As REALTORS® and Affiliates we recognize that we work within one of the most active industries in Texas, and in the best real estate market in the country, but perhaps we do not take full advantage of what is so readily available to us. We work hard to ensure that our seller client gets the best price possible for their home when they sell, and that our buyer client gets the home that meets their needs and for the best possible value. And we frequently encounter investors anxious to find the best properties that will not only allow them to earn some extra money but could also offer them an opportunity to help people facing distressful situations. During the course of my 39 years in the business I have thought many times about the possibilities of

my doing some real estate investing but quickly concluded that first, I have no idea of what is involved and second, I know nothing about handling the financial aspects of this type of transaction, nor did I know where to seek the answers. Recently I learned that next month there will be a one day program held here in San Antonio that looks like the place for anyone to get all the information necessary to (1) determine if the ins and outs of investing could work for them, (2) learn what costs would be involved and (3) find out what resources are available for securing the investment monies. The 4th Annual Texas Real Estate Investor Expo will be held this year on Saturday, April 22, 2017, at the new Norris Conference Center, 618 NW Loop 410 (under the Alamo Drafthouse Theatre) from 8 A.M. to 5 P.M. lowed by 5 real estate breakout sessions each hour, starting at 9:00 am and 10:00 am. Throughout the day there will be a dozen expert speakers who will offer a variety of investment related topics which include: “Multi-Family Investing;” “Vacant Homes;” “Lead Generation Systems;” “How to Find Deals with the Right System;” “12 Ways to Profit from Real Estate;” “Foreclosures and Finding Abandoned Homes;” “Assisted Living Facilities;” “Purchase and Rehab Loans” and finally “Self-Directed IRAs.” The Main General Session will be from 11:00 am – 1:00 pm, during which time a lunch will be served for paid attendees and the keynote speaker will present pertinent subjects. SABOR Road Shows to Feature Updates from Local School Superintendents Staying informed on the latest developments in the area helps you be a knowledgeable, expert resource for your clients. The Way I See It By Cathey Meyer

Goodbye Mr. Carver In 1995, I was newly divorced, moving into a new home, routing a new jogging path, selling real estate, consulting with law enforcement agencies about gang related crimes, in a daily ‘discussion’ with my mother about career choices and boundaries, and training two new kittens how to act appropriately in the company of others. As you might imagine, I was not looking for something else to do to fill my daily planner. (Back in the nineteen-hundreds, we use to have a leather-bound book with the year engraved on the outside and we used a Cross Pen on the daily calendar to plan our time management by actually writing down our scheduled appointments. . .just a bit of history from times gone by way too fast.) In May of that year, Candy Carver mentioned at a dinner get-together that she and her husband, Jeff Carver, were discussing adding a new column to their publication, RealEstate Newsline and they thought I should submit a sample and discuss the possibility of writing for their real estate trade paper. I was both flattered, and scared to have writer’s block about taking on such a responsibility. True, I knew enough about writing; but writing about things that might inter-

est REALTORS who might stop their photogazing to read a deadpan observation from a peer, that I was not so confident about pursuing. When the message arrived this March that my long-time friend and mentor, Jeff Carver, found himself a fancy car to enter the next galaxy, I had to take a deep, long breath and just smile. Those were the first words Jeff spoke to me as my editor: “Remember, our job is to make them look good. I just tell them to take a deep, long breath and smile,” he told me. “Doesn’t matter where you are or what kind of day they are having, take a breath and smile with them. Write the same way you photograph, deep breath and smile.” Over two decades later, whenever I think I have no original observation to share, I take a deep, long breath and smile. Something always enters my cluttered brain to share with you. My sample column was not exactly the content the Carvers were seeking, but Jeff, with great patience and a vision, sat me down, looked me dead in the eyes and was brutally honest. I submitted a piece that was so far off the mark, I would not have offered me a job. But somehow, he knew I had the right words somewhere to

share an observation or two and we started the brainstorming discussion about what I might share that would appeal to REALTORS—not necessarily about the daily grind of listing and selling, but just the daily grind. That very day, I on my new jogging route, was chased by an elderly dog and embarrassingly fell attempting to out run the aging canine. That was the topic of my very first RealEstate Newsline column. I have not missed a deadline in 22 years because Jeff Carver is always in my head telling me to do the next one better. If you knew Jeff, you knew he knew more about the oddest trivia than anyone. Sitting around the Carver kitchen table was a wild ride about obscure current events, politics, ridiculous city regulations, trains and cars. He would be in serious debate about a discussion topic and all of the sudden, he would just break out laughing because he lead you down the rabbit hole and you never felt the fall. He could be so silly about so many things, but when it came to the Newsline, he was a stickler for details; a perfectionist for the correct words and most importantly, he always was in search of the most flattering photograph of each individual he shot so their Newline moment would be a smiling memory of each event. In 2004, I went to work fulltime for Newline as a writer and photographer. For a year Jeff was again my mentor on the best methods for framing a shot. Computers were in full force by then, but not in photography. We were still shooting with film and getting rolls of film developed. You had very little room for error as there was no instant do-over for the bad shots. Once again, the patience of both Jeff and Candy taught me more about life than just the isolated moment of a staged photograph. Jeff trusted me

with his most precious camera equipment and sent me to many events in a fit of nerves to live up to his expectations. I must have done all right as no one complained about double chins, bad shadows or mislabeled cut-lines under the photos. As far as I knew, Jeff had three great loves: Candy Carver, old Cadillacs and model trains. Those three topics would fill an evening and a half. Jeff also had a mistress: RealEstate Newsline. He was so proud of what he and Candy built from a simple idea and the wisdom to hire the right people to build their brand. Real Estate NewsSource now graces our trade, but today, we thank Jeff for his vision and contributions to our industry. Cheers to you my friend and thank you for the guiding wisdom that has carried me long past my deadline!
