The Greater Las Vegas real estate market has experienced notable shifts over the past year, with standout changes in key metrics across property types. Townhouse and Condo properties in the Greater Las Vegas area saw a sharp 49.99% increase in Average Days on Market, indicating these homes are taking significantly longer to sell. Conversely, Highrise properties experienced the largest decline in Properties Sold, dropping by 16.67%, reflecting possible challenges in demand or inventory for this segment.

In Las Vegas proper, Highrise properties recorded a dramatic 101.07% increase in Average Days on Market, signaling that these homes are staying on the market for more than twice as long as last year. Meanwhile, Townhouse and Condo properties faced a 5.87% decrease in Properties Sold, hinting at a cooling interest or tighter inventory in this category.

Henderson’s market showed contrasting trends. Townhouse and Condo properties stood out with a 48.39% increase in Properties Sold, demonstrating robust demand for these homes. On the other hand, the $1M+ luxury segment experienced a notable decline, with Median Prices dropping 14.83%, suggesting softening in the high-end market.

In North Las Vegas, Townhouse and Condo properties saw a substantial 36.36% increase in Properties Sold, reflecting strong interest in more affordable housing options. Meanwhile, Single Family Residences experienced a faster market turnover, with Average Days on Market decreasing by 11.59%, signaling quicker sales compared to the previous year.

These changes highlight the dynamic nature of the Greater Las Vegas real estate market, with varying trends across property types and cities that provide valuable insights for buyers, sellers, and investors alike.

CHOCOLATECHIPCOOKIES Noni’s

These are the BEST chocolate chip cookies and have been a family recipe for generations! They are thick, moist & incredibly addicting!! You won’t be eating just one! And yes, the recipe calls for 3 bags of chocolate.

I N G R E D I E N T S

1 - 12oz bag bag semi sweet chocolate

1 - 12oz bag white chocolate

1 - 12oz bag milk chocolate

1 cup of chopped pecans OR walnuts

2 sticks of softened butter

1 cup granulated white sugar

3/4 cups light brown sugar (firmly packed)

3 large eggs

1 teaspoon vanilla

3 cups all purpose flour

1/2 teaspoon baking powder pinch of salt

D I R E C T I O N S

Soften the butter. Trust me, it’s easier to mix the ingredients. Beat butter, sugars, eggs, vanilla, baking powder, and salt. Mix in flour. Mix in chocolate chips & pecans. Roll dough into golf ball size balls and place on cookie sheet. Preheat & bake at 350 degrees for 13-18 minutes (or until edges are golden).

These cookies should be stored in an airtight container for a week, or 6 months in the freezer. ENJOY!!

Recipe yields 4 dozen cookies if balls are measured right

Ghirardelli chocolate is ALWAYS preferred

If you want moist, chewy cookies… DO NOT OVERCOOK these cookies my friend You must constantly monitor the cookies once you reach 15 minutes

Cover the dough and put into the fridge while the current batch of cookies are in the oven. I like to smash the cookie balls down slightly on batches 2 through 4 so the chocolate chips are more exposed due to the colder dough

As tempting as it is… make sure to let the cookies adequately cool before eating them. When cookies come out of the oven, they’re still completing their baking process. The residual heat allows them to firm up as they cool, resulting in the proper balance of chewy, crispy, or soft textures

SNICKERDOODLECOOKIES

Nothing beats the taste of homemade snickerdoodles—chewy, moist, and perfectly spiced with cinnamon and sugar. This family recipe brings the kind of deliciousness no store-bought cookie can match!

I N G R E D I E N T S

1 cup unsalted butter (softened)

1 1/2 cups granulated sugar

2 large eggs

2 teaspoons vanilla

2 3/4 cup flour

1 1/2 teaspoon cream of tartar

1/2 teaspoon baking soda

1 teaspoon Salt

1 1/2 tablespoons cinnamon C I N N A

1/4 cup granulated sugar

Preheat oven to 350 degrees. 1

In a large mixing bowl, cream butter and sugar for 4-5 minutes until light and fluffy. Scrape the sides of the bowl and add the eggs and vanilla. Cream for 1-2 minutes longer.

Stir in flour, cream of tartar, baking soda, and salt, just until combined. 3

In a small bowl, stir together sugar and cinnamon. 4

If time allows, wrap the dough and let refrigerate for 20-30 minutes. Roll into small balls until round and smooth. Drop into the cinnamon-sugar mixture and coat well. Using a spoon, coat for a second time, ensuring the cookie balls are completely covered. *To make flatter snickerdoodles, press down in the center of the ball before placing in the oven. This helps to keep them from puffing up in the middle.

5. Place on a parchment paper-lined baking sheet. Bake for 9-11 minutes. Let cool for several minutes on baking sheet before removing from the pan

OLDFASHIONED Mac’s

Elevate the classic old fashioned with a modern twist, featuring smooth Bulleit Bourbon, a hint of maple syrup, and bright notes of orange. This sophisticated cocktail strikes the perfect balance of sweetness and warmth, making it a timeless favorite for any occasion. D I R E C T I O N S

2 teaspoons of Luxardo Maraschino Cherry juice large sphere or block of ice I N G R E D I E N T S

2 5 ounces of whiskey we use Bulleit Bourbon Whiskey

0 25 to 0 5 ounce of maple syrup fresh squeeze of an orange

2-4 dashes of Angostura Orange Bitters orange peel

2-5 Luxardo Maraschino Cherries

Add bitters, whiskey, maple syrup, squeeze of orange and cherry juice into glass

Use cocktail stirrer to mix contents well

Carefully add ice & use cocktail stirrer to stir ice for at least 30 seconds — this cools down the cocktail

Use a peel of an orange to express oils into the cocktail, wiping orange around rim of glass then twisting the orange peel and using it as a garnish

Add 3-5 Maraschino cherries place directly into cocktail, add to a thick wooden toothpick to place inside drink, or for a more elevated experience... use a stainless steel cocktail pick and lay across glass

Indulge in the holiday spirit with this rich and creamy eggnog cocktail, a perfect blend of festive spices and your favorite spirit. Whether served chilled or warm, it’s the ultimate treat to toast the season!

2 ounces of whiskey we use Bulleit Bourbon Whiskey 1 ounce of amerretto we use Disaronno eggnog cinnamon nutmeg whipped cream one cinnamon stick large sphere or block of ice I N G R E D I E N T S

Add ice to Boston shaker or separate cup

Pour whiskey, amerretto & eggnog over ice and give the mixture a good 15 second shake

Strain & pour mixture over large ice, leaving about half an inch from top of glass

Using a large sphere or block of ice allows the ice to melt slower and cocktail does not get diluted down as quickly as with using regular ice — this really plays into the taste of the drink as well

Because this cocktail is chilled with ice when making mixture, this drink can be poured directly into a martini glass or other type of cocktail glass with no ice!

Whipped cream, cinnamon & nutmeg is optional!
