T

he best journey takes you home, and we are so excited to present you with an incredible journey where you will meet the 2017 Parade of Homes builders and craftsmen of some of the finest residences in Southwest Colorado. We have a fantastic and diverse Parade this year full of innovative, efficient and beautiful homes for you to tour, and your ticket unlocks the opportunity to win some great prizes. This year we are excited to have extended our parade to include homes in Pagosa Springs! Year after year we’ve had Parade stops all over the area so this year, take a trip to Pagosa Springs to see the fine homes our Pagosa Springs builders have built. There is an additional prize opportunity of 500 gallons of Propane from Selph’s Propane that is really special just for Parade-goers that visit the homes in Pagosa Springs! Friday night is our Homes Under the Stars event take advantage of this opportunity from 5pm-9pm to see the romantic ambiance of the homes’ lighting features and the incredible power of lighting to transform a space. This is a fun evening with a great atmosphere you don’t want to miss. You will find some homes offering music, wine and food but the real treat is experiencing the impact of lighting on all the well-thought-out details—gorgeous kitchens, opulent flooring, luxurious wallcoverings, and precise craftsmanship.

Twin Buttes has joined the Parade this year as Stop C. A special addition to this stop is the Big Brothers Big Sisters '50s style Diner Playhouse, built by the Durango High School shop class. We have 3 special events in the Parade this year, “Grill and Chill” at Southwest Appliance, “Sweet Treats” at Smart Enterprise and this year’s new event, “Friday Night Wine Down” at Tile & Light Art. The popular Poker Run has an amazing prize so make sure to visit all the stops on your map this year for your chance to win! This is our 14th Parade and we are so thankful for the hard work and dedication of the 2017 Parade of Homes Committee, their efforts and the generous support of our Parade sponsors make this Parade a fantastic event year after year. As you tour this year and talk to the Builders about ideas, options and efficiency, take note of the finishes and details, the lighting, materials and dedication to spectacular work they provide our community with. T

hank you for attending this year’s Parade of Homes. Your 2017 Parade ticket opens the door to some of the most eye-catching, energy efficient, and thoughtfully crafted homes that our members have ever been able to showcase. It’s an impressive tour this year as the Association is in its 14th year of producing a Parade of Homes. The Home Builders Association of Southwest Colorado (HBASC) is over 300 members strong and growing. We are dedicated professionals committed to promoting building excellence and the opportunity for homeownership. Our members are your neighbors and community leaders who provide jobs, education, and economic opportunity. They are the backbone of the local home building industry. Ranging from builders and designers to bankers and suppliers to the finest craftsmen of their trade, our members are devoted to home building and more importantly, our local community. The building industry employs approximately 15% of the local workforce, not to mention all of the support from other business sectors such as financial services and material vendors. The money generated from the home building industry goes right back into our local economy by way of other goods and services—vehicle servicing and sales,

purchasing of food and clothing, investments in real estate and developments, medical services, and recreation. When the local building industry is strong, the local economy is strong. While the Parade of Homes is our chance to highlight the talents of our membership, it also provides an opportunity to give back to the area. Tickets sales go right back to the community through yearly scholarships. Parade proceeds have enabled the HBA to donate $10,000 annually over the past two years via Building for the Future Scholarships to local high school seniors who are seeking degrees and careers in the construction industry. We appreciate your donations that contribute to their higher education and in shaping our next generation of builders. Throughout the year, the HBA is regularly investing in Durango and the surrounding areas with events and fundraisers. This past spring, the HBA partnered with HomeAid to renovate the VOA Women’s Safehouse through donations and proceeds from our annual Jim Dixon Memorial Golf Tournament. With materials contributions from local vendors and labor offered by our members, we were able to fully renovate their kitchen with new cabinets, counters, and commercial grade

appliances. The volunteers also replaced doors and hardware, windows, rolled on fresh coats of paint through the building, and renovated a jack-and-jill bathroom. Another big fundraiser and year-over success is our annual Contractor Yard Sale which benefits Habitat for Humanity. This year’s sales surpassed our goal providing a record contribution of almost $12,000 to Habitat! The HBA was also able to donate $2,300 to Durango High School to help with building supplies for their annual fundraiser for Big Brothers Big Sisters playhouse, which is located at Twin Buttes during the Parade and will be auctioned off later in the year. Again, thank you for participating in our annual Parade of Homes. None of this would be possible without the yearlong planning, preparation, and time and energy of our Parade of Homes Committee members. Thank you many times over to our builders and their clients, the home owners, for opening their doors for our viewing pleasure. Enjoy our passion, our craft, and our aweinspiring homes. And get out and enjoy those fall colors while you’re at it. Southwest Colorado—what a wonderful place we get to call home!

HABITAT for HUMANITY AND HOMEBUILDERS ASSOCIATION GET NEW HOMES by Laura McKinney, President, Habitat for Humanity of La Plata County

H

abitat for Humanity of La Plata County and the Homebuilders Association of Southwest Colorado (HBASC) are two great collaborators in the affordable housing arena. We are both excited to announce that we each have a new home! HBASC moved into their new location at 463 Turner Drive, Suite 104B in Bodo Park in April. While many HBASC members aided in the remodel of the new location, I was happy to help with general painting (although it only took me five minutes to get paint in my hair) as a way to show my appreciation for everything that the HBASC and their members do for Habitat and the community. Donations of material and labor are certainly appreciated from HBASC as we could not build homes without their help. Habitat is excited to announce that we are constructing a new building in Three Springs on Design Center Road which will house our ReStore and administrative offices! Financing the new location was made possible with a construction loan from First National Bank of Durango and a USDA Community Facilities loan. Construction will start in the fall of 2017. The new building will reduce the overall operating costs which will strengthen the affordable housing program in our area. The new energy efficient building will have increased parking, easy access to a donation drop off area, and include three extra offices to be leased. The USDA loan requirement states leases can only be to other nonprofits so we will be looking for an organization where collaboration will allow both organizations to flourish. Even though our local Habitat affiliate is part of a national organization, all funding comes from the local economy via donations, ReStore sales, and fundraisers. Most government funding and grants have been eliminated, therefore the efficiencies of a new building and a loan payment lower than current rent will help a shrinking funding stream. Habitat does its best to build two homes each year and typically they are the only two homes that are built in what is considered the price range of affordable housing in our area. Approximately 61% of La Plata County residents can meet the qualification requirements to get into one of these homes based on the average income of the workforce. A

rchitectural photography is defined as the photographing of buildings that are both aesthetically pleasing and accurate representations of their subjects. So why does this matter? When you flip through a magazine you might not be interested in the articles, but the beautiful pictures capture your attention, spark your imagination and tell a story. They awaken the soul in the viewer and inspire a thought, memory, or idea that the viewer walks away with, probably without even realizing. 16  2017 Parade of Homes 

Sometimes, the thought and intention that went into creating a beautiful image is not apparent. The artist has to walk into the shoot with knowledge of what makes a great photograph and how to create one. The room is staged and set up to look it’s best, light streaming in through the windows is optimized to show the way the sunlight hits a wall or a special piece. Extra lighting can be brought in to bring light into the shadows. Great care is taken to get everything to look perfect in the camera viewfinder. Lines are straight, pillows are fluffed, the

lighting looks natural and beautiful. The lens has been adjusted to get everything that is desired in the frame, the shutter is pressed down and an image is born. Our eyes see things a different way than the camera does. The camera is a manmade object that replicates light, shadows, textures the best it can but no matter how powerful your camera is, it does not compare to our vision, our senses. The photographer tries to capture the scene as close to their vision as possible, and then post production work comes in to play.


“A picture is a poem without words” - Horace

The photographer tweaks the image just enough to get the desired look and feel that they had when being in that space and translates it to the final image. This image is now more than just an image, it shows time, texture, light, and creates emotion in the viewer. These images are documentation of a time and place, they show off the craftsmanship and attention to detail that the architects, designers, builders, subcontractors, clients and everyone involved poured into the space. This image is a testament to their love, their dedication and their vision.

HERE ARE SOME TIPS to take advantage of the gardening trend, whether you’re a homeowner, builder, or developer

A

lthough I’ve read the studies showing that a home’s proximity to community gardens increased their property value, I hadn’t yet seen the proof in our area until recently. Through my work with The Garden Project of Southwest Colorado I’ve witnessed directly how transforming a vacant lot into a community garden has brought people together around fresh food and outdoor activity, increasing healthy behaviors and neighborhood watch efforts. An NYU study in Chicago found that community gardens raised the value of property located within 1,000 feet of the garden by up to 9.5% within 5 years. The effect also increased over time; as each year went by after the opening of a community garden, the prices of nearby properties increased more and more. But are school and community gardens in Southwest Colorado having the same effect? The proof I needed revealed itself earlier this year while perusing Zillow. I found a newly-posted home with the opening lines: “Newer built home in Animas City. This 4 bedroom home is located just steps from the Durango Community Garden and the trail going up the hill to Riverview Elementary School.” After a single day on Zillow there was a pending offer on the home. I was happy to see that the work of our nonprofit, The Garden Project, has helped bring additional value to the neighborhood. The Garden Project has supported the Ohana Kuleana Community Garden (which the Zillow listing referenced) for the past 5 years. Clearly, the garden has become a tangible neighborhood asset, worthy of realtor and home-buyer attention. The Garden Project’s mission is to grow a healthier community through the support and development of school and community gardens that promote health and wellness, environmental stewardship and a sustainable local food system. Since 1998 we’ve helped grow 20 school and community gardens across La Plata County, and our network of support continues to expand. Interest in gardening is steadily growing. According to the National Gardening Association, 1 in 3 households (42 million American households) are now growing food at home or in a community garden. Americans spent $3.5 billion on food gardening in 2013, a 40% increase since 2008. Why the sudden increase in gardening? These are just my speculations, but I believe folks are digging into gardening for a number of reasons: Healthy food is a priority for many families, and knowing where it comes from is important. Food recalls in recent years, not to mention widespread use of pesticides and herbicides, have decreased shoppers trust in agri-business. It’s then no surprise that farmers markets are the fastest growing segment of the agriculture industry today. And what more direct way to know where your food comes from, than to grow it yourself?

In an age of convenience where nearly everything is available at the swipe of a finger, many people are engaging in quiet acts of rebellion in their own backyards – becoming a producer in addition to the typical consumer. Getting back to providing for our own basic necessities brings value to a life of modern convenience. People are hungry for meaningful connection with others. We’ve found that healthy produce often draws people to the garden initially, but the reason they stay are the relationships they’ve built with their neighbors. Across the country, developers are taking notice of the new priorities of American families. Families want safe neighborhoods, plenty of green space, access to natural community amenities (like trails and community gardens rather than tennis courts and golf courses), a sense of community and the ability to engage in an authentic way. As a result, terms like “agrihood,” “farm-to-table neighborhood” and “urban agriculture” are taking the main stage. From the first development of its kind (Prairie Crossing in Illinois in 1987), developments around the nation (Twin Buttes in Durango, Bucking Horse in Fort Collins, The Cannery in Davis, to name a few) are jumping on the agrihood bandwagon. They recognize that millennials are coming of age as homebuyers – and want to be able to bike to work, grow a garden and hike trails outside their front doors.

 Consider proximity to a school or community garden – increased property values, and tangible benefits to homeowners, especially with limited outdoor space.

 If building a new home, situate the house on the north side of the lot, leaving the south side open for greatest sun exposure for a garden.

 Build several raised beds on the south or west side of the home, hook up drip irrigation and add a garden zone to the automatic irrigation system.

 For landscaping, consider native plants that are drought-resistant, so that water use can be focused on food production.

 If there’s not much space, install window boxes or small patio beds for edible flowers and herbs.

 Collect rainfall from the roof to water the garden. The state of Colorado now allows each home to use two 55-gallon barrels for rainwater collection.

 Consider installing large south-facing windows for passive solar heat, in addition to making a great place to start plants indoors.

 Chicken coops, compost bins, greenhouses… the possibilities are endless, and will certainly help set your home apart from the rest!
