Arvada crime briefs: Roadways abound with chaos DUIs, theft and an Uber ride gone wrong highlight the week’s significant cases

Arvada’s crime reports from the week of Jan. 22 to 28 were marked by significant incidents on the city’s roadways, including multiple DUIs, a disastrous Uber ride and a civilian car chase gone awry.

In the latter case, officers responded to a report of a theft in progress and menacing in the area of Ralston Road and Pierce Street at around 4 p.m. on Jan. 26. The victims of a large theft which had previously been reported to the Jefferson County Sheriff ’s Office noticed the suspect of the theft in a nearby vehicle and attempted to block them into a parking lot.

The suspect hit the victim’s car in the process of fleeing the parking lot, while the victims slashed the suspect’s tires and shot out the suspect’s rear window.

The theft victims continued to pursue the suspect in their vehicle, ignoring instructions from the

911 dispatcher to disengage. They rammed the suspect’s vehicle on Ralston Road near APD headquarters.

Both parties arrived in APD’s parking lot, at which point the theft victims pushed the suspect to the ground and pinned them until officers arrived.

One of the theft victims was cited for reckless driving while another was cited for throwing missiles and disorderly conduct. Jeffco Sheriffs were notified about the suspect in the original theft case.

Uber driver accosted

On Jan. 27 at around 3 p.m., officers responded to an Uber ride gone wrong on the 5900 block of Pierce Street. The Uber driver was in the process of returning a phone left in their car by a recent passenger when one of the passengers began arguing about Uber’s phone return fee.

The argument escalated when one of the passengers pulled a knife on the Uber driver and held it to the driver’s throat, while another passenger smashed the driver’s windshield.

One suspect was jailed for felony menacing, criminal mischief, disorderly conduct, a restraining order violation and active warrants. The other suspect was arrested for criminal mischief.

This car was found in a parking lot with an intoxicated man behind the wheel.

Multiple DUIs

Two significant DUIs were reported by APD for the week of Jan. 22 to 28, with one resulting in a passenger being ejected from the car and suffering serious bodily injury.

That incident happened on Jan. 26 at about 2:45 a.m., when a rollover occurred on the 5700 block of Oak Street. Officers responded to the scene and located a driver who said his SUV rolled down an embankment from W 56th Place and ejected his passenger.

The officer was then notified that the passenger was injured and had been transported to a hospital by an uninvolved party.

The driver was charged with vehicular assault and a DUI. The other DUI occurred on Jan. 24 at around 4:30 a.m. when an officer found a disabled vehicle on a snowbank in a parking lot at 5405 Wadsworth Bypass. Officers found an intoxicated man in the driver’s seat and asked him to exit the vehicle.

The man reluctantly stepped out of the car with a handgun visibly sticking out of his pocket. Officers quickly detained the man and secured the handgun.

The man was charged with a DUI, resisting arrest and obstructing a peace officer.

‘Empty Nest’ Baby Boomers Own Twice as Many Big Homes as Millennials With Kids A recent study by Redfin found that 28% of “empty nester” baby boomers owned homes with three or more bedrooms, while only 14% of millennials with children had homes with 3+ bedrooms. The study was based on 2022 census data, the most recent available.

Looked at another way, 45.5% of empty nester boomers own big homes. Only 27% of millennials with kids own a big home, and only 3% of Gen Z families with children own a big home. Those are national numbers. Here are the numbers for Denver and three other cities: Denver Los Angeles San Francisco New York City

Boomers Millennials 25.0% 15.1% 23.7% 9.4% 26.1% 10.9% 23.9% 11.8%

Gen Z parents with children are even worse off. The report states that almost none of them (0.3%) own homes with 3+ bedrooms. Remember, the key word here is “own.” Gen Z and many millennial families are more likely to be renters than homeowners.

(Adult Gen Zers are 19 to 25 years old, millennials are 26 to 41, Gen Xers are 42 to 57, and baby boomers are 58 to 76.)

Rita and I, as baby boomers, are part of a trend I expect to grow — selling our big home and becoming renters. As our fellow boomers get older, they are already wanting to downsize, not only because of the empty bedrooms in their oversized home. They want freedom from home maintenance, lawn care, and other household responsibilities.

Buying a condo or renting an apartment (as we did) has the additional advantage of creating a “lock and leave” situation, allowing seniors to go on vacation — to see their grandchildren or take a cruise.

What surprised me was that ten years earlier, the numbers were almost equal for those two groups, according to Redfin; “In 2012, empty nesters of the silent generation (who were 67 to 84 at the

time) took up 16% of homes with 3+ bedrooms. That’s a smaller share than Gen Xers (who were 32 to 47 at the time) with kids, who took up 19% of those large homes.”

I can think of several possible explanations for the most recent statistics. For starters, change is hard. It’s uncomfortable, especially if you are elderly. For the 54% of boomers who own their home free and clear, the cost of staying put is low, and the cost of moving is high. For boomers who have a mortgage, it is at a very low rate if, like the rest of us, they refinanced into loans around 3% or even lower. They can’t take that mortgage with them to a replacement home, and current rates (6 to 7 percent) seem really high given what they’re paying now.

The failure of boomers to put their large homes on the market has reduced the supply of bigger homes for millennials to purchase. Additionally, millennials who don’t currently own a home wouldn’t have any equity to help them with a down payment on a new home.

Affordability remains a big obstacle for millennials, and Redfin estimates that 19% of them don’t even want to purchase a new home. Also, many like to live “where the action is” in center cities, where big homes are scarce.

Whether or not they are waiting for the opportunity to buy a large home, millennials with kids already make up the largest age group that is renting homes with three or more bedrooms — 24.8%. Millennials without kids are the next biggest age group renting homes with 3+ bedrooms — 11.6%. The third largest age group renting such homes is us empty-nest baby boomers — 11.4%.

Older baby boomers might want to make the same calculation Rita and I made when we sold our big home. We realized that, because of the increase in market value of our home, we could net a substantial amount of cash by selling our home, even after paying capital gains above the $500,000 marital exclusion. Our home’s equity was not paying us any dividends sitting in our house, and it wouldn’t pay us dividends if we sequestered it in, say, a patio home.

Thanks to Medicare, we realized that by investing the net proceeds from the sale of our house we would generate a monthly income greater than the rent we would be paying, and that’s without dipping into the Social Security income that we were already earning. The big increase we were seeing in our property tax added to that calculation, as did my hunch that the surge in home values may have peaked and could decline in future years. It was a good time to sell.

If you’re a senior citizen sitting on substantial equity, you might reach the same conclusion we did — that selling and renting is, surprisingly, the smart

thing to do. (I never thought, especially as a Realtor, that renting would make more sense, but, at our age, it actually does.)

And consider this: If you sell your home and don’t buy another one, the “lock-in effect” of your current low-rate mortgage no longer applies.

EVs Could Drive Down Electric Costs

On my posting of this article online at RealEstateToday.substack.com, there is a link to a report about several studies which conclude that EVs will actually contribute to more efficient utilization of the electric grid and thereby drive down electric costs for all consumers.

One reason is that most EV charging is done overnight, creating a revenue stream for utilities during hours of low electric demand.

City of Arvada finalizes sale of new Community Table building for $3 million City to retain old Community Table building on 57th Avenue for ‘yet-tobe-determined’ purposes

The City of Arvada owns a new building — and soon, Community Table will call it home.

After announcing it was in the final stages of purchasing 4600 W. 60th Avenue, the city revealed it had closed on the 15,000-square-foot

property on Jan. 30. The city paid $3 million for the future site of nonprofit Community Table, according to Arvada’s Director of Communication Rachael Kuroiwa.

Community Table’s lease will be transferred from its current site at 8555 W. 57th Ave. to the new building on 60th, Kuroiwa said.

Renovations to the 60th Avenue property will take eight months and include adding an additional shower, a laundry room, installing lockers and expanding the area that will house the grocery store, according to Community Table’s Chief Operating Officer Sandy Martin.

Arvada Winterfest set to celebrate cultural diversity on Feb. 24

Arvada’s most culturally diverse festival is set to return later this month when the 6th Annual Winterfest brings family fun and community celebration to McIlvoy Park.

This year’s Winterfest will take place on Feb. 24 from 11 a.m. to 3 p.m. The event is free to the public.

Festivities will begin with a pet parade and ugly sweater contest, followed by a live mariachi performance by Sangre Mexicana Denver, dragon and lion dances performed by the Colorado Asian Cultural Heritage Center and live ice sculpting all day.

Walking through the foothills of Canyon Pines Arvada’s newest subdivision abuts the flatirons, giving the city its first true mountain views

Nestled in the southeast slope of Coal Creek Peak lies Arvada’s newest — and westernmost — subdivision: Canyon Pines.

The 90-home development with homes priced between $2.5 mil-

lion and over $6 million is now fully part of Arvada after some “cleanup annexations” in January.

The development has been over 40 years in the making, starting with the purchase of the land in 1979 by Terry and Diane Ten Eyck.

Marked by winding roads yet to be paved and foundations starting to be laid and the beginning of the area’s hardscape coming to fruition, the development is slowly taking shape. marking the first time Arvadans will live west of Highway 93.

Surrounded by Jefferson County and Boulder County Open Space, Canyon Pines will include a sprawling trail system featuring hiking paths, bike paths and an incline with some lookouts. The first half of the trail system is expected to be completed this summer, while the rest will follow next summer, according to Wyatte.

“It’s outside the Denver pattern of street naming,” Ten Eyck said. “The street names were eligible for creative stuff, so I thought it was important to document the history.”

Sumner Road is named for the engineer who designed the railroad; Milner Road is named after the civil engineer who drew the first plans for the railroad which were eventually abandoned, Moffat Road is named for David Moffat of Moffat Tunnel fame, Ridgway Road is named for the general manager of railroad — the Colorado town of the same name is named for his father.

About eight trains pass by each day, Wyatte said.

The development will feature custom homes in six architectural styles: modern, cabin, ranch, homestead, prairie and vernacular. Residents will begin moving in by 2025, Wyatte said, and will be part of a homeowner’s association.

Dems launch second attempt to allow more ADUs

Single-family homeowners in the most populous parts of Colorado would be allowed to build accessory dwelling units on their properties under a bill introduced in late January in the legislature aiming to override local zoning rules in areas that currently prohibit them.

House Bill 1152 is the first of several marquee bills that Democrats at the Capitol, in partnership with Gov. Jared Polis, are expected to introduce this year that would target city and county land use regulations in an effort to tackle Colorado’s affordable housing crisis.

A similar push last year ended in a political dumpster fire for the governor when he tried to pack an array of changes into one measure that ultimately failed after weeks of animosity between him and local leaders. In 2024, Polis plans to pursue the same policy changes, albeit through bitesized pieces of legislation — the first of which is the accessory dwelling units bill introduced Tuesday.

Accessory dwelling units, also called ADUs, granny flats or casitas, are secondary residences that are either attached or adjacent to singlefamily homes.

They’re often rented out or used for visiting family members and have long been seen as a way to boost Colorado’s housing stock and drive down the cost of living. Homeowners also rent them out to tourists as

short-term vacation rentals.

Research by Freddie Mac, the government-sponsored housing corporation, has found that ADUs are far more affordable than apartments and standalone housing units, but local prohibitions have limited their proliferation in all but a handful of places across the country.

In Denver, for instance, a residential lot must be a certain size or in a certain area to be zoned for an ADU to be legally built. Getting a variance can be difficult.

Bill sponsors told The Colorado Sun they view ADUs as a small piece of solving Colorado’s housing crunch, one that can appeal to senior citizens and workers alike.

“People are struggling to live where they work,” said Sen. Kyle Mullica, DThornton. “This is an opportunity to try to solve that and put more affordable units on the market.”

Rep. Judy Amabile, D-Boulder, said that before she joined the legislature, she built a shower and a kitchenette in a room above her garage for her son, who suffers from mental illness and needed a separate living space.

The city cracked down on the illegal unit, and her son was left homeless for months, she said, spending the night in shelters and occasionally in a sleeping bag on her porch.

“That shouldn’t be happening,” Amabile said. “It’s about your own personal property rights.”

The rules in House Bill 1152 would only apply to communities covered by a metropolitan planning organi-

zation, including Denver and much of the Front Range, as well as Grand Junction. Cities with fewer than 1,000 people would be exempt, as would unincorporated communities with fewer than 10,000 residents.

Mountain resort communities would also be exempt, said House Speaker Julie McCluskie, a nod to concerns that homeowners there will promote them as short-term vacation rentals rather than provide housing to Coloradans.

The measure would also create two new programs to promote the construction of ADUs. One would provide grants to local governments that could be used to waive permitting fees for ADUs. Another would provide low-interest financing to low- to moderate-income homeowners who want to build accessory units on their properties. To qualify, homeowners would have to rent their units at an affordable rate.

Local governments are skeptical of the measure — a sign that months of negotiations leading up to the session have not resulted in broad support for Polis’ housing plans.

Kevin Bommer, who leads the Colorado Municipal League, which represents cities and towns across Colorado, called the bill “a good start.” But he worries that it “undermines local decision-making.”

Amabile acknowledged the complaint. But she suggested local officials aren’t united on the matter.

Restoring local history a sign of the times hand paint all their pieces, and utilize other skills that are becoming more rare such as embellishments using real gold leaf.

A longtime sign maker and artist, Polzin launched the business with his two daughters in 2007 in honor of his son, John, who passed away that year.

“He was enigmatic, and had an incredible passion for life,” Jess Polzin said of her brother.

Through their work focusing on the handcrafting of signs, rather than through mass-production, the Polzins hope to bring art into the every day.

“It’s got the imperfections of the artist in it. Art doesn’t have to be perfect,” said Jess Polzin.

“I think people really like to see things that remind them of a human connection. That’s the most important thing,” she said.

As for Booger–so called because it was “a ‘booger’ to drive,” according to Betsy Bowers, who commissioned the truck’s restoration for Lakewood– it will make special appearances at Heritage Lakewood Belmar, and will next be on display at the Annual Rockin’ Block party in June.

Visitors can also request to see the truck be viewed as requested at the museum’s private tours.

“Booger Red,” Lakewood’s antique fire truck needed a make-over before going on public view as part of the permanent exhibit at Heritage Lakewood Belmar Park’s 20th century museum. The wording on the side of the truck’s red doors had faded and needed to be restored according to the time period and font style of the 1930s, when it was first commissioned.

Prior to Lakewood being incorporated as a City (in 1969) Lakewood’s first fire station was originally located on West Colfax Avenue near Wadsworth and was built in 1938. Booger Red was the first firetruck purchased from local business support and an annual Fireman’s Ball.

From their home garage in the suburbs, the Polzin family–father Larry and daughters Jess and Sarah– who produce and restore iconic, vintage signs from around Colorado, stepped in. Their business, Stargazer Creations, is one of the few to use handdrawn painting methods that were most recently put to use restoring the truck’s antique fire doors.

paint job,” said Larry Polzin.

“When we actually saw the truck, we were brought back to reality, as this wasn’t a ‘classic showboat’ but a work horse that had been driven hard and probably had some amazing tales attached to it,” he said.

Restoring the truck meant removing the doors and taking them to the garage workshop, matching the specific hue of the antique red and imitating the original font’s drop-shadow

lettering.

“This font was not in our vast library, so we had to rely on the tiniest hints of its existence still left on the door and replicate it based on what remained,” said Jess Polzin of restoring the truck.

The family focuses on antique sign restoration, pictorial murals — such as the animals on the Denver Purina factories — as well as fiber art and commercial commissions. They

The Democratic majority at the Capitol is also expected to bring legislation that would require cities to allow denser residential zoning around bus and train stops, as well as a measure that would limit residential parking requirements.

“Transit-oriented and connected communities can create a better future for our state and drive our prosperity and our enjoyment with less traffic, more housing people can actually afford, better air quality,” Polis said in his State of the State address this month.

The legislature is already debating a few other major housing measures.

One is House Bill 1007, which

would prohibit local governments from limiting the number of unrelated people who can live together, except for health and safety reasons, like fire code and water quality regulations. The legislation passed out of the House Transportation, Housing and Local Government Committee by an 8-3, party-line vote in late January. It now heads to the full House for more debate.

Senate Bill 2, which passed unanimously recently out of the Senate Local Government and Housing Committee, would give local governments more leeway to create property tax rebate programs aimed at boosting affordable housing.

Awaiting its first hearing is House Bill 1098, which would prohibit landlords from evicting tenants before their lease is up unless they have legal cause to do so, such as situations

when a property is unlawfully occupied, rent goes unpaid or a tenant otherwise violates their lease. Landlords could still evict a tenant if they plan to take the home off the rental market.

A similar measure failed last year.

The measure has some high-profile support: McCluskie and House Majority Leader Monica Duran, a Wheat Ridge Democrat who is a lead sponsor of the bill.

Nevertheless, Senate President Steve Fenberg, a Boulder Democrat, cast doubt Tuesday on whether House Bill 1098 would make it across the finish line in 2024, given doubts about the measure in his chamber and how Polis has been a vocal skeptic of the idea. The governor worries it would actually drive up housing costs.

“I don’t know that the political landscape has changed since last year,” he

told reporters. “I don’t think Jared Polis has changed since last year. I think the question is: Can people come together and figure out the path forward on these various bills that pleases the folks who are advocating the bills and also is done in a way that has 18, 33 and one.”

It takes 18 votes for a bill to pass the Senate and 33 votes for a measure to pass the House. The governor then must approve any bill before it becomes law — hence the one.

“I think it’ll be a tight vote, one way or the other — win or lose by a vote or two,” Fenberg said.

The legislative session runs through May 8.

7 things to know before you go to Casa Bonita

A

n invitation to dine at Casa Bonita is still considered a “golden ticket” in Jefferson County. The restaurant is still in Beta Testing REPORTER mode and using COLUMN email invites as the way into the reservation system.

It’s not possible to call up the restaurant and reserve a table.

There are several other things that you should know about Casa Bonita Jo Davis before you embark on a journey to the place. The process begins in an email and ends with a walk past the wall of names of former employees. In between, an unforgettable experience can be enjoyed with the proper preparation.

The stars aligned to finally give me a chance to go to Casa Bonita recently. Colorado Community Media publisher Linda Shapley broke through the reservation waitlist and got that golden invite to dine at Casa Bonita.

I joined Linda, her family and a family friend for a mid-afternoon dining experience at Casa Bonita.

The next table is a bag search. They will open all bags, including gift bags and gifts, something I learned the hard way. So, don’t wrap any gifts that you bring along. Consider a gift bag instead.

Make security go a bit faster by leaving backpacks and oversized purses in the car.

4. Some notes on the food

1. Getting the Golden Ticket

Linda’s biggest advice when it comes to securing a ticket is to be patient.

“After signing up in May (with four different emails) and getting no response, I went the same route that got me a job interview at The Denver Post nearly 30 years ago: A constant, friendly barrage of communication,” she said. “I signed up anew at least every couple of weeks. I sent a still-unanswered email to PR asking about holding a company event. I went to Facebook groups and signed up through that portal. And it only took seven months!”

2. Using your Golden Ticket

Linda’s continued advice is to keep that patience!

“I sat down after Christmas Day dinner, when the rest of the fam was napping, and started looking for dates to attend,” she said. “Of course,

I wanted to take as many people as I could, so I started looking for availability for the maximum 8 allowed.

I checked nearly every date, starting with the latest available date offered, and starting with the earliest available time.”

Nothing seemed to be available.

“So I did the same with seven attendees. Then six. Then, things started to loosen up with five people. I found a time at 4:30, right when they opened,” Linda said.

“While at first I was taken aback by the early time, I was glad we were there that early once I was inside,”

she continued. “By the time we left the pink palace at 8ish, it was packed at nearly every attraction.”

3. Surviving security

You need the email that comes with the Casa Bonita invite. In fact, bring it with you. You cannot get into the restaurant without that reservation. Someone scans it before you even get to the door.

Then be prepared for the metal detectors and bag search. You will have to empty your pockets and walk through a pair of metal detectors at the door.

The ordering process is different and may catch diners by surprise.

The menu is available online. Check it out and consider your choices before going in to make the process easier.

Take a moment to look around and snap a few photos. For the best pic of the reservation area, go to the opening of the hallway to the bathrooms.

Get low by kneeling if possible, facing the open space. Point your camera upward. Adjust as needed and snap.

Once you get to the food preparation station, there are a few choices to be made, but not many. Relax a little here and take in the space.

The wait staff will take your food to the table. Just follow along.

You can only order drinks at the table if you have an armband that shows your ID has been checked and you are of age to drink. Get that band when ordering the food.

Sopapillas come in 5 to 6 sopapillas baskets that cost $1 a basket. They come hot, with honey and wet napkins. Hoard the wet napkins because the honey gets everywhere.

5. Some tips about the entertainment

The characters the inhabit Casa Bonita will shock guests who have never experienced the place. They are actors in full costume, ready to bring guests into their mini-dramas.

Expect Manbearpig to just pop in to see what you are doing. A Wild Westera sheriff may come along to enlist you on a mission or to make sure you are enjoying the experience.

There are several different characters roaming the place. Don’t be surprised to see two characters sitting and arguing amongst themselves. It’s part of the entertainment.

Coloradans for Metro District Reform

A

legislative task force began studying homeowner’s rights in metro districts on Dec. 5, 2023. The task force will issue a report to the state legislature on June 15. Coloradans for Metro District Reform is a volunteer group researching metro district abuse and advocating for protective reform. CMDR has been covering and responding to the Task Force’s public sessions. Task Force hearings are public, recorded and may be accessed at https://engagedora.org/ metropolitan-district-homeowners-rights-task-force.

Those living in metro districts also have an opportunity to fill out a short survey regarding their experiences at the same site.

The task force was created last year and has 11 members chosen by the legislators and the governor. Although labeled a “homeowners rights” task force, CMDR believes its membership is heavily skewed toward the developer industry. CMDR stated that three of the 11 task force members express positions reflecting resident interests. Two legislators serve on the Task Force (Representative Jennifer Parenti and Senator Julie Gonzales) as well as a county commissioner, five attorneys and a developer.

The next session is Feb. 19. So far, the Task Force has received a basic orientation on metro districts and then addressed topics including transparency, foreclosures, and interaction with HOAs. Future sessions will encompass governance and finances.

Speakers in each of the first three sessions have represented the developer industry. In the latest session, two task force members and Rep. Parenti observed that homeowner perspectives and interests had not yet been presented to the Task Force. Though CMDR has not presented to the Task Force, it has published responses here: https:// metrodistrictreform.org/metro-district-task-force-1 Development industry interests have emphasized that metro districts make housing more afford-

able. CMDR noted that no evidence has been presented to substantiate this claim. CMDR posits that metro districts make housing less affordable in practice and, they explain, that there is evidence many residents are actually paying twice for the cost of infrastructure in metro districts, that the cost of housing is actually higher in metro districts, and that the amount of debt and extended interest payments increase the cost of metro district housing even more.

CMDR does agree with the development industry’s position that there needs to be more transparency in metro districts. They observe however, that every effort CMDR has made to advance legislation requiring meaningful transparency has been opposed by the industry.

CMDR sent the Task Force a onepage disclosure of financial information; similar disclosures have been proposed to legislators and state agencies during the past three years. No action has been taken on CMDR’s proposal. CMDR has also recommended including disclosures with the MLS listing and other points of contact when residents first start looking at homes in metro districts.

Instead, CMDR reports, the industry has advanced extremely weak transparency measures which are superficial and pay lip service to the effort. For example, CMDR explained, two recent transparency measures enacted by the legislature (at the request of the developer industry) included disclosing the metro district website in closing documents (the 11th hour of the transaction) and having a meeting once a year to answer questions about metro districts.

How local shops are shifting the culture in the Denver-area tattoo scene

rmed with steady hands and lamps strapped to their craniums, many female, non-binary and queer tattoo artists utilize their passion, personalities and perseverance to bring art to life, all the while shifting the culture of the Denver-area tattoo scene.

‘If you build it, they will come’

Owner of the Wolf Den Custom Tattoo Studio Ryane Rose said they built their shop, located at 6640 E Colfax Ave. in Denver, about seven years ago.

“It kind of came about by working at shop after shop that just kind of created an environment that didn’t feel as welcoming by default,” Rose said.

Rose said the culture was “masculine-driven” which isn’t a bad thing, but can leave “little room for other people to be expressive or exist.”

“So I think that’s where the toxic part of the culture came in. It was more suffocating than inviting,” Rose said.

They said they kept trying to find a studio that would support a welcoming and accepting mentality but couldn’t.

Thus the Wolf Den was born. The 37-year-old thought it would be difficult to find a complete staff of queer, non-binary or female tattoo artists. However, “if you build it they will come right,” Rose said.

“This entire seven years my inbox has been flooded with women and non-binary humans that have constantly reached out to work here with the same exact story,” Rose said.

The wolf pack

One woman was artist Meghan Donohue, who works with Rose as their apprentice.

Originally from Massachusetts, Donohue moved to Denver about a year and a half ago to

become a tattoo artist. She said she found the Wolf Den online.

Donohue’s favorite aspect of the Den is the experience it provides both artists and clients.

“It’s a place where we all really can emphasize our own strengths,” Donohue said. “The artists that work here all share a common strength of people skills which is something a lot of tattoo artists lack in the industry.”

The 25-year-old said she is still determining her style as a tattoo artist but she is versatile in that she does illustrative, realistic and fine line pieces.

Rose describes their style as a wide range because they love creating watercolor, fine line, geometric and abstract pieces. They also love the one-to-one connection with their clients.

“You get to take this concept that represents something that they value and then you get to give it a heartbeat collectively,” Rose said.

For Rose, the best aspect of the Wolf Den is the energy they’ve curated with their staff.

“We all genuinely care about each other and that’s a hard one in shops too because the culture really does drive in ‘You need to care for yourself,”’ Rose said. “If another artist takes art from you they’re taking food from you essentially.”

The name for their tattoo shop was inspired by an animal where females are the alphas and the group acts as a family.

“I wanted a wolf pack,” Rose said. “I wanted people who took care of each other. We’re all stronger together and we can all eat together.”

Macy Zerbe, 26, became a member of the pack in June 2023 and they said they love the “chill vibe” at the Den. “I feel everybody is pretty about community and making a welcoming space that tattoo shops don’t always have,” Zerbe said.

Rose runs their business with their wife Jess Rose, who handles the day-to-day operation of the shop and elevates the business.

“When you’re in love and that person is your partner and your soul mate they’re going to enrich your life in every single aspect,” Rose said. “So the Den is no exception. She brings a perspective from a stylistic point of view.”

Jess is a leather artist and along with her own business, she said her role in the pack is the “lady behind the scenes making things happen.”

“When I met Ryane, I saw their vision and I knew where they wanted to take it,” Jess said. “I definitely feel like I am always here to see those visions through.”

Jess said there are various ways the Wolf Den is shifting the industry from its representation to its atmosphere and products.

“Already (Ryane was) changing the industry by creating a space where there was an owner that was far different than a heterosexual white male owning a shop,” Jess said.

Mele Lucero is another member and tattoo artist in the pack and she said she loves making “weird trippy” pieces.

Lucero said the Den is unique in that she is supported as a female tattoo artist by her peers and mentors.

“They just want you to grow,” Lucero said. “I felt like with my old (shop) it was like a debt to be owed to them and then coming to the Wolf Den they just continue to push me and grow my style and (to) just be me.”

Jess said the Den provides eco-friendly products which isn’t common in other shops. Ryane said the shop is 90% plastic-free, but there’s a goal to up that another 5%.

Going forward, Rose said they hope to both maintain the stability of the Den and continue to grow its presence.

Bird’s Nest

Striving to also provide a different atmosphere for their clients and fellow creators is tattoo artist Lora Bird.

Bird created the Nest Art Collective, located at 7460 W 38th Ave. in Wheat Ridge, which is a space for queer, femme, nonbinary or neurodivergent artists and clients alike.

“I would describe it as a haven for people who need a little bit more accommodation during their appointment,” Bird said.

“We do our best to make sure everybody has the right lighting, the right sound level, the right privacy to feel as comfortable as possible during a pretty uncomfortable procedure.”

A slice of ’War and Peace’ comes to the Arvada Center

eo Tolstoy’s 1869 novel “War and Peace” is one of those towering cultural touchstones that almost everyone has heard of, even if they haven’t fully engaged with it. In the case of something this complex, there are ways to break it apart and make it more manageable.

A perfect example is “Natasha, Pierre & the Great Comet of 1812,” which is making its regional premiere at the Arvada Center. The show’s simplified approach involves focusing on just one portion of the novel. And adding the occasional sprinkling of club music.

“The show is an about 70-page chunk of the novel, set to what the composer would call electropop music, played by a band of actor

So, she decides to go to Moscow with the hopes of gaining the approval of his family. Meanwhile, Pierre (Brett Ambler), one of Russia’s richest men and Natasha’s friend, is struggling with what to do with his life.

All this is fully sung to music that blends Russian folk and classical with indie rock and EDM. “The music we’re including covers so many different genres and it all fits the characters,” said Anna Maria High, who plays Marya D, Natasha’s

godmother. “The music helps the actors with the characters they’re portraying because it makes things a little easier to consume. The audiences can really understand what’s going on with the characters.”

The music direction is led by David Nehls and for performers like Otto, who have to create their characters while playing live music, the show presents a thoroughly unique challenge.

“It’s always such an amazing and fulfilling thing to be an actor and musician in the same show because you’re interacting with the audience in two different ways,” he said.

“It’s just a spectacularly fun layering of artistic elements.”

Bird was searching for a space that would support them as an artist and accommodate their needs as a neurodivergent person.

“The shop that I learned in was a very open space, which there is nothing wrong with that and some people thrive in that environment,

Therefore, Bird built the Nest from the ground up.

Bird was inspired to model their shop after a “salon suite” which they worked in for about a year. Bird explained a salon suite is a rented amount of space with pods of individual businesses such as a hair salon, a nail salon and makeup artist.

The Nest opened its doors in 2021 and Bird said at the moment, the shop is full of artists who all have their own space.

Additionally, Bird said while artists technically work for them, the artists are in charge of their own booking, scheduling, pricing and setting up their rooms.

“They are all individual business owners and they really do find and work with people that want to work with them which is just such a wonderful thing in tattooing,” Bird said.

“They curate the space to be comfortable for them and by proxy it’s comfortable for their clients.”

Izzy Bump, creator of large colorful botanical tattoos, said she enjoys being in control of her own business and ethical choices.

The artist said the best aspect of the Nest is that it’s a supportive space where the artists care about their work, each other and clients.

“We all have more than enough clients to go around and because we’re not competing with each other and

lot of helping each other and lifting each other up,” Bump said.

Bird describes their art style as illustrative woodcut which is similar to “old medieval etchings.”

Bird said they feel like they’re flipping the “traditional idea of tattooing” with the Nest and shifting the industry from sole artist control to client-friendly.

Tattoo artist and 29-year-old Mikayla Riley said there are so many aspects that she loves about the Nest, the biggest being the sense of community.

“I think it’s very unique in that tattooing, like so many industries, is traditionally so male-dominated and lots of people have not been welcomed in this industry in the past, and here we’re so far in the opposite direction,” Riley said. “Anyone is welcome here to get a tattoo.”

Bird said all 13 people in the Nest “gel well” together regardless of their different personalities and styles.

“The overarching take here is in my mind this newer generation of tattoo artists is just more kind,” Bird said.

Going forward, Bird hopes to “ride out this thing” they built and just see what happens next.

“It really is currently my life’s work and I would rather just maybe not push for more and just enjoy what I have,” Bird said.

The hardest part initially may be learning what’s upstairs and what’s downstairs. However, it does not take long to acclimate yourself to the landscape. Expect a few rooms to feel like you left Casa Bonita and entered a new place. For example, the magic show took place in a room that was decked out like a Las Vegasstyle diner and showroom from the 1970s. After the show, it took a moment to get oriented back into the Casa Bonita experience.

Also, don’t try to get photos or videos of the puppet show. Expect a light tap on the shoulder and a stern warning from security if you do.

A note on Black Bart’s Cave: Don’t worry about people waiting to grab or jump out and scare you. The new cave uses light shows, loud sudden sounds and puffs of air to replace the

human presence.

6. Before you leave...

Stop by the gift shop. Everything there is kind of pricey. If your budget is tapped from the meal, look for the stickers and magnets. They are souvenirs of your visit for less than $5.

On the way out, slow down and take in the wall of employees. The wall seems to be missing the crew from the early 60s. However, the number of people who worked in Casa Bonita in previous years is immense. Snap a picture if you see the name of someone you know.

Casa Bonita is an unforgettable experience for everyone. Those who remember the old version will love comparing notes. The newcomers will love the T.A.R.D.I.S. of a place and all it holds. Take plenty of pictures (where pictures are allowed) to remember your night.

district fees and taxes. CMDR pointed out in their response that metro district bond investors also have these foreclosure-initiating powers. CMDR further explained that bond prospectuses explain in detail how metro district bond investors can protect their investment by foreclosing on homes.

CMDR noted this is a significant concession by the industry since one of the benefits the industry mistakenly claims for metro districts is that the investors, not the homeowners, bear the risk of failure.

When discussing metro districts serving HOA functions, one task force member noted that HOA homeowner protections do not apply to metro districts. CMDR agreed, noting developers should not be able to bypass HOA checks and balances by having metro districts perform HOA functions.

The Jeffco Transcript reached out to Casa Bonita for an interview with general manager Marti Winer. The restaurant’s public relations team answered our email and ultimately declined the opportunity to cooperate with the article.

It seems that Casa Bonita is (partially) open for business, but not for questions.

A Jazz Duo for the Ages at the Parsons Theatre

The mental game Local coach focuses on athletes’ mindset

Like Super Bowl champion and former Seattle Seahawk Marshawn Lynch famously stated, “Take care of y’all bodies, take care of y’all chicken and take care of y’all mentals.”

As for the last part of that, many say sports are 90% mental. While there are ways to measure the physical attributes of athletes, there aren’t too many ways to demonstrate mental performance, especially on a stat sheet. Often athletes are only measured by points, tackles, saves or other statistics.

Stacy Ingram, a mental toughness and performance coach for youth athletes, performers and others in Castle Rock, knows mental barriers can prevent individuals from reaching their full potential.

She’s here to help.

“Sports and performance is a way that you’re able to teach them skills they can use in their sport but also throughout their life,” Ingram said.

“Things like emotional regulation, stress reduction and more.”

Whether it’s managing a full class schedule and a demanding sports calendar at once, overcoming an injury to get back on the field or stage or trying to stay tunnel-focused on earning a scholarship, Ingram knows high school athletes today have a lot to manage.

Before the pandemic, Ingram owned a clothing boutique, where she said many people (friends and otherwise) would come in and look for emotional or mental support. Feeling her store was a place of refuge, Ingram cared for her patrons and wanted to take the next step in helping them.

She began taking psychology and coaching courses and fully pivoted to mental coaching when the pandemic forced her store to close.

“I really wanted to address this

niche because I do have a passion for sports, but also I have a passion for kids this age,” Ingram said. “Even at my store, I had a lot of high school and college kids that worked for me. And I really missed that sort of mentorship piece and relationship piece. It showed me a lot about how much these kids need additional support, but they’re sort of afraid to ask for it.”

She’s now worked with several clients across various sports and performance activities. Her focus (for now) is on schools in the south like Arapahoe, Mountain Vista and Green Mountain, her alma mater.

Colorado Community Media: What goes into the mental gymnastics of re-trusting yourself after you’ve been injured in your sport or profession?

Ingram: That’s a pretty emotional thing for a number of reasons: everything from disappointment if you’re a senior especially and you lost your last season to simply being afraid. And when you are afraid of being injured, you have a much higher percentage of likelihood of actually being injured because you’re focusing on the wrong things and that mind-body connection isn’t in the most positive space. I think one thing that can happen with the kids, too, is they get so afraid of getting injured that sometimes they don’t even want to get back. It is a mental thing to get past because it’s not a failure of their own but sometimes they can look at it like that.

CCM: What percentage of your clients are bouncing back from injuries?

Ingram: It really varies because it depends on what’s happening.

But I would say about 25%. The athletes’ goals can vary. If they’re really at a high level and are trying to get a scholarship, they’re working more on the peak performance side of things… Then you have others that are overcoming injuries.

And then you have some kids that just want to enjoy their time playing in high school, but they start to get themselves either so burnt out or so wound up between the mental side of the game that they begin not to enjoy it. So it’s that balance of how to teach those things so you can manage the anxiety and the stress and all the pressure.

CCM: What makes advising this age group unique?

Ingram: One thing that we see a lot is just kids’ prefrontal cortex in their brain is not fully developed until they’re 25. Because of that, they have a little bit bigger extremes, but they also have a lot of neuroplasticity happening, so it’s a great time for them to learn, and they can learn a lot faster than we learn as adults. So it’s sort of a crucial time to try and help teach them some good skills.

CCM: What goes into managing an internal dialogue during a game, performance or other-

wise?

Ingram: For one, the internal dialogue… a lot of it is negative self-talk. I try and work with them on different little techniques and skills to get past that. And a lot of times, if you can focus them somewhere else, you’re able to do that, even if it’s something as simple as making sure they have a routine or understand their nervous system enough to know, “When I feel this, I need to do this and not get caught up in the emotion.” The other piece that happens in pressure moments is teaching them to mentally slow down the moment. Sometimes it can be as simple as a visualization method, but it really depends on the kid. The other internal dialogue piece I see is body positivity and sometimes not feeling comfortable with their own body. So, sometimes the internal dialogue can be around a topic like that.

Building trends to blame for Marshall fire, experts say

Wildland-urban fire disasters, including the Marshall Fire in Boulder County that killed two people and destroyed over a thousand homes, are not actually a wildfire problem, according to new analysis published in the journal Proceedings of the National Academy of Sciences.

Report co-author Dave Calkin said these events are actually urban fires that just happened to be sparked by wildfire. To prevent future disasters, communities need to address what makes buildings

CCM: Are there notable differences between coaching athletes and performers, or is it mostly the same?

Ingram: Honestly, it’s pretty similar. I would say the speed of

But under dry and windy conditions, homes and other structures quickly became fuel that helped fire spread rapidly and consume more buildings.

overwhelmed firefighting efforts, Calkin said the work to make neighborhoods less vulnerable needs to be an all hands on deck effort.

Insurance companies, which have started denying coverage after facing significant losses, also need to be at the table.

“It’s going to take support from all levels of government,” said Calkin.

“And it’s going to take engagement from the insurance industry, and most importantly, the homeowners themselves.”

Calkin said reducing fire risk in a changing climate will require a better understanding of wildfire behavior, and the materials and

vegetation that make buildings tinder-boxes. Better evacuation planning is also critical.

Calkin added what makes resilience work in Southern California or Montana may be very different from what will work in Colorado.

300 college dropouts to get associate degrees

Colorado state leaders are celebrating the first 300 students to receive an associate degree through a program meant to award students who earned at least 70 college credits but never finished their four-year degree.

Colorado is believed to be one of the first states in the country to offer this type of program, which was launched in 2021 through $1 million in pandemic relief funds.

The state estimates that more than 25,000 former college students statewide may be eligible for an associate degree under the Colorado Re-Engaged Initiative, or CORE. Several thousand students are also expected to become eligible to take part in the program each year, according to a news release from Gov. Jared Polis’ office.

“CORE is a great opportunity for Coloradans to get a degree and advance their careers,” Polis said in the release. “So many Coloradans who are forced by their circumstances to step away from education have invested so much time and money, yet don’t have the degree to reflect their hard work. I am proud that Colorado is providing students and

So far, seven colleges and universities have participated in the

program, including Colorado State University’s Fort Collins and Pueblo campuses; Fort Lewis College; Metropolitan State University of Denver; University of Northern Colo-

rado; and University of Colorado’s Colorado Springs and Denver campuses.

Western Colorado University plans to take part in the program starting this year.

The Bureau of Labor Statistics shows that students who have completed some college, but did not earn a degree make about $935 a week on average. Meanwhile, an associate degree increases weekly pay by about $70 more a week.

The governor’s office said the program also increases the number of Coloradans with a degree or certificate and helps them secure employment in higher paying careers. The program also may entice former students to return to college, the release says.

Lawmakers and school officials across the state have applauded the impact of the program.

Beth Myers, an associate vice chancellor at CU Denver, said it’s life-changing for students.

“I heard one graduate tell her mother that her coursework wasn’t for nothing,” Meyers said in the news release. “It was worth the investment.”
