Have you been making good use of the recent tax code changes to legally reduce the amount of taxes that you pay each year? Many Americans paid less due to changes in marginal tax brackets and other revisions. However, some of the tax code changes are scheduled to expire in 2025, and it’s entirely possible that they could disappear before then.
In other words, there is potentially an extremely limited opportunity to leverage current laws.
With the possibility of such a narrow amount of time, it could be important to act quickly. If you believe, as I do, that the tax environment will be less favorable going forward, locking some of the advantages in while you still can could be critical.
Dunlap & Associates, we specialize in crafting tax-smart savings, investment and income strategies. Every client has a unique tax and investment situation, and we are mindful to make certain we address their specific needs.
While it is true that everyone must pay taxes, we also know that not everyone pays the same amount. The tax opportunities that could be most beneficial to you depend entirely on your own personal financial circumstances. However, the complexity of the tax code means that, in order to work through your options and make smart choices, you’ll likely need a professional to help you.
If you are currently working with a financial advisor, is he or she looking at your tax return? They should be. If they’re not talking to your CPA, neither professional has a full picture of your finances. You may be missing opportunities to make the most of your hard work and to potentially pay less in taxes.
help our clients create strategies for current and future taxes while designing an investment and retirement income strategy to help potentially minimize the taxes they will pay now and down the road. Because, when it comes to saving and investing, it’s not about what you earn, it’s really about what you get to keep.
Contact us to schedule a no-obligation appointment. We are currently meeting face-to-face in our Peachtree City office, or virtually via Zoom.

Community is not just a group of people living together in one place. Community is belonging with others who share common attitudes, interests and goals. You might think in a growing community of 700+ homes you would be just another home on the street. When actually there is nothing further from the truth here in Cresswind. The residents are eager to welcome their new neighbors and offer them a dose of southern hospitality. As a close knit community there are many opportunities to open their hearts & homes to others. It is a joy to see the willingness of some to help others with small tasks or a large project. The residents here at Cresswind show their desire to make this community a great place to live, play & enjoy life everyday.

Harriette Watkins, Vice President and Program Chair for ACES answered many of the questions surrounding the creation, activities, and future plans for ACES.
Q. What does the acronym ACES mean?
A. ACES is A Cultural Exchange Social Club
Q. When did you get started?
A. ACES was organized in January, 2022.
Q. What’s the purpose/mission of ACES
A. Our purpose is to educate, celebrate and enhance the unique cultural experiences within our community. It was nice to see there were many fun activities/programs taking place within Cresswind, but there was something missing –representation! ACES was formed to help fill that void.
Q. What exactly do you mean by representation?
A. Representation means serving the needs of all of our community. Many neighbors were feeling left out and were
not attending many of the activities. Instead of complaining, we decided to create something that we knew would be enjoyable and we wanted to extend that joy to everyone in our community!
A. Our first event was The Mardi Gras Golf Cart Parade in March of this year. Cassandra Prevost chaired that committee, which was an idea she created in 2021. She and her committee expanded the reach of Mardi Gras to include all 5 phases, with dancing in the streets lead by a New Orleans type jazz band, King Cakes were served and it was just a joyous occasion!
A. This was the second year Juneteenth became an official national holiday and it was ACES first official program! Kim Kearns chaired this event and Johadi McCullough was able to secure our first premier sponsor, Excalibur. Kim and her team produced a first class educational dinner-dance that
set the standard for what to expect from an ACES event!
The program began by honoring the traditions of African American ancestors with a prayer by Milton Shakaford and the singing of “Lift Every Voice and Sing”, by our beloved Brigadier General Von DeLoatch. Producer, Derek “Fonzworth Bentley” Watkins, shared behind the scenes stories of the creation of “Juneteenth”, the mini-musical, which was aired on ABC’s “Blackish”. Dinner was served with delicious BBQ ribs, fried fish, and other delectables prepared by Chef Big Mike. Then we danced the night away with recording sounds of Motown, Bruno Mars, etc spun by DJ George Cox. Oh, what a night!
Q. How did the Summer “Blast” Cookout come about?
A. As you know, everything is about relationships. Well, Billy Thornton, ACES President, has established a wonderful relationship with our neighbors, Martin Marietta, and they offered to sponsor a cookout opened to the Cresswind community. They grilled and served pulled pork, bbq chicken, hotdogs, and hamburgers with all the trimmings. They have been good corporate neighbors and we appreciate their support.
Q. You recently traveled to Nashville. What did you do there?
A. Oh my, I can’t talk enough about this event. Robyn Bess chaired this trip and her team consisted of Laura Dickins and Janet Williams. These three ladies thought of everything:
they charted a luxury bus from Kingsmen Bus Company, who delivered us safely to and from Nashville in comfort. We stayed at the new Embassy Suites by Hilton, which was in the heart of all of the action in Nashville. We had a delightful tour guide at the National African American Music Museum, which opened in 2021; and we had a self-guided tour of the Country Music Hall of Fame and Museum and our tour ended with a wonderful tour guide at the Musicians Hall of Fame and Museum. We had delicious meals and snacks on the bus going and coming. It was such a fun way to learn and experience different musical genres, enjoy and get to know our neighbors.
Q. Hispanic Heritage Celebration sold out in 2 hours. How did that happen?
A. Well, I think several factors helped to make that happen. First, the ACES brand had a reputation of producing quality, fun-filled, unique experiences. Secondly, Crystal Rosario was the Chair! Everyone knows, when Crystal is in charge, quality will follow. Crystal and her team enlarged our knowledge of the Hispanic Heritage Cultures. (It is not monolithic.) They literally brought Spain to Cresswind. The program began with a brief video explaining the various countries that represent the Hispanic cultures. We were treated to delicious tapas from The Eclipse di Luna Restaurant in Buckhead; and the show began! The Calo Gitano Flamenco Company featuring Malita was incredible! Her performance was interactive with the audience and we loved it! If you missed it. You missed it!
Continued
A. Yes, we had an amazing time at our Oktoberfest Celebration! I am chairing this event and I have learned so much by doing so. There are 16 volunteers on my team and I can’t express the dedication and high energy-level of this crew! We will have traditional German food prepared by our own JR Ramos, Beer tasting brewed by the CW Beer Guys, and music spun by our own DJ Rick Sauer. Traditional German games will be lead by Jill Garner and her team; and Ava Jordan and her team will set the stage with breathtaking decorations including a selfie photo booth. What an awesome event!
A. We will conclude our year with a Chanukah (Hanukkah) Party! Sharon Hudgins is the chair of this committee and her team is planning a festive experience to celebrate this Jewish
holiday. Latkas (potato pancakes), gelt (chocolate money), donuts, and fruit will be served. We will learn about the lighting of the menorah and sing songs, led by Susan Burden, Cantorial Soloist, Congregation B’nai Israel, who will also deliver a brief message. As with all of our programs, this will be an educational, enlightening and fun experience for all!
A. Success!! When we started ACES, we were hoping for 50, maybe 75 members. To date, we have 281 members and that’s a challenge! We want to be clear that ACES is not the Activities or Life Style Committee for Cresswind. We simply want to enhance and put a spotlight on cultures that have been unconsciously left out. We love our community and we want to ensure our community remains the most desirable and most welcoming place to live anywhere in the world!
Q. Who are the leaders of ACES?
A. We have a small, yet efficient Board. Our officers are:
•Billy Thornton, President
•Harriette Watkins, Vice President and Program Chair
•Meril Thornton, Communications Director
•Toni Miller, Treasurer
•Kim Kearns, Committee Chair
•Crystal Rosario, Committee Chair
A. ACES is open to all residents of Cresswind PTC. You fill out the Membership form, pay your $15 annual dues and you’re in. Because we are a volunteer organization, we need volunteers to help do the work!
Q. What are your plans for 2023?
A. WHEW, we’re trying to get through 2022, but there are exciting plans for 2023! Stay tuned…….

This Kay McInroe listing now houses a family happy to have moved into a larger home that ts their lifestyle.
Choosing the right REALTOR is one of the most important decisions you will make in a lifetime. For most people, the largest asset that they own is their home. You must choose someone you trust and who is worthy of that trust.
Kay McInroe is a person worthy of your trust. Since 2003 she has been very successful assisting clients to nd the perfect home or sell their home at the best price. She is involved in her home city, Peachtree City, and Fayette County and watches the trends carefully on a day-to-day basis. Her college degree in Economics helps her to sort out the good deals from the not so good deals.
Kay listens to her clients to learn what their needs are and compares their needs to the local market. Linda Hasluem was from England and had never experienced buying a home in the
United States and had no knowledge about subdivisions and what the prices were like. Here is what she had to say about working with Kay, “Kay was fabulous and guided us through the whole process.”
Kay is a leader in the community, having served as president of the Fayette County REALTORS Association, the Kiwanis Club, and she is in leadership roles in several non-pro t organizations. She has lived in Peachtree City for over 20 years, and she knows her town and the surrounding areas.
If you are considering relocating, Kay McInroe can help you nd the perfect t, whether up-sizing or down-sizing, she will nd the right- size for your needs and budget.
Call her today at 678-570-0717 or email to Kay@kaymcinroe.com.
Kay was born Kavita Chhabra in India, during a time of racial and religious unrest. She attended college and studied economics. After college she became a fl ight attendant with Pan Am where she met her husband, Bill McInroe who was a pilot. They got married right before he shipped out to serve the US forces in Desert Storm.
Later the couple moved to Peachtree City where Bill continued his career with Delta, and Kay became a mom for their two children attending local public schools. During that period Kay began her career as a REALTOR.
Kay’s experience of international life and world travel have enabled her to help buyers from places like England, India, Pakistan, Japan, Germany, The Netherlands, China, Korea, and Croatia to find a home in Georgia.
She tells all of her clients, local or foreign, “we are with you ‘til you feel at home”.
Kay is in the Top 2% Berkshire Hathaway Home Services Globally 2013-2020 and was the 2009 and 2020 Fayette County REALTOR Of The Year.

So you ask me, “Why do I, or you love living in Cresswind?”
answer would be, “let me count thy ways”. There is so much to like and love about this place, it is hard to list all the reasons, but I will start with the most important one, it’s the people!!
This community is close (physically) but also close
as well. Neighbors have social events, whether in the driveway (during COVID), on their beautiful back patios and lanais, or in the house. Dinner parties, cocktail parties and the like, foster an atmosphere that encourages and extends relationships. New friendships and relationships are fostered hourly, daily and weekly. With these new relationships is found similar experiences and likes which result in new activities, trips and experiences.
Another aspect of life here are the benefits of the community through our quarterly fees, like the beautiful clubhouse, outdoor and indoor pools, fitness center, ballroom and other outdoor amenities.
Need I go on? Pickleball and tennis have enabled new friendships and competitive (or social) relationships. The backyard amphitheater and kitchen, fireplace and social gathering area have been the sites of numerous fun and enjoyable activities. Those with green thumbs can reserve
a planting area to enhance their kitchen tables with freshly grown herbs and veggies.
Last I would say the various activities and entertainment throughout the year. Concerts large and small, comedy shows, learn at lunch and various clubs all establish their own rhythm of activities for the year.
And it seems there is something for everyone. Take the ACES Club for example. Celebrating cultural differences while also educating its members is one of the club’s objectives. Wonderful activities like Juneteenth, Hispanic Heritage and most recently a German Oktoberfest celebration has brought club members together for wonderful actives. There are other clubs which do the same or similar.
I could go on even more if I wanted to!! These reasons and many more are why I like (well maybe love) living in Cresswind. While this type of living is not for everyone, it is for most. When asked if you made the correct decision and do you still like it here, most will answer very emphatically “Yes” and “Yes”. So get involved, sign up for clubs, invite your neighbors for dinner or a drink or go on a trip with other, locally or abroad. Cresswind has grown on me. It will grow on you too.
