Recent months have seen some exciting changes for Commercial Collective with the move to our new office at 10 Newcomen Street, Newcastle having been successfully completed. The new office space has also allowed us to create a bespoke auction space for our clients who wish to attend face to face and provides us with room to continue supporting the growth of our business.
The Health, Aged Care and Retirement sector continues to see strong activity with demand for established facilities stabilising overall. As a specialist in this sector, we are seeing a mixed approach with some operators not engaging in acquisitions currently whilst numerous others are actively purchasing new facilities.
With the continuing protection of bed licenses, greenfield development appetite is strong, as well as metro and large satellite cities like Newcastle, being highly sought-after. Whilst sale and/or lease back on residential aged care has new entrants and is a reemerging market, the most desirable facilities are those that have single bed rooms with ensuite.
Newcastle was also ranked as the top tourism town in NSW and as the largest regional economy in Australia coming from the Hunter region, it’s easy to see how the city is developing into a highly sought-after market.
Savvy investors and developers are entering into the Newcastle and Hunter region ahead of the large growth to the area, leading to much activity, particularly in the CBD and in the industrial areas with the Hunter.
Newcastle’s stable and resilient economy is bolstered by a range of diverse markets, especially with the local sectors of coal, manufacturing, and health. This combination solidifies the city’s reputation as one of Australia’s most dependable economic hubs.

The secret baths under City Arcade
City Arcade in Newcastle, Australia, holds a rich and somewhat hidden history. Situated in Newcomen Street, across from Commercial Collective’s new Newcastle office location.
Originally, the site served as a source of fresh water for the early settlers of Newcastle in the 19th century. It later gained significance as the location of the Corporation Baths and became the city’s first shopping arcade, still preserving many of its original architectural elements.
The arcade, with its two-storey rendered masonry façade and art deco motifs, retains its historic charm, though some parts have undergone modernization. Hunter Street’s section features Victorian-era details, including a curved shopfront window and preserved “CITY ARCADE” signage.
Internally, the building has retained numerous original features such as shopfront glazing, decorative air grills, terrazzo stair treads, glass bricks, and a remarkable glass and concrete ceiling in the arcade area.
Beneath the arcade lies a hidden secret—a pool that was part of the Corporation Baths.
While much remains unexplored, this area provides a unique glimpse into the past.
The Corporation Baths were initially constructed in 1888 by Newcastle City Council, taking advantage of a freshwater spring. The site evolved, hosting various activities over the years, from a theatre and picture palace to a billiard saloon and a printing establishment.
In 1939, the arcade was developed, linking Hunter Street with Newcomen Street, thus becoming Newcastle’s first shopping arcade, featuring 17 shops and 7 small kiosks. It’s grand opening marked a new era in the city’s retail and leisure life.
Over the years, the arcade has seen transformations, changes in ownership, and renovations. Today, it stands as a testament to Newcastle’s evolving history, offering a blend of modernity and nostalgia.
Despite its subtle exterior, City Arcade remains a treasure trove of stories and memories, waiting to be rediscovered by those who venture beneath its unassuming facade.
