As we draw 2024 to a close, I’m filled with immense pride in our team’s remarkable achievements and the milestones we’ve reached together at DG Properties.

This year has marked a significant turning point for South Africa's property market. The formation of the Government of National Unity, suspended loadshedding since March, and consecutive fuel price cuts have fostered a more positive economic environment. We've witnessed national house prices gathering momentum, rising to 4.9% in September and a much-welcomed first interest rate cut in September.

The luxury property sector has, once again, demonstrated exceptional resilience and growth throughout 2024, with demand significantly outpacing available stock in prime locations. This imbalance has created upward pressure on pricing, particularly in sought-after areas. The surge in semigration to the Western Cape continues unabated –with previous data showing an impressive increase from 40% of total semigrants in 2019 to 68% in 2023, a trend that has maintained strong momentum throughout 2024.

Against the backdrop of robust market conditions, DG Properties has achieved exceptional growth, with sales surging by over 30% when compared to 2023. Our luxury market performance has been particularly noteworthy, with landmark transactions including a R59.95 million sale on Clifton's Fourth Beach and a R52 million property in Bishopscourt.

Complementing these single-residence sales, the DG development division has maintained strong momentum, securing over R370 million in sales (primarily in the Southern Suburbs and Atlantic Seaboard) and with 15 projects reaching full subscription during this period,

Three more developments are approaching completion of sales, demonstrating the sustained demand for quality properties in these premium areas. DG Properties is currently marketing thirteen distinctive developments.

The Cape Town rental market has reached unprecedented levels of activity, with demand substantially exceeding available inventory across all price points. This sustained imbalance continues to drive rental prices upward, particularly in premium areas. Our team has secured several notable leases, including a Waterfront apartment at R175,000 monthly and a home at R120, 000 monthly in Tamboerskloof. Luxury rentals in key areas such as Constantia and Bishopscourt now frequently achieve prices well above R100,000 per month. The shortage of rental stock, particularly in the Southern Suburbs, remains acute, with most properties in our rental portfolio being secured before they even reach the market - a clear indication of the intense competition among qualified tenants.

As both Managing Director and an active agent in the Southern Suburbs, I've had the privilege of working alongside our outstanding team, contributing directly to our success with several notable transactions, including the R52 million sale in Bishopscourt and a record-breaking sale in Rondebosch.

Looking ahead to 2025, we see promising indicators for continued market growth. Banks maintain their support of the housing market with favorable approval rates and competitively priced home loans. Global economic conditions, including subsiding inflationary pressures and interest rate cuts

by major central banks, suggest a positive trajectory for property investment.
