I’ve seen firsthand how desirable the Coastside is. Potential buyers are willing to overlook all sorts of deferred maintenance to have a chance to live in this community. Subway tiles and quartz countertops do not equal marketability. Homebuyers look forward to making their own decisions when upgrades are needed.

Welcome to the San Mateo County Coastside, a place that boasts the extraordinary geographical vantage of the western edge of the continent. This special location seems to attract people who want to live on the edge - a place where cutting edge technology, edgy cuisine and edgy people seem to gather.

Your time spent here might take you to the edge, but it can also be exceptionally relaxing. If it’s calm and quiet you’re looking for, you can find it sipping wine at one (or more) of the many wine-tasting venues. Or check out one of the many hiking trails of varying difficulty in the foothills where breathtaking panoramas of the ocean and native foliage seem to pop up around every bend. Maybe you’ll prefer just to relax on the beach watching the surfers (and wingers, kite boarders, paddle boarders, swimmers) ply the waves.

You can get on the water yourself. Rent a kayak or a board in Pillar Point Harbor and make sure to ask where it’s safe to go. Or stay on shore and visit the tide pools at Fitzgerald Marine Reserve or head south to catch a view of elephant seals.

If you’re looking for something a bit livelier, check the musical programs at Old Princeton Landing, the Bach Dancing and Dynamite Society, Winter’s Tavern, San Gregorio General Store, or some of the many other venues along the coast.

mind, there are pick-your-own opportunities in Pescadero, San Gregorio and Half Moon Bay. Depending on the time of year, it might be berries or sunflowers or, of course, pumpkins. If you would rather have someone else pick for you, there are farmers markets along the coast from April until December and various daily farm stands as well (and please don’t forget that someone did the labor for you).

Take some time to stroll Main Street in Half Moon Bay or Palmetto Avenue in Pacifica for some unique shops and galleries.

Any of these activities reward a day visit from various points throughout the Bay Area. Driving from the north on Highway 1 you know you’ve entered the Coastside as you descend into Pacifica, the moisture in the air increases and the pace of life seems to slow just a bit. If you’re coming from the south, the experience is a bit of the opposite, you begin to leave the dramatic coastline views and sense the smalltown vibrancy of Half Moon Bay.

But it’s worth staying longer. If you’re from around here, stay the night at an inn or hotel and enjoy the morning (check the listings for some great breakfast options). Perhaps you’ve come from farther away, in which case you’ll surely spend several nights and have a better chance to explore why just about all the locals don’t understand why people would live anywhere else.•

This long stretch of sand reaches from Mori Point all the way to the pier. Choose to picnic on the sand or stretch you legs on the popular promenade. Visit the pier for views, fishing and facilities. Dogs on leash.

The most popular beach in Pacifica, Linda Mar is also the most popular surf spot from San Francisco to Santa Cruz. Good for beginners to experts depending on the day. Long beach for walks. Park in several lots, some require payment.

GRAY WHALE COVE

An unofficial clothing-optional spot (at the north end), there is parking across the street. Don’t leave valuables in the car — thefts are reported often. Just south of the tunnel. Cross with care. Portable restroom on steep trail to beach. About 100 stairs lead down to this breathtaking spot.

A Coastside favorite because of the wide, open beach and beautiful views of Montara Mountain. Great for walks and beachcombing. Leashed dogs allowed on beach. Restrooms in south parking area. Popular surf spot, but not recommended for beginners.

 MONTARA LIGHTHOUSE BEACH

A small beach accessed through the Montara hostel/lighthouse station. Historic fog signal dates back to 1875. Secluded and scenic, but not accessible if gate is closed at lighthouse. No facilities.

SEAL COVE

Secluded beach underneath the Moss Beach Distillery. Can be a great swimming beach, especially at low tide. Reef blocks large waves creating a relatively calm lagoon. Can be lots of seaweed. Beautiful trail on blufftop though cypress forest.

SURFER’S BEACH

This is the most popular surf spot in Half Moon Bay and usually the most crowded beach when the weather is good. At high tide, beach can disappear completely. Erosion has removed much of the golden sand that can be found at other spots.

ROSS’S COVE

This is the hidden half-moon just north of the famous Mavericks break. It can be tricky getting to the beach, but worth the effort. Park at Mavericks parking lot and head up and over the hill to a well-worn trail. Experienced surfers only. Beautiful trail to Seal Cove on blufftop.

MIRAMAR BEACH

Accessed by a short staircase near the Miramar Beach Restaurant. Limited parking but can be a nice spot when Surfer’s Beach gets crowded. Restroom located near Coastal Trail.

FITZGERALD MARINE RESERVE

When the ocean rolls back the tides, another world is revealed in pools that attract the curious from all over the Bay Area. Look, but don’t touch! Restrooms and visitors center in small parking lot. Walking trail on bluffs above beach.

MAVERICKS

Known more for giant waves than the beach, nevertheless, the beach can be a beautiful retreat at low tide. Trail from harbor leads past calm beaches popular with dog-walkers and kayakers. Don’t expect to see famous waves in any season but late fall or winter.

 ALCATRAZ

South of the bridge at Miramar. Access is best from Mirada Road, down the Coastal Trail. Old stairs are washed out. Shifting sand bars can sometimes create good surf. Careful though: at low tide, pillars from old pier can be exposed.

There are so many beaches in San Mateo County. We have tried to highlight the majority of them here, from north to south, but there are plenty more unnamed and out of the way. Each one has its own distinct character and charm. Some are easily accessible and popular for sunbathing and family picnics. Others are wild and remote and good for those looking for solitude. Whatever your preference, the beauty of the ocean and clean sand will be your reward. Look for whales and coastal birds as both are in abundance! But just be sure to bring a sweater. This isn’t Southern California!

ROOSEVELT BEACH

The northern end of four miles collectively known as “Half Moon Bay State Beach.” Access at Young Avenue. Turn right at kiosk and travel slowly down access road. Large parking lot and pit toilets. Uncrowded most of the year.

POPLAR BEACH

Wide and often uncrowded beach south of downtown Half Moon Bay. Metered parking. Steep, dirt trail leads down to wide open beach. Great spot to access Coastal Trail. Popular beach for equestrians to ride along.

The debate continues to rage over access to this hidden cove. One thing is not debatable, it is one of the most beautiful beaches in California. Status has been in flux. Park along highway and walk down half-mile road. Pack your trash if you do find your way to the sand!

PESCADERO STATE BEACH

Rocky coves and tidepools.Popular with fishermen. Across the highway is Pescadero Marsh Natural Preserve, a popular spot for bird watchers and other naturalists. Several parking areas.

Pretty, quiet beach with paid parking available. You may see surfers or just those who love a long walk on the beach. Access at Young Avenue, straight through the kiosk. Flush toilets. Trail down to beach. Good spot to park and explore Coastal Trail.

Sweeping views from the bluffs but a difficult scramble down eroded cliffs to the beach. Seldom visited but good way to access the Ritz-Carlton segment of Coastal Trail to the south.

TUNITAS CREEK BEACH

Wide, wild beach with dramatic cliff views to the north. Poor access with a very steep trail down from Highway 1. This beach is best for viewing from the bluffs. Pack your trash if you do find your way to the sand. A 3-year improvement project is underway.

HOLLOW STATE BEACH

Beautiful horseshoe shaped cove with plenty of tidepools to the north. Look for the self-guided nature trail — and keep your eyes open for sea urchins, crab and other marine life. Small, powerful waves can break right onshore.

The end of Venice Boulevard opens into a beach operated by the state. Multiple, large parking areas. Flush toilets. Stairs to beach at northern lot, but you may need to ford creek to get to the sand. Remember: gates close at sunset.

CAÑADA VERDE BEACH

You don’t need to stay at the Ritz-Carlton to utilize this beach. Park just before entering resort property on Miramontes Point Road. Beach is tucked under the golf course. Stairs down to beach.

SAN GREGORIO STATE BEACH

There is enough driftwood to build a vacation home on this mile-long sandy beach at the mouth of the San Gregorio Creek. Restrooms and picnic area. At the intersection of Highway 84 and 1.

GAZOS CREEK BEACH

Abundant tidepools dot a beach that is now part of the Año Nuevo State Reserve. The reserve also includes Cascade Ranch. Parking is across from the Highway 1 Brewery.

FRANCIS STATE BEACH

One of the busiest of Coastside beaches, there is ample paid parking and access to the Coastal Trail. At the end of Kelly Avenue. Popular for surfing and picnics. Large camping area for RVs, cars, and cyclists. Ranger station and visitor center.

COWELL RANCH

Located south of Half Moon Bay, Cowell begins with a half-mile trail to the point and then 150 stairs to a well-protected sandy beach. Restroom at lot and at beach. Permanent view scope on bluff. Northern access point for 3-mile Cowell-Purisima Coastal Trail. VISITED?

POMPONIO STATE BEACH

Plenty of parking and picnic tables make this South Coast beach a perfect place for a barbecue with family. This day-use facility features a small lagoon and roaring surf.

PILLAR POINT BLUFF

Pillar Point Bluff offers hikers, joggers, bicyclists and dog walkers a chance to take in the breathtaking sights and sounds of the Pacific Ocean. The 140-acre bluff top includes a section of the California Coastal Trail and offers views of Pillar Point Harbor, agricultural lands and the world-famous Mavericks surf break. The surf break is located approximately half a mile offshore due west from Pillar Point Air Force Tracking Station and is best viewed with binoculars. Ross’s Cove, the beach below the bluff, is part of the Fitzgerald Marine Reserve and lies within Montara State Marine Reserve. It has been designated as a Marine Protected Area, which is the highest level of protection. While dogs are permitted on leash on the bluff, dogs are not permitted on the beach.

Pillar Point Bluff has a 10-car parking lot located on Airport Boulevard with a restroom. Trash and recycling containers and a kiosk with a park map are also located at the parking lot. Two additional trailheads to this property are in the Seal Cove neighborhood at Ocean and Bernal, and Alvarado and Bernal. The bluff property was historically used for grazing. When San Mateo County adopted the Fitzgerald Marine Reserve master plan in 2004, it had identified these lands for acquisition. Peninsula Open Space Trust subsequently secured the parcels in the area and made initial public access improvements, including building a parking lot, restroom, and the Jean Lauer Trail. San Mateo County Parks Department acquired Pillar Point Bluff with a grant from the Wildlife Conservation Board as an addition to Fitzgerald Marine Reserve in 2011.

After World War II, Coastside citizens petitioned Congress to provide a harbor for the fishing fleet. Between 1959 and 1961, a breakwater was constructed that formed Pillar Point Harbor. Since that time, the harbor has been an active boating area for both commercial and recreational uses. Here are some things you need to know about the local harbor in order to make a stop worth your while.

BUY FROM THE BOAT. Often, you can pick up the freshest catch by wandering down Johnson Pier and looking for fishermen who sell directly to the consumer. Crab season starts in November, and the hard-shelled Dungeness of the deep are a part of many Thanksgiving dinners in California. Here’s a tip: download the FishLine app on your mobile device or check the whiteboard at the top of the pier to see what’s on sale today.

YOU MIGHT SEE MAVERICKS. Surfers know that Mavericks is one of the premier big-wave surfing events in the world. In the winter, the confluence of weather and underwater topography produce mountainous waves that sometimes top 50 feet. You could see the Mavericks waves about a half-mile out past the point.

MEET A LEGEND. The Mavericks Surf Shop is located on a row of shops just before you get to Johnson Pier at Pillar Point Harbor. It’s owned by Jeff Clark, the godfather of Mavericks and a surfer who still helps to administer the contest. The shop sells local boards and merchandise tied to the epic contest.

of the harbor is part of the U.S. Air Force’s Pillar Point Air Station. The ball itself is one of several radar towers. It’s a closed facility and is used to monitor missiles launched around the world.

COME SAIL AWAY. Depending on the weather, you might see a fleet of small sailboats belonging to the Half Moon Bay Yacht Club and its membership. The club offers sailing instruction and hosts a range of social functions. Learn more at hmbyc.org.

DRIVE THE “COLLEGE” STREETS. If you continue past the harbor proper on Capistrano Road you will soon come to a web of tight streets named for some of the nation’s top universities. It’s a mostly industrial area, but there are some interesting little nooks to explore.

HAVE A BITE TO EAT. The harbor and nearby Princeton are home to some of the area’s best restaurants. For fresh fish you might try Barbara’s Fish Trap or Ketch. If the weather is nice, stop by the Half Moon Bay Brewing Co. and enjoy a locally brewed beer outside, with a view of the harbor.

LOCAL LIBATIONS. The Blue Ocean Brewing taproom offers fresh brews that have a loyal local following. Jettywave distillery offers “farm to glass” spirits with outdoor seating and local chefs creating fare to go with your drink. Both venues frequently feature live music. To the south, just past Half Moon Bay Kayak, OceanCiders boasts a custom cider-tapping truck with views of the water.

GO KAYAKING! There is no better way to see the harbor than from your own self-propelled boat. Bring your own kayak or rent one and launch from the Half Moon Bay Kayak Co., which is on Perch Beach, just south of Johnson Pier.•

POPLAR BEACH

Follow Poplar Avenue west until you can go no farther and you’ll find one of the most wideopen beaches on the Coastside. While the patch of sand, just below the steps down (which are a bit treacherous for those unstable on their feet), can be somewhat crowded on the nicest days, you’ll most likely have the beach to yourself if you venture north or south a few hundred yards. It’s great for throwing discs or footballs without the fear of knocking over someone’s picnic. Bring a thick book and a blanket for some quiet reading time. If you’re looking for a bit of exercise, try heading north along the beaches until you reach Francis State Beach. Make your way up to the bluffs and complete your loop with a stroll down the Coastal Trail.

The waves at Poplar are not especially known for surfing, but, with the right conditions, it can be a much less crowded alternative to the more popular Kelly Avenue surf break. As with all surf spots along Half Moon Bay beaches, rip currents and occasional large waves make this a better spot for experienced riders than beginners.

The beach to the south is equally inviting, and, with a low tide, beach walkers can reach the Ritz-Carlton without ever having to leave the sand. Look for some inviting tide pools near the golf course.

There is a fee to park at Poplar Beach; the lot is open from sunrise to sunset. Keep dogs on a leash, as this is a popular spot for equestrians as well. There are portable toilets and trash cans on site - please help keep the beach clean.

Historic downtown Half Moon Bay is perfect for window shopping and people watching

Most visitors come to the Coastside for the beaches, and many drive right past the true gem of Half Moon Bay — its historic downtown area. Make sure downtown Half Moon Bay becomes a designated stop or you’ll find you’ve missed out on a whole day’s worth of sightseeing, adventure and fine dining.

EAT A DINER BREAKFAST. If you remember the days of bright vinyl-clad booths, stationary stools at the counter and jukeboxes, you’ll want to grab your bacon and eggs at Johnny’s Half Moon Bay. It’s Italia owners George and Betsy Del Fierro recently leased the longtime location of Main Street Grill, which was called Original Johnny’s before that, on Main Street just two blocks over from their current establishment. Original Johnny’s, which closed in 2006, was a lively place for Coastsiders to consume their coffee, and the current establishment brings back that magic with an American diner breakfast and lunch joint.

BUY YOUR BAKED GOODS. Half Moon Bay Bakery has a line out the door most mornings for its affordable pastries and coffees and is famous for its pesto focaccia. Just down the street, Moonside Bakery is a European-style bakery with an on-site cafe serving lunch as well. Sit under an umbrella at a table outside.

DO YOU DRIVE A TRACTOR? Even if you don’t, the highlight of a visit downtown is always Half Moon Bay Feed and Fuel where you can check on the just-hatched baby chicks, slip a finger through the cage to stroke a bunny, and buy anything from cowboy boots to bird seed.

GO TO JAIL. Just off Main Street around the corner

from Kelly Avenue, you’ll find the old Half Moon Bay Jail and, behind it, a museum in what was originally the old Johnson Barn. The jail has been restored and currently holds many historical artifacts about the Coastside. The new Coastside History Museum celebrates its one year anniversary this summer and is packed with history of the area.

Walking to the end of the 1,140-foot, L-shaped Pacifica Pier is truly to take an ocean excursion. It’s about as far out as someone can get without a boat or getting wet. Pick a clear, sunny day and enjoy sweeping views from Mussel Rock to San Pedro Point. The wildlife is abundant, and keen eyes may spot passing whales.

The pier is especially popular with anglers and is often considered to be one of the best fishing piers in California. In the summer, fishermen can often pull up salmon or striped bass. No fishing license? No problem. None is required if you remain on the pier. This means it’s a great spot for both seasoned and occasional fishermen. All you need is a pole and bait, which are available at nearby shops. In the winter, trade fishing poles for crab traps and try your luck with Dungeness crab. No license is required for crabbing either, but local rules and regulations do apply.

The pier is open year-round from 4 a.m. to 10 p.m. but sometimes will close due to inclement weather. Wear some layers on your visit. Even the sunniest days can quickly become foggy, especially in the summer. The pier is complete with lights, benches, fish cleaning stations and restrooms. Parking is nearby and free. To get to the pier, travel Highway 1 to Pacifica and take the Paloma Avenue/Francisco Boulevard exit, then take Paloma west to Beach Boulevard. Turn left and travel south to the pier.

Driving down into Pacifica from the north, one is immediately struck by the vastness of the sparkling blue ocean that comes into view when turning the bend at the homey “Welcome to Pacifica” sign posted southbound on Highway 1. Locals say their blood pressure drops measurably from this point on, knowing they’re back at their cool and chill home. From that point, pull off at any of the main exits to the east or west and find some sort of adventure, whether it’s hiking, beachgoing, golfing or just great places to eat and listen to music. Here are just a few ideas to help plan your day in Pacifica.

SUGAR AND COFFEE TO START THE DAY. Stop at Mazzetti’s Bakery, a Bay Area institution for more than 45 years, and pick up some French or Danish pastries — or even a decadent glazed doughnut — all made with the freshest ingredients and no preservatives.

WHAT’S YOUR SPORT? Play a round of golf at the historic, seaside, 18-hole Sharp Park Golf Course. More athletic than that? Try surfing at Linda Mar Beach where you can take surf lessons, rent wetsuits and even boogie board nearby. Or choose Rockaway Beach where surfers and surf fishermen share the shore.

FLOWER POWER. The San Mateo County coast is known for its flower farms, and, in Pacifica, it’s

SEE SOME SIGHTS. Visit Sanchez Adobe Park, home to the Sanchez Adobe, located on the north bank of San Pedro Creek, less than a mile from the Pacific Ocean in Linda Mar Valley. You can also check out Sam’s Castle, built by San Francisco rail magnate Henry Harrison McCloskey.

TAKE A HIKE. Locals recommend the Mori Trail hike at Mori Point, hiking to see the wildflowers in spring at Sweeney Ridge, and hiking up to the Discovery Site to take in the amazing views and sunset.

DINNER WITH A VIEW. Make your dinner reservation at the Moonraker, a ritzy seafood restaurant with floor-to-ceiling windows to take in the spectacular ocean views. The restaurant’s name was originally inspired by the nautical term “moonraker,” which refers to a sail used on a clipper sailing ship — also called “hope-in-heaven” or a “moonsail.”

DANCE AWAY THE NIGHT. Nick’s, on a Friday night, has a great house band and is filled with local color and characters. This seafood restaurant and bar offers a signature crab sandwich, ocean views and live music on the weekends.

MORE NIGHTLIFE. Catch some music and a brew at Winters Tavern, a down-and-dirty bar featuring live rock, folk and bluegrass bands in a rustic, wood-paneled space. Winters Tavern is real, fresh and local with “no crap on tap.” •

PESCADERO MARSH PRESERVE

The 243-acre Pescadero Marsh Natural Preserve, a part of Pescadero State Beach, includes the only extensive wetland along the coast of the San Francisco Peninsula. The preserve includes a complex of several habitats: a tidal estuary, freshwater marsh, brackish water marsh, dense riparian woods, and northern coastal scrub. It is an important wintering ground for waterfowl on the Pacific flyway. More than 200 species of birds have been recorded in the marsh, including more than 60 that nest there, among them the great blue heron. Species in the marsh listed under the Endangered Species Act include the San Francisco garter snake, California redlegged frog, tidewater goby, steelhead trout, and coho salmon.

A foot bridge was installed in 2011, which enables easy access to the back of the marsh. The bridge is slightly north of the Pescadero Beach parking lot. Pescadero Marsh docents lead nature walks in the marsh twice a month. The walk lasts about two hours. Dress in layers, bring binoculars and water, wear a hat, and enjoy the marsh. Meet the volunteer docents in the middle parking area for Pescadero State Beach on Highway 1. Pescadero State Beach has three parking areas.

From the north, the parking area for the marsh walks is immediately south of the highway bridge, on your right. From the south, the lot is a quarter-mile past the flashing light at Pescadero Creek Road, on your left, before you reach the bridge.

PESCADERO IS A DAY TRIP on its own and not one to be missed. Take a step back in time to an old town with lots to see and lots to do. If you can swing it, go in late spring and attend the Pescadero Chamarrita. After the parade, the bagpipers from the parade end up in the bar at Duarte’s where they join the crowd of patrons who all stand shoulder-toshoulder while the bagpipers play “Amazing Grace.” Never a dry eye in the house.

TAKE YOUR COFFEE TO GO. Grab a coffee at Downtown Local, a nifty little gourmet coffee shop, and get a snack at The Sunshine, a small but mighty grab-and-go pantry that offers inspirational, healing meals and snacks. Then take your time and meander in and out of all the little shops downtown.

TAKE YOUR DOGS WITH YOU. There’s nothing better than a run with the dogs at Bean Hollow Beach, one of the few dog-friendly beaches around. You’ll have fun. Your dogs will have fun. Just keep them on a leash. It’s a win-win.

HIKE IT OFF. Take a hike at the nearby Mount

Take a step back in time and enjoy a day in Pescadero

Ellen Summit Trail at Memorial Park, which is open again after renovations. At Memorial County Park you can go for a cool day-hike along the creek or camp overnight in the redwoods. You might also want to hike the Sequoia Audubon Trail at the Pescadero Marsh or check out the tidepools at low tide near the Pigeon Point Lighthouse.

MONDAY IS THE DAY TO GO. Pick up locally grown produce at the small but mighty Farmers Market featuring produce and handmade goods on Mondays from 2-6 from June until September, and then hop on over to U-Pick for jam-making berries at R&R Farms.

JOIN A WORKSHOP. Tap your creativity at a workshop offered by Madrone Arts, a local collective..

PICNIC WITH GOATS. Try a fancy Secret Garden picnic at Harley Farms Goat Dairy where you can also book a walking tour of the whole farm, or simply the Goats, Cheese and Wine tour. Grab a basket in the gift shop before you leave and bring home cheeses, dry goods, bath and body products, and gifts.

PESCADERO IS FAMOUS FOR … The tried and true, old-time favorite, not-to-be-missed artichoke soup at Duarte’s, a coastal tradition offering patrons old-school American eats in its knotty-pine-paneled dining room. Get adventurous and ask for your soup to be half artichoke, half green chili. Before you head home, grab a loaf of freshly baked bread from Arcangeli Grocery where they have been baking the famous garlic herb and artichoke bread since 1929.

GET YOUR GROOVE ON. Head over to San Gregorio via Stage Road to the farm stand at Blue House Farms. Then stop in at San Gregorio General Store to check out new, independent book arrivals, selected merch and listen to some downhome live music. •

Princeton-by-the-Sea

The last piece of the old Bay Area?

Princeton-by-the-Sea is not just an unincorporated area of San Mateo County. It is a small part of the Coastside, with a seaport to the west, an airport to the north, one of California's most iconic highways running along its east, and crowds at Sam’s Chowder House and Surfers Beach to the south. These features form the borders of the community nestled along the bluffs overlooking Mavericks and tucked behind Pillar Point Harbor.

Most visitors rarely stray far beyond Jettywave Distillery or Mavericks House, where they might attend a special event. But behind these institutions you can find a constantly evolving area filled with entrepreneurs and artists making Princeton one of the last ungentrified havens on the Peninsula.

Some locals describe Princeton as "heaven" and say it's reminiscent of what San Francisco looked like before the tech boom. But the area’s gritty vibe brings some concerns as well.

“The industrialism of the area makes the place feel like home,” said Antonio Conte, a local resident and vice commodore of the Half Moon Bay Yacht Club, a Princeton establishment. “My son is four and really into monster trucks and cars. We love driving through [Princeton], seeing a P-51 Mustang fly overhead, the Coast Guard hovering right over us and people working on stuff.”

While Conte said he has seen improvements in the area over the years, some things remain the same. For example, for the past four years an abandoned building adjacent to the yacht club has been used as a dumping ground for old equipment with exposed wires. Messages spray-painted onto the building plea, “Please call code compliance” and “Please call the health department.”

San Mateo County Code Compliance Manager Tim Sullivan told Coastside News that a team of investigators inquired about the property on May 23 after the building’s permit expired. If the owner does not respond and take action, they could face fines of up to $500 a month. If the owner still fails to act, the city attorney will step in to determine the next steps.

“I think that’s probably the main negative part of living around here: the homeless population, the destruction, the littering and everything that goes along,” Conte said. “I have seen them smoking crystal meth and stuff like that in the street. It’s hard, especially when I’m driving by with my son. I’m like, ‘Oh, look at the airplane.’”

a Saturday morning in early May. They told him that the small bike shop he runs out of a storage unit in Princeton had burned down in what was a suspected arson case.

The alleged arsonist, who awaits trial, apparently started the fire behind Maule’s shop trying to burn a small RV where a homeless person has lived for years.

“It was an emotional day,” said Maule, who estimates the damage to his shop at about $100,000. “I did what I could at the shop before coming home and taking three showers to get the smell off me - there were a few tears underneath the Ray-Bans.”

Maule and other local business owners said they noticed an increase in vehicular homelessness in Princeton following efforts by the county to clean up around a growing number of RVs parked on Airport Road just to the north.

“For years, the county has been working on cleaning up that area and the Princeton area, where a lot of the smaller lots are filled with marine and boating stuff,” Sullivan said. “But also Airport Street because of all the RVs, boats, campers and things that have been left there over the years.”

Still, Maule said that he enjoys the fact that Princeton is an industrial area. “You can have a shop, get things welded, get things built, get stuff done and it’s expected, so it’s not out of the ordinary.”

Eric Kneeland has owned a design shop in Princeton for the past 12 years. He shares the love for the industrialism of the area. Or, as he puts it, Princeton’s “grime and layers of mystery.”

“There is a good sense of community around here,” Kneeland said, waving to multiple people passing by his corner shop on Harvard Avenue. “I also really like that it’s very mysterious. There are so many people with shops here that I’ve never seen. So you’re almost always learning about the area and the folklore. The skyline always changes with different shipping containers and boats coming in and out.”

Kneeland said that over the past 12 years he has learned more about Princeton and can now find craftsmen in woodwork, blacksmithing, welding, sharpening and glass blowing. He can even buy a car without ever having to leave the nine-block radius of the Princeton area.

“I mean, there is some gentrification coming through,” Kneeland said. “It’s everywhere in the Bay. When I got here, that wasn’t Princeton. I think it’s

a slow change, but I hope it keeps the griminess so that the artists can still stay here and thrive.”

Sid Woods, a 25-year resident of Princeton, said one major change he has noticed is watching the industrial area adapt to more residential needs. There are now modern-looking homes, properties with businesses on the bottom with residences on the top, Airbnb’ssprouting up and larger businesses like Jettywave finding their roots. It makes Woods think back and wish he had bought a lot in Princeton for as little as $500 in the early '90s that would now be worth between $400,000 and $800,000.

“It was a dumping ground, with boats and trash stacked higher than 25 feet,” Woods recalled. “I remember telling people, ‘You need to buy now because it’s going fast. There are only nine square blocks here.’”

Woods joined a group of residents who started trying to clean up Princeton in the late 90s. They took bolt cutters and blow torches to turn abandoned trailers, school buses, boats and other debris that had been dumped on the streets into scrap metal.

“We just started going down the side of these lots to talk to the owners because the county was getting on them,” Woods said. “Now, it’s 25-plus years later, but stuff still doesn’t get moved. So, I continue.”

With people like Woods, Kneeland and others committed to Princeton, those $500 lots that now go for a half million might still be a good investment for anyone who wants a combination of Coastside charm and industrial grit. •

Preserving the Great Outdoors

Along-time Half Moon Bay resident

observed that if not for the efforts of local open-space advocates, the San Mateo County coast would resemble the over-developed coastlines of Southern California. Around here, the fear of being like SoCal is enough to motivate action. For more than a century, local groups have

fought to preserve the land and character of the region so that even today we see cows grazing along the shoreline, enjoy undisturbed paths through the redwoods and can take in wide vistas of the coast and foothills. Here’s a look at the key groups making this possible.

SEMPERVIRONS FUND

The granddaddy of Peninsula open space groups, Sempervirens Fund formed in 1900 to protect six square miles of old-growth redwoods in what is now Big Basin Redwoods State Park. Since then, their vision has expanded throughout the Santa Cruz Mountains, with a mission to protect and

permanently preserve redwood forests, wildlife habitat, watersheds and other important natural and scenic features of California’s Santa Cruz mountains, and to encourage public appreciation and enjoyment of this environment.

GREEN FOOTHILLS

In the 1950s a group of 27 concerned citizens around Stanford University organized to keep “factories out of the foothills.” In 1962 they formed the Committee for Green Foothills to prevent open spaces in San Mateo

and Santa Clara Counties from becoming the site of industrial development. Their name was shortened to Green Foothills in 2020, when they added San Benito County to their agenda as well.

COASTSIDE LAND TRUST

Formed in 1997, this nonprofit works to protect open spaces of the Midcoast - from the southern end of Half Moon Bay north to Montara - by purchasing and accepting donations of land. The group works to conserve those lands as well as develop educational

programs in local schools to raise awareness and involvement in conservation efforts.

MIDPENINSULA REGIONAL OPEN SPACE DISTRICT (MIDPEN)

In 1972 more than two thirds of the voters in the district approved Measure R which provides funding to preserve open spaces in the Santa Cruz Mountains. Two years later, the tax-payer funded agency made its first land purchase. Voters re-upped in 2014, passing Measure AA to issue $300 million in bonds to

PENINSULA OPEN SPACE TRUST (POST)

Five years after the creation of Midpen, POST was created as a private land trust to work with landowners who were reluctant to deal with government agencies, and to raise money to supplement public funding for land conservation. When POST acquires property through donations and purchases, it then sells it to Midpen, which, in turn, maintains it and makes it accessible to the public.

One of the Coastside’s premier projects, this beautiful trail officially starts at Coronado Street in El Granada on the undeveloped land called Mirada Surf West, just south of the jetty at Pillar Point Harbor. It winds through Miramar and Half Moon Bay, ending officially just south of Poplar Avenue. Informal pieces of the trail run through Moss Beach, Princeton and the harbor as well. Very popular with locals, the Coastal Trail is open to those traveling by foot, bicycle or (at least in parts) by horse. Expect traffic, as this trail is usually busy. A newer addition running between Cowell Ranch and Verde Road is open to hikers and bikers on the weekends.

MCNEE RANCH STATE PARK

Jaunting through the 700-acre McNee Ranch State Park, it’s plain to see why the park is one of the Coastside’s top hiking destinations. Situated near Montara Mountain, the land provides breathtaking ocean and hillside views for reasonable effort. Take the San Pedro Mountain Road north across the park for a 6.4-mile round-trip hike. This route was the one used before it was replaced by Devil’s Slide. For a steep climb, start from Highway 1 and take the North Peak Access Road. The round trip is 7.6 miles. If you’re in the mood for a shorter trek, try the path to Gray Whale Cove, 2 miles round trip. To get to McNee Ranch State Park, take Highway 1 north from Half Moon Bay. Just north of Montara State Beach you’ll find an entrance and plenty of parking. Open to hikers, equestrians and cyclists.

SAN PEDRO VALLEY COUNTY PARK

Like McNee Ranch, this 1,150-acre park in Pacifica offers incredible ocean vistas at the top of the mountain. A network of short trails, including the easy, 400-foot Plaskon Nature Trail and the 0.6-mile Brooks Falls Overlook Trail, make the park an ideal outing for families. If you’d like to hike a little farther, try the 2.1-mile each way Montara Mountain Trail, or the Hazelnut Trail, 3.7 miles one way. Most of the park is wheelchair accessible, and there is one bicycle trail (Weiler Ranch Road), plus several equestrian trails. To get there, take Highway 1 from the south end of Pacifica and turn east on Linda Mar Boulevard to the park entrance.

BURLEIGH MURRAY RANCH

STATE PARK

This lovely short trail is actually an old farm road. It follows Mills Creek and will lead you by a historic ranch and barn. Two miles round trip to the barn, 4 miles round trip to the water tanks. Trails for equestrians, hikers and cyclists: From the intersections of highways 1 and 92, go south on Highway 1 for 1.2 miles to Higgins Purisima Road. Turn east and go 1.7 miles to the park entrance, where you’ll find parking.

PURISIMA CREEK TRAIL

This old county road used in the 19th century follows Purisima Creek through steep canyons. It’s quiet, wide, and 8.4 miles round trip. Alternatively,

you might make a loop from the North Ridge Trail or Harkins Ridge Trail and return on the Whittemore Gulch Trail for a vigorous 6.8-mile trip. Or, from the Higgins Purisima entrance, try the challenging 9.1-mile loop: Take Purisima Creek Trail to the Soda Gulch Trail, connect with Harkins Ridge Trail, the North Ridge Trail and then end with Whittemore Gulch Trail. Some trails are open only for hikers; others are open to equestrians and cyclists. There is even a 1/4-mile-long trail, funded by the Peninsula Open Space Trust, for the physically limited. Access the preserve from either Higgins Purisima Road or Skyline Boulevard, 6.5 miles south of Highway 92.

COWELL-PURISIMA TRAIL

The trail offers spectacular views of the

ocean and the gently sloping foothills of the Santa Cruz Mountains. The northern end of the trail begins above a small state-managed pocket beach at Cowell State Beach and continues southward across three bridges and past rich, productive farm fields to a bluff-top overlook. The trail is open to hikers and cyclists, and, with the exception of a section that passes through the steep banks of Purisima Creek, is accessible to wheelchairs. Access is just south of Miramontes Point Road or along Highway 1.

QUARRY PARK

Quarry Park is a 40-acre community park in beautiful El Granada. The park features a large family picnic meadow with tables and barbecue pits, next to a play area for toddlers (the Tot Lot). The

Treehouse, built in 2008, functions as a play structure, conversation area, or stage. Beyond the Meadow, a dirt road leads to the quarry floor and up to a view site overlooking Princeton Harbor. A network of trails winds through Quarry Park and the adjoining Wicklow open space area. Quarry Park is open from sunrise to sunset. There is no charge for parking or for park entrance.

EL CORTE DE MADERA CREEK OPEN SPACE PRESERVE

Thirty-six miles of multi-use trails are available for exploration at this 2,817-acre preserve. While this preserve is extremely popular with bicyclists, it also has lots of hearty hiking and horseback-riding opportunities. Visitors to the preserve will find mixed evergreen and redwood forests, creek-

side trails, coastal and forest views, and special features, such as rare sandstone formations.

DEVIL’S SLIDE TRAIL

Opened in late March 2014, this paved. 1.5-mile-long trail is actually the former Highway 1 before it was diverted into the Tom Lantos Tunnels. Magnificent views of the Pacific and, on a clear day, the Farallon Islands. Rest areas and interpretive signs are welcome additions for visitors. Wide, paved roadway is suitable for walkers, bikers, strollers, etc., but the hills are challenging. Limited parking on the north and south sides. Access is from either Pacifica or Montara.

AÑO NUEVO STATE RESERVE

People come from around the world to experience this treasured coastal strip, many of them hoping to glimpse the reserve’s most famous attraction: elephant seals in action. Año Nuevo is a 3-mile round trip hike to the Año Nuevo Point. It’s an easy hike until you get to the sand, where there are dunes that make the trek more challenging. There is beach access for disabled people. Bicyclists and equestrians prohibited. From Northern Elephant Field, with binoculars, you might spot elephant seals, which molt during the spring and summer. No pets allowed. Permits are free and you get them at the entrance station from 8:30 a.m. to 3:30 p.m. South on Highway 1, 30 miles from Half Moon Bay.

BUTANO STATE PARK

Located in a quiet, woody canyon, this park is a favorite for campers. It’s popular among hikers as well. The beautiful, challenging, 10-mile Canyon Trail connects you to a series of circuits through the park. Equestrians, bicyclists and dogs are prohibited from trails. Call (650) 8792025 for more information. Butano is off Highway 1, 4.6 miles south of Highway 84. Take Pescadero Road east for 2.6 miles, turn south on Cloverdale Road and then go 5 miles to the park entrance on the left.

MEMORIAL PARK

Nestled in the redwood forestland behind Pescadero, Memorial Park offers outdoor enthusiasts a tranquil retreat. Inside the park, visitors will find a series of trails snaking past campsites and picnic areas to breathtaking vistas of the Santa Cruz Mountains and swimming holes in Pescadero Creek. Perfect for campers and hikers, the park prohibits bikes,

horses and dogs. Trails from the park connect to adjacent properties Pescadero Creek County Park, Portola State Park and Butano State Park. To get to Memorial Park, take Highway 1 to Pescadero Creek Road and drive 8 miles east — the park entrance is on the right-hand side of the road.

PULGAS RIDGE

OPEN SPACE PRESERVE

This 366-acre Midpeninsula Regional Open Space District preserve contains two beautiful loop hikes and joins the San Francisco Watershed. There are 6 miles of trails to travel for hikers only. One 3-mile loop is a surfaced road designed for hikers and cyclists. An alternate route, the Polly Geraci Trail, meets up with the main loop. To get there, take the Edgewood Road exit from Interstate 280 and go east for 1 mile. Turn left on Crestview Drive and left on Edmonds Road.

MILAGRA RIDGE

This 239-acre open space is part of the Golden Gate National Recreation Area. Located just off Sharp Park Road at College Drive. Hiking is mostly level and paved. Dogs allowed on leash. The entrance to Milagra Ridge is off of Sharp Park Road in Pacifica. From Highway 1, follow Sharp Park Road to the east, or from Skyline Boulevard (Highway 35), follow Sharp Park Road to the west. Turn north on College Drive and continue about 1/4 -mile to roadside parking at the Milagra Ridge gate.

MORI POINT HEADLANDS

Originally part of the Spanish San Pedro Land Grant, Mori Point’s site has seen many enterprises over the last 120 years. The Mori Point Inn, built in the 1870s, was the last structure on the site. Its colorful history includes a ranch house, hotel, speakeasy, restaurant and dancehall. It mysteriously burned to the ground in 1966. The land itself has been of interest to real estate developers since the early 1900s. The effort to preserve Mori Point is a success story of community involvement. Mori Point was added to the GGNRA in 2000. The park can be accessed from the Rockaway Beach Quarry Trail or along the levee at Clarendon and Beach Blvd. Dogs allowed on leash.

WINDY HILL

OPEN SPACE PRESERVE

The trails are distinct, and the views incredible. Park at the designated parking area on Skyline Blvd., 14.8 miles south of Highway 92. The Spring Ridge Trail is open to bikers, horses, hikers and dogs.

BIG BASIN REDWOODS STATE PARK

Established in 1902, Big Basin is California’s oldest state park, and consists of over 18,000 acres of old-growth and recovering redwood forest. Trails range from easy to moderate, with options for hikers, backpackers, cyclists and equestrians. To get to Big Basin, take Skyline Boulevard (Hwy. 35) to Hwy. 9, and then take Big Basin Way to the Ranger Station.

SAM MCDONALD COUNTY PARK

This easily overlooked 850-acre park lies about 3 miles west of La Honda on Pescadero Creek Road. With its network of trails, the park offers equestrian adventurers a place to stretch their horses’ legs. To get to the park, take Highway 1 to Pescadero Creek Road. Then go east 11 miles to the park entrance.

RUSSIAN RIDGE

of the best places to view wildflowers in the area. Year-round, the preserve has wonderful views of the Santa Cruz Mountains and San Francisco Bay. FARM DAY

This noontime event celebrates the coast’s agricultural past and present and culminates with the naming of the Farmer of the Year. It is known to attract every politician within 100 miles, but it is most known as the best lunch of the year. Volunteers serve up tri-tip and the very best local vegetables and wine that are eaten on long tables in a family atmosphere.

EARTH DAY

No city does Earth Day quite like Pacifica and locals can thank the Pacific Beach Coalition for that. It has turned into a citywide day of action that includes EcoFest and various efforts to keep the coast beautiful. pacificbeachcoalition.org.

HALF MOON BAY WINE & JAZZ FESTIVAL

The Half Moon Bay Downtown Association presents the third annual Half Moon Bay Wine & Jazz Festival, featuring California wineries, nationally known jazz artists and local eats — all on Half Moon Bay’s charming and historic Main Street. Attendees will receive a commemorative wine glass and tasting tickets,

which can be redeemed for tastings from approximately 50 California wineries. Beer and food will also be available to purchase at the event. hmbwineandjazzfest.com

HOLY GHOST FESTIVAL

Also known as Chamarrita, this is a Portuguese tradition that goes back generations. It commemorates the end of a famine on Pentecost Sunday in the 14th century and is among the most important dates on the calendar for many longtime Coastsiders. Among the traditions is the crowning of the “big” and “little” queens and their courts. It also includes a solemn procession down Main Street and a community barbecue. halfmoonbayides.org

OL’ FASHIONED FOURTH OF JULY

Main Street in downtown Half Moon Bay becomes the most patriotic small-town thoroughfare each July 4 as Coastsiders take part in the biggest annual parade on the San Mateo County coast. The Coastside is a great place for animals. While some areas have restrictions, there are plenty of spots where on-leash dogs are welcome, and even a few where you can legally let them off leash. Most state beaches and state parks on the Coastside allow leashed dogs. Remember to clean up after your pet.
