PLUSHY & SLIGHTLY SPICED BREAD

/

Hot Cross Buns INGREDIENTS FOR THE ROLLS 1 c. whole milk, warm 2 (0.25-oz.) packages active dry yeast 1/2 c. granulated sugar 1/3 c. melted butter 1 large egg yolk 1 tsp. pure vanilla extract 3 c. all-purpose flour, plus more for kneading 1 tsp. kosher salt 1/2 tsp. ground cinnamon 1/4 tsp. ground nutmeg 1/2 c. dried currants, plumped in hot water then drained 1 tsp. lemon zest Egg wash, for brushing FOR THE GLAZE 2 c. powdered sugar 2 tbsp. whole milk 1/2 tsp. lemon zest METHOD

In a medium bowl, combine milk, yeast, and a pinch of sugar. Let sit, without stirring, until foamy, about 20 minutes. Whisk butter, egg yolk and vanilla into the yeast mixture. In a large bowl, whisk together the flour, remaining sugar, salt, cinnamon and nutmeg. Make a well in the center of the flour mixture and add the yeast mixture. Stir with a wooden spoon until the mixture is a thick, shaggy dough. Stir in currants. Turn the dough onto a heavily floured surface and knead until the dough is soft and elastic, 8 to 10 minutes. Shape the dough into a large ball. Grease the inside of a large bowl with butter and put the dough in the bowl. Cover with plastic wrap and let rise at room

Turn the dough onto a lightly floured surface and pat it into a large rectangle. Divide the dough into 12 portions with a sharp knife or pizza wheel. Shape each piece into a roll, tucking the edges under, and place each roll seam side-down into the butter pan. Cover with plastic wrap and let rise in a warm place until the rolls have doubled in size, about 45 minutes. After the second rise, preheat oven to 375°. Brush tops of buns with egg wash. Bake until golden and puffy, 22 to 25 minutes. Make glaze: Whisk together powdered sugar, milk, and lemon zest until smooth. Transfer to a medium resealable plastic bag and make a small cut in the corner of the bag. Pipe a thick cross shape over each bun. Serve warm or at room temperature.

CGT IS NOT A FLAT TAX RATE. A portion of the profit made is added to your annual income and you are taxed within the tax bracket that applies in respect of that annual income. HOW IS THE ‘GAIN’ CALCULATED? A simplistic example to calculate your capital gain, would be to take the original purchase price of your property, add any capital improvements or expenditure and then subtract that amount from the selling price (after deducting agents commission and the cost of acquisition). The final value will represent your capital gain. For example: If you purchased a property for R1 000 000, spent R500 000 on improvements and then sold the property for R2 000 000, your capital gain would be R500 000. THE PORTION OF THE GAIN INCLUDED IN YOUR ANNUAL INCOME. Only part of the gain made from the sale of the property is added to the amount of your annual income. The percentage of the gain included in the seller’s annual income, is as follows: • 80% where the seller is a company or trust; • A maximum of 40% where the seller is a natural person. THE LONG AND SHORT OF THE PRIMARY RESIDENCE PARTIAL EXCLUSION. In many instances CGT liability will not become relevant for a seller, as there exists a partial exclusion on the sale of a primary residence. The first R2 million capital gain

or loss is exempt from tax only where the property has been the seller’s primary residence. (If the property was not your primary residence for this entire period, or was only partly used as primary residence, the exclusion is adapted accordingly.) Please note that this partial exclusion is only applicable when the primary residence is registered in the name of a natural person owner. NON-SOUTH AFRICAN TAX RESIDENT SELLING A SOUTH AFRICAN PROPERTY. Non-South African residents can either pay a statutory withholding tax, which ranges between 7.5% - 15% (depending whether the seller is a non-resident entity or natural person) of the total selling price, or the actual tax amount. Generally, the actual tax liability is less than the withholding tax and we assist our clients to obtain a directive from the South African Revenue Services before registration of transfer, so that the correct amount is collected upfront and paid to the fiscus. This withholding obligation will be applicable on all sales by non residents where the purchase price exceeds R2 million. Clearly a myriad of considerations are at play when a property is sold and assistance in a transaction from experienced professionals, is to your absolute advantage. When purchasing a new property the issue is often raised whether to place the property under the control of a Trust or to register same in the Purchaser’s personal name. The answer to the above question would be determined by the particular situation and there are advantages and disadvantages to both options. A Trust is created by a Founder and the assets owned by the Trust are controlled and managed by nominated Trustees on behalf of and for the benefit of the Beneficiaries. A Trust created in terms of a Will comes into effect on the death of the Founder and is called a Mortis Causa Trust whereas a Trust created during the Founder’s liftetime is an Inter Vivos Trust.

ABOUT TRUST

A Trust can be costly to open and to administer and there is a large responsibility on the Trustees to act with care, diligence and skill. Legislation in South Africa can also change in the future which could make the benefits of holding property in a Trust less desirable.

If your property is owned by a Trust the asset is protected and can never be attached or seized by a creditor as it does not form part of one’s personal estate. This will be an important advantage for individuals who have a greater risk of liability and in such cases this advantage will outweigh the fact that on the sale of the asset the Capital Gains Tax will be far higher than if the property was owned in one’s personal capacity. Not only is the Capital Gains Tax rate higher but one cannot rely on the R2 000 000.00 exemption afforded to a primary residence. Due to the fact that the property is not part of one’s personal estate, on death the asset does not need to be transferred to any heirs. This avoids the payment of estate duty (20%), transfer costs and executor’s fees (3.5%). A deceased estate can take months to wind up, however, when a trust is involved there is no change that takes place on the death of the Founder, Trustee or Beneficiary. There is a seamless continuation on death and no costs or admin is required. Other advantages to a Trust include the fact that a farm cannot be owned by more than one person, however, if the farm is owned by a trust there can be several beneficiaries. Further, Trusts would be an advantageous vehicle for people who are incapable of managing their own affairs, for example, minors. In light of the above, it is advisable for a Purchaser to consider the matter and to make an informed decision based on his/her specific needs.
