The Greater Las Vegas real estate market in October 2024 displayed steady growth across most segments, with single-family home prices rising by 6.67% to a median of $480,000. Townhouses and condos also performed strongly, with median prices increasing by 14.29% and average days on market holding steady at 36 days, reflecting sustained buyer interest. The luxury market saw median prices rise by 5.77%, accompanied by a 23.60% increase in properties sold, showcasing resilience in high-end housing. However, the highrise segment faced headwinds, with median prices dropping by 12.93%, though faster turnover in days on market suggests persistent demand for available listings.

In Las Vegas, single-family residences experienced a notable 7.78% increase in median prices, reaching $485,000, while the luxury market saw a similar trend, with prices rising by 8.47% and a 26.56% jump in sales volume. Townhouse and condo prices increased by 10.46%, though sales volume was relatively modest, up by 2.83%. Conversely, the highrise market in Las Vegas faced a median price decline of 8.90%, with days on market stabilizing at 52 days, indicating a leveling off of demand for this property type.

Henderson stood out as a high-performing market with single-family home prices increasing by 5.79% to a median of $530,000 and townhouses and condos seeing a 7.42% rise in median prices alongside an impressive 39.76% jump in sales volume. The luxury market displayed mixed results, with a 6.67% decrease in median prices to $1.4M but a significant 19.67% rise in the average price per square foot, signaling demand for premium properties. Henderson’s highrise market was particularly noteworthy, with a remarkable 34.54% increase in median prices, reflecting the area’s growing appeal across all property types.

North Las Vegas maintained its position as the region’s most affordable market, with single-family home prices rising by 2.43% to a median of $424,990. Townhouses and condos experienced a surge in interest, with a 53.57% increase in sales volume, underscoring the area’s appeal to entrylevel and value-focused buyers. While price growth in this segment remained flat, the dramatic sales uptick highlights the city’s increasing popularity as an accessible alternative within the Las Vegas Valley.
