Great news—it’s that wonderful time of year when we can finally open our windows, turn down the A/C, and enjoy the beautiful outdoors! One of the things I love most about Vegas is the stunning weather from October through May. Fall is truly one of my favorite seasons here in the Valley, especially with football back in action. What could be better?

As we move into fall, real estate activity typically ramps up before the holiday season. Historically, our team has seen a rise in sales during this period, with some of our best months occurring in the fall.

This year, we’re expecting an upswing for both buyers and sellers eager to complete transactions before the holidays. More listings typically hit the market, more buyers start their search, and builders offer additional incentives during this time.

Currently, we’re in a unique situation with interest rates at a historic high for the past 1.5+ years. However, with a recent drop of 0.50%, many are asking: Is this the right time to buy? Will the market flood with buyers if rates drop further? Can I refinance after purchasing? The answers are a resounding Yes, Yes, and Yes!

As interest rates decline, buyer interest typically increases, and we may see more sellers listing their homes. Interestingly, the pent-up demand from buyers waiting for lower rates could lead to low inventory, which might keep home prices stable or even push them higher if buyer demand exceeds available homes.

Now is a fantastic time to consider purchasing, whether it’s a resale or new construction. Buyers still have the opportunity to negotiate on price or concessions—an advantage that may not last long as demand rises.

Regarding new construction, builders are eager to close as many sales as possible before year-end. They often offer incentives such as discounts, rate buy-downs, and upgrades to attract buyers. In August 2024, the Las Vegas housing market saw overall growth in single-family homes, with a 7.87% increase in median prices and a modest 3.34% increase in properties sold. The average price per square foot (SF) remained stable with a slight 0.28% decrease, while homes sold marginally faster, with days on market (DOM) reducing by 3.45%. However, the luxury market ($1M+ homes) showed a different trend, with a 4.93% decrease in median price and a 10% drop in sales volume. The price per SF for luxury homes fell significantly by 12.31%, and DOM increased by 6.25%, suggesting that high-end homes are staying on the market longer. Highrise properties experienced the sharpest decline in median price, dropping by 9.84%, but the price per SF increased by 8.17%, indicating that buyers are paying more for the space in these buildings. Notably, the DOM for highrises remained unchanged at 57 days.

In Henderson, the market for single-family homes continued to strengthen, with a 6.50% increase in median prices and a 22.04% increase in sales volume, though the price per SF dropped by 2.54%. Homes are taking longer to sell, with DOM rising by 12.9%. Interestingly, luxury homes in Henderson bucked the general trend of a declining luxury market, with sales up by 27.78%, despite a 3.85% decrease in median prices and a 16.58% decline in price per SF. This indicates a growing interest in high-end homes but at lower prices. Highrise properties in Henderson, with only two properties sold, saw a 12.59% drop in median prices

North Las Vegas saw a modest 3.54% increase in median prices for single-family homes, but sales volume fell by 15.33%, signaling a cooling demand. Prices per SF increased slightly by 0.20%, and homes sold faster, with a 6.45% reduction in DOM. The townhouse and condo market had a similar pattern, with a 5.70% rise in median prices, but a 22.22% drop in sales volume

Looking at the broader Greater Las Vegas region, single-family homes enjoyed a 6.89% increase in median prices, with a 6.32% rise in sales volume. The price per SF stayed stable with a 0.59% increase, and homes sold just a little quicker, with a 3.33% improvement in DOM. The luxury market across the region mirrored the trends seen in Las Vegas and Henderson, with a 5.77% drop in median price and a 11.63% decrease in price per SF, while sales volume remained unchanged. Highrise properties saw a 10.53% decline in median prices, but the price per SF rose by 8.26%, suggesting that buyers are focusing on quality and amenities. DOM for highrises held steady at 57 days.

Overall, the non-luxury sectors of Las Vegas and Henderson experienced growth, while the luxury market cooled across all cities, with notable price drops and reduced sales activity. The demand for highrises showed mixed signals, with price per SF increases but overall price declines, particularly in Las Vegas and Henderson.
