The real estate market across Greater Las Vegas continues to show diverse trends year-over-year, reflecting varying levels of activity and demand in different property types and regions. In Greater Las Vegas, single-family residences saw strong growth, with a 6.67% increase in median price and 19.36% more properties sold, complemented by a 5.80% rise in average price per square foot and faster sales, as days on market decreased by 18.93%. Townhouses and condos also experienced steady growth, with a 6.62% rise in median price, though sales remained largely unchanged, up just 0.89%. The luxury market saw a 5.19% decline in median price, but sales surged 62.50%, signaling that buyers are taking advantage of lower prices in the high-end segment. Conversely, the highrise market faced challenges, with sales declining 20.29% and days on market spiking by 77.79%, reflecting a cooling demand.
In Las Vegas, single-family homes remained a bright spot, with a 5.00% increase in median price and 21.05% more properties sold. The average price per square foot rose by 9.09%, and days on market decreased by 20.06%, indicating robust buyer activity. Townhouses and condos saw modest gains, with median prices rising 6.28%, sales up 1.50%, and slight increases in price per square foot. In the luxury market, a 11.83% drop in median price coincided with an 83.05% jump in properties sold, highlighting significant interest in discounted luxury homes. The highrise market, however, continued to soften, with sales dropping 22.06%, a decline in price per square foot, and longer days on market (76.64%).
Henderson showed particularly strong growth, especially in the luxury and highrise segments. Single-family homes saw a 9.09% increase in median price and 19.80% more properties sold, reflecting solid demand. Townhouses and condos experienced modest price growth (5.56%) but faced a 17.65% drop in sales, likely due to limited inventory. The luxury market outperformed, with a 12.68% rise in median price and a 20.69% increase in properties sold, although average price per square foot declined. Highrises were a standout performer, with 15.22% growth in median price, sales doubling (100.00%), and a significant 37.41% increase in price per square foot, though days on market extended slightly.
In North Las Vegas, the townhouse and condo market led the way, with a 10.31% rise in median price and a staggering 154.55% increase in properties sold, highlighting substantial buyer interest. Single-family residences also performed well, with a 4.17% increase in median price and 11.32% more properties sold, supported by a 4.45% rise in price per square foot and slightly faster sales.
Across the region, the single-family home market remains the backbone of growth, consistently showing positive trends in both price appreciation and sales volume. The luxury market presents a mixed picture, with high-end properties experiencing price declines but a significant increase in sales activity, indicating heightened buyer interest. Highrises face challenges in most areas, with Henderson being the exception, showcasing robust growth. Overall, the townhouse and condo market has seen steady growth, with North Las Vegas emerging as a standout performer. These trends reflect the continued strength and resilience of the Greater Las Vegas real estate market, offering opportunities across all property types and price points.
