A Lush Oasis in Bahrain

Salloum & Salloum Architects explain the concept of Jasra House and how they wanted create an architecturally inspirational piece of design carefully curated around the life style of their clients S&S is a boutique, research and design lead practice. We contribute to the built environment and design buildings that have a positive impact on people, places and the environment. The clients inherited a plot of land in a working farm in an area which is rich in wild life and palm trees in Jasra, kingdom of Bahrain, sadly farming practices are on the decline in lieu of more profitable activities such as development. The clients wanted to retain as much of the landscape as possible in order to support the existing wild life and greenery and therefore any proposal had to support this brief and any future house had to be connected to nature and the proposal has to contain a vegetable patch where the clients can grow their own produce. The design of the project started in 2017 and went on site in

April 2019 and faced many delays due to Covid. The project was finally completed and occupied in November 2022 and therefore the villa has been occupied for 1 year. The clients have become very close friends of ours and having been in contact with them recently, they have recently stated “it’s been the best experience living in it” The plot area was 4000sqm with the building having a BUA of 2100sqm out of which 700 sqm of that is for the basement. The total BUA area above ground is therefore 1400sqm with site coverage of approx. 35%. It is important to note that as per the planning regulations in Bahrain site coverage is allowed up to 55% however it was decided very early on that we wanted to not utilize the allowable coverage and to have more landscape then building.

A LUSH OASIS IN BAHRAIN

The concept of Jasra house was to create an architecturally inspirational piece of design carefully curated around the life style of our clients. It is a culmination of a research driven piece of architecture meticulously detailed that borrows ideas from vernacular architecture in the Gulf re-interpreted by using contemporary ideas and living standards. We designed a villa with an open courtyard in the middle where every room with large glazed surfaces looks onto nature thus creating a catalyst for social engagement and an opportunity for the family to interact especially in a world where social media is slowly eroding the family unit. The site is located in an area of Bahrain rich in farming history and vegetation. We wanted to therefore create a building that felt connected with nature by intertwining plants with the architecture and highlighting the historical nature of the site. Very early on we discussed with the client about having a basement that housed all the services which meant that as much of the plot can be left to be enjoyed as a landscaped area and to discuss with the rising cost of electricity and water shortages.

One of the primary challenges was to find a suitable contractor that can deliver to such quality and workmanship and to understand the level of details and complexity that is required and a building that can meet the budget. The next challenge was to ensure that all M&E systems are designed to be hidden away from the naked eye and thirdly to find a glazing and aluminum system that can provide the height of 4m clear glazed surfaces and be able to slide and perform in the extreme temperatures in the Gulf with temperatures regularly reaching up to 49degrees in the summer. The clients were excellent to work with, they worked closely with our office

and were very supportive of the overall design vision throughout the many challenges the project faced and remained committed throughout the process. The structure was designed in post tensioned concrete which meant there was an overall saving of about 20% in the use of reinforced concrete thus making the structure more environmentally conscious. >>>

Our design studio worked closely with OTIMA an aluminum and glazing system that performs at 4m heights, provided the thermal efficiency in extreme heat and allowed maximum visibility with very slim profiles. The team at OTIMA were very supportive and provided us with technical expertise in order to achieve the overall vision of the project. The glazing also provided an opportunity and a feeling of the rooms that felt interconnected with each other and with nature. At our studio we approach every project differently, being a studio that also focusses on interiors, we have the benefit of being able to develop the design of the architecture and interior together. Our studio really focusses on the details. For example, the family dining table was designed by us to

be made out of travertine, the table was made by a specialist stone mason in Italy from a pre-selected block of marble and shipped to Bahrain this table weighed about 1 tone and had to be lifted into place by specialist crane. These details are very time consuming but at the end make the difference to the project. This philosophy runs through everything we do at S&S architects. One of the very first things we adopted early on in this project was to design a basement where all the services, carparking and M&E equipment will be housed. We looked at the thermal performance and shading strategy of the villa. All the AC cooling is based on a VRF system which are more energy efficient and cut down on electricity demand by 40%. The walls of the villas were well insulated and open glazed areas were away or setback from direct sunlight to minimize solar gain. We installed an RO plant to purify municipal water to drinking grade and we used the redundant water from the RO plant back to be used for the landscape. All other equipment such as the water tanks, pumps were located in the basement. This is unusual in Bahrain where often you see mechanical equipment placed on the roof. The benefits of storing all this equipment in the basement meant that you get cold water in the summer months and secondly you get longer life out of the equipment reducing the required maintenance and equipment replacement. This building demonstrates that good design can have a positive impact on how good architecture in residential housing can be. It clearly has had a very positive impact on the clients, they are very happy living in the house and can see first-hand how good design can change one’s perspective. Thirdly this piece of architecture has shown other designers that there is an opportunity to develop pieces of architecture that are design lead.

Digital twins, digital replicas of real-world physical assets or systems, are created using IoT sensors, spatial mapping, BIM, and advanced data analytics. In construction, digital twins allow for simulation of the construction process, data-driven analysis throughout the lifecycle, ongoing monitoring and control, and support lifecycle management. Recently, KEO created a digital twin of its Dubai offices for use as a case study in asset information modeling at the recent Autodesk University conference. By creating a digital replica of our office space, we demonstrated how this technology goes beyond conventional project applications, extending its benefits to facility management and lifecycle management. We are also actively engaged in developing one of the UAE’s first digital twins for a high-rise tower in Abu Dhabi, through which we aim to provide the asset owner with comprehensive data leading to benefits such as reduced costs, increased productivity, better risk mitigation, enhanced safety, and improved sustainability across the building’s lifecycle. There is also a need for more training and education programs to ensure that the workforce is equipped with the necessary understanding of new processes underpinned by digital skills. What are the factors promoting the adoption of digital technologies in the region? Analysis by McKinsey Global Institute (MGI) shows that investing in technology and innovation is one of the key factors in boosting the construction sector’s productivity by up to 60%. Such productivity gains are the need of the hour for the industry which is presently confronted with several challenges - skills and labour shortages, productivity issues, attitudes towards change, outdated procurement models, lack of transparency and many more. The digitalisation of the section will undoubtedly help solve, if not at least simplify many of these challenges. Of course, this can neither happen overnight, nor could it be solved by a single organisation independently. A consistent maturity of the broader sector will be needed, including new contract models and procurement routes.

We are currently deploying a new Enterprise Resource Planning (ERP) system that will digitalise our internal processes to enhance business intelligence through analytics and reporting. You’ve mentioned ALEC’s drive towards data standardisation. Could you share insight into what the actual solutions are that makes this possible? We have brought two significant technologies into our software stack as part of a standardisation/refinement initiative. The first is Revizto, a collaboration technology which connects 2D, 3D and coordination issue management. Given the size and complexity of the projects that ALEC delivers, this has proved to be ‘best in class’ for these capabilities. >>>

ALEC has always prided itself on being at the forefront of innovation in the industry. Could you comment on the present level of maturity of digital transformation in your organisation? Having successfully leveraged the latest technologies on several projects we have now been directing our digital transformation inwards. This involves streamlining our processes through digital technologies, tackling interoperability, standardising the information (data) layer, and integrating solutions where required. We have also been busy implementing Morta, a cloud-based database for developing online, dynamic resources (documentation) to act as an information hub, and single source of truth on our projects. All of our ISO 19650-2 aligned templates are built in Morta, and we can start to automate processes such as connecting information delivery plans to Common Data Environment (CDE) solutions to monitor/track and report. Morta is also impressively scalable and I’m working with some of our other departments to explore how we could extend its benefits to their operations as well. Are there any particular software solutions or tools that have caught your attention? ALEC uses Synchro for construction simulation, but are currently evaluating Fuzor which looks like a really good alternative. Its animation functionality means you can almost use it for workwinning simulations and as a proper sequencing tool for construction too. And while I’ve just mentioned it, I believe it’s worth mentioning again -

Morta. We’ve built all our ISO 19650 resources using Morta’s online platform for tables and documents rather than using the traditional Word and Excel. The deeper we dive into it, the better it is. It is proving to be a really powerful tool for us, and is now helping to digitise a number back office and project related processes that aren’t already taken care of in our other systems. What does the digital innovation roadmap for ALEC look like in the year ahead? The fruition of our digital vision would be the seamless interconnectivity of bestin-class digital solutions and systems such that all data is fluidly available across our enterprise. For example, an initiative we currently have underway at ALEC is to generate real-time progress updates in our project models – made possible through the integration of technologies such as HoloBuilder, laser scans that produce point clouds for Systems Under Test (SUT), and traditional manual data recording. We will also look to leverage the latest technologies in a meaningful way. As an

example, while some may imagine AI to be a sort of all-encompassing solution to critical decision making, at ALEC, we are taking a more practical approach. Our intention is to leverage AI to increase efficiency by automating time-consuming, repetitive processes so our qualified professionals can win time back to focus on high-value tasks. Ultimately, the focus of our digital transformation efforts links back to our mission of delivering the greatest value possible to our clients.

In the UAE, one of our most impactful and successful partnerships is our collaboration with ESCO companies and specialized financial institutions that assist owners in accelerating their decision-making processes for the modernization and refurbishment of their existing AC systems with our new, energy-efficient ones. Considering the emphasis on innovative solutions within the HVAC-R industry, what are some specific technological advancements or practices that companies should adopt to contribute meaningfully to climate action efforts? Our technologies are made to take care of people and the planet. From the product development stage itself, our team of experts focuses on designing products that limit their impact on the environment. Upgrading and retrofitting air conditioning systems constitute proactive measures in mitigating climate change. As known, the majority of the environmental impact of AC systems comes from their usage. In the UEA, there are more than 5 million existing HVAC units, 12-15 years old, that are up for upgrades. Daikin prioritizes energy-efficient retrofits, introducing the R32 refrigerant, which cuts CO2 emissions by 72% compared

to the previously popular R410a. The company’s latest inverter technology, adjusted for seasonal temperatures, can reduce energy costs by up to 50%. For new constructions, Daikin champions eco-friendly solutions like the VRV AC systems and inverter screw chillers with VVR technology. The company provides extensive support through its team of solution specialists and has launched several innovative products, including the R32 inverter units, a preferred choice for modern homes. These new solutions not only offer enhanced comfort but also improve air quality and energy efficiency. When it comes to villas and horizontal developments, there are currently hundreds of thousands of units constructed over a decade ago, each equipped with AC units ready for an upgrade. These structures present a notable opportunity for retrofits, utilizing our advanced technology, “Daikin VRV.” This intelligent system is capable of efficiently supporting multiple rooms, contributing significantly to the reduction of relatively high electricity bills. For relatively high structures of larger cooling capacities, Daikin has succeeded consistently at refurbishing and modernizing various projects with our unbeatable inverter air cooled chillers that lead to great savings exceeding 30 and 40 % in some cases and aided owners and operators at reducing their utility bills. In the context of new constructions, Daikin promotes eco-friendly solutions, primarily emphasizing inverter systems in DX and chilled water solutions. The company provides extensive support through its team of solution specialists to a broad spectrum of stakeholders, including owners, engineers, designers, and operators. We introduce innovative products and refrigerants designed for adoption in modern urban developments.

arlier this month, Stockholm announced a plan to ban diesel-and-gas-powered vehicles from entering large parts of its city center, in one of the world’s most farreaching efforts to combat automobile emissions. It also potentially marks the beginning of the end for a form of transport that came to define urban landscapes. Indeed, one survey of US cities showed that downtowns devote an astonishing 50 to 60 percent of their space to vehicles. While this situation wasn’t really questioned by planners for many decades, today, there is a growing environmental and social movement to re-imagine urban transport systems with people, rather than cars, at the center. Here are a few options that policymakers might consider. Data optimization Any discussion about the future of transport in most cities still begins with how to optimize car transportation, and data analytics of traffic is key to successful outcomes. Sensors and cameras capture vast amounts of data about traffic flow, pedestrian movement, and public transport usage. When properly analyzed, this data provides city planners with realtime insights into the needs and patterns of its residents. These tactics can yield impressive results. For instance, San Francisco’s SFpark project utilizes sensors to gauge parking availability and then adjusts prices in real-time, ensuring optimal parking occupancy and reducing search time for drivers. Sensors have also been deployed all over in the UAE, especially at traffic lights where they activate the lights in response to traffic, helping optimize traffic flow, while also collecting data. Zurich also uses traffic lights to slow the movement of cars to the center once it starts getting congested, and then speed up their exit in the afternoons. In Singapore, vehicles are charged based on road congestion levels, effectively reducing traffic during peak hours. Singapore also utilizes data analytics to anticipate and manage public transport demand. Moving forward, there is a lot more we data analysts can do with the right information. 54 | CONSTRUCTION BUSINESS NEWS ME | DECEMBER 2023

Future solutions Along with pricing and taxation, and initiatives such as car park charges based on peak demand, there are many other tools that can improve efficiencies. For example, 60 percent of Copenhagen’s residents now commute by bicycle, thanks to continuous infrastructure development. Many cities, particularly in Europe and the US, have pedestrianized key areas, which has helped revitalize areas that were lost to traffic. New York’s Time Square and London’s Trafalgar Square are two famous examples. This approach can also be implemented on a more flexible basis. Bogotá, the Colombian capital, introduced ‘Ciclovía’, an initiative that closes around 120 km of streets to cars every Sunday, allowing pedestrians and cyclists to take over. Other methods to restrict traffic flows include London’s Ultra Low Emissions Zone, which has also led to a five times faster reduction of pollution in London than the rest of the UK. In the coming years, a combination of new technologies and sustainability goals will further redefine urban transport. WWW.CBNME.COM

Autonomous Vehicles could reduce the need for personal vehicle ownership, parking spaces, and lowering traffic congestion. The shift to electric vehicles, including buses and taxis, also seems inevitable, with cities across the world investing in EV charging infrastructure to cater to future demand. Helping coordinate and unify more complex and fluid transport systems, Mobility-as-aService (MaaS), envisioned as a singular digital platform, would combine various modes of transport – buses, trams, bikes, and ride-shares – offering an optimized commuting solution. This could especially help with first- and last-mile solutions. Looking further ahead, technologies like Hyperloop and magnetic levitation

(Maglev) trains promise speeds surpassing traditional rail or even flights for inter-city transport. And while it might sound like science fiction, drones for delivery and passenger urban air mobility could become a part of the urban transit ecosystem. Societal values vs efficiencies It’s important to note that there is no one strategy that fits every city. Older cities that were not built for cars can sometimes adopt strategies to discourage vehicles more easily than cities built around modern roads. Cycling in Amsterdam makes more sense than it does in Abu Dhabi, for example, due to the layout of the city centre, cultural expectations, and climate. >>>

Some Asian cities, including Tokyo, Singapore, and Hong Kong, successfully rely on public transportation, but can do so easily because they have very high population densities. There is also public tolerance, or otherwise, to certain measures. Singapore has developed a lot of pricing to discourage car ownership, which might not be so popular in London where initiatives such as 20mph zones have been perceived by sections of the public and media as ‘anti-freedom’. Even pedestrian zones, which have repeatedly been proven to benefit neighbourhoods, can face strong resistance from car-reliant residents. The lesson is that any transport policy must consider the culture and specific needs of residents for it to work. There is also a wider context of making cities liveable as well as functionable. Studies have shown that the provision of public transport services in bad neighbourhoods leads to lower crime rates and economic growth, due to residents being able to access better education and job opportunities.

Conversely, when the Interstate Highway System was built across the US in the 1950s, the freeways were typically routed through poorer neighbourhoods, where real estate was cheaper, which effectively killed many once lively areas. So we must study these examples and consider what portion of society our policies benefit. When we only invest into cars, are we doing this to the detriment of the people that can only afford to use public transport services? And when we push people to more expensive electric cars, where does that leave people who cannot afford to upgrade? Some of these questions do not have easy answers. Thankfully, technology and data can empower decision-making, allowing cities to tailor solutions that are efficient, sustainable, and most importantly, people centric. By learning from global examples and embracing futuristic technologies, urban centers can pave the way for a revolution in transportation, ensuring a harmonious – and fairer – coexistence of people, technology, and the environment.

he Paris Agreement of 2015 binds nations to cap the increase in the global average temperature. During the COP21 conference, a collective global commitment was made to restrict the escalation of global temperatures to 1.5°C in comparison to pre-industrial levels by the year 2050. Upholding this target necessitates a crucial step, reducing emissions by half by the year 2030, as set by scientific research. This

timeline leaves us with merely seven years to take substantive actions and achieve this crucial goal, or probably even less. Immediate and collaborative efforts are necessary to mitigate the adverse effects of climate change and safeguard the planet’s ecological balance for future generations. The company recently celebrated the launch of their new office in Dubai Design District (D3), a subsidiary to complement its existing Sheikh Zayed Road office. Nikken Sekkei’s journey in the UAE began over 30 years ago with the Dubai Chamber of Commerce and Industry building, which at the time was one of the city’s tallest structures. More recently, Nikken Sekkei has made waves by designing the iconic One Za’abeel development, setting the bar high for architecture in the Middle East. This architectural masterpiece will host corporate offices, private residences, retail facilities, two hotels, 11 restaurants and

JLL CALLS FOR HOLISTIC STRATEGIES

TO INTEGRATE SUSTAINABILITY IN REAL ESTATE

AHEAD OF COP28, JLL HIGHLIGHTS UAE’S TRANSFORMATIVE NET ZERO PLANS AND RECOMMENDS ACTIONABLE PATHWAYS TO ACHIEVE A GREENER BUILT ENVIRONMENT

hile the UAE has been consistently launching green initiatives and projects, and setting bolder targets that are both pro-climate and pro-growth to fulfil its climate commitment, stakeholders in the real estate industry must take decisive action to safeguard their assets and secure long-term returns, highlighted JLL at a briefing held today ahead of the upcoming COP28. Emphasising the cost of action versus inaction within the sector from a sustainability perspective, JLL unveiled a whitepaper titled ‘The Green Revolution: A Call for Sustainability in Real Estate’ including valuable insights and key takeaways exploring the critical role of the real estate industry in shaping a sustainable future and the ramifications of inaction as opposed to proactively pursuing green strategies. The whitepaper dives deep into the

UAE’s efforts to strengthen its position as an advocate for climate action and examines recommendations for stakeholders. The high energy consumption, carbon emissions, and resource depletion that are characteristic of the built environment, which accounts for nearly 40% of global energy-related carbon emissions and 36% of energy consumption, have made it imperative to integrate sustainability measures into real estate investment decisions to accelerate the net zero transition of the sector. The whitepaper also outlined the importance of making financial investments in green buildings and green construction to offset reduced property values over time and minimise climate-related challenges, especially in the MENA region which is warming at twice the global average rate with temperatures projected to rise by 4°C by 2050.

James Allan, CEO – Middle East and Africa (MEA) at JLL, pointed out that given the complexities of navigating sustainability in the real estate sector, inaction will have both immediate and long-term consequences. He said: “The cost of inaction goes beyond accounting for profits and losses. The real estate industry’s failure to adopt and embrace sustainable practices will impact both society and the natural environment while also deterring investors who equate climate risk with financial risk. Committing to ambitious net zero targets is critical to enhancing both efficiency and financial performance and decarbonising real estate.” Discussing the UAE’s efforts in building its environmental resilience and transitioning to a greener economy, Alida Saleh, Head of Sustainability – MEA at JLL, said: “In the building sector, the UAE aims to reduce emissions by 56% in 2030 compared to 2019 levels while also targeting 40% energy efficiency. The UAE’s continuous strides in its decarbonisation journey, often in collaboration with the private sector, is driving it towards the ‘Climate Aware’ phase, which holds great potential for growth as the nation drives climate mitigation and adaptation strategies to achieve Net Zero by 2050.” Louise Collins, Head of Project & Development Services UAE and Head of Engineering & Energy – MEA at JLL, spotlighted the UAE’s retrofitting strategies to enhance efficiency standards. She stated that Dubai aims to retrofit 30,000 buildings by 2030 and has already refurbished nearly 8,000 as of February 2023. Abu Dhabi has set targets of 22% energy consumption and 32% water consumption reduction by 2030 through building retrofits. While the introduction of green building rating and certification systems have acted as enablers for developers in the UAE to optimise building performance and minimise environmental impacts, the launch of building energy labels will bring about greater transparency by empowering buyers and tenants to make more informed decisions, highlighted Mireille Azzam, Executive Director – Head of Strategic Consulting MEA at JLL.
