Created in 2012, the goal of the UTOD was to provide for transit supportive land uses and promote compact development. Parking requirements were decreased to promote mixed use development, commercial uses, and adaptive re-use of buildings. Though on a smaller scale, our study area aims to illustrate how we can improve Blue Island’s housing stock, invite energy efficient industry, and increase the open space available to residents. single family homes with the exception of a special use district dedicated to mobile houses. The West and Northeast tract share portions of Western Ave., but both are predominantly single family residences. While opportunities continue to exist along this commercial corridor, the Northeast tract has an interesting element along the eastern edge known as the Northeast Cargo Oriented Development site, which will be discussed in detail later.
