Energy audit can cut costs Overconsumption of energy is a problem that plagues many homeowners. Wasting energy can hurt homeowners’ bottom lines and the planet. But many homeowners aren’t aware just how much energy their homes are consuming and even wasting. That’s why a home energy audit can be so important.

A

ccording to the U.S. Department of Energy, the average U.S. household consumes around 90 million BTUs in a year. Of the energy used in homes, nearly 50% goes to heating and cooling. Water heating, appliances, electronics and lighting account for the remaining consumption. Homeowners can save between 5 and 30% on home energy bills by getting a home energy audit and making the advised adjustments. The Four Corners Office for Resource Efficiency (4Core) focuses on resource conservation, energy efficiency and renewable energy projects, said Executive Director Laurie Dickson. Dickson said they offer two different energy efficiency programs for residents of La Plata and Archuleta counties at 4Core. Those programs include Energy Smart Colorado and Colorado’s Affordable Residential Energy program (CARE), which offers free audits for low-income residents. “These energy efficiency programs start with an audit,” Dickson said. During an energy audit, a trained professional investigates how much energy a home consumes through various tests. Typical testing infrared imaging to monitor air leakage and insulation; a blower door test, which depressurizes the home and simulates the effect of a 20 mph wind to find air leaks; and watt meter measurements to test energy usage by various devices throughout the house. Windows, doors, HVAC systems, insulation, fireplaces and lighting fixtures are assessed during a professional audit. Dickson said energy auditors can identify where energy is being wasted and offer suggestions to fix the problem. “From there, they create a report,” Dickson said. “And

that report analyzes what is going to be most effective and the highest priority for reducing energy consumption. When the auditor comes in, they often do quick fixes that could be pipe insulation, or putting aerators on your water faucets. It could also be changing light bulbs to LEDs, which are much more efficient.” Before an auditor comes to the house, homeowners can make a list of any problems or concerns they want to discuss with the auditor. The auditor also may interview homeowners to learn about how the home normally runs and can analyze energy bills to determine typical energy consumption. Even though a professional audit is usually the best way to determine where a home is losing energy, homeowners can conduct their own audits to detect and fix problems, too. Locating and sealing air leaks, addressing inadequate ventilation, checking that insulation levels and vapor barriers are at recommended levels, and inspecting HVAC systems should be part of any DIY audit. If a heating/cooling unit is more than 15 years old, the DOE suggests having it replaced with a newer, energy-efficient unit. “You will see a reduction in your utility bills if you have a more efficient home,” Dickson said. “It may also detect health and safety issues.” An energy audit can identify areas around a home where improvements can be made to reduce energy consumption and waste. Upgrading to new appliances, replacing light bulbs, sealing drafts, improving insulation and addressing moisture can be good for the environment and help homeowners save money. n

Mancos is more than the “Gateway to Mesa Verde.” The rural town, tucked between Mesa Verde National Park and the La Plata Mountains, has a rich history, and a few historic treasures that keep its heritage alive and well today.

On less than an acre of land in the heart of downtown Mancos, the home at 100 Bauer Ave. stands as a symbol of the pioneers that built the community. George Bauer, an entrepreneur and stonemason from Illinois, settled in Mancos in the 1880s. There, he opened a small shop nearby the lumber mill and the school. As his business grew, Bauer began investing in the community. Bauer was elected the first mayor of Mancos in 1884. He built Bauer Bank in 1886, and in order to encourage the growth of the community, Bauer offered individuals free land for constructing a stone building worth at least $1,000. In 1889, Bauer constructed a home for his family, and today that home is listed on the Colorado State Register of Historic Properties.
