W

ith breezes off the water blowing through longstanding oak trees, residents love to call Palencia their home. In addition to a wide range of beautifully designed homes, this community offers venues for work, play, and education.

The Smart Way to Buy

M

ost of us have purchased a resale home in our lives and therefore we are all familiar with the home inspection process that follows. Almost all home sales are contingent upon a home inspection. It may come

as a surprise to many that a similar process exists for new home purchases but buyers often choose not to pursue that option. The very same home inspectors who do resale inspections also do new home inspections.

The question quickly becomes what does it cost to do it and why when

I have all of these warranties in place for my new purchase do I even need to have my own inspection. Speaking generally an independent new home inspection is a multi-layered process from which a buyer can choose to do each stage or only select portions. Normally the first level involves coming out to review the job once the slab has been poured and then followed by right before the insulation goes in while the wiring and plumbing is still exposed and you can see how the roofing was put in place. The final level would be when the project is near completion and may even be when you do the pre-closing walk thru with the builder. Every inspector has their own charge for each of the different stages and will usually discount their service should you choose to do all of the levels. Inspectors I have spoken with charge from $200 up to $300+ for each level of a new home inspection but will discount those services for a buyer who wants several levels of inspection. If you don’t know which home inspector to call ask your Realtor who will provide you with a few names of qualified professionals they work with every day.

Typically after a new home purchase there is a 1 year follow up with

your builder to go over anything that might be a problem before various warranties begin to expire. This is also a key time for a home owner to enlist their own inspector in what Realtors often call “Month 11”, reviewing the status of the house while you still have recourse back to the builder on almost all issues. Don’t get me wrong, most homes have warranties that cover major components for many years past the initial purchase but as we all know appliances and certain other items involving workmanship begin to fall off warranty rather early.

I am often asked by my new build customers what I recommend and to

be honest I have gone both ways on sharing my thoughts. The additional expense of these type of inspections makes for a difficult choice for buyers when they are trying to stretch their dollars. Do I get the extra inspections or that window treatment package I really want or just save some money…you get the idea!

I sell a lot of resale homes that are not very old. When it comes time

for the home inspection I often see repairs being made by my sellers for items that were never right from the day they bought it new but no one caught it. Naturally in most cases the warranty is almost always expired.

Personally I think an inspection of the house before the insulation is in

I can tell you most buyers decide whether to do an independent inspection at the one year mark based upon whether they have had problems with the house during the year. May has been full of celebration. Davidson Development celebrated our 25th anniversary May 1, 2014 and Jim and I celebrated our 34th wedding anniversary on May 9th. We have been blessed. You may have seen the recent headlines “All-cash sales up while distressed sales and investors decline”. Lawrence Yun, the National Association of Realtors chief economist offered a terrific explanation. “Florida is the most popular state for international buyers, who generally pay cash, as well as vacation-home buyers who frequently pay cash. In addition, downsizing retirees are known to pay cash from the proceeds of their homes in the north.” It is a very interesting dynamic because more than half the homes sold in the first quarter in Florida were cash sales. I had not really focused on how many Baby Boomers have decades of accumulated equity and pay cash when they downsize. RealtyTrac reports that in Jacksonville, the institutional investors share of purchases were down to 13.5% in the first quarter compared to 18% a year ago. We have seen a large drop in investor purchases since the beginning of the year. The Northeast Florida Association of Realtors market stats for April show continued recovery in the housing market. Pending sales are up 14% over last April and 10% year to date. There were 2,439 pending sales or contracts written in April. To put this in context, there were only 2 months in 2005 during the peak of the market when more contracts were written. There were 1,901 closed transactions in April which is down 4% from last

April; however closings are up 3% year to date over the same period last year. The lender mediated closings were down 8% from last April and the traditional closings were down 2%. The median sales price of $154,990 is up 2% over last April and almost 3% year to date. The lender-mediated sales price is $84,505 which is down 6% from last April compared to the traditional median sales price of $205,000 which is up 8%. The average sales price of $201,911 is up 2% over last April and up 4% year to date. The inventory of homes for sale is 9,656 which is down 1% from last April. The inventory that is lender-mediated or distressed is 25% of the total compared to 35% last April. It is very positive to see distressed properties declining this significantly. Each month this year has been a little better than the month before. As the economy and employment improves, the real estate market will continue to get stronger. Whitney Laboratories Florida is especially important to the sea turtle population. In fact, of the seven sea turtle species, five of them can be seen in Florida. Not to mention, Eastman notes Florida is “globally significant” when it comes to the Loggerhead sea turtle. This significance, coupled with the growing need of sea turtle rehabilitation, which in the past has relied on volunteers to relay turtles sometimes up to 200 miles for treatment, helped bring the sea turtle hospital to life. And true to its roots, Whitney Labs will also incorporate education into the sea turtle program. From tank-side chats through Skype into classrooms and other creative ways that won’t cause stress to these rehabilitating animals, the team is dedicated to educating our community about sea turtles. “We have a lot to learn about this keystone species in the ocean,” said Eastman. “These puzzles and mysteries will more than likely connect back to the ocean and ocean health.”

As Whitney Laboratory for Marine Bioscience Director Mark Martindale said in regard to the new sea turtle hospital, “Science is easy— pulling it off is the hard part.” So, in an effort to get the community involved, Whitney Labs has created a wish list for their turtle hospital. Here are a few items from the list: • Medical Equipment: Equipment such as an Abaxis Handheld Portable Vetscan Istat 1, a Bickford Dual Yolk Anesthesia machine, a Minxray Vet Rocket X-1 Portable, Cordless, Wireless Digital Radiography Unit, an Aesculight 20/25 watt CO2 laser with smoke evaporator, and a Centry Exam light are equipment currently needed for the sea turtle hospital. New and used equipment is welcomed. • Medical Supplies: Supplies such as bone cement, often discarded due to health regulations by practitioners, can be used in the sea turtle hospital. • Medicinal Honey: Are you a local bee keeper? Perhaps you can help save a turtle. The healing power of honey can help sea turtles with wounds and other ailments. Choosing the Right BABYSITTER

As a parent, there almost always comes an occasion where you have to leave your child with a babysitter. If you’re one of the lucky ones, you have parents or in-laws in town, making it much easier. But for those who have to find a qualified babysitter, someone who isn’t a trusted family member, the task can be very daunting. After all, you don’t want to leave your most cherished treasure with just anyone! When I recently surveyed some friends on what qualities they look for in a babysitter, I got a lot of good answers: someone who is good with kids, honest, a good role model, respectful, friendly, etc. All of these answers are great qualities and definitely ones that I would consider important. But at the end of the day, I think the biggest question you have to ask yourself when choosing a babysitter is, “Will he or she keep my child SAFE?” (And I mean that in both the emotional and physical sense.) When it’s all said and done, it won’t matter if your babysitter does all the dishes, is the friendliest person you’ve ever met, or makes straight A’s in school if you come home and your child is hurt or not alive. Nothing replaces safety when looking for a good babysitter. I have heard some babysitter “horror” stories. Some of them are mild, such as letting the kids stay up way past their bedtime, getting locked out of the house with the kids, or accidentally setting off the security system and scaring the daylights out of the parent who gets

the call from the security company. Those are things to avoid, for sure, but I have also heard some TRUE horror stories. I heard one about a babysitter taking the two oldest children to the park and leaving the baby at home alone in the crib. I heard one about sexual molestation and I heard about a child being thrown against a wall because he was crying. But, the worse one I’ve heard, the one that I can hardly bear to repeat, was when a young sitter was watching four children…..only she wasn’t actually watching them, she was on the phone most of the time….and the children were jumping on the bed in the other room. Later, the youngest child was missing. He was found dead between the wall and the mattress. How tragic! My husband and I own a local safety company in Jacksonville called Safety First CPR & Safety Training, so safety is on the forefront of our minds most of the time. We even teach Babysitting Safety Certification courses as part of our course selection. Our advice to all parents who are seeking a good babysitter is to keep safety at the top of the list when looking for a babysitter. Look for a babysitter who is CERTIFIED. Does your babysitter have a current certification in Community CPR and Basic First Aid? If she is a younger babysitter, has she also taken a Babysitting Safety Certification course? Safety First CPR & Safety Training is co-owned by husband and wife team, Tukz and Carrie Taaca. Tukz is the Lead Instructor with a background of 20+ years in the Aquatics and Safety industry, and Carrie is the Co-Instructor. She also handles all of the behind-the-scenes aspects of the business. The dynamic duo launched Safety First in 2011 and have watched it grow ever since. Summer is On its Way A Message from The Vet ~ Dr. Veling, DVM Palencia Pet Clinic

That title brings images of back yard grilling, days at the beach and dogs in the water for me. Each of us has im-

ages such as these that I am sure came to mind when reading the title. One of the reasons my family and I wanted to move here is the pleasure of taking our dogs to a Saint Johns County beach any day we want. We don’t do it as often as we would like but it is a pleasure when we do.

There are so many outdoor options here that it is hard to be bored in Saint Augustine. For our pets getting there with us can be a problem. The

sunshine we enjoy can really heat up a car quickly here in Florida. The middle of May brought us appointments for two Retriever-style mix breeds back-toback on a Monday afternoon. The owner brought in the first dog, Lady, and waited her turn in the exam room. Knowing that there were two appointments for the dame family, Lori, my receptionist, noticed the other dog in the car panting. Alertly, she asked the owner if she would like to bring the other dog into the clinic at the same time as Lady. The owner gladly said yes. It was just a few minutes so Buddy was not in any trouble and came in wagging his tail. But, it helps a veterinarian to have alert, caring people working for us.

Unfortunately, if Buddy had been in the car longer the outcome might have been worse. The Weather Channel has a useful article that claims it

takes 10 minutes for the interior temperature of a car to reach 109 degrees F if the environmental temperature is 90. By 20 minutes it is 119 inside. By 30 minutes it is 124 or higher. 140 is not uncommon. At that point the car is literally cooking. Heat Stroke is the result.

Every veterinarian has seen heat stroke that is the result of a pet being left in the car. The anguish the owner feels is incredible. It is such a simple

mistake but a deadly one. My guess is that every emergency MD has seen this with children. Now that summer is here, please keep the A/C on or leave your pet at home. Take the kids with you as well.

He was a big guy, over six feet tall, with the broad shoulders of

farmer and the largest hands I have ever seen. Since I am only 5’ 1”, getting a hug from him felt like a big (cuddly) bear was going to protect me from the world. He had two different colored eyes, one green and one brown, which he would roll dramatically when he encountered injustice or bullies. He was never afraid of anyone or anything and he spoke his mind, always telling us, “I am what I am”. He smiled and joked A LOT but he had a serious side too, quick to anger but always quick to forgive.

He loved to mow the lawn and for that reason the smell of

freshly cut grass always triggers an image in my mind of Dad sitting on his red John Deer with a pipe in his mouth, tooling around the lawn for hours on end. He liked to drink Chevas on the rocks or Budweiser, loved to dance with my Mom, and always knew how to make me smile even when I was desperate with tears.

That guy, my Dad, was one in a million. In my eyes, he was the

strongest, funniest, most talented Dad on the planet. I loved going out and about with him in our little town or when he visited his brothers and sisters up on the farm where he grew up. He seemed to know everyone and I would stand in his shadow and never even have to say anything as I

basked in his popularity. He would just scoop me up in his arms or put me on his shoulders and give me that knowing little grin he had like we were in on something that no one else understood. I knew he would watch out for me and I would never have to worry in life.

I wasn’t the only one who thought he was great. I was the lucky

daughter of a Dad who truly liked kids. He knew how to play and have fun and make everyone laugh. He organized games of kickball for the kids in the neighborhood, hit the fat bat better than anyone we knew, clear across the road, and taught me how to throw a frisbee with ease. One of my favorite memories is how we would wait for him to get home from work, usually around 6 pm and then he would change out of his suit. We would rush into my parent’s bedroom and he would let us jump on the bed and get all riled up until he was ready to wrestle. We would attack him like banshees and he’d just laugh and tickle us until we screamed with delight. This was my life, I was the luckiest girl!
