Note from the editor
This week, we’ve gathered some fabulous dream homes, from the coast to the Inner South. Our cover story (p12) is a rare piece of architecture – a stunning blend of concrete and glass only moments from the sand and surf. Located in vacation territory for Canberrans, it’s the ultimate sea change or holiday home option. Back in the capital, it was hard to go past a grand residence in Yarralumla (p14), where vibrant spring blooms are adding a pop of colour to the sturdy exterior. That inviting backyard pool serves as a lovely reminder that summer is just a few short months away! Or, for something smaller, but no less executive, don’t miss the black beauty that’s our Home of the Week in Curtin on page 19.
Getting ahead of the curve
In a brand-new estate, the modern house at 27 Melicope Street, Tralee, manages to stand out from the crowd. Its curved white exterior with black trim unfolds in layers, with the neutral colour palette continuing inside.
A formal lounge, bathed in natural light through sheer curtains, provides a serene welcome, with large-format tiles flowing down the hall towards the open-plan kitchen, living and dining space. Most of the living and relaxing will be done here, or on the patio.
“This expansive area connects the gourmet kitchen, with a marble-look stone breakfast bar, to the sunlit living zones and al fresco dining [area],” says Aaron Papahatzis of Belle Property Queanbeyan.
The four bedrooms are spacious, but the main-bedroom suite sits in a league of its own with a walk-in wardrobe and an en suite that features floor-to-ceiling marble tiles and a large shower. The turnkey home is offered for private sale with a guide of $1.35 million to $1.45 million.

What our expert says
Dr Nicola Powell Chief of research & economics
“Canberra buyers are focused on liveability. ‘North’ leads keyword searches for sunlight, while courtyards and studies highlight demand for practical spaces that balance lifestyle and work.”
From soaring ceilings to an electric fireplace and crystal chandeliers, no expense has been spared in the execution of this expansive two-storey house. The gourmet kitchen is a showstopper that features a large island bench, while the double-glazed windows frame serene reserve views. Multiple living zones provide space for a growing family, and a self-contained ground-floor flat provides options for hosting guests or multigenerational living.
Agent: Jonny Warren Properties, Ben Mills 0422 765 130 Style and quality finishes define this renovated house, which has served as a family’s haven for nearly 10 years. Features include mahogany hardwood floors, a sunken living area centred on a striking fireplace, a light-filled sunroom and an upgraded kitchen with a 900-millimetre gas stove. Standing separately is a self-contained onebedroom granny flat. With a chic kitchen and porcelain floors, it makes for a great guesthouse or a source of rental income.

Creating the ultimate beach escape
Part beach house, part architectural statement and yet the unusual combination is perfectly suited to the serene South Coast location.
It’s not every day you find a beach house that’s equal parts architectural landmark and relaxed family retreat. But in a pocket of the NSW South Coast, one home quietly delivers both.
Built just over a decade ago, the property was found as the result of a long and deliberate search for the perfect location. The quest ended in a hidden part of Durras North – a tightly held stretch nestled between ocean and national park.
“This is the ultimate beachfront hideaway surrounded by nature where you can find quiet and seclusion,” says listing agent Mario Sanfrancesco of Blackshaw Manuka. “This is a retreat. It’s peaceful, tranquil, and only 20 minutes from Batemans Bay. It’s the kind of place you go to in order to disconnect.”
The home enjoys a rare form of water frontage, being set on a calm lagoon that
offers safe swimming for children, with the open surf just a short walk away. Its views are panoramic and uninterrupted, thanks to clever orientation and the generous use of fullheight windows.
Designed primarily as a beach house, it was built to accommodate a crowd without ever feeling crowded.
The layout is defined by two striking pavilions, separated by a central courtyard. Tucked into one corner is the main-bedroom suite, a private sanctuary styled like a high-end hotel room.
“It’s stunning,” Sanfrancesco says. “You wake up in the morning and just see the beautiful sunrise and the ocean.”
At the rear is the home’s showstopping bunk room – a space that comfortably sleeps eight, with three built-in single bunk sets and one king-single set.
Spacious enough to double as a chill-out zone or TV room, it’s the ultimate coastal hangout for kids or teenagers.
Upstairs, two more generous bedrooms flank a main bathroom, creating even
Nature’s doorstep: The home has a unique water frontage, facing a calm lagoon, with the open surf nearby. The generous full-height windows ensure uninterrupted views.

more accommodation space. Both have water views and ample natural light.
Anchoring it all is the dramatic open-plan living, dining and kitchen area, where off-form concrete, polished floors and a suspended fireplace set a sophisticated tone under soaring 2.9-metre ceilings.
The kitchen is cleverly positioned – not dominating the space, but seamlessly connected to it, with high-end inclusions and a servery window to the courtyard. Bifold and sliding doors on both sides of the pavilion open up fully, blurring the lines between indoors and out.
The courtyard itself features a sculptural sunken fire pit, a built-in barbecue, and room to host a crowd. From there, the views stretch right through the main living space to the waves beyond.
“For larger gatherings, you’re able to fit a dining table in the courtyard, and it all just flows,” Sanfrancesco says. “It’s a summer holiday house, and the living area is both internal and external.”
While the architecture is striking, the home’s most memorable moments are simple ones.
Such as starting your day with a cuppa in hand, sitting in the Eero Aarnio bubble chair that hangs in the corner of the dining room. Gently swaying, you can gaze across the sand and ocean, and listen to birdsong.
Or returning from a swim, everyone covered in salt and sand, and tucking into lunch on the stunning front cantilevered concrete terrace, looking out over the waves you’ve just left.
“The owners’ kids would go for a swim or a surf and then come back after a long day, and they’d sit on the edge of the concrete terrace with their legs hanging over, eating a toasted sandwich and having a drink,” Sanfrancesco says.
“That’s what holidays are about. While the home is undoubtedly chic, it’s very family-oriented.”

For gathering: The courtyard and deck can accommodate a dining table, taking advantage of the easy flow from indoors to out – and the kitchen servery window.

TDREAM HOMES
Words by Ray Sparvell
his Yarralumla home effortlessly blends two concepts: modern living shaped by crisp and clean lines, and a strong sense of organic sensibility.
Yarralumla’s tree-lined streets and proximity to the Parliamentary Triangle have long made it a sought-after address. This adds even more lustre to this twostorey Abbott Street house that sits on a very manageable 713 square metres in a very quiet street.
From the kerbside, it’s a home with a confident presence. There’s an unmistakable strength in its rendered facade, juxtaposed and warmed by timber highlights and further softened by lush landscaping.
A bluestone feature wall begins under the porch and continues into the foyer, tying the exterior to the interior.
The foyer immediately delivers on the home’s promise of style, drawing the eye up through a double-height void and across ironbark floors, creating a grand sense of arrival that defines this highly liveable space.
Leanne Palmer of Hive Property says the modern home has a timeless feel.
“It was built to a classic design, and the combination of form along with the organic inclusions injects a freshness into its appeal,” she says.
“Potential buyers have remarked on how well the simple colour palette works, with neutral tones warmed by the timber features throughout.”
The reveal begins in a highly private guest bedroom with an en suite.
Next to it is a spacious formal lounge room – with a fireplace – that is easily adaptable as a home theatre, rumpus room or study.
The main living zone’s strongest point of differentiation is overhead. The 3.6-metre coffered ceiling is completely black, a bold design choice that adds drama to the expansive space.
This might not work in a conventional home, but it’s made possible here by the impressive height.
The space is anchored by a functional white kitchen with timber highlights. There’s a long, stone-topped island bench with other surfaces in stainless steel. Miele appliances (including four ovens) deliver the firepower, with generous storage back-up from a butler’s pantry.
Delivers on a promise of style
That all adds up to a great working space with a seamless connection to the dining and casual living area.
Natural light and cooling breezes are drawn in through full-height and clerestory windows, as are views of the outdoor spaces, partly taken up by a two-metre-plus sculpture of a pear made out of old horseshoes – known affectionately as “a pear of shoes”.
Palmer says the central living zone is the key feature of the home.
“There are many elements at play –from the ceilings to the kitchen and views to the outdoors – but they all work so well together,” she says. “This is the perfect communal spot for the family and for entertaining, whether a small group of friends or larger gatherings.”
The main-bedroom suite is positioned at the end of the home for maximum
Stunning: Bold design features, like the black ceiling, deliver a sense of drama and sophistication to this modern home.
“This home offers it all … a great location, a timeless design and luxury in the living and entertaining options.” Leanne Palmer
privacy. It has a walk-through wardrobe and an en suite highlighted by a sculptural, free-standing bath.
The home’s two levels are tied together by a floating glass and timber staircase that shelters an indoor garden with a water feature. Three further bedrooms share a rumpus space (with a fireplace) and a family bathroom upstairs.
Comfort is provided by double glazing, air-conditioning and underfloor heating. A solar array sits on the roof.
Outdoor living is focused on a pool surrounded by paving, stone retaining walls and carefully selected plants. There’s a double garage and additional off-street parking.
“This home offers it all – a quiet street in a great location, a timeless design and luxury in the living and entertaining options,” Palmer says.

There’s a sense of history running through the suburb of Deakin. Development began in the 1920s, as politicians and public servants moved to the nation’s new capital.
Close to Parliament House in Parkes, it was ideal for prestige properties, most notably The Lodge, the prime minister’s official residence, built in 1927.
Since then, 23 people have served as prime minister, and it’s hard to understand why a handful of them have shunned The Lodge, as Deakin is one of Canberra’s most beautiful suburbs.
Louise Harget, principal of Belle Property Canberra, says Deakin is a premium suburb that manages to feel peaceful even though it’s just minutes from the city. She also loves its history.
“There is something so special about driving up the canopy of National Circuit, and some of those restored period homes on grand old blocks with gardens that are maturing with 80 or 90-year-old plantings,” she says.
“I always imagine these homes when they were newly built, just how outrageously luxurious they would have been nestled next to The Lodge.”
RECENT SALES
Stretching from State Circle to the foothills of Red Hill, Deakin is well served by amenities. The schools include Canberra Girls Grammar School, and there are popular cafes and professional services at the Deakin shops.
“Deakin attracts a great mix of people,” Harget says. “From health professionals who love being close to the hospital, to young families drawn to the excellent school catchments. The blocks here are pretty generous too, making it a great spot for growing families.”
Harget says there is solid movement in the Deakin market. While some properties do sit a little longer, there’s always a lift in activity towards spring as families seek to settle in before Christmas and the new school year.
Shot is a great spot for soaking up the morning sun with a coffee in their lovely courtyard area. It’s open early, too, so it’s a good option for a pre- or post-gym hit.
Cafe D’lish is a must. It has the freshest food, and its vanilla slice is the best. It’s a go-to spot for a quick office lunch, and we always love to support a good family-owned business.
Not so hidden, but there are so many sneaky little trails that lead up onto the walking tracks of Red Hill Reserve. Such gorgeous bushland in the middle of Canberra.

A blend of luxury and comfort
Perched in Curtin’s dress circle, 43b Allan Street sets a benchmark in how to combine sustainability, luxury features and ease of living.
Architect-designed and separately titled, the three-bedroom, solar-passive house delivers 204 square metres of light-filled living space across a considered floor plan.

Floor-to-ceiling glazing frames leafy outlooks while flooding the interiors with natural light.
The main-bedroom suite is tucked at the front, with a walk-in wardrobe and a serene en suite with a bath alongside a large window for a soak with an outlook.
The kitchen takes centre stage with its bold black finish, European appliances and butler’s pantry. It’s part of the open-plan living and dining zone, which seamlessly connects to a courtyard.

GARDENING

Floriade 2025
Blooming timing
Want a garden that blooms year-round? Here’s the perfect planting schedule to keep your garden bursting with floral beauty all year long.
Timing is everything in the garden. Some flowers, like sweet peas and tulips, need to be planted in autumn to bloom in spring, while others, such as roses and hydrangeas, can be planted at various times throughout the year, even when in flower. Not sure when to plant for the best results? This guide will help you get the timing just right.
Autumn delights
Camellias light up autumn with their prolific flowers in shades of white, pink and red. Sasanqua camellias are the first to flower and are perfect for hedges, espalier or pots. As autumn deepens, Camellia japonica follows, producing larger, more formal blooms that continue into winter. These evergreen trees can be planted year-round, but autumn is the best time, when conditions are mild and the soil remains warm, allowing roots to establish before winter.
Winter wonders
Winter doesn’t have to mean a colourless garden. Flowers like hellebores, primula, daphne, cyclamen and polyanthus bloom
even in the cold.
Plant in early autumn to allow them time to establish before the chill arrives. Natives like hardenbergia, banksia, acacia and correa also flower throughout winter and can be planted at any time, although autumn or spring are ideal.
Spring fling
For stunning spring-flowering bulbs like tulips, daffodils, hyacinths, ranunculi, anemones or freesias, you need to plant
them in autumn. The bulbs need winter’s chill to stimulate and encourage good growth. Plant them in the garden or pots, or even “lasagne” layer the bulbs for a succession of blooms. If you’re a sucker for fragrance, sweet peas deliver an old-world scent with every bloom. Sow them in late autumn (and early spring in cool climates) for the best display.
Roses bloom in spring, and while you can plant potted ones anytime, bare-
Floriade is now on in Canberra! Immerse yourself in a vibrant wonderland of over a million blooms, with spectacular garden displays by day and dazzling illuminations at NightFest. Proceeds from The Great Big Bulb Dig on October 13 will support Allhomes’ charity partner, YWCA Canberra.
rooted roses are best planted in winter. They’re more affordable, establish faster and grow stronger. Find them at your local nursery or order online from specialty rose growers.
Summer beauties
Hydrangeas burst onto the scene and flower through summer, filling gardens with big, blowsy blooms in shades of blue, pink, purple and white. You can plant them in spring or while flowering in summer, but planting them in winter, while dormant, helps minimise transplant shock and lets the roots establish before the hot months.
Summer-flowering bulbs such as dahlias and hippeastrums need to be planted earlier to put on a fabulous show. Plant dahlia tubers in mid-to-late spring once the risk of frost has passed, ensuring they receive plenty of sunlight. Hippeastrums, on the other hand, can be planted in late winter to early spring. To enjoy the pretty faces of cosmos, zinnias and rudbeckia, sow seeds in early spring and summer.

Rare opportunity with space and scale
There’s no doubt Fyshwick still holds the title as Canberra’s preeminent light industrial centre.
Sure, these days there are also plenty of big box retail and other specialty shops, but the beating heart remains its warehouses and showrooms with added space for those essential office workers who keep the wheels in motion.
That’s why this Gladstone Street property, which offers the trifecta, is likely to get a lot of interest from owneroccupiers and investors.
The site, a smidgeon under 3000 square metres, comprises two standalone, double-brick commercial buildings which offer three strata-titled tenancies over 2033 square metres. They offer wide-open spaces along with structured set-ups for back-office admin.
Patrick Barton of Barton Commercial Property says there are compelling incentives for buyers.
“These highly flexible spaces would be very attractive to owner-occupiers,” he says. “They could operate out of all, or occupy parts and lease out the balance.” Barton says leasing all three tenancies could lead to a strong return, as much as $380,000 to $420,000 a year plus GST.

Unit 1 is leased until March 2027, but has been vacated.
“Opportunities like this are rare in Fyshwick and this would be a standout acquisition,” Barton says. “The strata titles also offer an owner the future option to sell units individually.”
