% -- + +(& -! fellow property owners. This month I’d like to take some time to share some information with you on some of the topics that were brought up at the April HOA Board meeting. We had a spirited Board meeting and there were many good discussions about the happenings in the neighborhood. Unless you’ve been driving through the subdivision with your eyes closed, you have probably seen several properties where new home construction has started, but has not progressed or has stopped. Spectrum and the Board have received many complaints regarding these properties. And rightfully so, the properties are eye sores and obviously something has happened on these jobs that has stopped construction. I agree that these properties need to complete construction as soon as possible. While I can’t go into any detail regarding the legal status of these jobs, I can share with you that attorneys are involved and we are trying to force a resolution from the builder as quickly as possible. The question from residents is “Why can’t we just rent a bulldozer and knock them down?�, or “Why can’t we force the builder to comply with the deed restrictions�? The answer to the first question is that personal property laws protect property owners and you can’t just put a machine on someone’s land and take action. That would be trespassing. The answer to the second question is Yes, we can force them to comply, however the legal process is a very lengthy, time consuming and costly process and we are taking steps in that direction. Hopefully, there will be some resolution soon. The other hot topic of the night was upgrading the clubhouse. Some residents of neighborhood do not use the park, come to the clubhouse, or participate in the events that take place in the park, and that is fine. To each his own. However, for the large number of residents that do, the clubhouse is the hub of the park and the events.
Our clubhouse is reserved and used by residents almost every weekend of the year, sometimes for multiple events in one day. We have Board meetings, group gatherings, Bunco groups, scout troops, neighborhood watch groups, exercise groups, kid’s parties, birthdays, weddings, and the list goes on from there. The clubhouse is the center of all these activities. The building is over 30 years old, and due to the popularity and size of the events we host, the clubhouse does not currently meet the needs of the community. The meeting room is not large enough, there is no smaller meeting room for smaller groups, the restrooms are too small an inefficient, the kitchen is too small, the gym is cramped, and the entire building is dated. So, what do we do? Do we remodel, rebuild, or do nothing? Because the number of residents is only going to increase, and the demand on the clubhouse is only going to be greater, the last option of doing nothing is not a solution. A few months ago, the Board sent out a survey to get input from the community regarding the clubhouse, and we received over 600 responses.
