As the world continues to feel the effects of the Covid-19 pandemic we are inundated with negative news and fear. Whilst the seriousness of this virus and its ramifications cannot be downplayed, it is human nature – and indeed essential - to seek hope in hard times and to look for opportunity and positives. If you have not been doing this as yet, I urge you to start.

From a real estate perspective, now is the time to invest in property. There are many not-to-be-repeated deals to be found and the interest rate has not been this low in decades.

Prior to recent developments, South African property prices were already relatively low in relation to international markets - now with the further weakening of the Rand, South African real estate presents deals that are almost too good to ignore for foreign buyers.

Value for money, coupled with the lifestyle that SA offers will be hard to resist and I personally think that many investors will realize that the opportunity to add prime properties to their portfolio will never be as good as now. First time buyers should also grab this

opportunity with both hands – prices are extremely low, so are interest rates, and banks still seem to be bullish in their lending, with the Reserve Bank being supportive of stimulus measures, as demonstrated by the recent rate cuts and about turn with quantitative easing.

Time moves on and life will return to a sense of normalcy. When it does real estate prices will recover – meaning that the current opportunity will be lost.

The Armchair Tourist Slackpacking the Strandloper

I was wandering around my neighbourhood the other day trying to burn off some of those extra lockdown calories when it struck me how nice it would be to get some miles under my feet.

Some sun on my face and feel the inevitable, though not altogether unpleasant stiffness that follows.

The only stang however, besides the lockdown of course, is that I’m not the sort of person that derives any pleasure lugging around a 30kg backpack all weekend while surviving on army rations alone.

No, what I need is a hike described as “the one trail where you can savour the feeling of solitude on an unspoilt beach and down a bar lunch in a cosy pub barely an hour later.”

Yes folks, I’m talking about the Strandloper Trail, Eastern Cape, and what better time than now, well, once the lockdown is lifted. With the beaches having been months free from human destruction, I can only imagine the trail to be as pristine as the day the above quote was coined.

Sure there are overnight huts in which you can stay, cook your own food and endeavour to show your friends how macho you are. Though I hate 2-minute noodles. I prefer the version where I sling my camera over my shoulder, pack a bag of biltong and a beach towel and let my credit card take care of the rest.

The last time I walked Strandlooper I was gobbling down a plate full of french toast barley an hour into the excursion. And if that wasn’t enough we ended the day sipping ice cold cider as we waited for the seafood buffet to be served.

The next morning took a little getting into, though I suspect the cider to have been as much to blame as anything. The rocky coastline soon opened up onto a magnificent stretch of sandy beach as far as the eye could see. That day too ended with a few ciders. Only now we were eating handmade gnocchi while enjoying the sun set over the Cefani river.

Officially the trail is a 57km, four day hike.

Though even a fat man over indulging in french toast and one too many ciders can do it in three.

I could tell you more about the river crossings, the intoxicating wild coast cliffs or friendly fisherman you will meet along the way. But I’d rather you lace up your takkies and experience it for yourself. Or at least as soon as you can.

Broccoli Soup

Winter Soup To Warm The Lockdown Blues Soup is a classic way to prepare a hearty meal all over the world. Not many of us think about where soup originated or why it is a staple food for everyone, but soup has a long and fascinating history.

Ready In: 1hr 20mins Serves: 3-4 4 tablespoons butter, room temperature 685 grams fresh broccoli 1 large onion, chopped 1 carrot, chopped Salt and freshly ground black pepper 3 tablespoons all-purpose flour 4 cups low-sodium chicken broth ½ cup cream Homemade Croutons day old French bread olive oil salt and freshly ground black pepper ¼ teaspoon red pepper flakes Directions Melt 4 tablespoons butter in heavy medium pot over medium-high heat.

Add broccoli, onion, carrot, salt and pepper and saute until onion is translucent, about 6 minutes.

Add the flour and cook for 1 minute, until the flour reaches a blonde colour.

Add stock and bring to boil.

Simmer uncovered until broccoli is tender, about 15 minutes.

Pour in cream. With an immersion blender, puree the soup.

Add salt and pepper, to taste, and then replace the lid back on the pot. Serve hot with Homemade Croutons.

Homemade Croutons Preheat oven to 204°C Cut bread into cubes and place in a large bowl. Drizzle cubes with olive oil, salt, pepper and red pepper flakes. Mix well.

Spread seasoned bread onto a sheet pan and bake for about 15 minutes.

Malva Pudding

A South African Baked Dessert Malva pudding is a sweet pudding of South African origin. It contains apricot jam and has a spongy caramelized texture. A cream sauce is often poured over it while it is hot, and it is usually served hot with custard and/or ice-cream. A true South African favourite.

Ready In: 1hr 10mins Serves: 4-6 Ingredients The Pudding ¾ cup sugar (180g) 2 large eggs 1 tablespoon apricot jam 150g all-purpose flour 1 teaspoon baking soda ½ teaspoon salt 1 tablespoon butter (a generous tablespoon) 1 teaspoon vinegar ¹⁄₃ cup milk (90ml) The Sauce ¾ cup fresh cream (200ml) 100g butter 90-150g sugar ¹⁄₃ cup hot water (90ml) 2 teaspoons vanilla essence Directions Preheat oven to 350°C Grease an oven dish (approx. 18 x 18 x 4½ cm) Beat or whip the sugar and eggs. It’s quickest in a food processor, or use electric beaters. Beat until thick and lemon coloured, then add the apricot jam and mix through.

Melt the butter (don’t boil) and add the butter and vinegar to the wet mixture. Sieve, or simply mix together: the flour, baking soda and salt.

Add this mixture with the milk to the egg mixture in the processor or mixing bowl. Beat well.

Pour into an oven-proof dish and bake until pudding is brown and well-risen - depending on your oven and oven dish this will betwenn 30 - 45 minutes.

In a pot, melt together the ingredients for the sauce, and stir well.

Pour it over the pudding, as soon as it comes out the oven.

Leave to stand awhile before serving. Serve warm. Because Malva Pudding is rich it does not really need anhancement, but if you want, serve with vanilla ice cream or custard.

When lockdown was first announced, we made a decision to enable as many of our staff as possible to work remotely from home and to attend to clients’ business and transactions as normal, as far as allowed. We are impressed with how smooth this went in the circumstances , the staff’s commitment to the challenge. As a business, we realized more than before, that many meetings and consultations can take place electronically, whether over telephone calls, video conferencing, Zoom meetings and the like. A lot of positive camaraderie followed, with teams on whatsapp messaging each other their morning coffee, working in a gown or with their cat paddling over the keyboard.

Our attorneys and conveyancers have in addition presented various online seminars to assist agents in this time to continue earning CPD points, often to a national audience exceeding 100 people, presenter and attendees all logging in from home.

Clients were understanding of the new normal and were comforted by their access to our App, STBBDIRECT, where their transactions are updated 24/7, at all times in any event. They therefore experienced little interruption in their contact with us.

The economic devastation resulting from government’s far reaching preventative measures, hits the legal industry hard. As a firm with a substantial property law practice, the deeds office closure and inability of estate agents and the financial industry to practice (safely) as before, means that income is limited in this time and various urgent cost-saving measures have been implemented.

As soon as permitted on 1 May, our offices commenced operations, with sanitizers, masks and policies in place. At present all our attorneys have permits and are attending to matters as far as is allowed in the absence of other departments that are still closed or functioning to a limited extent only. It is a disappointment that the Deeds Office is still not, as 11 May, in a position to continue with operations.

We are confident that we can meet the challenge. However, it is not equally straightforward for all role players to adapt comfortably to the difficulties, especially not for clients, and we look forward to reduced limitations to assist them.

Every business has been impacted by the nationwide lockdown in South Africa and the property industry is no exception.

The Deeds Office closed on 26 March 2020 when the country went into lockdown. No lodgements or registrations were allowed from such date and we were unable to visit clients or obtain rates clearance certificates.

Once we moved to level 4 the Deeds Office was authorised to open, however, it took some time to ensure that the building and staff comply with the relevant health guidelines and protocols and as such the Deeds Office only began operating on 13 May 2020. There is a large backlog and less staff members available and as such matters are taking in excess of two weeks to register. A further obstacle is that no other staff member except the Conveyancer is allowed access to the Deeds Office and as such the Conveyancer is now responsible to attend to all lodgements and hand ins personally.

The Municipalities have now begun operating with skeleton staff and as a result rates clearance certificates are taking a long time to be issued. Many rates clearance certificates issued prior to the start of lockdown have expired and we have had to apply for new updated rates figures.

Under level 4 regulations attorneys and conveyancers are now able to operate. We have begun working remotely as far as possible and meeting with clients in the hope that our transfers can be lodged and registered as soon as possible.

As of 7 May 2020 parties who had entered into sale agreements or lease agreements prior to or during lockdown are now able to take occupation of their new properties and their household effects are permitted to be transported. Such movement will require a permit.

There are numerous hurdles to overcome even once the Deeds Office has begun operating and all parties involved in a transaction will have to exercise patience and understanding during these unique times.

CONVEYANCING IN LOCKDOWN As Conveyancing attorneys that offer a highly personalised service, face-to face interactions with our Buyers, Sellers and Agents are the highlights of our day.

Hiding behind masks and computer screens are not an ideal way of operating, but in the current crisis, it is all we can do. We anticipate the Property industry will go through the same hardships as most other sectors in South Africa, but it is our belief that “this too shall pass”.

The Deeds Office has been very efficient with communication. In Cape Town, the Deeds Office has reopened with skeleton staff, which will result in delays and backlogs. These must be factored in when managing client expectations regarding transfer dates.

During the week prior to Lockdown, we managed to push every one of our transactions through to registration so that no deal was left in limbo. Other firms with transactions carried over, may have matters rejected. This will pose a number of technical difficulties for both the Deeds Office and the respective firms.

The result is a further backlog for the Deeds Office once it reopens to full capacity, as previously lodged and rejected deeds will need to be re-lodged and re-examined prior to registration.

We have received communication detailing COVID-19 precautions at the Deeds Office once restrictions have lifted. They will be following strict social distancing protocols with only a few conveyancers being admitted to register at any one time. Unfortunately, this will also exacerbate delays. Communication is always key and we must manage our clients’ expectations in terms of time frames wherever possible.
