SELLER INSIGHT
Situated in the White Peak, at the head of Lathkill Dale in the spectacular Peak District National Park is Monyash, a charming village that’s peppered with beautiful limestone cottages. Built c1750, Mere Farm is a delightful three-bedroom family home that occupies a wonderfully picturesque location right in the heart of the village, overlooking the large duck pond.
“Monyash is a really stunning place to live,” says Karen. “It’s very peaceful here, there’s a nice sense of community and the village is surrounded by some of the most spectacular scenery. My parents moved to Mere Farm forty years ago, having previously lived in Bakewell, and it was that sense of feeling away from it all that I think brought them here. The village boasts a primary school so it’s a lovely place to bring up a family, there’s a pretty church, and the Bulls Head, which is a really cosy pub overlooking the village green, is a nice place for a drink and it also sells lovely food. For everything else we’d usually head into either Bakewell – which can be quite busy these days – or Buxton, which is a pretty little town with a Waitrose, an Aldi and a Sainsbury’s, as well as a range of other shops and amenities, so everything you might want or need is within easy reach.”
“The house itself is a lovely family home and it’s really characterful. There are some attractive beams in a lot of the rooms and in the living room there’s a big fireplace, which is a lovely focal point. Apart from installing an air source heat pump, my parent’s didn’t really make any major changes to the property, they loved it just the way it is, and so I see it as a bit of a blank canvass that the new owners could come in and put their stamp on and really make it their own.”
“The position of the property, overlooking the huge village pond, has to be one of the standout features, and it means that the rooms at the front all boast gorgeous views. The house is also framed by pretty gardens, both front and back, which were cultivated by my parents who were both keen gardeners. They planted lots of beautiful plants and flowers, particularly at the front, so during the spring and summer months it’s an absolute picture.”
“The lounge was always my favourite. It’s in the oldest part of the house so it’s got bags of character, and when the open fire is lit it has a wonderfully cosy atmosphere.”
“Monyash is a really picturesque village and it’s surrounded by the most breathtaking countryside so it’s a walker’s paradise. However, it’s not a place where I’ve ever felt isolated. Bakewell is just a ten-minute drive, I can be in Buxton in just over quarter of an hour, and it takes only forty-five minutes to drive into Sheffield city centre. There’s also a good train service from Buxton so it’s relatively easy to get just about anywhere.”
“Another plus is the fact that the property boasts off-street parking for up to three cars, and my parents obtained planning permission for a detached double garage.”

“As I said before, the house is a really lovely home and it’s one of those places that almost embraces you the minute you set foot inside,” says Karen. “My parent’s were extremely happy here, and I’ve no doubt the new owners will be too.”*

FIRST FLOOR

OUTSIDE
The enclosed rear lawned garden is ideal for those with pets and /or children and provides a pleasant private sun trap for the summer evenings and al fresco dining. The front garden has a variety of flowers and shrubs, and is also lawned and walled. The position of the property is idyllic and overlooks the mere / village duck pond opposite, where wildlife is in its plentiful.
The side of the property has access to the houses further up the lane, on the far side of this is a gravelled area providing parking for 2/3 vehicles with a further hardstanding area, where planning permission has been granted for a double garage (drawings are available).
This really is a perfect country home which must be seen to truly appreciate its fantastic versatile accommodation and its tranquil picturesque setting.

LOCATION
Monyash is regarded as one of the prettiest villages in and around Bakewell, overlooking the mere, there is a local café, pub, school and stunning scenery as far as the eye can see. Holidaymakers, walkers and cyclists flock to the local area year after year to indulge in its beauty.

Approximately fifteen minutes away is the historic market town of Bakewell with its array of excellent local amenities. There is a wide variety of independent shops, hotels, museums, art galleries, restaurants and cafés, which provide the perfect opportunity to sample the local delicacy, the Bakwell Pudding. Another fantastic attraction in Bakewell is the Farmer’s Market, which has also become an international attraction. The spa town of Buxton is also approximately 15 minutes to drive and has many amenities, shops, restaurants as well as the Opera House and Pavilion Gardens.
The Peak District is home to some of the most spectacular and fascinating historic country houses and castles in the country. The closest of which is the eminent Chatsworth House which holds international markets, and the stunning medieval manor, Haddon Hall. Both of these stately homes have inspired film makers, authors and painters over the centuries, and are synonymous with the history of the area. Bakewell itself is said to be the heart of the Peak; a prosperous town set within a valley alongside the river Wye. The local walks and leisure activities are extensive as well as exploring the local heritage and history.
