CORPORATE OVERVIEW

LETTER FROM OUR CEO & PRESIDENT

Our 20th year in business was marked by significant economic challenges that were felt across the country from 2023 and continued into early 2024. However, as the Bank of Canada signaled a shift in their policy rate trend, we approached the fall with a sense of cautious optimism for increased activity in the real estate and private development market. Our colleagues and partners maintained that these markets would eventually overcome the prevailing economic challenges, despite the persistent issues of project delays and cancellations throughout the year.

We are fortunate to offer a diverse range of services for the private land development industry and maintain a strong presence in various market segments, particularly the industrial sector. Major developments like Rice’s Tullamore and Prologis’ Humber Station Industrial Subdivisions in the GTA are a testament to our expertise and the trust we have earned among our top industrial clients.

This year, we were pleased to occupy our new headquarters at QuadReal’s 70 Huron Street office building, further anchoring our long-term presence in the Georgian Triangle. The response from employees and the industry was immediate and strong, as we promptly hosted critical industry events with business and political leaders, employee training sessions, and community advancement partners.

We are delighted to share that we have collectively delivered another record year of revenue, emphasizing our continued growth and our goal of becoming a leading national consultancy in the land development and building industry. We continue to make significant strides in the right direction.

Investments in business resilience continue year-over-year as we aim to meet or exceed business performance targets. This investment is especially important during economic downturns, setting the stage for unprecedented growth during the next economic upswing.

Over the past year, we expanded our expertise within our Land Development, Transportation, Landscape Architecture, and Urban Design teams and formalized a Municipal Infrastructure team to meet our clients’ needs for delivering privately funded municipal infrastructure projects across the province. These successful recruitment efforts speak to our growing reputation in the consulting industry, and we are confident that these strategic hires will allow us to expand our service offerings and win the most desirable and fruitful projects for the firm.

This has been one of our best years in business: awards, accolades, sustainable growth, and most importantly, celebrating twenty years of enduring relationships.

Fiscal 2025 will be a year of intention; a reset of sorts, to build upon the success of the past twenty years, and to ponder and plan the next twenty years of building successful careers, clients, and communities across the country.

Crozier conducts its annual month-long employee wellness initiative.

Crozier officially launches its Municipal Infrastructure Group with the addition of Matthew Hartfiel, in the new role of Manager, Municipal Infrastructure. The newly organized service line supports our growing complement of private land development projects across Ontario and beyond.

Crozier supports Hospice Georgian Triangle through its “Double your Donation” campaign, resulting in $10,000 in donations from the firm.

Crozier conducts an employee survey, achieving an 81% response rate and an overall employee engagement score of 76%, both of which are fantastic results.

Funds raised for Covenant House Toronto at the Crozier Christmas Gala are matched by the Crozier family.

A team of Crozier staff and clients take to the ice to participate in the Durham Region Hockey Helps the Homeless tournament in support of Durham Youth Services. Led by Team Captain, Travis Gibson, and sponsored by Crozier, the team raises over $10,000.

A group of over 30 Crozier executives, directors and managers participate in a one-day leadership workshop hosted by business coach and author of “The 50-YearOld Millennial”, Marc Petitpas. Participants are guided through Marc’s Servant Leadership Program, which outlines the five anchors of successful leadership.

Brittany Robertson, is appointed to Crozier’s Board of Directors.

Led by Shelley Tripp of “The People Stuff,” employee feedback sessions take place across all offices to go through insights and themes identified through the employee survey.

Nick Mocan joins distinguished leaders and engineers for networking and panel discussion: “Understanding the True Value of Engineering Services and How to Boost Them,” at the National Engineering Month Kick-Off Event.

Crozier officially announces to the public its move to the new headquarters at 70 Huron Street in Collingwood.

The first Copper Cup pits Team Collingwood vs. Team World (Toronto, Milton, Bradford and Guelph office employees) at Eddie Bush Memorial Arena in Collingwood. Team World takes the inaugural win in an upset against a highlytouted Collingwood squad.

Crozier sponsors The Milton Chamber of Commerce 22nd Annual Sports Celebrity Dinner & Auction to support the Milton Scholarship Fund helping local students pursue post-secondary education.

For the second consecutive year, Crozier is named one of Canada’s Top Small & Medium Employers by Mediacorp and The Globe and Mail.

Crozier staff join the global Earth Day celebration with a company-wide community clean-up across all offices.

Dynamic duo, Janet Hughes, and Menah Kerr, represent Crozier at Canada’s Top 100 Employers reception in Toronto for an afternoon of celebration and connection with peers from across Canada.

MAY 2024

To coincide with Canadian Mental Health Awareness Week, the Crozier Wellness Crew tackles a topic each week in the month of May to provide education, resources, and support for mental health.

Crozier Women’s Initiative Mentorship Program hosts their first in-person event of the year, Mentorship Mingle.

Crozier participates in its next research project, attending the first annual meeting of the “Adaptive management of green stormwater infrastructure to reduce greenhouse gas emissions from urban watersheds” hosted by the University of Waterloo.

Crozier is inducted to the Children’s Foundation of Guelph and Wellington Donor Wall in recognition for support through numerous fundraising initiatives since 2022.

TPC Toronto at Osprey Valley, a Crozier redevelopment project, is named host of the 2025 RBC Canadian Open.

Crozier sponsors the Toronto Metropolitan University Planning Alumni Association’s 25th annual Spring Reception at the Diamond level.

From a boutique consulting engineering firm in 2004, to now 300 employees and five offices, Crozier has certainly made its mark in the land development industry.

Kevin Morris and Chris Crozier set out to start a company that not only supported the growing needs of surrounding communities, but also a workplace where people could be proud of the work they do, build lasting relationships, and have fun. Fast-forward twenty years and our little company has grown to 300 employees across five offices.

New Corporate Headquarters

At the end of Fiscal 2023, a 20-year lease was secured with QuadReal Property Group (formerly Parkbridge Lifestyle Communities Inc.) to occupy a significant footprint within their new office development at 70 Huron Street in Collingwood.

The building along Huron Street maximizes its street presence near the waterfront and includes open work spaces, numerous meeting rooms, collaborative spaces, a training room, a modern kitchen, a large patio, showers, and space for a gym and fitness classes.

Having contributed to the development of 70 Huron as the engineer-of-record, Crozier staff proudly enjoy the new building and look forward to our next 20 years of business in this location. We feel confident our new flagship will not only provide a space for collaboration and growth to employees but will also strengthen our presence in the community and land development industry.

This dynamic 35,000-square-foot building was erected in 2021. This office space was chosen for its favourable location and modern amenities as Crozier’s new headquarters.

We deliver multidisciplinary engineering and complementary services on planning, design, engineering, and construction from design to delivery. We understand the importance of forwardthinking and collaboration to get it approved and get it built, every time.

Water Treatment Plant Expansion

Crozier was proud to host public and private stakeholders at our new head office, as the Georgian Triangle Development Institute welcomed the Mayor’s Task Force and key collaborators to celebrate the launch of the Raymond A. Barker Water Treatment Plant Expansion. Brittany Robertson, in her second term as GTDI president and as a member of the Town of Collingwood’s Mayor Task Force, was a key contributor to the team of developers, industry representatives, and senior municipal officials, who was tasked with helping find funding solutions for major projects, including the $270-million expansion of the water treatment plant.

CORPORATE GOVERNANCE

Board of Directors

Crozier’s Board of Directors is a governing body that meets at regular intervals to set policies for corporate management and oversight. The Board is an elected group of individuals that represent the shareholders.

ln general, Crozier’s Board of Directors makes decisions as a fiduciary duty on behalf of shareholders. Issues that fall under the Board’s purview include the recruitment and retention of senior executives, dividend policies, options policies, and major strategic decisions. ln addition to those duties, the Board of Directors is responsible for helping the firm set broad goals, supporting executive duties, and ensuring the firm has adequate, well-managed resources at its disposal.

Crozier’s shareholder agreement provides that its Board of Directors is to consist of seven persons who sit for a minimum two-year term.

Organizational Framework

Over the course of 2021 and 2022, an organizational framework was formulated as part of the firm’s 2022-2025 Strategic Plan. The framework provides a foundation for the company’s purpose, vision, and mission, supporting the core values, and aligning with the strategic pillars: One Crozier, Crozier Crew, More Crozier, and Crozier Way Ahead.

Crozier’s organizational framework represents business practices that meet the needs of the business and advance the firm’s goals and growth into the future. Our leaders hold various experiences and perspectives, and we hope to expand opportunities as we continue to grow.

The framework is organized by Markets and Technical Services, with Corporate Services supporting both entities.

Markets – Roles with a market focus for building key relationships in the industry and for promoting growth, culture, and community across Southern Georgian Bay, Toronto, GTA East, GTA West, Niagara, Guelph, Kitchener-Waterloo, and other emerging regions the firm plans to pursue. The Market Services also support First Nations opportunities presently focused in Ontario.

Technical Services – Roles with a service delivery focus providing excellent service to clients, exploring new opportunities, and building careers in Land Development, Landscape Architecture, Hydrogeology, Environmental Consulting Services, Transportation, Building Services (Structural, Mechanical, and Electrical), and Construction, as well as other emerging disciplines the firm plans to pursue.

Corporate Services – An internally focused group that supports the entire company and includes Human Resources, Finance, IT, GIS, Marketing and Communications, Proposals, as well as emerging corporate services the firm plans to pursue and integrate into the operation.

Strategic Hires

To support our growth goal and service offerings, the following key senior hires were made in Fiscal 2024:

Tim McCormick, OALA, CSLA, Director, Landscape Architecture. Tim brings over 20 years of experience in landscape architecture, environmental design, sustainable development, and green infrastructure.

Matthew Hartfiel, P.Eng., Manager, Municipal Infrastructure. Matthew brings almost 15 years of experience in delivering municipal infrastructure engineering and oversees all aspects of the service line.

Establishes the firm’s vision and values for the effective management and profitability of the firm, with a focus on creating value for shareholders. Develops the firm’s strategic plan, drives innovation, and identifies business opportunities that align with the firm’s vision. Provides executive leadership necessary to guide and inspire employees to ensure the long-term success of the firm.

Nick Mocan M.Sc., P.Eng., President

Establishes short and long-term goals, plans, and strategies that align with the firm’s vision. Executes strategy, leading and managing change. Presides over the firm’s entire workforce, maintaining and monitoring staffing levels, and knowledge-skills-attributes. Executes all business plans, drives performance measures, and is responsible for the operational direction of the firm.

Juan Laverde CPA, CGA, MBA, Chief Financial Officer

Manages all financial aspects of the firm, including financial planning, management of financial risks, record-keeping, and financial reporting. Supervises the finance business unit and assists the CEO and President on all strategic and tactical matters relating to budget management, cost-benefit analysis, forecasting needs, and securing new funding.

Develops strategic direction and leads and optimizes practices and processes for the firm’s Construction Services Group. Focused on the development of the First Nations business group, while supporting the General Manager and service group directors in the delivery of technical services.

Jim Firth P.Eng., Vice President

Fosters business growth throughout the firm, using business analytics for data-based decision-making and relationship management. Manages the firm’s sales processes, develops strategic client relationships, and supports key client accounts.

Janet Bherer P.Eng., MBA, General Manager

Delivers service excellence, manages performance, advances standards and strategic operation. Promotes organizational performance by setting priorities, identifying opportunities, and taking action to improve service delivery and facilitate growth.

Fiscal 2025

As we look ahead to 2025, we anticipate a continued emphasis on building relationships with our clients, industry, and each other. While networking comes naturally to many, we understand the tremendous potential in our up-and-comers and how important nurturing these team members is to our future. Focusing on mentorship opportunities will be essential to our unique Crozier Way, one of our greatest competitive advantages. Living the core values will be our mandate — steadfast with care, entrepreneurialism, and energy.

We must work efficiently and with a practical approach to achieve our growth goals for 2025. Further development of our ERP system continues to move forward to streamline our processes and improve communication with clients, employees and stakeholders.

Maintaining a sustainable risk culture remains a priority. After 20 years of growth and change, we continue to learn along the way and remain cautious and deliberate in our professional and business decisions. Our people are our priority, and the success of the company relies on the growth of our people.

We will encourage continued development among our professionals through our Lifelong Learning Assistance Program and professional coaching initiatives. This will support advanced degrees, additional courses, and other related training that will enhance our expertise and fuel our growth, taking Crozier to the next level.

Markets Group

The Markets Group saw some successful outcomes in 2024, such as the Business Growth Flywheel exercise, planners analysis, and the evolution of the BeezDev Group. Our people are armed with the right tools and resources that will take our business development goals to the next level.

With strong mentors and ambitious, yet attainable, goals, we have closed the door on the group while opening windows for everyone at Crozier to play a business development role. As defined in the Business Growth Flywheel, we all have a part to play along the wheel.

Some group members will continue to champion their initiative and we look forward to seeing the following objectives evolve in 2025.

AI Initiatives

Crozier is leveraging artificial intelligence to drive innovation and efficiency, enhance our ability to analyze data, and improve decision-making. While this is just the start of our journey, we have already explored and implemented three AI-driven initiatives.

Microsoft 365 Copilot

Over the latter part of Fiscal 2024, we worked to prepare for the roll-out of Microsoft Copilot 365. This included developing corporate AI guidelines, Copilot-specific resource pages, and an evolving training program.

Copilot officially launched to all staff in November 2024. Over the next year, we will complete in-house general training and create tailored training sessions for job-specific tasks. The launch was highly anticipated, and there have been numerous early successes:

• Employees are discussing how they have been using Copilot, and experiences are being shared at staff meetings across all offices.

• Usage rate reached 70% across the firm shortly after launch.

• Over 200 employees are actively viewing posts on the Copilot Yammer page.

• Research and experimentation with Copilot agents have been launched.

Capstone Projects

In August 2024, we hosted an internal pilot Crozier Innovation Day with our summer students to gain insights into their experiences and familiarity with AI such as ChatGPT or Copilot.

Students discussed how they often get stuck doing time-consuming, repetitive tasks and that AI could help make things easier. Two notable ideas emerged:

• Developing a model to complete CCTV reviews using our immense amount of sewer data.

• Object detection on civil drawings to complete basic data and formatting reviews.

In September 2024, we were approached by the University of Toronto’s Machine Learning capstone course, and we submitted the two ideas generated from our Innovation Day — both were selected by the participating student groups.

The Crozier AI team continues to work with these student groups to develop their projects and will monitor findings for potential application at our firm.

Drawing Review Tool

The Crozier AI team is developing a model to complete formatting checks on Crozier civil drawings. As we move into Fiscal 2025, a data set is being generated using only Crozier drawings. The goal is a model that CAD technicians and engineers can use to verify formatting on drawings prior to an official engineer submission. While this project is still in the proof-of-concept stage, it shows great promise.
