Dear Reader This month we have chosen a very naughty-but-nice cake recipe for you to try. Cake again? I hear you cry! I love to bake cakes with Cheryl my daughter Siena; we both have a sweet tooth hence the lean towards baking recipes rather than cooking. I’m afraid cooking meals is not my forte much to my children’s disappointment (in fact, Travis, my youngest son recently bought me a fridge magnet with the words – Dinner is ready when the smoke alarm goes off! – he’s not exaggerating either). I’ve often thought that it would be a lovely idea to take a photograph of our baking accomplishments, but I fear our recipes wouldn’t look quite as appealing - but we certainly have fun in trying! Well I hope you don’t blame me too much for the couple of extra pounds gained after eating cake on top of all those Easter eggs! I wish you all a wonderful Easter. - Finding Fitzmaurice
The Christchurch Eye recently received a letter from reader Mike Marsh, who was asking for photographs or information related to his home in Fitzmaurice Road in Jumpers. (See Reader’s Letter in the January issue.) The area now known as Jumpers fell just outside the Old Borough of Christchurch in the Manor of Hurn. For centuries it was mainly an expanse of wild heath and land serving a small settlement at Grove that had been in existence since at least the early 12th century. The first major development in the area seems to have been Jumpers House on the bank of the River Stour a short distance upstream from Iford Bridge. This grand residence is generally dated to the mid 18th century, but photographic evidence suggests that it may have had medieval origins. Its former Lodge House survives as part of the Crooked Beams Restaurant, and Stourvale Avenue follows the route of its driveway. Jumpers House itself stood between present-day Cedar Avenue and Chestnut Avenue. Do the back gardens in this area ever reveal evidence of this substantial building, which was demolished in 1955? The origin of the name Jumpers is uncertain. One theory is that it is derived from the juniper trees that grew in the grounds of Jumpers House. However, it is recorded that a ‘William Ballye, alias Jumper’ was a Christchurch landowner in the late 16th century, though it is not known if he or his family were ever associated with the Jumpers area. Another major development came in 1858, when Christchurch Cemetery was opened in Jumpers Road to cater for the town’s growing population. This land north of Jumpers Common had been a field called Grove Corner belonging to Grove Farm, and was leased to the Burial Board by Lord Malmesbury of Hurn Court. Until that time Jumpers Road had been little more than a cart track leading across ploughed fields! Edged on the south by Barrack Road, Jumpers Common once covered over 30 acres between Jumpers Road and Grove Lane (today The Grove). The last vestige of open land in this area is now the 3½ acre public recreation ground still known as Jumpers Common, which was granted legal protection as a Queen Elizabeth II Field in Trust in 2012. However, the 1844 Tithe Map shows that this piece of land had actually been part of a field called Green Close, which also belonged to Grove Farm. Road and house-building on Jumpers Common began towards the end of the 19th century. In the 1890s a Sunday school was started in the Fitzmaurice Road home of laundress Elizabeth Whiteley. approval and support of the Vicar of Christchurch, the Rev Thomas Bush, and other local notables. A few years later permission was given for the Portfield and Jumpers Mission Church to be erected on the north side of Fitzmaurice Road on the site of an old gravel pit. (This is where Mike Marsh’s home was later built.) In 1909, plans for a new church were approved and a secondhand corrugated iron building was brought in pieces from Brighton by railway. This ‘tin church’ was erected on the south side of Fitzmaurice Road, on the corner with Jumpers Road (Photo). However, it was soon clear that a larger building was required and an appeal for funds was launched. The foundation stone for the present St George’s Church was laid in 1927. Why is Fitzmaurice Road so-named? Shortly before his death in 1824, Benjamin Bullock, the owner of Jumpers House, bequeathed the house and land to his adopted infant daughter, Jane West. During her long life Jane was twice married and widowed - both times to doctors! Jane resided with her first husband, John Gardner, in Malvern Link, Worcestershire, but after his death in 1846 she returned to Jumpers House. Over 25 years later she remarried, her second husband being James Fitzmaurice, an Irish-born doctor living in Bridge House, Castle Street. They subsequently resided in Stourville, a sizeable villa with extensive grounds situated on Barrack Road where The Stourvale public house and The Hurdles housing estate are today sited. James Fitzmaurice died in 1878 and the twice-widowed Jane continued to live in Christchurch until her own death in 1904. Her two husbands were commemorated in the naming of Gardner Road and Fitzmaurice Road.

Business Column Is TK Maxx coming to Somerford? The saga of proposed developments in Christchurch has taken a new twist with the latest planning application for Meteor Park (the area of land at Somerford where PC World was based).

The proposal is for a retail development of over 8,000 sq. metres to consist of six sizable units. Permission has already been granted for food retail for part of the site. The proposal now is for clothing and footwear outlets as well. And we’ve been told the names of the possible tenants. Aldi and Majestic Wine for the food and drink retail stores; TK Maxx, Sports Direct and Matalan for clothing and footwear and Bathstore taking the final unit. The applicants state the units will improve a rundown site and result in 156 new jobs for an area of town that has above-average unemployment levels. What about trade diversion from the town centre? The developer has prepared detailed tables which indicate that Christchurch residents spend £65 million a year on clothing and footwear – but 90% of this is spent outside the borough. Their telephone survey found only 7% of us buy our clothes and shoes in Christchurch high street; 38.3% of us go Bournemouth town centre; 24.5% go to Castlepoint and the rest to Southampton, Boscombe and diverse other places. The developers suggest the town centre is failing to meet the needs of the Christchurch residents for clothing and shoes and the customers for the new units will come from people who currently shop in Bournemouth and Castle Point. They add that clothing and footwear outlets account for only 8% of the shops in Christchurch (18 shops in total) and argue that any diversion of trade will not have a great effect on the town centre. A suggestion that the owners of those 18 shops are unlikely to accept.

TUCKTONIA: THE MAKING OF TUCKTONIA Written by Alex McKinstry
In 1975, Harry Stiller decided to sell the Tuckton Golf and Leisure Park in Stour Road to Grand Metropolitan Hotels Ltd., a major pub company looking to make further inroads into the leisure industry. He regrets the decision to this day. It came about after endless wrangling with Christchurch Borough Council over planning permission for ‘Tucktonia’, a model landscape to be erected at the back of the park. Harry did agree, however, to stay on for two years as a consultant in the project, and vividly recalls the challenges involved in bringing Tucktonia to fruition.
The models were to be assembled on four waterlogged acres towards the river, formerly part of the driving range. A condition of planning consent was that this land had to be raised 2 ft. 3 in. as a safeguard against flooding, which meant draining the area, filling it with 18,000 tons of hardcore and 2,500 tons of concrete, and then, to give the landscape a realistic, contoured feel, topping it
with 12,500 tons of earth. This work alone cost an estimated £250,000. Water was then channelled back into the site to provide Tucktonia with its undulating river, with the cream of Britain’s heritage, industry and natural beauty spread out in miniature either side. The models, right down to the pigeons surrounding Nelson’s Column, were built to a 1:24 scale, meaning that St. Paul’s Cathedral, one of the first models to arrive, was 16 ft. high: as Harry recalls, ‘They had to bring it down from Lowestoft on a flat-bed trailer.’ The model-making contract initially went to a Bournemouth company, KLF Ltd., but its director, Peter Kellard, subcontracted the work to 24 16 • Christchurch Eye • April 2015
model-making firms across the country. The assignment posed special problems, not least because Harry was trying to avoid a static landscape: vehicles were to tootle along the motorway flyover, while Concorde took off hourly from Tucktonia Airport. These animated features were powered by a hidden switchboard, 250 kW in capacity, rigged up to ten
miles of armoured, medium and low voltage cable installed underground. The models also had to withstand all types of British weather, while some – Tower Bridge, or the Cornish fishing village – had to spend their lives partly immersed in water. These challenges were met by building the models from opepe, a resilient West African wood used in boat-building and dock construction. Some of the nicest touches at the site came about by accident. The fishing village was built by Colin On, who had difficulty sourcing a suitable material for the village stonework. ‘Then one day, by accident, I spilt some resin on the concrete floor of the workshop … When we came to remove it, it peeled off the surface concrete, forming exactly the pattern we were looking for.’ The booklets issued to promote Tucktonia as ‘the best of Britain in miniature’ only give some idea of its sheer ambition; indeed, when I asked Harry Stiller if he intended to replicate the scope of the Madurodam model landscape in The Hague, which first inspired him, his reply was ‘I wanted to make it bigger!’ When the first models began arriving in August 1975, it was reported that forty new jobs would be created at the site, sixteen for maintenance purposes alone. The effect of the attraction on other local traders was also favourably anticipated, and certainly Christchurch was the focus of all eyes when Tucktonia opened, with Arthur Askey as its miniature MC, on 23 May 1976.

Christchurch Blue Plaques by Stephen Roberts No. 3 - Where’d our gate go?
gatekeeper, whose job was to close the massive wooden doors each night.
This time, we jump to the Middle Ages, an era redolent of Thomas Becket, Chaucer’s Pilgrims, the Black Death and kings buried under municipal car parks. The Normans left their mark on Christchurch with the Priory and castle, both in situ by the early 12th century. The place still needed defending, so there would have been an imposing gateway, aligned roughly with the old Saxon walls, blocking off the town’s northern entrance. It would have been approximately in line with today’s Bow House (on the right as you look south up the High Street).
In a sense our Bargate is not completely lost. Its name is preserved in the road Stephen ‘Bargates’, leaving the site of the Bargate behind it as it heads north to the rail bridge. Before the by-pass of the late 50s you could walk from the High Street into Bargates without need of a subway. At the High Street’s northern end that ‘narrowing’ corresponding with the line of the old Saxon wall and probable site of the Bargate would still have been discernible.
Ok, this is issue 3, but plaque 4 (two last month). Please keep up!
Some sources claim the Bargate, as it was called, was late Saxon, but our plaque says 12th century (probably). This history is not always precise. It was a stone gatehouse, ‘straddling and constricting’ the High Street, which sounds painful and akin to a contortionist. The Saxon gate may have been an earlier one in a slightly different place. We have a plaque (betwixt Lovett and Dragon Palace at the High Street’s north end) but sadly no Bargate. It was unceremoniously removed around 1744 on the orders of then mayor, Thomas Jeans. Depictions of the gate suggest other buildings butting up against it and some kind of dwelling above. If you want to see something similar head for Southampton, which still has its own Bargate (considerably larger than ours would have been) and other gates, including God’s House Tower, resembling our lost gate in having something above, the ‘town gunner’ once residing on the 1st floor. We would have had a

And why was it called Bargate? Interesting. In York they have four main gatehouses called ‘bars’. They were used for restricting traffic in Medieval times, extracting tolls and being defensible in time of trouble. Maybe our Bargate literally meant ‘Gate-Gate’. Oh, and why did the mayor pull our gate down? Well, it was probably just the traffic at that time, and this, long before the school dash demanded an armoured personnel carrier and a half-mile hop to buy ‘fags’ from the local store required a car journey. On the Water
Mother Nature is going to be given a helping hand this spring to solve two local marine problems. A lot of Avon Beach sand is currently forming a larger than usual sandbar off Christchurch Harbour John entrance. Depending on tides and wind directions that material can slump into the narrow channel and boats are having a problem getting in and out of the Harbour. Christchurch Borough Council Planning Committee has given consent for a scheme to solve both problems. Weather and tides permitting, extraction from the ebb-tide delta off the entrance to Christchurch Harbour will commence in April. The Council plans to recycle 20,000 cubic metres of beach material. This involves pumping sand and shingle ashore at Gundimore, which will then be transported to depleted beaches at Avon and Friars Cliff. In the early part of the century the Mudeford sand spit extended beyond Steamer Point. During a violent storm in 1910, the spit was breached and the channel then ran out to sea opposite Sandhills. This was followed by other serious breaches in 1924 and 1935, since when the Run at Christchurch Entrance has never been the same. The Run is a classic stretch of water, great if you understand it, but it can be daunting to novice boaters. The good news is that warnings about the Run and local hazards in various marine guide books do tend to limit the number of boating visitors to the Harbour. Our powerboat training courses always include ‘local knowledge’. If you sail, paddle or powerboat in local waters you need a good understanding of tides and anyone with a larger boat needs to be prepared to get up early some days to have sufficient depth to navigate Christchurch waters. Christchurch Rotary Last month I kicked off a series informing Christchurch Eye Readers all about Rotary, starting with Shelter Box, this month I would like to tell you more about Rotary itself.
Paul These winter months see many charities really pushing for their chosen causes with many collecting millions of pounds via television coverage. These charities like to be transparent and show people where their money ends up. Christchurch Rotary is just the same and can be summoned up easily in the confines of this article. Every penny we collect is counted, checked and reported to the club members then dispersed as agreed, and quickly despatched to various good causes. That’s 100% minus expenses. But rest assured our expenses are not high. At club level we beg, borrow, and (almost) steal everything we can to get money where it’s intended to go when it leaves your pocket. We have a club committee that vets all applications for funds, and once agreed we monitor how this money is used.
Often a criticism is funds going overseas. Rotary is an international charity, and yes it does contribute to our worldly neighbours but when you see us locally in the high street or at the Stanpit Bonfire event, you will see these funds are allocated for local causes, raised locally and dispersed locally.

Buying to let? Flats V’s freehold property. I am often asked which is the better investment, a flat or a freehold house?

Essentially if you become a buy to let landlord you will need, at some stage, to spend money maintaining the property whether it’s freehold or leasehold. People are often put off by high service charges with leasehold properties such as flats but when broken down these include insurance and often a contingency for future works. Admittedly you have less control over the spending but I would suggest paying a surveyor whatever you are buying so that you have a good idea as to what is likely to need doing over the coming years. Check also that there is a healthy sinking fund and ask to see the AGM minutes for the previous 3 years – these give a good indication as to how the residents get along as well as indicators of impending or completed works. The other thing to discipline yourself to do, especially with a freehold property is to set aside money each month for a contingency fund; it is so much easier on a landlord who has set aside ÂŁ50 a month when I phone him to advise that he needs to spend money – 2 years of contingency equates to a “potâ€? of ÂŁ1200! So, freehold or leasehold? A typical service charge for a flat is going to be in the region of ÂŁ100 - ÂŁ120 a month, ask yourself the question – am I disciplined enough to put the money aside for contingency? If you are disciplined enough then the playing field between a freehold property with a conscientious landlord and a well maintained leasehold property with a healthy sinking fund is a fairly even playing field!

Christchurch Citizens Association The town is experiencing a very high volume of road works and traffic is frequently at a standstill especially in Fairmile, Barrack Rd and Bargates. Even without the aggravation of having to negotiate various routes to avoid barriers and men in high-vis jackets the roads are frequently clogged causing frustration and annoyance to drivers. If ever there was a need for a proper by-pass it is now!!!!!
There is still no news as to where the police are going to be located in the town, we hope that a decision will be taken in the very near future as the police are in dialogue with Christchurch and East Dorset District Council and also with Dorset Fire and Rescue service. At our last meeting the subject of buses going through the high street was discussed. Many people say that it is imperative to allow public transport to travel through Christchurch while others feel that congestion caused by as many as four buses at a time in a narrow high street is unnecessary and suggest having a bus terminus/ site to drop passengers off at the beginning of the town. Have you any comments on this subject? If so, come along to our next meeting and voice your opinion on this or any other town affairs. We hear the updated Town Plan is unlikely to be ready for public consultation until after the elections, your views will still be needed on this important subject and will be on our agenda as soon as we have a date. The Carnival parade on the Sunday really has been going from strength to strength but there is always room for more floats and walking entries. The spectacle of the parade moving through the Town with all the noise and colour is enjoyed by the participants and crowd alike. Why not get a group together and join in, there are even cash prizes to be won. Once again the winter days are finally going and our thoughts can turn to summer events, one of the most popular of which is Christchurch Carnival.
Dates for your diary this year are Saturday 15th and Sunday 16th August.
Planning has been ongoing since last year’s event finished, by a small but dedicated committee. We are always looking for new faces who can offer us some help be it on the day or some of the jobs that seem to constantly need doing in preparation. From the young to er, let’s say the less young you will all be made very welcome no matter how much or how little time you can spare. HOW DOES YOUR GARDEN GROW? APRIL - PROJECT PLEASURE
April is a great month for a garden project; one which can be achieved in a morning or an afternoon, and which improves a few square metres. You’ll feel you’ve achieved something wonderful and if you break the whole garden into a series of small projects it suddenly appears more manageable. Here are three to get you started. Strawberry Pots You don’t need a huge patch to enjoy growing strawberries. Plant a few in pots as a treat. Buy young, rich green plants which have been certified virus-free. Plant 3-4 in a 12 inch (30cm) clay pot. The crowns (where shoots meet roots) should be level with the compost surface. Water them in and stand in the shelter of a house wall. If you have a greenhouse or a cold frame they will establish more quickly and fruit earlier. Pinch off any runners which form. Grass Lawns always look bedraggled after the winter. Remove dead grass by raking the surface with a wire toothed rake. Improve drainage on heavy soil by spiking it with a garden fork every 6 inches (15cm) or so, to a depth of about 4 inches (10cm), giving the fork a good wiggle each time. Sweep sharp sand into the holes with a 38 • Christchurch Eye • April 2015
broom. Then mow the lawn with the blades set on high and remove the clippings. Two weeks later apply a combined weed killer and fertilizer. If you’re lucky it will rain within 24 hours. If not just water it in. Mow weekly to keep the lawn thick and healthy. Seating Don’t forget an all weather seat so you can sit and contemplate all your hard work over a cup of tea or a nip of something stronger. Teak from renewable resources is fantastic but cast iron or aluminium is also good, though you’ll need a cushion to protect your posterior on cold days! Position it in a sunny area. Buy a few flowering daffodils, tulips and pansies and plant them in a pretty pot next to the bench, then sit back and enjoy.

Well it’s April already and that means it’s time for April fools day! Every year I wonder why we have this day and it turns out that no one Laura exactly knows. One theory is that April 1st became the annual day of trickery and stems from the Georgian calendar back in the 16th century. Most people accepted this calendar, which had moved New Year from April 1st to January 1st, however those who refused to accept it were reportedly subjected to pranks and were called “April Fools” for celebrating New Year later. Some of the top pranks people play on April Fools Day are; putting food colouring in milk to make it turn a different colour, glueing coins to the pavement to see if anyone tries to pick them up, changing someones language setting on their computer or phone and even swapping signs on toilet doors and push pull doors around! Another holiday to celebrate this April is Easter! I love Easter because you get to eat lots of chocolate! If you are looking for something to do this Easter then there is a fantastic Easter Trail in the grounds of Highcliffe castle. All you have to do is find the Easter chicks with questions and answer them all correctly then you win a chocolate prize! It costs just £1 per trail and there is no need to book. The trail runs from the 3rd to the 6th of April at 11am4pm, so you have plenty of time to go! Even if you don’t do the trail, Highcliffe castle is still a beautiful place. 250g butter, plus a little extra for greasing 140g white chocolate, broken into pieces 250ml milk 1 tsp vanilla extract 250g self-raising flour ¼ tsp bicarbonate of soda 300g caster sugar 2 large eggs, lightly beaten

300g tub Philadelphia cheese 85g butter, softened 100g icing sugar, sifted mini eggs, to decorate (or use 50g/2oz chopped hazelnuts)
METHOD
Heat oven to 160C/fan 140C/gas 3. Grease a deep 23cm cake tin and line the base with greaseproof paper. Place the butter, white chocolate, milk and vanilla extract in a small saucepan, then heat gently, stirring, until melted. Combine the flour, bicarb and sugar in a large bowl with a pinch of salt, then stir in the melted ingredients and eggs until smooth. Pour the batter into the tin, then bake for 1 hr, or until the cake is golden and a skewer inserted into the centre comes out clean. Cool in the tin. Once cool, the cake can be wrapped in cling film and foil, then frozen for up to 1 month. To make the frosting, beat together the Philadelphia, butter and icing sugar until smooth. Spread over the cake, then decorate with mini eggs.

Mum’s the Word As I write this it is International Women’s Day, a day to celebrate all those women who achieved so much, from the smallest of things to the biggest.
Natasha Whilst reading about some of the great women often long forgotten by history, I came across one lady, Mary Anderson, who fled from her care home as a child, dressed in her brothers clothes, she ended up in America and continued to dress like a little boy and then a man. Mary (or as she became known, Murray Hall) triumphed both politically and educationally, in a time if she had shown her gender, she would have been cast out these areas. Murray adopted a daughter and her true identity, that she was in fact female, only became apparent with her death, which was a result of breast cancer. Applying this to day-to-day life, I often look at so many women who achieve so much without really realising it. For instance, the several local ladies I know running businesses from a shop or home, from artists to gift shop owners; our town seems to be brimming with talented women (and of course men!). Ask around, I almost guarantee someone knows someone who supplies or makes what you’re looking for! Then there are all the amazing women working and raising their families simultaneously and those who dedicate their time to raising their children full time. All, I think, we should take our hat off too. If you’re interested in doing something that could help your career or you just want to get involved in a new area, paid or for fun or something just to excel yourself, then check out the local college websites. They run lots of part time courses as well as evening courses and offer discounts if they apply to you. Also, Christchurch Children’s centre offers some great opportunities to learn new things for new parents or just for a hobby. There’s a lot on offer to us locally and if you fancy taking advantage of it, just do it! We are so lucky we live in a time we can.
