Rising to 30 floors, it is the second tallest building in the Westlands area, following the GTC, and provides residents with stunning views over the vibrant cityscape.

The development offers a selection of 1, 2, and 3-bedroom apartments, each designed with attention to detail and a focus on contemporary living. The apartments feature spacious and well-thought-out layouts, designed to meet the needs of modern urban living. Beyond the luxurious interiors, 1870 West also boasts a variety of outdoor and communal spaces. The podium level includes beautifully landscaped areas, including an artistic water feature that adds a serene touch to the surroundings. There is also a firepit lounge under the stars, perfect for evening relaxation or social gatherings. Skanem Interlabels Factory at Tilisi

Raising the bar in industrial design

Skanem Africa has set a new standard for industrial design with its 8,000m² label manufacturing facility at Tilisi, a mixed-use development just outside Nairobi. Designed by Boogertman + Partners, this modern factory showcases a commitment to sustainability, functionality, and innovation. The project required careful planning and overcoming a variety of challenges, as explained by the project director, Quintus van Eck, and project architect, Leon Gathecha.

From the beginning, Skanem Africa was clear about their expectations for the facility. They wanted a cutting-edge building that would reflect the quality and innovation associated with their internationally recognized brand. The design aimed to meet these expectations, setting a new benchmark for excellence in the industry.

Boogertman + Partners, known for their diverse portfolio of architectural projects, encountered some unique challenges during the execution of this project. According to Quintus, executing a design that adhered to international standards while considering Tilisi's geography and Nairobi's logistical constraints required significant planning. Supply chain issues and material availability also posed creative challenges throughout the process. Another hurdle came when Skanem Africa decided to rebrand mid-project, prompting the design team to adjust the interior to reflect the new corporate identity. The project also faced unusually heavy rainfall, but the flexibility of the schedule and close coordination with the client helped ensure the project was completed on time.

The facility’s location on a 5-acre plot at Tilisi played a key role in shaping the design. The site’s natural slope was a significant factor, but the elevated position of Tilisi provided a favorable microclimate, which influenced the integration of natural light and sustainable design elements. Quintus notes that these environmental considerations were crucial in shaping the building’s features.

Sustainability was a top priority for the design team, and the facility has been certified under IFC Edge, a green building certification. The team worked closely with Urban Green Consultants to incorporate passive design principles, ensuring the facility would meet the sustainability criteria. Key features include a continuous polycarbonate skylight that provides natural light throughout the production area, reducing the need for artificial lighting. Vertical slits around the perimeter of the building enhance both ventilation and aesthetics, while LED task lighting was carefully integrated to focus on areas with the most activity.

In designing the facility, the architects also focused on creating a balance between large-scale production and a comfortable, human-centered workspace. The production hall, central to the facility, was designed to be light-filled, airy, and comfortable. Green spaces and interactive zones

were incorporated into the design to promote employee wellbeing. These areas are intended to encourage collaboration, boost productivity, and foster a healthier work environment.

Innovative building techniques were also employed, incorporating materials and methods that were relatively new to Kenya. This approach not only improved the quality of construction but also helped introduce new practices to local teams, providing them with valuable experience and skills.

The success of the project is attributed to strong teamwork and close collaboration among all stakeholders. Despite challenges such as procurement delays, statutory approval issues, and unexpected disruptions, the project was completed on schedule and within budget. The successful execution of the facility reflects Skanem Africa's trust in the design team and their ability to deliver a fully operational, high-quality space that meets the company's goals.

This new facility stands as a testament to the potential of combining ambition, innovation, and sustainability. For Boogertman + Partners, it is yet another milestone in their continued success in delivering world-class designs that are well-suited to the local context.

CASE STUDY: THE SKANEM AFRICA PROJECT

One of David Engineering’s standout projects is the recently completed Skanem Africa facility in Tilisi. Spanning 8,000 square meters, this project involved the design, supply, and installation of over 250 tonnes of structural steel. A key highlight was the incorporation of castellated rafters for the roofing system, which combined strength with aesthetic sophistication.

Additional features included the installation of 9,800 square meters of roof and side sheeting, using imported high-performance insulation materials and polycarbonate sheets that offer exceptional durability and natural lighting.

Could you tell us about your educational background and how it influenced your career in sustainable architecture and green building?

I began my studies in business commerce, which gave me a solid grounding in project management, finance and strategic planning. Later, I pursued a master’s degree in sustainable development, where my focus turned to environmental responsibility and resource management. Moving into green buildings from a business and sustainable development background was a leap and a learning curve, but it gave me a unique lens. I approach green building with an eye for practical outcomes—helping clients see sustainability as both an environmentally sound choice and a strategic business investment.

What specific green building certifications or credentials do you hold, and how have they shaped your approach to projects?

I hold several key credentials, including LEED, Green Star, EDGE, WELL and TRUE Waste. Each certification has shaped my approach by adding unique layers to our understanding of sustainability. LEED and EDGE are invaluable for driving energy efficiency and resource conservation, while WELL ensures that we focus on occupant health and comfort. TRUE Waste, on the other hand, underscores the importance of responsible waste management. Together, these credentials allow Urban Green Consultants to provide clients with a comprehensive sustainability approach that enhances building performance, occupant well-being and environmental stewardship.

Could you share your journey in establishing Urban Green Consultants and the key challenges you faced in the early stages?

Starting Urban Green Consultants was a rewarding but challenging journey. Coming from a business and sustainable development background, I worked hard to gain technical expertise and build credibility in green buildings through certifications like LEED and Green Star. Early on, the biggest hurdle was educating clients on the long-term value of sustainability, especially when it came to upfront investment. Convincing stakeholders of the financial and environmental benefits was crucial. By demonstrating measurable impacts— such as reduced energy costs and improved market appeal—we established

trust and paved the way for green building as a practical and profitable approach in East Africa.

Urban Green Consultants has played a pivotal role in the green building movement in East Africa. What do you consider your firm’s most significant accomplishment to date?

Our proudest accomplishments include several regional firsts that have set benchmarks in sustainable building. I was part of the team that achieved Kenya's first LEED-certified building, which laid the foundation for further sustainable development in the country. Urban Green Consultants went on to achieve East Africa’s first LEED Platinum project—a significant milestone showcasing the region’s capability to meet world-class sustainability standards. We also supported Ethiopia’s first EDGE-certified project and now hold the highest number of green building certifications in the region, reinforcing our leadership in advancing sustainable building practices across East Africa.

For those unfamiliar with the concept, how would you define green building and its importance in today’s world?

Green building means designing, constructing and operating buildings in ways that use fewer resources, generate less waste and promote occupant health— all while reducing costs in the long run. The importance of green building today is substantial. With buildings accounting for a major portion of global emissions, green practices address critical issues like climate change, resource depletion and public health concerns from poor indoor air quality. By optimising energy, water and material use, green buildings reduce operating costs, create healthier environments and enhance overall resilience. For cities experiencing rapid growth, sustainable buildings are essential to ensuring that development is beneficial, both environmentally and economically, for communities.

What are some of the most innovative green building practices or technologies you’ve encountered in your projects?

Innovation in green building doesn’t always mean new technology; in fact, some of the most effective practices take inspiration from pre-air-conditioning construction, like optimising building orientation and using natural ventilation. We applied such principles in a recent school project with perforated walls to balance natural airflow with acoustic needs. Of course, advanced lighting systems, efficient HVAC, smart metering and renewable energy solutions such as solar and battery storage are also highly valuable. Combining tried-andtested passive techniques with cutting-edge technologies allows us to design buildings that are both sustainable and adaptable to modern needs.

How would you assess the current state of green building in Kenya? Are we at par with other countries or playing catch-up? What trends do you foresee in the near future?

Kenya has made significant strides in green building, with private sector players leading the charge. Companies increasingly recognise the value of sustainable design, which is why Nairobi in particular, has seen a rise in LEED and EDGE certified buildings. However, government policy has been slower to respond. There’s a great opportunity for policy incentives like tax breaks, preferential zoning and faster approvals for sustainable projects—initiatives that could drive broader adoption with minimal cost to the government. Looking forward, I anticipate more energy-efficient, low-carbon buildings becoming the norm as awareness and demand grow, and with the right support, Kenya could emerge as a green building leader in the region.

Outside of your work in green building, what are some of your personal interests or hobbies? How do they influence your professional life?

I enjoy outdoor activities, especially hiking and camping, which help me connect with nature and remind me of the importance of preserving it. Spending time outdoors reinforces my commitment to creating spaces that respect and harmonise with the natural environment. I also enjoy reading thought-provoking publications, books and blogs that keep me informed and inspired on various issues, often intersecting with sustainability.

How do you unwind after a long day or week in the fast-paced world of construction and sustainability?

Spending time with my family, especially with my young child, is one of the best ways to unwind and gain perspective. I also enjoy getting out of town to camp in the wilderness, which allows me to reset and reconnect with the natural world. Music is another way I unwind, whether it’s listening to my favourite songs or playing guitar. These activities not only help me relax but also inspire me to keep sustainability at the core of my work. They remind me that the ultimate goal of what we do is to preserve our world for future generations.

Why Construction Project Managers are Necessary

Construction Project Managers (CPMs) in Kenya have been in the news lately as they fight for recognition of their profession as an independent and essential service in the industry. They argue that they are justified in sitting at the same table as other professionals such as architects, engineers, and quantity surveyors. The challenge appears to be a section of government that seems to be stuck in the past, failing to onboard emerging professions in the construction industry that have ironically already been recognised and included as fully-fledged degree programmes by local institutions of higher learning.

But why have CPMs become necessary in projects?

Traditionally, the tasks being managed by CPMs today were carried out by architects and quantity surveyors. Even today, many architects and quantity surveyors still offer project management services. However, there is a feeling that, with universities now churning out graduates in construction project management, this work is better performed by these individuals, as they possess deeper knowledge of the construction project management process.

So what is the role of a CPM?

Broadly, a CPM plans projects, sets goals and deliverables, and ensures the project stays on course and on budget. Additionally, the CPM may be tasked with hiring the rest of the project team, arbitrating disputes before they escalate, and managing risks.

A CPM plays a crucial role in ensuring that a project is successfully completed. They begin by understanding the goals of the client or company, which helps define the scope and desired outcomes of the project. They work closely with stakeholders to agree on the project’s timeline, budget, and the resources required for successful delivery.

The manager is responsible for creating a detailed plan that outlines the steps needed to reach each milestone. This includes selecting and leading a team of professionals, ensuring the right skills and expertise are in place for the various stages of the project. They negotiate contracts and terms with contractors and suppliers to secure the necessary materials and services.

Throughout the project, the manager directs a multidisciplinary team, coordinating their efforts to ensure everything runs smoothly. Effective communication is key, and the project manager communicates regularly with staff at all levels, fostering a calm and personable atmosphere to ensure clarity and cooperation.

In many cases, the CPM oversees multiple projects at once, which requires careful multitasking and prioritisation. Their primary focus is ensuring that each project phase is completed on time, within budget, and to the highest standards of quality.

The manager also keeps clients and stakeholders informed by providing regular progress updates. Additionally, they coordinate market and customer research to stay aligned with client expectations and industry trends. When challenges arise, the CPM is responsible for resolving issues or delays promptly to keep the project on track.

Every serious developer should consider hiring a CPM for their project. Any advice to the contrary, on the grounds of cutting professional costs, may come back to haunt the developer after a project experiences delays, conflicts and budget overruns.
