The Greater Las Vegas real estate market in September 2024 saw some important shifts compared to the previous year. Single-family homes experienced a 7.09% increase in median price, with a 7.80% rise in price per square foot, while the number of properties sold slightly decreased (0.92%). Homes are staying on the market a bit longer, with days on market increasing by 9.68%. In the townhouse and condo segment, prices jumped 10.55%, though the number of properties sold declined by 11.32%, and days on market extended by 25.93%, reflecting slower sales activity in this category. The luxury market, particularly homes priced at $1M and above, saw a solid demand with a 4.11% price increase and a notable 29.17% rise in properties sold. However, highrise properties in Greater Las Vegas faced a significant slowdown, with a 44.74% drop in sales, despite stable prices.
In Las Vegas, single-family homes saw a 6.81% growth in median price, and the price per square foot increased by 8.01%, while the volume of properties sold remained steady (0.44% increase). Days on market inched up slightly by 3.23%, suggesting consistent demand. Townhouses and condos experienced a 9.02% price hike, though the number of properties sold fell by 11.23%, and homes are staying on the market longer. The luxury market over $1M continues to perform well, with increased sales and a higher price per square foot, showing sustained interest from buyers.
Henderson’s real estate market saw strong performance, especially in the luxury sector, where properties priced at $1M and above had a 29.17% boost in sales. Townhouses and condos also saw price appreciation, though sales dipped slightly. The highrise market in Henderson, however, experienced a significant drop in sales, indicating a cooling in this segment.
In North Las Vegas, single-family homes continued to perform well, with a 7.09% rise in median price and a 7.80% increase in price per square foot. However, the townhouse and condo market saw a dramatic drop in sales (44.74%), with properties staying on the market longer. This could suggest a temporary shift in buyer preferences for this property type.
Overall, the market remains strong with price appreciation across most segments, though the slower pace of sales in some areas, particularly townhomes, condos, and highrises, is something to keep an eye on for the coming months.
