This single-level two-bedroom home features a breezy, open-plan layout, soaring ceilings, and a low-maintenance backyard with a sunny deck perfect for your morning coffee or evening wine. Built in 2011, it still exudes a modern touch, with tiled flooring and white cabinetry throughout the kitchen and bathroom. Surrounded by established parks and not far from the beautiful reserve that is Mulligans Flat Woodland Sanctuary, this one has it all.

TDesigned to be flexible, spacious and practical, this elevated house in Banks has a layout suited for the long term.

Family-sized to grow with you

here’s something comforting about the idea of putting down roots –finding a home that suits your life now and will still make sense five, 10, or even 20 years from now.

That’s how 29 Galbraith Close in Banks is set up. The four-bedroom family home offers a lifestyle that’s equal parts spacious, practical and elevated, both literally and figuratively.

Set on a 993-square-metre block and enjoying one of the street’s highest vantage points, it captures sweeping views across the Tuggeranong Valley to the Brindabellas, with a west-facing aspect that turns golden at sunset. But the home is far more than just a vantage point.

“It’s literally the forever home,” says listing agent Luke Lindley of AM Property Agency. “It’s the home that you buy to stay in until you’re ready to downsize.”

Owned and lived in by the same family since 2008, the property has been lovingly extended and upgraded over time to suit their growing needs, and

now, it’s ready for the next family to make their own long-term memories.

From the double-door formal entry with its soaring ceilings and contemporary chandelier, the house opens up in both directions – one wing for living, the other for sleeping.

The main-bedroom suite is a private parents’ retreat. Positioned at the front, it takes in those mountain views and features a walk-in wardrobe and a dualvanity en suite.

The other three oversized bedrooms, all with built-in wardrobes, are zoned around a separate living space and a family bathroom with a separate toilet.

The generous laundry comes with walk-in storage and a door that can be closed to hide the mess.

The home is designed around flexibility. It offers private spaces for kids and parents, with a layout that changes as the family does.

“If the kids are a little bit older, they can have their own separation from the parents when they’ve got their friends over,” Lindley says.

Dip into the view: The solar-heated mineral pool has stone paving and a water feature, and has been placed to maximise the outlook from the block’s elevated perch.

“It’s literally the forever home. It’s the home that you buy to stay in until  you’re ready to downsize.” Luke Lindley

The central living area is the open-plan heart of the home.

The kitchen, meals and family spaces flow together over herringbone oak floors and are flanked by west-facing windows fitted with plantation shutters.

The gourmet kitchen includes Corian benchtops, a 900-millimetre gas cooktop, a reverse osmosis tap, double sink, and generous pantry storage.

Tucked neatly underneath is a double garage with an adjoining multipurpose room currently set up as a gym.

If there’s a showpiece in this home, it’s the outdoor entertaining area.

A 90-square-metre covered deck with a pergola and kitchenette overlooks a solar-heated mineral pool with stone paving and a tranquil water feature.

The pool has been placed to maximise the block’s elevation, Lindley says.

“You can swim in the pool, looking out over the view. It’s perfect for entertaining.

“And there’s a side entrance, so if you’re hosting, guests can access the backyard without going through the house.”

The backyard features a private, lowmaintenance garden, while the front of the property offers a secondary driveway providing off-street parking space for boats, trailers or vehicles.

Then there’s the location. Lindley says Galbraith Close is known as one of Banks’ most desirable streets for good reason: it offers a peaceful, elevated position, with access to nature just a few steps from the front door.

“Literally from the doorstep of this house, you can just walk down to the end of the street and up onto some beautiful nature reserves,” he says.

“The family used to do that when the kids were younger.

“So, you’re still in Canberra, still in the suburbs, but you’ve got access to nature right on your doorstep.”

In a street known for its tightly held family homes, this is the kind of place you move into with no plans to leave.

This feature is part of an Allhomes Deluxe package.

Quality fitout: The gourmet kitchen includes Corian benchtops, a 900-millimetre gas cooktop, a reverse osmosis tap, double sink, and ample pantry storage.

Situated in the heart of Belconnen, Melba is one of those suburbs that takes many by surprise.

Stretching from Ginninderra Drive in the south to the foothills of Mount Rogers Reserve in the north, Melba is full of established homes on large blocks and has a range of amenities.

If you’re heading out to have a look, make Cafe Mame your first stop for a quick coffee. It opened during the pandemic and soon became a focal point for the Melba community.

A few years later, owners Jiwoo and Amy Kim opened the Drunken Tiger. Every suburb needs a good Asian takeaway, and this one’s a bit special.

Timothy Road agent Tim McInnes says there’s a real sense of community in the suburb.

“Melba appeals to everyone,” he says. “Growing families are looking at generous homes on large blocks, there are some excellent entry-level homes for first-home buyers, and then there are boutique townhouses for the downsizers.

“The suburb is in high demand and it’s great value for money.”

The median house price in Melba has increased by 13.5 per cent to $985,000 in the past year, Allhomes data shows.

Named after the opera singer Dame Nellie Melba, the suburb is serviced by the well-regarded Mount Rogers Primary School and two campuses of Melba Copland Secondary School, from year 7 to year 12.

It’s dotted with several little playgrounds, set in pockets of green along the wide tree-lined streets.

At the southern end of the suburb is a sports precinct that’s home to the Melba Tennis Club, a BMX track and several ovals.

Here you’ll also find Ginninderra Creek and the Melba Wetlands if you like a more relaxed activity, with walking trails and bike paths galore.

Drunken Tiger is not your regular local Asian takeaway. Owner Jiwoo Kim, who also owns Cafe Mame with his wife Amy, comes from a fine-dining background. It’s a little bit elevated.

Cafe Mame at the Melba Shops opened in the middle of the pandemic and became a real community hub. It offers great coffee and a diverse range of both sweet and savoury dishes.

There are a few great spots in Melba, depending on what you’re after. Bainton Crescent, which showcases incredible views across Canberra and offers easy access to Mount Rogers Reserve, is one of the best.

DESIGN

While colour has become a collective obsession, with vibrant tones dominating homes from Bondi to Cottesloe Beach, the winning projects at the 39th Dulux Colour Awards prove nutty tones and playful pastels can be just as thrilling.

“There’s been a pivot towards natural shades as we become more environmentally conscious and reduce our ecological footprint,” says Andrea Lucena-Orr, Dulux colour and communications manager. “We have seen the overall palette become warmer with brown undertones in the past four years. This has created warmer hues such as beiges, tans, umber and ochres.”

Homes that are just warming up

This year’s awards, held at the National Gallery of Victoria, highlighted the brilliant use of colour by designers from Australia and New Zealand across eight categories, with 88 finalists selected from 481 entries.

Monochromatic colour schemes were also popular, and while the concept of applying a single hue might seem simple, it is anything but, Lucena-Orr says.

“[Colour] must be well-thought through and a considered decision to ensure it works with every other component in the space,” she says. “This one colour has to do all of the heavy lifting and will create mood and identity in the overall design.”

Residential interiors, one of the most exciting categories, showcased impressive colour mastery, particularly evident in the winning entry, Elonera House by Studio Doherty.

This elegant Edwardian home embraces a predominantly grey palette combined with shades of duck-egg blue, dusky pink and pale yellow.

“The colours have been well considered in relation to the materials used, such as the light timber and natural coloured wall tiles,” Lucena-Orr says. “The colours don’t distract; they highlight key features in the home with a sense of balance and tranquillity.”

It was “hello yellow” for many successful projects – and a winning choice for Dunstan, a postwar cottage project by SSdH, which was crowned the single residential exterior winner. The judges praised its use of mellow yellow, especially on the pergola – a playful link between inside and out.

“I love that the entrance of the home celebrates the heritage of this original

postwar home, whereas the new addition along with the entertainment space tells a completely new story,” Lucena-Orr says.

Arent and Pyke, known for their imaginative use of colour, did not disappoint with Wharf House, a historic home on Sydney Harbour, which received a commendation for residential interior design.

Lucena-Orr describes it as a “timeless and refreshing masterpiece” for its rich, warm palette that nods to the home’s past while embracing the present.

Colour is used inventively here – deep marine tones are employed where views are visible, jewel-like colours highlight original leadlight windows, and butter yellow, clotted cream and blue-grey tones grace the internal spaces.

A home’s materiality can influence its colour palette, and while the 1980s

shocked with neon tones, the decade’s brick and timber structures are now inspiring warm, inviting interiors.

A beautiful example is Rosherville House by Kennedy Nolan, which received a commendation in the residential interior design category.

The handsome brick and tile pavilionstyle home on Sydney’s North Shore has been redesigned with an earthy colour palette, textured materials, and moments of muted blue and green that complement its retro furnishings.

“It’s a tonal palette that works beautifully with the natural materials in this home, and each colour brings unique warmth,” Lucena-Orr says.

Standing out from the pack

It might be true that many homes follow the same blueprint, but 60 Clianthus Street is in a class of its own.

The first clue to its individuality is the facade’s rare combination of brick and raw cedar cladding – it’s mismatched yet marries perfectly.

Internally, the home is multilevel and designed for functional living but with unmatched grandeur. All four bedrooms sit on the first floor, each generous in size

and running alongside a large outdoor patio that boasts a brick pizza oven and heated magnesium pool.

The second floor is reserved for living and entertaining. It features a stylish kitchen with marble and wood finishes, spotted gum timber floors, and abundant natural light.

A stunning lounge room is just steps away, bathed with the same sunlight and centred on the brick

“This is a really unique home, designed by the owners, with views to the city and with entertaining and lifestyle at the heart. It just has a certain X-factor.”

feature fireplace, ready for the cool Canberra winter.

The home also features hydronic slab heating, solar panels, and automated sunscreens for ease of living and with the environment in mind.

From its elevated position, the home has views of Black Mountain, Mount Ainslie and Mount Majura.

It’s for those looking for a home built with purpose instead of off the plan.

Leafy O’Connor, a short drive from the city and backing onto two nature reserves, is the perfect balance of city and country. Close to some of the best hospitality venues, it’s a highly desirable location.

Foreshore office with turnkey fitout

There’s no place like home, and that’s certainly the case with this Kingston Foreshore office that has been the base for Belle Property Canberra.

These well-established agents are now moving to bigger premises, but within cooee of this 266-square-metre space in the Pier development.

The office offers a reception area, 38 workstations, a boardroom and a meeting room.

Richard Davies of Belle Property Canberra says the space benefits from natural light and views of the lake.

“The light absolutely pours in from three sides and it just makes for a very pleasant place to work,” he says.

“It’s hard to beat when you combine that with the foreshore location and all that has to offer.”

A thoughtfully designed outdoor area provides a great al fresco option for team

meetings and breaks. And there’s access to communal gym facilities for the new owners and employees.

Five car bays are on the title, and there is additional public parking nearby.

Davies says a broad-purpose clause offers plenty of options.

“A business owner-occupier could make a big upfront saving as the existing office fitout is included,” he says.

“But the zoning certainly allows for the potential for it to be converted.”

Davies says the flexible floor plan could also be subdivided if needed.
