taken pride in their homes, and that may extend inside the home. Make sure the grass is freshly cut, shrubs and trees have been trimmed, bald spots in the lawn have been addressed, and exterior living spaces have been cleaned and cleared of clutter.

This consists of one or a combination of the following criteria: integrity, part of a historical district, representative of the work of a master architect or builder, associated with a significant event, and represents a certain era or possesses high artistic value.

Avoid tasty morsels. Deer like English ivy, lettuces, impatiens, pansies, and hostas. Fruit trees also are targets. Choose other plants to grow, and wait until after early spring, when deer aren’t as concerned with regaining weight lost during the winter, to get them in the ground.

Use fishing line to deter deer. Put a few stakes in the ground and then run fishing line at a height of about three feet. Deer can sense movement but do not have keen vision. As the deer approach your garden, they’ll brush against the “invisible” fishing line and then get spooked off.

How builders can keep radon from entering a home As the world has changed, so, too, have homebuyers. The homebuyers of today typically want homes that align with life in the 21st century. That means extra outlets for all of our devices and homes pre-wired for high speed internet access.

ousing starts, which refers to the number of new residential construction sites, reflect buyers’ demand for newly built homes. According to the U.S. Census Bureau, there were slightly more than 1.2 million housing starts in September 2018, which marked a sizable increase from a year prior, when 1.158 million new residential constructions broke ground.

Though prospective buyers want a host of modern amenities, they also want something valued by homeowners since the dawn of time: safety. Security systems can safeguard homeowners and their families from criminals, but homeowners also must ensure steps are taken to protect a home’s inhabitants from naturally occurring threats, including radon.

Radon is a radioactive gas that is produced from the natural breakdown of the uranium found in most rocks and soil. According to the U.S. Environmental Protection Agency, exposure to radon gas is the second-leading cause of lung cancer in the United States.

Because it’s naturally occurring, radon can infiltrate any home. However, the EPA, working alongside state and federal geologists, has developed maps that predict the potential indoor radon levels for every county in the country.

(Note: Radon can pose a health risk when breathed in through outdoor air, but such instances are unusual because

radon is typically diluted in open air.) Each county has been assigned a zone depending on its potential radon threat, and those that pose the biggest threat are designated as Zone 1, while those with the lowest threat are Zone 3.

Homeowners building their homes can contact their state’s radon office via www.epa.gov to determine which zone their property is in.

In addition to learning which radon zone they’re in, homeowners building new homes can ask their builders to take the following measures so their homes’ interiors are as resistant to radon as possible. n

Install a layer of clean gravel or aggregate beneath the slab or flooring system.

Lay polyethylene sheeting on top of the gravel layer.

Include a gas-tight venting pipe from the gravel level through the building to the roof.

Seal and caulk the foundation thoroughly.
