Summer is officially over—sort of. School is back in session here in Las Vegas, and the sun is still shining brightly. What a summer it was for the Diaz Luxe Group! Why does summer always seem like a blur, right?! This summer, we had the opportunity to support 15 families with relocations, downsizing, upgrading, and even investing. We did it all. That’s one of the many reasons we love what we do: we get to be there for these monumental experiences in our clients’ lives. We are forever grateful for these opportunities to support families in their real estate endeavors.
Typically, in Las Vegas, even though it’s warm, people are out and about home shopping pretty regularly during the summer months, and this summer was no different. Even with higher interest rates, buyers and sellers alike were still making moves. Because of the higher rates, buyers were a bit more specific and less open to sacrificing their wants and needs. So having a quality team behind you, like DLG, was extremely important in this market. One segment that performed particularly well this summer was new construction.
New construction was, and still is, offering great incentives to purchase homes. Builders have capitalized on the higher rates by offering rate buy-downs, closing cost credits, and more. They were responsible for about 40% of all sales throughout most of the summer, which is massive. I always say, it’s a nice perk in Vegas for buyers to have the option to choose between resale homes or new construction. In some markets, new homes aren’t even an option. Having these options allows our prices to stay competitive across the board. But what’s on the horizon for the Vegas real estate landscape?
According to a recent study, over 40% of new relocations are coming from California, and home prices—even with the higher rates—have stayed relatively steady. As long as we have that many buyers from California, we can expect the same trend to continue, especially when rates start to drop. However, we did notice longer days on the market, which was expected, but that’s about it. With talks of rates dropping in the near future, we are anticipating a slight uptick in homes on the market and more buyers ready to act. So stay tuned to see what happens with the rates and the upcoming election.

The Las Vegas real estate market experienced notable growth from July 2023 to July 2024, particularly in the highrise and $1M+ property segments.
In Las Vegas proper, median prices for single-family residences rose by 7.78%, with a significant 22.99% increase in the number of $1M+ properties sold. The highrise market saw an impressive 39.06% jump in median prices, coupled with an 18% increase in sales, though average days on the market for these properties decreased by 22.67%, indicating quicker sales.
Henderson’s market presented a mixed picture, with slight increases in median prices for single-family homes and townhouses but a 9.58% decrease in the number of single-family homes sold. The $1M+ properties in Henderson experienced a slight decline in median prices but a substantial 50% increase in sales volume.
North Las Vegas showed steady growth, with a 7.96% rise in median prices for single-family homes and a 10% increase in townhouse sales, reflecting a healthy market overall.
The Greater Las Vegas area mirrored these trends, with a 7.13% increase in single-family home prices and a strong performance in the highrise sector, where median prices soared by 31.71% and sales increased by 25%.
Overall, the region’s real estate market showed resilience and strong demand, particularly in the luxury and highrise categories, despite some areas experiencing slower sales reflected by longer average days on the market.
