I love this gorgeous weather we are having as I write this. Living and working just by the river, in particular when the sun is shining, reminds me how lucky we are to live in such a beautiful part of the country, Cheryl or world even. I’ve just recently completed my Level 2 Powerboat course so I’m now able to enjoy views of Christchurch & Highcliffe from the water, it really is breathtaking and it’s wonderful to see so many people, of all ages, out enjoying such a wide variety of activities, there really is so much to do locally that we are spoilt for choice.

As you may have gathered by now, with my choice of baking recipes, that I have a bit of a sweet tooth! Well until next month, I hope we get to see lots more of this beautiful weather so that we are able to get out and about a lot more to appreciate all the things we have to see and do here in Christchurch & Highcliffe. If not (after all, this is Britain), then don those wellies and a brolly and get out there anyway. Dorset based Optician Parley Optometrists have sensationally lifted the coveted national award for Technology Practice of the Year for the second time at this year’s Optician Awards held at the prestigious Hilton Hotel on Park Lane. The optical practice based at Parley Cross beat off stiff competition from other Opticians across the UK to win the award, having won previously in 2008.
The optical practice has reached the finals of the awards for several years and is widely recognised as a leading independent optician on the south coast. Owner and Senior Optometrist Rob Jones, interviewed moments after receiving the award could hardly contain his excitement: “This is what makes it all worthwhile. It’s a real achievement to win the award for the second time and it’s good to be officially recognised for all the hard work the team puts in to ensure the very best eye care for our patients”

When asked why he thought the judges had favoured his practice, Mr Jones, who is also a Senior Optometrist at The Royal Bournemouth Hospital, explained: “It’s very difficult to know what exactly the judges are looking for when deciding on who should win an award, so all we can do is put forward what we as a practice do best and what we feel is important as opticians. The driving force behind Parley Optometrists is to always be ‘at the forefront of ocular technology’ and this is actually our company mission statement. We really believe that by investing in the latest technology available in optics, we are offering our patients the very best that money can buy, and what their eyes deserve.” Since it’s formation in 1999, Parley Optometrists has grown from a relatively small opticians looking after the needs of a few hundred patients to one now boasting a patient register of several thousand meaning they are now seeking an additional optician to keep up with the unprecedented demand for their innovative services.

o what is Christchurch’s biggest business?
There is no doubt in my mind it’s the residential property business. There are at least 20 estate Peter agency offices in the Borough - one for every 2,500 of population - but that is just the start. Local property developers, builders, surveyors, solicitors, mortgage brokers and removal firms are all dependant on a busy housing market. Then there are the add-ons such as the kitchen fitters, carpet sellers and DIY stores who thrive when house moves increase, so it’s easy to see the housing market is very important to the economy. As a retirement and holiday destination, the cycle of people moving down here and perhaps downsizing to retirement flats has always kept the market going. That was until the collapse of the housing market in the autumn of 2008, the first and biggest casualty of the recession.

This activity is good for the local economy, but it is often house prices that are the talking point. These are again strengthening and correctly priced properties are selling well but such is the demand that gazumping has returned. Will it last? The market is overheating in London so will steps be taken to cool it down? With pent up demand and the improving economy overall, let’s hope that in Christchurch the market will remain active, which will be good news for our local economy and businesses.

Rachel All was going well, until I tripped over a pothole and face-planted the field in a most unladylike manner. In my vain attempt to save myself, I let go of the dog’s lead. I was quite chuffed when, rather than running off, Silver came trotting up to me to make sure I was ok! With this in mind, once I’d dusted myself off, I suggested to An English Dad that we let him walk off lead for a bit (the dog, not An English Dad!). After all, Silver has a pretty good recall at the beach where we usually take him, what’s the worst that could happen...? As soon as I unclipped the lead, the little blighter was off faster than a whippet out of a gate, chasing after all the new smells! We called and whistled him to no avail as he made circles skipping round the field, occasionally coming within a whisker of grabbing distance before running off again! I noticed there was a country lane at the back of the (considerably large) field and on seeing the dog head for it, I hobbled after him. It was at this point I discovered we weren’t actually in a field. It was a bog, cunningly disguised as a field, and I was now up to my ankles in stinky, squelchy mud. Two more ‘fields’, several thorn bushes, two near misses with a car, two wrecked pairs of shoes and twenty minutes later we finally got him back! Did I mention my dog is white, and that I’d paid to have him groomed just the day before? He was muddier than a farmer’s welly, and appeared extremely pleased with himself! So, it’s back to the dog beach for us this month, where I shall be doing some serious training! Have a great month! An English Mum x

Transition Town Christchurch launches “GARDENSHARE”
T
he Transition Movement began about ten years ago and it immediately caught my interest as it aimed to spread the word at local level about environmental issues. It did not intend to press people to join huge campaigns but to encourage them to look at ways of changing how things were done in their neighbourhood. This became known as a ‘transition’. There are now hundreds of Transition groups in UK and in many other countries. We believe that lower energy consumption will become inevitable and that it is better to plan for it than to be taken by surprise. Communities have started up projects in areas of food, transport, energy and waste as local responses to the global challenges. Together these small-scale initiatives make up something much bigger, and help show a sustainable way forward for governments, businesses and the rest of us. In Christchurch we believe that more food should be produced locally, not least to reduce the ‘food miles’ that are currently expended to fill our supermarkets. Transition Town Christchurch has previously championed local food producers but now we want to enable individuals who have nowhere to grow their own produce to link with garden owners who have unused space. We will meet with each grower and garden owner to help them find the best way for the scheme to work. hristchurch is a beautiful place in which to keep a boat but it is also one of the trickiest harbours. It is tidal, has lots of shallows inside and outside the harbour and strong currents along its riverside trot and pontoon moorings. To enjoy boating here, one needs to acquire skills in mooring techniques suited to the river conditions, be adept at predicting tide levels that can vary considerably even from the published tide tables and hone your navigation skills to be confident in setting out to sea and returning safely.

The key to successful mooring on the river is to understand how to use the wind and current to assist rather than hinder you as you moor. If you have a trot mooring, then setting up a proper trot line is an essential aid - especially if you need to moor single handed. Being able to hold your boat still and then use the wind and current to push you sideways makes mooring an easy exercise, with or without a crew to help. Undertaking trips along our coastline is another matter. To the east we have the Solent guarded by the Hurst Narrows. To the west we have Durleston and St Albans headlands - and that’s before we reach Portland Bill. All these features can catch out the unwary, but with a proper understanding of tides and the effect they have on headland waters, journeys can be planned so that these potential hazards are nullified. Biggest Family Fun Day Planned to Celebrate Silver Jubilee 2014 sees the 25th anniversary of the opening of Mudeford Wood Community Centre and plans are well underway to celebrate the Centre’s Silver Jubilee with a Family Fun Day on Saturday 14th June. W
hen the wind is blowing you will see a multitude of sails in Christchurch Harbour. Growing up locally I was caught by the sailing bug John and a friend’s Mirror dinghy was a great way to get started. Avoiding going aground then beating back against the wind and current turns you into a sailor, but racing really sharpens your skills. Racing sailing dinghies in the confines of the Harbour has developed many fine local sailors including a number of world champions. Christchurch Bay offers superb conditions for cruising and racing bigger sailing boats. Sailing boats took me all over the Mediterranean, Bahamas, Caribbean and across the Atlantic but I still retain a healthy respect for the knowledge gained in local waters and the English Channel. You have various choices if you want to start sailing locally. You can launch your own boat at the slipway near to Mudeford Quay. Christchurch Sailing Club is at the Quay, with fleets of dinghies and cruisers. Mudeford Sailing Club is based in a Dutch barge close to Argyle Road. Highcliffe Sailing Club is next to the RNLI station at Mudeford Quay. Another option is the junior and adult sailing courses run by Hengistbury Head Outdoor Centre. The prevailing wind on this coast is south westerly so you are usually blown down the Harbour. The Run and Christchurch Entrance can be a lively stretch of water so make sure that you know what you are doing before venturing out to sea. As many local sailors will confirm you can stand up in most of Christchurch Harbour and there is usually someone nearby to lend advice! See you on the water!!

ith the summer approaching fast and hopefully hot summer days ahead, it is pleasing to see the council is preparing our town with Saxon Square progressing well; the Fountain roundabout has been re-landscaped giving a much safer and clearer view for traffic as well as an open view of the High Street and Mudeford Beach area has been restored after the winter storms that caused much havoc. Our association is currently asking the Christchurch Borough Council to change the present constitution that allows a sitting chairperson of a committee to have two votes when that position is being voted upon. The current system appears to be very undemocratic. We believe we are not alone in this view and hope this situation will be rectified. We are also asking the council why they paid for tree felling in Druitt Gardens when they had placed a preservation order on these trees and whose roots had been damaged by the developer of the Cornfactor site making them unsafe. This is in stark contrast to the Council’s guideline policy of 2004 Development and Community Handbook whereby recommendation that large fines of up to £20,000 per tree could be imposed. Please come along to discuss these and any other matters at our next meeting, which will be on 2nd June at 7.30pm in Druitt Hall and again on the 10th of July. Please note we do not meet in

How Low can you grow? Mention the word ‘alpine’ to a garden designer and (in general) you’ll be given the same facial expression as a child who’s just bitten into an unwaxed lemon! Insignificant leaf growth with tiny Lee flowers … what’s to love? Associated with badly designed 60’s rockeries, these low growing perennials really do get a raw deal. In the main, the poor little things can’t climb very far, can’t extend their roots to escape from water logged soil, and have not adapted to elongating their stems to reach the sunlight (because a naughty gardener planted the pot-bought specimen under the shade of a tree). Alpines, like other successful species, have adapted themselves to their native habitats, often found clung to the side of a windy rock face way above sea level. When you observe them in the wild, you easily understand why they are so small. The exposed sites would quickly dry out large leaves, so many are small in size such as those of Hypericum olympicum, and others often silver in colour such as the very cute Artemisia schmidtiana ‘Nana’. Rather a mouthful to say and often not the most romantic sounding names either, take Pulsatilla vulgaris (the pasque flower) as an example. It might not win any prizes in the largest plant competition, but its ability to grow on nearly solid limestone rock is pretty impressive. So too are its beautiful flowers, delicate dissected foliage and crazy seed heads. Until I saw a glasshouse full of alpine plants all in bloom at the same time I wasn’t a huge fan either, but seeing them up close and personal when displayed at waist height, you realise how wonderful these tiny creations are. Over recent years, alpines have really been appreciated for their versatility and employed in new applications. Take the humble Sempervivum ‘Othello’, famous for thriving on hot dry tiled roofs and now widely used on green roof schemes where it can adapt to the very shallow free draining soils. It’s quite a vigorous semp, with beautiful red tints in winter. Grow in shallow containers in full sun where it will quickly spread to around 30cm in width. If you are looking for a plant to cover an old dry stonewall or soften the corner of a raised bed, look no further than Campanula poscharskyana ‘Stella’. If happy, it does have a tendency to walk, but with its long flowering season and pretty purple flowers I’m sure your neighbours won’t mind if it starts appearing in their crevices too. June is a busy month in the garden, and as well as a good time to plant alpines, other jobs include: • • • •

s I write this article the sun is shining and the Town is expectant of another bumper Christchurch Food Festival. A number of my fellow Christchurch Rotarians will be involved on the day and have been working Paul tirelessly behind the scenes to contribute to the success of this event. This is an event, which sees all ages mixing to enjoy and celebrate food in Christchurch; to me it doesn’t get much better than this. Some “eagle eyedâ€? readers may have noticed that Christchurch has featured on BBC 3’s ‘Invasion of the Job Snatchers’. Well some of our members, and business partners have featured prominently throughout the series. In my opinion the program initially portrayed Christchurch as “one foot near the graveâ€?, locals will know that this is a vibrant, exciting and beautiful place to live. Likewise, Rotary often suffers the same fate of being labelled a bunch of ‘oldies’, but again my colleagues know the reality, and hopefully readers are getting the message. Whilst some of us may have hung up the disco shoes, what we lack in youth we make up for in enthusiasm. In our club we try to take an active part in all aspects of local life, be it eating and drinking at the Food Festival, raising funds on the High Street, to recently cleaning the ‘Rotary corner’ brickwork at The Red House Museum. Bet you didn’t know we did that? These are just some of the things we get up to in ‘old’ Christchurch. Let them think what they like, we know the truth, so its shush from me‌.. See you soon. Upper Gordon Rd in Highcliffe – a surprisingly good place to invest in property?
I
was talking to someone who lives in Highcliffe, just off Wharncliffe Road. He popped his head through our door in our new offices at 22a Bargates, whilst his wife was shopping in Waitrose. After seeing our Christchurch Property newsletter, he wanted to pick my brain as he wanted to purchase his first Buy to Let property and has Jeremy noticed our previous articles, so was interested in getting to know the industry a little bit more. As he has lived in Highcliffe for over 8 years and he felt comfortable investing there as he knew it well. He wanted to buy a semi-detached house in Highcliffe, but after doing some research, found his deposit couldn’t stretch to the £250,000 required to buy a semi in Walkford or £275,000 for the Saffron Drive development off the A337. So he thought he would never be able to get into property investing. However, I encouraged him to take a longer term look at choosing a property to buy. Just like most men take many months, even up to a year to choose a new car, as do many landlords take the same time to decide where to buy their next buy to let investment. In fact we found a few 3 bed semis that could be bought for around £190,000 to £210,000 in Upper Gordon Road in Highcliffe. Whilst a lot of them are currently tenanted by council tenants, 19 of the 70 properties on the road are privately owned and 6 of the 19 are privately rented. Whilst they do take around an extra two weeks than normal semis to find tenants, they rent for around £850 to £900 per month, making the yield around 5.2% per year. Also, the values of the semi’s on Upper Gordon Road have risen by 281% since 1995, that’s a good investment in anyone’s books. It just goes to show ex local authority properties shouldn’t be dismissed out of hand when investing in property. That’s not to say they don’t have their issues, but instructing a letting agent will often mitigate many of them. Custard & white chocolate biscuits
A chocolate chip cookie and custard cream in one - super-simple and they'll keep in the biscuit tin for a fortnight Ingredients 140g butter, softened 175g caster sugar 1 egg ½ tsp vanilla extract 225g self-raising flour 85g custard 85g white chocolate, chopped into small chunks Method 1. Heat oven to 180C/160C fan/gas 4. Line 2-3 baking sheets with baking parchment. Put the butter and sugar in a food processor and whizz until light and fluffy. Add the egg and vanilla, and mix well. Sift together the flour and custard powder, then tip into the bowl and pulse to mix into a dough. Scrape out the food processor and work the chocolate in by hand. 2. Roll the dough into balls a little smaller than a walnut, then place on the baking sheets, a little apart to allow for spreading. Press each biscuit down lightly with your fingers. 3. Bake for 12-15 mins until lightly golden. Remove and cool on a wire rack.
