LETTER FROM THE PRESIDENT Happy New Year neighbors. I hope everyone had a Merry Christmas and Happy New Year! 2017 is shaping up to be a busy year in the community and there is much work to do. The Annual HOA Board meeting was conducted on December 6th and the Board elections were conducted. Chris Martinez, Greg Matula, and Scott Myles were elected to fill the vacant board member positions. The Board of directors will meet in January and choose the officers for the 2017 Calendar year. The election was well attended and there was standing room only. There were more votes cast in this election than in any other election to date. Thank you to all the residents who voted in person and by proxy. There was a concern brought up during the Annual Meeting that per Texas Property Code 209, the Association was unable to barrow over $1 million without a 67% vote of the community. The Board did have Spectrum research this concern. It was reported by Spectrum that there is no part of Texas Property Code 209 that states this to be true. The changes that took place from Texas Legislature in September 2015 did not involve Associations barrowing money or requiring a vote to do so. The vote to proceed forward with the clubhouse project also passed so the Board will begin the process of interviewing architects and choosing a frim up with designs and specification for the project. We will also continue to put together cost analysis and budgets for the project. See the article later in the newsletter for more details. The Board also is moving forward with hiring a firm to do a Master Plan for the community park. This plan should be done in the next few months and should give some insight and opinion as to how to best utilize that space we have at the park. There is a detailed article on this topic as well, later in this newsletter.

As a reminder, if you are planning on doing an improvement project to your home or property, you must submit for, and get approval for that project from the ACC (Architectural Control Committee). Projects that require approval include but are not limited to new homes, fences, exterior painting, roof replacement, home additions, patios, pools, sheds, and concrete additions. Refundable deposits are required for new home builds and pools. Some projects may also require permitting from the City of San Antonio, as Timberwood Park is inside the city’s ETJ (extra territorial jurisdiction) with regards to permitting. The City of San Antonio requires permits for new homes, pools, fences, and home additions.
