TARGET DISTRIBUTION CENTRES

LOCATION: Milton, ON Cornwall, ON CLIENT: Target Corporation SIZE: 32 ha site; 1.3M s.f. bldg. 68 ha site; 1.5M s.f. bldg. COMPLETION: 2011-2013

In 2011, America’s retail giant, Target, announced its expansion plans into Canada. As part of the project team, Crozier completed the preliminary engineering and evaluation of site options in support of planning approvals for two distribution facilities ranging from 1.3-1.5 million square feet. The selected locations were a 169-acre parcel of land in Cornwall’s Business Park, and a 79-acre, 1.3 million square-foot facility in Milton. Rapid progress was achieved through early collaboration between various utility companies, the project team and various regulatory agencies including: Town of Milton, Region of Halton, Conservation Halton, Ministries of Transportation and Environment, CN Rail, City of Cornwall, Trans-Northern Pipeline Company. Crozier maintained a full-time presence on both construction sites to oversee installation of all civil infrastructure. The Crozier team successfully expedited the aggressive timelines associated with these large-scale projects; from evaluation through design, to construction of the site services, grading and stormwater management.

OXFORD MILTON BUSINESS PARK

LOCATION: Milton, ON CLIENT: Oxford Properties Group SIZE: 98 ha site; 3.1M s.f. bldg. COMPLETION: December 2022 (projected)

The proposed development consists of 10 industrial and 3 commercial buildings constructed under a Plan of Subdivision and includes the extension of two municipal roads - Louis St. Laurent and Clark Boulevard. Crozier provided engineering support during the site acquisition due diligence period. Once land was acquired, the Crozier Team was further engaged to provide civil engineering, stormwater management, and project management in support of a Subwatershed Impact Study for the property’s re-development. In 2020, Crozier provided civil and traffic engineering for the Draft Plan of Subdivision Application as well as the subdivision package in 2021. Crozier has acted as lead engineer and Project Manager for the development since inception.

LOCATION: Scarborough, ON

2750 MORNINGSIDE AVENUE

CLIENT: Oxford Properties Group SIZE: 7.68 ha site; 333,000 s.f. bldg. COMPLETION: December 2021 (projected)

Crozier provided a due diligence assessment of the site to evaluate its suitability for a new proposed slabon-grade industrial building. Following acquisition of the property, Crozier led civil servicing, stormwater management, and site grading design efforts and successfully expedited Site Plan Approvals with the City of Toronto and the Toronto Region Conservation Authority. Water balance was an important consideration during design. As the property was a greenfield located on a highly vulnerable aquifer, special attention was given to the overall water balance of the site. Crozier employed an innovative stormwater solution utilizing infiltration galleries, water reuse, evapotranspiration, a dry pond, and underground storage to meet stringent City of Toronto development standards.

PROLOGIS

LOCATION: Milton, Ontario

The sites fell within the Town of Milton’s 401 Industrial/Business employment land north and south of Hwy 401. Crozier led the engineering design and servicing, and expedited approvals with the Town of Milton, Halton Region and Conservation Halton. Crozier provided civil servicing, stormwater management, site grading, traffic analysis, electrical, and photometric design; a full suite of engineering services, in support of Site Plan approvals for both sites. Site drainage was an important consideration in the design. Understanding local stormwater management systems and historic studies, Crozier took advantage of capacity available in existing downstream municipal infrastructure to eliminate sitelevel stormwater storage requirements, significantly reducing construction costs for the client. Crozier undertook construction administration and review early in the summer of 2015 to meet a spring 2016 possession date.

121 THIRTIETH STREET

LOCATION: Etobicoke, ON CLIENT: Oxford Properties Group SIZE: 6.1 ha site; 281,000 s.f. bldg. COMPLETION: September 2022 (projected)

Crozier provided a due diligence assessment of the site to evaluate its suitability for a new proposed slab-ongrade industrial facility. Following land acquisition, Crozier led civil servicing, stormwater management, site grading, and traffic analysis and successfully expedited Site Plan Approvals with the City of Toronto and the Toronto Region Conservation Authority. Undersized sanitary sewers downstream of the site presented a design challenge. Typically, to discharge into the City’s sanitary sewers, flow monitoring must be conducted. Crozier used existing flow monitoring data from a downstream source to bypass this City requirement, significantly reducing the timeline for Site Plan Approval.

LOCATION: Markham, ON

FEDEX DISTRIBUTION CENTRE

CLIENT: Giffels Design Build SIZE: 2.45 ha site; 89,290 s.f. bldg. COMPLETION: 2011-2012

Crozier provided site engineering drawings and engineering reports in support of Site Plan approval for a significant FedEx redevelopment project. Crozier worked closely with the design team to produce a cost effective strategy to redevelop this existing warehouse site into a state-of-the-art logistics distribution centre for FedEx Corporation. The redevelopment of the site was challenging due to servicing and grading constraints, as well as its location in an area that is highly susceptible to flooding. Crozier was able to overcome these challenges through innovative design solutions after careful evaluation of options and consultation and collaborating with municipal staff to allow for expedited approvals.

CANADIAN TIRE DISTRIBUTION CENTRE

LOCATION: Brampton, ON

Railside Drive extension, civil and electrical detailed design

design for the new intersection of Hurontario Street and

a traffic impact study, a functional services and stormwater management report, civil and electrical detailed design for for Whybank Drive extension, civil, traffic, and electrical detailed Tremblay Street. The development is situated within an old industrial/commercial area which has inadequate zoning solutions for future streets and temporary stormwater conveyance. To come to the best possible traffic, civil and stormwater municipal infrastructure solution, Crozier conducted extensive coordination with local authorities. As multiple new industrial facilities within the quadrant would be serviced by this municipal solution, Crozier undertook considerable design and construction coordination with the consultant teams for each of the proposed developments.

STRATHALLEN

LOCATION: Bradford West Gwillimbury, ON CLIENT: West Gwillimbury Power Center Inc. (Strathallen Capital Corporation) SIZE: 38.5 ha site COMPLETION: Ongoing

Crozier provided civil and transportation engineering services for this mixed-use industrial and commercial subdivision located at the Highway 400 and County Road 88 interchange, within OPA 15 lands. The services provided involved an extensive Traffic Impact Study, Draft Plan Approval, Detailed Design, and Contract Administration. Our transportation engineering team recommended improvements including additional auxiliary left and right turn lanes to accommodate future projected traffic conditions. Our civil team designed a stormwater management facility that will provide controls and criteria for future industrial developments within the subject lands, as well as north of the site.

LOCATION: Guelph, ON

MEDLINE DISTRIBUTION

OWNER: Medline Industries Inc. SIZE: 18.8 ha site; 580,000 s.f. bldg. COMPLETION: August 2020

Crozier provided a stormwater management evaluation and contract administration services for this medical distribution facility in Guelph. The Crozier team’s detailed stormwater management analysis included retaining and infiltrating all site runoff up to and including the Regional storm event. Based on findings from this analysis, two infiltration basins were recommended on opposite corners of the site to ensure sufficient water outlets. Crozier also completed a Salt Management Plan for the site in accordance with City of Guelph standards. Crozier’s contract administration role included daily site reviews, liaison between the Client, Contractor and City and overall civil construction support.

The project was a joint venture with Crozier proceeding with an Industrial Plan of Subdivision south of Honda. of road widening, utility coordination for the relocation of utility poles with multiple joint use partners, design of a stormwater management solution to retain the existing Industrial Parkway’s storm drainage system, and construction management services including tendering and contract administration. The project required an accelerated six month window to prepare designs, secure approvals, coordinate relocation of a joint-use power line, deliver Agreements to Council, negotiate financial cost-sharing and DC Credit requirements, tender the project, and ensure construction completion as Contract Administrator.
