Save Money and Save Water!

Managing Your Irrigation System Can make a Huge Difference

Typically, 50-75% of the water used at a home in the arid southwest goes to outdoor landscape irrigation. Therefore, it is very important that irrigation water is applied efficiently to support much needed water conservation and manage increasing water costs. Let’s look at the numbers. A typical Marana home usesabout 98,000 gallons per year, half of it for outdoor landscape irrigation, or 49,000 gallons per year. If a standard irrigation controller is set for summer watering and not adjusted for reduced need throughout the year, it can result in wasting 25%-50% of the outdoor water. That means a homeowner might be paying for 12,500 (or more) gallons of unneeded irrigation water each year. With 600 homes in our community, and the addition of a weather-based irrigation controller, we could be saving the expense and waste of upwards of 7 million gallons annually.

What Are Weather-Based Irrigation Controllers?

Many newer irrigation controllers have the ability to automatically control irrigation valve operating times based on weather data. The software/hardware in the irrigation controller utilizes the weather data from one of the sources and adjusts the watering times automatically. Some irrigation controllers will actually turn zones off for a specified number of days if it rains. There are many different manufacturers and types of weather-based irrigation controllers but one of the most popular and versatile units is described next.

Rain Bird ESP-TM2 Irrigation Controller & LNK2 WiFi Module

Many of our homes in Del Webb have a Rain Bird ESPTM2 Irrigation Controller to control irrigation to front and backyard landscaping. This controller is unique in that you can install a small device called the LNK2 WiFi Module for about $100 that will link the controller via a 2.4 Ghz WiFi internet connection to a Rain Bird Application (App) on your smart phone. You simply set the watering times at the irrigation controller for the highest summer irrigation and the Rain Bird App automatically adjusts the watering times throughout the year based on the weather data for that location. Infrastructure Landscape Committee: Project Management

ILC Charter & Project Management

The Infrastructure/Landscape Committee (ILC) Charter calls for the ILC to inspect, monitor, report and make recommendations on the condition of DWDMCA common area infrastructure and landscape (collectively, the assets). The ILC also provides input to the Community Manager on maintenance and construction bidding/contracts and vendor performance, i.e., project management.

2023 Projects & ILC Assignments

For 2023, there are 21 Reserve Study projects totaling $407,000 and 1 Operating Budget project totaling $15,000. Current Community Management staffing levels are not sufficient to manage this number of projects and at the same time effectively manage the day-to-day operations of DWDMCA. Therefore, it is necessary for ILC members to assist. Table 1 identifies the 22 projects (Note: some are deferred/partially deferred) and the ILC member/staff member assigned as project lead.

It doesn't matter if it's a $10,000 project or a $500,000 project, successful Project Management requires the key steps illustrated in the figure (shown below)

ILC members include a retired teacher, architect, dentist, engineer, airport manager, sales manager, contractor and public safety psychotherapist. Some have limited capital project management experience but we are all learning fast and working hard to successfully manage projects that will make our community resilient. This is a lot of work required by ILC resident volunteers and our Community is so grateful you are committed to doing it right. Thank you very much to each of the ILC members your commitment to managing these projects is essential for the success of each project and our Community.

Many of the 2023 projects have already been through the steps up through Procurement and will be starting Construction soon. We will keep the community informed when work is about to begin and the progress on projects.

After a rather active crime wave up on Dove Mountain in the fall, it is good to see, through our local Community Crime Map, that we have started off to a relatively quiet year. So what better time to focus on keeping safe and crime free with some rather frugal tips for both you and your property.

Let’s start with one of the most obvious ones that we’ve talked about and that is your garage door remote opener. One of the biggest things that happened last fall was that cars were being broken into and garage door openers were stolen. So if you have to park outside, remove the openers. Don’t forget any other valuables such as purses, briefcases, backpacks and firearms. Another layer of security is to “lock” out the remotes by using the “lock” button on the master pad in the garage. This prevents any remotes from being used, but don’t forget to unlock in the morning when you leave the house, so they can return to their regular usage.

Another layer of security is to add a padlock to your backyard gate and to your electrical breaker box. This obviously keeps the unwanted two-legged guests out and also stops any unauthorized access to your power. Nothing like hearing a bump in the night and not being able to turn on any lights. A paired set of padlocks is less than $10 at most big box hardware stores and are keyed alike.

Here is another cheap security hack - light timers. Yes, I’ll bet you may use them when you are on vacation but try using them even when you are home. Thieves don’t like lights. Coordinate with your neighbors so that different lights come on and off at different times during the night in different houses, especially in the front windows. You only needto keep yours on for a half hour at a time. Bad guys are more likely to move on down the road when they see this type of activity.

For sliding glass windows and doors, cut lengths of PVC pipe to lay in the track. This helps prevent the doors and windows from being opened even if a locking mechanism has been compromised. Once again, PVC pipe is available at the big box hardware stores for very little money and can be cut for a custom fit very easily.

Speaking of vacations, please, never post your travel plans on social media. Announcing plans or that you may need a pet sitter on particular dates are easily tracked back to you by your name on social media, and your location by public tax records. Keep your posts vague.

Spend some time getting to know your neighbors, especially those four or five houses up and down your street. By doing this you are actively participating in helping develop a neighborhood watch. By having one person ( a Block Captain) dedicated to establishing a phone number, text and email list, you can easily and effectively create a communication chain between neighbors. This can be essential if a crime is suspected, or even for other purposes, such as wildlife sightings.

These are just a few tips to help keep our neighborhood safe without spending a lot of money. And remember…

According to Scripps Health, hospital emergency departments are equipped and staffed to handle the most critical needs, including life- and limb-threatening situations ranging from heart attack and stroke to traumatic injuries following a car accident. Urgent care or walk-in clinics help fill a vital gap when you become sick or injured, but your regular doctor is not available and you can’t wait for an appointment.

Preparing Early Enough

One of the most common mistakes for beginning and intermediate players is not starting the backswing early enough on groundstrokes. In the heat of the match, you may forget the basics of good stroking and wait for your opponent’s shot to land in your court before taking your racquet back.

This late preparation forces you to rush your forward stroke and may cause your shot to fly out or straight into the net. Instead, start your backswing early enough so that your racquet handle points almost directly at the

approaching ball before it bounces. This way, you won’t have to rush your shot, with your racquet already back you can take a smooth, controlled forward swing that will help set your ground strokes straight.

If you are like me, you are enjoying these springlike temperatures and the occasional rain that pops up. Our desert is starting to show its colors like a proud peacock. Can’t wait to see what March weather has to offer.

Last month we touched on an important health subject, Inflammation. The silent enemy that hangs out in the body and when gets turned up too high can cause health issues such as heart, brain, digestive and even fast track

aging. Here are just a few of the most common symptoms that can indicate there may be inflammation brewing in you.

1. Memory Impairment

2. Cholesterol Imbalances

3. Elevated CRP levels

4. Aches and Pains

5. Skin issues

6. Digestive discomfort

Personally, at certain times in my life I have experienced most of these symptoms to a small degree. When this happens I look back at my lifestyle from past weeks and can almost pinpoint what I’ve done wrong to bring on these issues. It always comes to diet, lack of exercise, stress, too many happy hours, not enough water intake and running on too few hours of sleep. Once I recognize and correct these items, I’m back on track and feel so much better.

Last month I included some foods to stay away from and ones to incorporate. As a reminder try to limit or eliminate these from you diet. Sugar, saturated fats, trans fats, refined carbohydrates and alcohol are the biggest culprits. You hear this all the time but try to incorporate more of fruits and vegetables into your diet. Limit or eliminate red meat, alcohol, non-organic foods, processed and packaged foods. So, if you have donuts, cookies, chips, crackers, candy, sugary cereals, ice cream lurking in your kitchen, remind yourself how these could make you feel. Is it worth it?

Get out and get some exercise. Remember our community center has a plethora of classes and ways to incorporate a fun exercise program. Even 30 minutes of walking can greatly improve your health. Word of caution: you may get hooked on something that evolves into a habit. Lol

Self-care is so important in relieving stress. So, take time for you and get a massage, practice yoga, of course exercise and even a soak in the tub will go a long way towards feeling relaxed and de-stressed.

I know these are things we all have heard before, but sometimes we just need a reminder to get us kickstarted. Also, and most importantly, these things can help eliminate inflammation brewing. This is key to your health.

Here is a fast and healthy Ranch dressing/dip that will help in getting more veggies into your diet. We make this recipe and a variety of cut up veggies to snack on all week. So good!

It’s HOPA Time!

What is HOPA? The Housing for Older Persons ACT (HOPA) was signed into law by Former President Bill Clinton in 1995. HOPA is defined as housing for older persons that is intended and operated for occupancy where at least 80 percent of the community is occupied by one person 55 years of age or older. To maintain this restriction where the “housing community or facility” for older persons within these guidelines, the Statues require that Associations claiming this exemption establish age verification procedures.

For Del Webb we have established an age verification procedure to be conducted for each household every two years. In order for Del Webb to maintain the 55+ older community it is imperative that the community participate in the age verification process. Failure to maintain Del Webb records in accordance with our age verification procedures does not demonstrate intent of housing for older persons, and could jeopardize the Del Webb status as a 55 or older housing status. I will be sending out letters for those households that the age verification has or will be expiring this year. If you receive a letter, please come to the Saguaro Center with a current government issued identification. DMDW Flying Solo is a social group of single men and women who enjoy being with friends attending a dinner, bowling, or Happy Hour.
