"Transition is not just about change — it’s about growth, resilience, and the courage to move forward.”

This issue is dedicated to transition — a journey we all experience, both personally and professionally. In design and architecture, transition is not only inevitable, it is essential. Spaces evolve, cities transform, and ideas adapt to new realities. On a personal level, transition challenges us to step out of our comfort zones and discover new perspectives.

Our cover story reflects this beautifully through Janus Rostock, Regional Managing Director, Buildings + Places at AECOM, MEA. With over 27 years of experience across 20 countries, Janus believes transition is the foundation of growth. Throughout his career, he has intentionally stepped into new roles and environments, each transition giving him fresh insights and skills. For him, the true value of transition lies in collaboration — where diverse perspectives come together to solve challenges and create meaningful impact. His story is a reminder that embracing transition is not about leaving something behind, but about carrying lessons forward into the next chapter.

We also look at El Gouna, the Red Sea town celebrating its 35th anniversary. With its latest launches, it continues to show how thoughtful planning and design adapt

to evolving lifestyles while holding onto authenticity — a lesson in balance we can all relate to.

Other exciting reads include thought-provoking pieces and inspirations that reflect the spirit of change. And for our Pick of the Month, I’ve chosen the floral chair by Filipino-Bahraini designer Rain Alqaseer-del Rosario — a striking reminder of how design itself is a story of transitions.

Bluehaus Unveils DIFC’s New Fund Centre

Bluehaus, a TP Bennett company, has delivered the interior design for the new DIFC Fund Centre, an 11,800 sqft office that brings together purpose-built functionality, refined materiality, and a subtle nod to hospitality interiors. Created to support a new generation of fund managers and financial professionals, the centre reflects the Dubai International Financial Centre’s reputation for both quality and ambition.

“The brief was clear,” said Adil Amin, head of interior design at Bluehaus. “They wanted a space that was purpose-built for fund managers, but also reflective of DIFC’s standards and values. That meant smart planning, high attention to detail, and a delivery strategy that could match the pace of the client’s needs.”

Developed in close collaboration with the DIFC team, the project blends formality with hospitality and approachability. The design relies on a calm, neutral palette,

layering natural stone, warm metals, and robust finishes with carefully integrated lighting and FF&E selections that soften the sharpness often associated with financial environments.

“The vision was to create a space that feels timeless and elevated,” said Amber Alston Peters, associate – creative design at Bluehaus. “We wanted to move away from a purely corporate tone and introduce a sense of calm and balance through the materiality, lighting, and detailing. It’s formal, but never cold.”

While the spatial footprint was compact, the design strategy was agile and efficient. A clear zoning logic accommodates various user needs, from focused workspaces and private offices to adaptable meeting rooms and a lounge that doubles as a hospitality area.

Furniture selection supports ergonomic variety, with sit-stand desks, self-adjustable chairs, and compact features like focus pods and booth seating.

The layout accommodates a

range of tenant needs, from flexible desks in an open plan, to semi-enclosed workstations, and fully enclosed private offices for one, two, four, or six users.

To maximise the reach of daylight across a deep floorplate, the ceiling was angled upward along the window line, allowing natural light to enter deeper into the space. Alongside this, suspended lighting panels provide a consistent ambient glow.

“The timeline was tight, and expectations were high,” Peters added. “That required us to collaborate closely with client teams, contractors, and suppliers from day one.”

As workplace environments evolve to blend hospitality, wellness, and flexibility, the DIFC Fund Centre demonstrates how even compact footprints can deliver high design value without compromise. It is a confident, quietly luxurious environment.

Bluehaus Designs DIFC Fund Centre with purpose, precision, and subtle luxury.

Design Duels Returns: UAE’s Ultimate Industry Sports Showdown Is Back

Hosted by Casa Milano and supported by the Dubai Sports Council, the UAE’s biggest multisport event for the design and home improvement industries.

Design Duels, the UAE’s biggest multi-sport event for the design and home improvement industries, returns for its third season on Saturday, 11 October 2025 at Danube Sports World.

Hosted by Casa Milano and supported by the Dubai Sports Council, the event will once again bring the industry together for a day of highenergy competition, networking and community spirit. Registration will be open from August 15 to September 15 through the Playinga app.

Reflecting on the journey so far, Azhar Sajan, director of Casa Milano and Danube Hospitality, said: “Over the past two seasons, Design Duels has become more than just a sports tournament. It is a celebration of the design community. Our first season brought together 78 companies and 1,200 participants. In Season 2, we grew to

120 companies and 2,100 participants. Every event we host at Casa Milano is about bringing the design community together, building connections and creating moments beyond the workplace.”

Jotun supports this year’s event as platinum sponsor, Oryx Doors and Windows as gold sponsor, Danube Sports World as venue partner, and Intelier as events & media partner. In 2025, the event will return to its original one-day format.

“We have refined participation to focus on design and architecture companies and contractors, staying true to the industry roots of Design Duels,” Sajan explained and added that this year he’s expecting between 80 to 100 companies to take part in this year’s competition.

The competition will also expand with two new sports: Pickleball, one of the fastest-growing racket sports globally, and Carrom, a classic board game enjoyed by many.

“These new additions make the event more inclusive and fun for all skill levels,” Sajan explained.

Season 3 will also debut a new jersey collection to give each team a fresh look and proudly display their company logos on the court.

For the first time, Design Duels will introduce Brand Ambassadors. These are leading voices from the design industry who have supported the event over the years and represent the collaboration and energy of the community.

The 2025 Brand Ambassadors are: Firas Alsahin (4SPACE Design), Olena Vasylieva (XBD Collective), Rakan Jandali (KCA International), Esther Echeverria (L&C Recruitment), Indu Govindan (Jea / Abra), Ahmed Sultan (Finasi), Siddharth Peters (Love That Design), Helia Rad (Helia Rad Design), Christian Merieau (MMAC Design Associates), Richard Fitzgerald (Lovin Dubai), Leali Ezzat (Ele Interior), and Mihir Sanganee (Designsmith).

Firas Alsahin, co-founder and design director at 4SPACE, said: “For us, Design Duels is where the design community gets to swap the design tools for sports gear. It is a chance to step away from the deadlines, meet our peers in a completely different setting, and enjoy some friendly competition. It is about seeing another side of the people we usually meet in meetings or at industry events.”

Olena Vasylieva, design manager at XBD Collective, added: “The design industry thrives on connection, and events like Design Duels break down the walls between studios, suppliers and creatives. It is a rare opportunity for professionals to network without formality, to share ideas in a relaxed environment and to foster a sense of community that inspires future collaborations.”

Well-Being

Within Walls

Associate Professor at Heriot-Watt University Dubai, shares that applying Blue Ocean Strategy to interior architecture can transform everyday environments into spaces that naturally support Generation Alpha’s mental health, holistic wellness, and emotional resilience.

“ENVISION A FUTURE WHERE MENTAL HEALTH AND WELLNESS SUPPORT IS AS ACCESSIBLE AS A FIRST AID KIT.”

Mental health and wellness are no longer optional luxuries; they are fast becoming everyday essentials. Urban spaces that once catered only to work or leisure are now evolving to nurture emotional wellbeing. From wellness hubs to recreational lounges, design innovation is dissolving the boundary between care and lifestyle. The future demands environments where looking after mental health is as natural as grabbing a cup of coffee. In many urban neighbourhoods, commercial complexes now bring together diverse services, for instance, a salon, an Ayurvedic treatment centre, and even recreational spaces like billiards and gaming lounges, creating

Schools with reflection rooms as common as prayer rooms, offices with mental recovery spaces alongside meeting rooms and community centres where wellness hubs double as cultural spaces exemplify how interior architecture can empower, heal and connect.

a single destination for relaxation, self-care, and leisure. These hubs reflect a growing cultural shift: the recognition that mental health and wellness are not luxuries, but essentials woven into the fabric of daily life.

This need for spaces that balance leisure and wellbeing becomes even more pressing as responsibilities evolve across generations.

Children born in the Generation Alpha era (2012 onwards) will grow up in a world where “mental health” and “wellness” are no longer passing trends but core priorities.

A striking example of this emerging mindset was captured in an interior architecture project called “Karaoke Kove,” designed by a Generation Z student and inspired by Blue Ocean Strategy—a theory by professors W. Chan Kim and Renée Mauborgne that focuses on creating new,

competition-free market spaces through value innovation. The concept envisioned a wellness hub blending steam baths, jacuzzis, massages, and private karaoke sessions—a refreshing, non-clinical approach designed to help women de-stress, recharge, and have fun.

Examples like the Karaoke Kove illustrate how the principles of Blue Ocean Strategy can be translated beyond leisure into the realm of mental health and wellness, creating spaces that feel inviting rather than clinical. Blue Ocean Strategy emphasises creating new demand rather than competing within existing markets. Applied to the mental health and wellness of the younger and future generations, this translates into designing spaces that attract people who might never step into a traditional ‘mental health clinic’ but would willingly engage with familiar settings like a café, billiard hall or art library, interior architecture spaces that naturally nurture emotional resilience and dissolve the boundaries between everyday life and mental well-being. As these design innovations show their potential, the need to rethink everyday spaces becomes even more urgent for the new generation. I foresee a revolution in how interior architecture typologies are designed to meet the future needs of Gen Alphas. Schools, playgrounds and community centres shouldn’t just exist; they should actively nurture mental health and wellness. As of this year,

75% of schools report growing demand for mental health services for Gen Alpha students. Smartphone and social media addictions are rising, and so is awareness. 75% of children aged 8–10 are already thinking about mental health, while 74% go outside or disconnect from the internet to stay balanced. For Gen Alpha, they need spaces that don’t just treat mental health, they normalise it. Wellbeing should be as natural and essential as learning, as fundamental as play. As Gen Alpha enters a world where average life expectancy has risen to 73.3 years, which is about 20% longer than that of the oldest Millennials. They will navigate careers that mostly do not exist yet, from artificial intelligence to blockchain, driven by a desire to make a meaningful impact on people and the planet. In parallel, the spaces they inhabit must evolve beyond mere shelter, becoming interior spaces that nurture mental health and well-being. Schools with reflection rooms as common as prayer rooms, offices with mental recovery spaces alongside meeting rooms and community centres where wellness hubs double as cultural spaces exemplify how interior architecture can empower, heal and connect. For Gen Alpha, designing with mental health and wellness in mind is not a utopian idea, but it should be a conscious choice, one that can envision a future where mental health and wellness support is as accessible as a first aid kit.

The Power of Emirati Women in Design /

Emirati Women’s Day, celebrated every year on August 28, honours strength and resilience.

Senior Vice President of Dubai Design District, part of TECOM Group PJSC, highlights the growing role of Emirati women in design and their impact on shaping the UAE’s creative future.

What does Emirati Women’s Day mean to you personally?

For me, Emirati Women’s Day is a celebration of strength and resilience. The women of our nation have made extraordinary contributions within our communities not just today and in the recent past, but for the entirety of the country’s existence. The fact that this year’s theme is ‘Hand in Hand, Celebrating the 50th', marking five decades since the establishment of the General Women’s Union in 1975, is proof of that. Emirati women have been central to the nation’s progress on a social, cultural and economic front and this day is a chance to honour the trailblazers who have come before us, and also those shaping our future today. This day is a source of inspiration for all Emirati women and allows us to feel proud of our journey, no matter which stage we are in – whether we are students, professionals, mothers, wives or a combination of those.

At Dubai Design District (d3), in particular, I have seen the impact of Emirati women in the creative industries, and Emirati Women’s Day is a reminder of our responsibility to provide them with the opportunities and platforms they deserve.

How do you feel the role of Emirati women in the design industry has evolved over the years?

Emirati women are now at the forefront of shaping the UAE’s design identity, from fashion and jewellery to interiors and architecture. They are blending our rich local traditions with global influences to

create a distinctive design narrative that resonates regionally and internationally. Over the years, Emirati women have become more inventive, more ambitious and more spirited. They contribute creatively but are also building successful businesses, mentoring talents and confidently steering the direction of the diverse industries they function in.

Dubai Design District has become a creative hub under your leadership. What vision do you have for empowering more Emirati women to enter the design field?

The vision of d3 is to create an ecosystem where Emirati women can thrive at every stage of their creative journey, from mentorship to entrepreneurship and global recognition. This means providing access to world-class infrastructure, fostering collaborations with leading brands and offering platforms like Dubai Design Week and Dubai Fashion Week to showcase their work.

It’s also about nurturing the next generation through institutions like the Dubai Institute of Design and Innovation (DIDI) and in5 Design, so that young Emirati women see design as a passion and a viable and rewarding career path.

I’m proud of how far we have come to turn this vision into reality. The Emirati women designers and businesswomen at d3 have made waves through their innovative practices and entrepreneurial spirit. Multidisciplinary designer Aljoud Lootah, for instance, has built a studio that seamlessly blends Emirati artisanal techniques with contemporary design,

growing alongside d3 since participating at the inaugural Dubai Design Week in 2015. Other trailblazing creatives include Shafia Alkhyeli, founder of interior design practice Soul Interior Studio; Fatma Al Khoori, owner of the gift-wrapping concept store Maska; and Hanadi Al Hawi, founder of the modest fashion label The Kape. >>>

VILLEROY & BOCH AND IDEAL STANDARD REVEAL HOW THE BATHROOM EVOLVES INTO A PERSONAL SANCTUARY, COMBINING STYLE, WELL-BEING, AND SUSTAINABILITY.

Embracing

Timeless Design in a Trend-Driven World

Drawing on the expertise of renowned designers Gesa Hansen, Christian Haas, and Roberto Palomba, Villeroy & Boch and Ideal Standard unveil a fresh perspective on bathroom design for 2025. In today's fast-paced environment, the bathroom is evolving from a purely functional space into a personal sanctuary – one that nurtures well-being, invites relaxation, and champions a

commitment to quality and sustainability.

The bathroom as a living space

Our daily routines now call for an environment that fosters calm and introspection. “The bathroom is the last truly private room in the home, which makes its design especially significant,” explains Designer Gesa Hansen. More than just a retreat, a thoughtfully designed bathroom enhances well-be-

ing and supports the daily ritual of relaxation. Flowing transitions, organic forms and natural materials come together to create a space filled with calm and comfort. This idea is also the inspiration behind Villeroy & Boch’s new bathroom collection Skyla. Blending round, organic shapes with clean, structured lines, Skyla encourages personal expression and playful creativity. Minimalist, organic forms meet subtle asymmetry, clev-

er storage solutions and furniture in a curated palette of contemporary colours. Different shapes converge in the washbasin to create a perfectly balanced and visually striking effect: the clearly defined external lines are broken up by the soft curves of the basin. In addition to its aesthetic appeal, the asymmetric design also provides a practical storage surface. The inset fronts and discreetly recessed handles of the bathroom furniture create a clean, uncluttered look, while the flowing transition from the washbasin to the vanity unit further emphasises Skyla’s fluid, cohesive design.

The result is a harmonious aesthetic that integrates effortlessly in a wide range of interior styles, while adding its own special touch. Skyla’s versatility is demonstrated through an extensive selection of colours and sizes. With eight modern shades – from the classic Brilliant White to the mellow Soft Green and the warm Nordic Oak – there are countless options to suit any personal style or space.

About the designers

The charismatic designers Christian Haas and Gesa Hansen have been shaping THE VILLEROY & BOCH design world for many years. Gesa Hansen is particularly renowned for her clear colour concepts and puristic wooden furniture, while Christian Haas has established a reputation on the international design scene with his innate flair for pareddown aesthetics. Together, they strike a perfect balance between clarity and comfort – designing bathrooms that offer a unique fusion of architecture and emotion.

Roberto Palomba has been defining the IDEAL STANDARD design language since 2017, and in that time, he has introduced numerous award-winning collections. By harnessing new materials and technologies, he has successfully transformed Ideal Standard’s extensive design heritage, continually providing convincing solutions for the diverse demands of contemporary bathrooms.

Colour and material trends: warm minimalism

In an era increasingly dominated by digital interactions, the appeal of tactile, sensory-rich environments is more potent than ever. Our homes now serve as sanctuaries that stimulate the senses and evoke tangible experiences. This shift is particularly evident in modern bathroom design, where the focus is on rich textures and the inherent beauty of natural materials. Fine solid wood furniture, satiny polished 3D tiles, and high-quality ceramic washbasins in natural hues are featured prominently.

Rather than relying on stark black-and-white contrasts, today's designs embrace soft colours – ranging from warm

the essence of “warm minimalism”.

Earthy, dark shades have emerged as a key interior trend for 2025. “They create a sense of security”, explains the designer Gesa Hansen, who has developed the new Artis colour concept for Villeroy & Boch. With four new full-surface matt shades – Pure Black, Almond, Nightfall and Teal – Artis not only embraces the trend towards power-

Green, complemented by natural furniture hues such as Stone Grey, Leaf Green, and Midnight Blue, to evoke a harmonious atmosphere.

Lasting luxury

The concept of luxury is being redefined as the focus shifts from fleeting fads, to enduring aesthetics characterised by durability, quality and sustainability. “The most important

trend is the shift away from trends – towards things that last”, asserts Christian Haas. In this new paradigm, exceptional materials and craftsmanship are essential; products must not only capti-

vate with their refined aesthetics but also deliver everyday durability and performance. This ethos of Quiet Luxury – a vision shared by Haas, Hansen, and Palomba – prioritises timeless elegance, functional design, and a steadfast commitment to sustainability. “More than ever, today’s designers need to follow an ethical and responsible approach and make sustainability the centre of their vision. Respect for the environment is not an option, it is essential for a more mindful, harmonious and respectful future for our planet”, emphasises Roberto Palomba.

A stellar example of this commitment is Ideal Standard’s Alu+ range. Merging modern design with eco-conscious engineering, Alu+ features products crafted from high-recycled-content aluminium, free from chrome and nickel, and designed to reduce water and energy consumption. This year, Ideal Standard expands the Alu+ collection with its first aluminium taps, a striking new brushed bronze finish, and a sleek square design variation for shower systems – further reinforcing its pledge to sustainability while broadening the scope for contemporary bathroom design.

Blueprint FOR TOMORROW Buildings + Places

JANUS ROSTOCK, REGIONAL MANAGING DIRECTOR, BUILDINGS + PLACES AT AECOM, MEA, SHARES HOW HIS TEAM IS SHAPING RESILIENT, SUSTAINABLE, AND PEOPLE-CENTERED CITIES IN THE MIDDLE EAST FOR GENERATIONS TO COME.

A Philosophy of Evolution

The beauty of design and architecture is that they are in constant motion — evolving with time, context, and culture. This belief in evolution underpins Janus Rostock’s 27-year journey, which reflects a career defined by growth, adaptability, and collaboration. From Sweden’s awardwinning Triangeln Station to Dubai Opera, Dubai Harbour, and the NEOM master plan, he has embraced change

as fuel for progress. For him, innovation thrives in collaboration — where diverse perspectives solve complex challenges and create lasting impact.

“Throughout my career, I have transitioned roles almost every three years, allowing me to develop new skills and perspectives. Working on projects across 20 countries has highlighted the value of understanding local contexts and cultures. These experiences have reinforced my commitment to

open communication, mutual respect, and shared ownership in achieving successful outcomes,” Janus reflects. Now stepping into his role as Regional Managing Director, Buildings + Places, Middle East and Africa at AECOM, Janus is ready to translate

this ethos into the region’s built environment. Each of his previous roles has offered invaluable lessons. “Through every career step, as well as my international experiences, I've come to deeply appreciate the power of co-creation and collaboration. Working closely with diverse teams, often composed of professionals from various disciplines, has taught me that innovation thrives when different perspectives are brought together,” he reflects. He recognises how interdisciplinary teamwork has been crucial in overcoming complex project challenges, fostering creative solutions, and ensuring project objectives align with both local needs and global standards. These experiences, he notes, will be the foundation as he guides the B+P team in shaping the Middle East and Africa’s built environment.

Design Ethos: Scandinavian Roots, Middle Eastern Realities

This philosophy is deeply influenced by his Scandinavian design roots, which prioritise simplicity, honesty of materials, and human well-being — principles he has adapted to the Middle East’s unique climates and traditions. Danishborn architect Janus draws on this ethos to guide his approach to spatial generosity, daylight, and the seamless integration of architecture with landscape.

His work across the Middle East has challenged him to reinterpret these principles for contexts with distinct climates and cultural traditions. Rather than imposing a fixed style, he distilled the essence into clarity, warmth, and resilience. “Working in the Middle East challenged me to translate these principles

into contexts with distinct climates and cultural traditions,” he notes. In arid environments, this meant passive cooling strategies, shaded courtyards, and tactile, sustainable materials that could weather time gracefully.

Buildings + Places: At the Heart of National Visions

These values come to life through AECOM’s Buildings + Places (B+P) team,

which plays a pivotal role in shaping national outcomes across the Middle East. Their work goes far beyond project delivery — it’s about aligning design with national visions.

In Saudi Arabia, the team helps translate Vision 2030 into tangible experiences by designing inclusive and resilient spaces that reflect cultural heritage while embracing innovation. In the UAE,

their efforts support the nation’s net zero strategy, embedding sustainable design principles and smart technologies across urban development. “Our planning and advisory teams are proud to support decision makers in both the UAE and KSA, contributing to the realisation of Saudi Vision 2030, as well as the UAE’s net zero strategy,” Janus highlights.

From giga infrastructure projects in Saudi Arabia to transformative masterplans in the UAE, B+P connects strategy with execution. By integrating open spaces, stormwater management, mobility solutions, and cultural context, the team creates environments adaptable to shifting demographics, climate realities, and technologies. “The benefit of an integrated interdisciplinary team is that we think holistically about challenges and associated solutions ensuring that the whole becomes more than the sum of its parts in our design,” Janus asserts.

Resilience and Sustainability

At the core of these national visions is resilience — ensuring infrastructure and communities are adaptable, sustainable, and future-ready. Janus underscores AECOM’s commitment to building cities that stand the test of time through integrated, resilient solutions.

“We believe that by working together, we can create urban spaces that are adaptable and sustainable for generations to come. An integrated interdisciplinary team allows us to think holistically, making the whole greater than the sum of its parts,” he asserts. This approach translates into stormwater systems seamlessly integrated with open spaces, where parks can temporarily hold rainwater, benefiting both communities and the environment.

“OVER THE NEXT DECADE, I HOPE AECOM’S LEGACY IN THE MIDDLE EAST WILL BE DEFINED BY THE QUALITY, EXCELLENCE AND RESILIENCE OF THE URBAN SPACES, BUILDINGS AND ENVIRONMENTS WE HELP CREATE.”

its commitment to absolute sustainability. With targets like achieving Net Zero by 2040 and reducing Scope 1 and 2 emissions by 60% by 2030, AECOM embeds decarbonisation into every stage of design through its ScopeX™ framework. “AECOM’s shift to absolute sustainability is not just a technical evolution, but also a cultural and strategic transformation,” says Janus. In the Middle East, this means working closely with clients to integrate global best practices while embedding sustainability seamlessly into design and delivery.

Interdisciplinary Collaboration

Delivering such resilience demands more than multidisciplinary expertise; it requires true interdisciplinary collaboration that integrates design, engineering, and strategy into holistic solutions.

AECOM’s Buildings + Places business line in MEA is a full-service, multidisciplinary consultancy integrating architecture, engineering, urbanism, interiors, project management, and cost management. “Whilst we are a multidisciplinary architecture and engineering organisation, I prefer to use the term interdisciplinary when I talk about how we work together,” Janus explains.

By blending expertise across disciplines, the team creates unified solutions that address aesthetics, technical detail, cost, and time — offering clients greater value and delivery assurance. Janus stresses the skills and mindsets critical for shaping the cities of tomorrow. “To design the cities of tomorrow, we need teams that think beyond their own disciplines. Systems thinking is essential, understanding how infrastructure, climate, technology and human behaviour intersect. We also need fluency in data and AI, not just for design generation, but to anticipate how people will interact with spaces. Be curious, adaptable, and have a genuine commitment to collaboration. When diverse perspectives come together with shared

purpose, that’s when we create cities that are resilient, inclusive, and truly future-ready.”

As an example, following the devastating UAE floods of 2024, AECOM developed a comprehensive mitigation strategy with seven integrated solutions — from green-blue networks and retention ponds to sponge streets and permeable surfaces. This showed how interdisciplinary collaboration and global expertise can transform crises into opportunities for resilient urban innovation.

Leadership, Mentorship, and Culture

This collaborative mindset also defines Janus’ leadership style, where co-creation, design thinking, and mentorship shape an environment in which diverse voices can thrive.

“Working through problem solving, whether in design or leadership, I prefer to use design thinking, co-creation and teamwork,” he says.

By fostering a culture of open dialogue, joint problem-solving, and mentorship, AECOM empowers individuals to contribute unique perspectives while delivering stronger projects. “Looking to the future, I believe the integration of digital technologies, including advanced data analytics and AI modelling, will be central to redefining our design processes,” Janus notes.

Creativity and mentorship remain at the heart of this culture — nurturing emerging talent, amplifying inclusion, and ensuring solutions reflect the diversity and ambition of the communities they serve.

The future of cities is being reshaped by technology, climate, and human behaviour — and AI will be at the centre of it. “AI will play a greater role in the future, both in terms of how we generate designs and engineer solutions, but also how we as human beings will use our buildings and spaces,” Janus says.

Autonomous vehicles, expanding public transport, and climate adaptation strategies will all demand smarter urban

design. This includes last-mile connectivity, greater investment in public realm, and integrated landscapes that improve resilience and quality of life. “Over the next decade, I hope AECOM’s legacy in the Middle East will be defined by the quality, excellence and resilience of the urban spaces, buildings and environments we help create. We want to be known not just for delivering iconic projects, but for shaping cities that are inclusive, sustainable, and future ready. If we can help governments and clients make smarter and more holistic decisions that stand the test of time, then we’ve truly made a lasting impact.”

For Janus and AECOM, success is not just about delivering projects — it’s about shaping resilient, people-first cities that leave a lasting legacy for the Middle East. Together, they are creating a blueprint for sustainable urbanism that balances innovation, cultural relevance, and human well-being for generations to come

The twin crystalinspired towers aim to redefine luxury living in Downtown Dubai. AECOM is the lead design consultant also working on engineering from concept to IFC, as well as architecture from schematic to IFC, with Studio Libeskind as the design architect.

WITH THE LAUNCH OF ITS LATEST PROJECTS, FANADIR SHORES AND NORTH BAY, THE TOWN OFFERS INVESTORS AND HOMEOWNERS RARE ACCESS TO EXCLUSIVITY, EXCEPTIONAL INVESTMENT POTENTIAL AND A WELL-ESTABLISHED LIFESTYLE ALONG EGYPT’S SHIMMERING RED SEA.

El

With a population of more than 25,000 residents of 50+ nationalities, El Gouna is only 30 minutes from Hurghada International Airport, which is only a four-hour flight from Europe’s major capitals.

As El Gouna celebrates its 35th anniversary, the town reflects decades of investment and thoughtful placemaking. Developed by Orascom Development, a global leader in creating vibrant, integrated towns across Europe, the Middle East, and North Africa, El Gouna embodies modern coastal living with an understated style and a distinctive architectural identity rooted in its connection to the sea.

El Gouna’s growth continues with the recent launch of two new waterfront residential projects, Fanadir Shores and North Bay. For residents, investors, and admirers of the town’s distinctive lifestyle, these new developments provide exclusive luxury living by the Red Sea with residences that specifically cater to the evolving needs of discerning buyers. They highlight El Gouna’s ongoing commitment to innovation, quality, and sustainable planning, reinforcing its position as a premier destination for living, investment, and leisure.

A Town Born of Vision

El Gouna began as an inspired idea in 1989 and has since expanded to over 36 million square meters, with more than half of that area developed into well-planned districts and neighborhoods designed for living, working, leisure, and hospitality.

Mohamed Amer, CEO of El Gouna and Managing Director at Orascom Development Egypt, reflects: “Orascom Development’s longstanding track record and multinational portfolio reinforce our position as a trusted developer, continuously meeting evolving customer needs and global trends. Regional investors increasingly seek diversification with lifestyle value and strong returns. El Gouna offers a compelling blueprint for the future of destination investment. Our US Dollar-de-

Gouna, the fully integrated town by Orascom Development, has been the most prominent destination nestled on the Red Sea on an area of 36.9 million square meters for more than 35 years.

nominated investment scheme stands out as the only one in the market.”

Scale alone does not define the town; the people and amenities of El Gouna make it unique. Today, the town is home to over 25,000 residents from more than 50 nationalities, thriving on multicultural spirit. Its modern infrastructure includes 18 hotels, four marinas, two golf courses, international schools - including Swiss and British certifications, healthcare facilities, and a year-round calendar of cultural, sports, and community events.

The iconic El Gouna Conference and Cultural Center, designed by internationally acclaimed Studio Seilern Architects, has become a hub for events including the highly anticipated 8th edition of El Gouna Film Festival, that welcomes celebrities and film stars from around the world each autumn to celebrate the art of filmmaking.

Living the El Gouna Way

To live in El Gouna is to experience a harmonious balance between tranquility and vibrancy throughout the year. It’s morning walks along private lagoons, afternoons on sun-kissed beaches, evenings spent in fine dining restaurants, and weekends filled with art shows, yachting, or sporting events.

Fanadir Shores provides privacy with direct access to the shores of the Red Sea with a private open lagoon for boats, while North Bay features more spacious living offerings, bringing effortless marina living to life.

The town’s success is built on Orascom Development’s core philosophy of “life as it should be” – a mix of intentional planning, premium infrastructure, and community-first amenities. El Gouna has become a magnet for those seeking a place to live, work, and play without compromise. Residences range from spacious apartments to sprawling waterfront villas, and everything in between.

Investors are drawn to its reliable track record of quick delivery – typically under two years – and returns. In 2024 alone, El Gouna delivered 371 units and plans to hand over 410 in 2025. Real estate sales for the year reached USD 274 million (AED 1.01 billion), an 11.6% increase from the previous year, contributing to the Group’s total USD 905 million in sales, growth of 16.1%.

Mohamed Amer adds: “There’s been a surge of interest in integrated coastal living, and we’re pleased to see the GCC embracing the lifestyle concept we’ve defined over decades. El Gouna is a proven, award-winning town with more than 35 years of legacy and success, home to a thriving international community and a model for destination development. Our town offers a unique proposition where residents can truly have it all - a thriving career, a relaxed lifestyle by the Red Sea, and a strong sense of community.”

Fanadir Shores: Privacy Meets Prestige

If El Gouna is the embodiment of a premium lifestyle, Fanadir Shores is its most private expression yet. Designed as an extension of the highly successful Fanadir Marina, this new enclave offers a more serene, upscale, and exclusive experience.

The development consists of just seven exclusive buildings, each with magnificent views of the Red Sea or tranquil lagoon, featuring direct boat access to the Red Sea, with private jetties for boats. Ranging from spacious two- to four-bedroom apartments averaging 220 sqm, every home is designed for a life that blends elegance with comfort.

Its location is enviable – set on El Gouna’s most premium shoreline, nestled between the prestigious La Maison Bleue Boutique Hotel and Fanadir Marina. The delivery is scheduled within just two years, offering a rare opportunity to own a slice of one of the Red Sea’s most coveted addresses.

Limited availability and branded real estate appeal make it a secure, high-value addition to El Gouna’s diverse portfolio.

North Bay: Expansive Living, Iconic Design

North Bay speaks to lovers of space, scale, and architectural boldness. North Bay offers spacious standalone Villas, with prime locations on open-to-sea lagoons, with private boat docks.

North Bay, in addition to the newly launched phase, Highland featuring lofts, penthouses and Horizon Villas, are both designed by the internationally acclaimed architect Victor Legorreta, known for his bold, timeless forms.

Adding to its appeal, North Bay will unveil The Pavilion, a thoughtfully designed public space for year-round community events. This is another symbol of El Gouna’s belief that a strong community is the heart of any great neighborhood.

TO LIVE IN EL GOUNA IS TO EXPERIENCE A HARMONIOUS BALANCE BETWEEN TRANQUILITY AND VIBRANCY THROUGHOUT THE YEAR.

Why Invest in El Gouna?

From a lifestyle perspective, El Gouna offers something rare: a fully serviced, self-sustaining town with global connectivity and year-round appeal, a place to "live, stay, play and work".

From an investment standpoint, it delivers steady property value appreciation, attractive rental yields, and a secure, USD-denominated environment. This approach is particularly appealing to regional and international buyers, who comprise 40 percent of El Gouna’s customer base. Properties are typically delivered within two years of purchase, reinforcing confidence in the development cycle.

The numbers speak for themselves - consistent sales growth, increasing international demand, and a resilient real estate market anchored in lifestyle value. Property owners also benefit from hassle-free property management and rental services through the acclaimed El Gouna Plus, ensuring peace of mind and effortless ownership. El Gouna’s tourists ensure a steady stream of short-term rental opportunities, while the expanding permanent community offers prospects for long-term rental income.

The Next Chapter

With Fanadir Shores and North Bay, El Gouna is shaping the next chapter of its journey. For those who cherish its unique charm, these developments are a natural evolution. For those yet to discover it, they offer an exclusive invitation to experience a place where every day embodies the true meaning of “life as it should be.”

As Mohamed Amer aptly puts it: “Fanadir Shores and North Bay bring a distinct blend of an exclusive coastal lifestyle, sustainability, and unique architecture to life by the Red Sea.”

In El Gouna, the Red Sea isn’t just a view; it’s part of who you are.

Contributing to El Gouna’s reputation as a vibrant, integrated town offering a cosmopolitan lifestyle, Fanadir Shores, its latest project, is designed to elevate the town’s premium residential offerings.

A Canvas of Art and Culinary Excellence

Where inspiring art meets exquisite dining, every moment is thoughtfully crafted to leave a lasting impression.

BY ROMA ARORA

Tucked away in the quiet grandeur of Delhi’s prestigious Diplomatic Enclave, The Leela Palace New Delhi feels like a world of its own — elegant, indulgent, and undeniably refined. The architecture immediately evokes the grace and stateliness of Lutyens’ Delhi, with every detail whispering understated opulence. What stands out is the perfect balance: luxurious yet understated, with a calm elegance that instantly puts you at ease.

The guest rooms are easily some of the most spacious in the capital, designed to cocoon you in comfort. Plush interiors, rich fabrics, and thoughtful details give the rooms a sense of warmth, while the suites — especially those with private plunge pools — elevate indulgence to another level. The expansive Presidential Suite, meanwhile, is a statement in grandeur, fit for visiting dignitaries and those who prefer only the finest. What truly defines The Leela Palace, however, is not just its palatial design, but the way it makes you feel. From the moment you step in, you’re wrapped in a gracious-

ness that is distinctly Indian yet international in its finesse. It’s the kind of place where luxury feels natural, never forced, and every corner seems to anticipate your need before you voice it.

One of the true highlights of The Leela Palace New Delhi is its remarkable collection of art. A tour of the hotel feels like walking through a curated gallery, where every corridor, lobby, restaurant, and suite is adorned with works by eminent artists such as Satish Gujral, Paresh Maity, Sanjay Bhattacharya, Satish Gupta, and Laxman Goud. The blend of traditional and contemporary art adds depth and character to the palace’s regal interiors.

From miniature paintings by Rajasthani masters and Bidri work from Uttar Pradesh, to intricate marble carvings and golden lotus mosaics, the hotel showcases India’s rich heritage while supporting artisan communities. Jamavar glows with Jaipur-inspired handcrafts and gold-leaf details, while The Library is lined with over 1,000 rare antique books.
