PreDesign frames the challenge, localizes the story, charges the program, and sets the backdrop of the vision.

The window of opportunity is brief, and realistic coordination needs to happen as smoothly as possible. During Schematic Design the vision is impacted by all consultants. The project’s Design Assumptions, Site Plan, Building Plans, Massing, Materials, Unit Plans, and FFE are established, and the Operational story is reinforced.

By the end of Design Development CBA and our consultants have right-sized, coordinated, and modeled every system and discipline. These include Structural, Mechanical, Electrical, Fire Protection, Interior Design, Landscape, and more.

In the Construction Documentation Phase, all systems are technically designed and presented with full coordination of the build team.

Permitting and Construction Administration support the project through to completion with submittals and shop drawing reviews, RFI support, monthly site visits, and resolution support with contractors. Phasing will be thoughtful, absorption will be predictable, and leasing will be set for success.

The community will have come to life.

Lyric at Norton Commons

What do you get when you mix retail, residential, and 11’ of site drop within a TND community? That’s a challenge CBA tackled with Lyric at Norton Commons in Louisville, Kentucky.

As a mixed-use development with 12,000 sf of retail within the Norton Commons TND complex, it was crucial to achieve connection to the street level without the use of steps. Similarly, a 5-level pre-cast parking garage with exits at common levels would need to connect both the residents and retail.

Our solution came in the form of breaking the building up into cleverly designed, hidden splits. This allowed us to respond to changes in grade internally while preserving a unified exte-

rior appearance. The preferable wood structure construction type was maintained, resulting in significant cost savings.

Multiple courtyards provide residents with gathering areas, each with a unique vibe and purpose. The connection walkway between the two larger courtyards crosses an elevation shift, so we used this to create a residential theater with elevated stadium-type seating. Throughout the community, adaptive thinking and structural coordination turned what could have been irregular or unused spaces into positives that could only be achieved with this unique site. Finally, the outstanding ownership group made sure all areas of the project were reviewed in detail and well thought out.

Aurora on the Trail

Aurora on the Trail is a prosperous redevelopment of 15 acres of brownfield land - previously consisting of unused office park buildings, parking lots, and a pond - into attractive, vital housing. The multifamily community in Orlando, Florida, is comprised of 357 units spread across eleven 3- and 4-story buildings. Parking is distributed throughout the development as surface parking, tuck-under, and podium garages.

The building mix at Aurora on the Trail was thoughtfully developed to provide a wide range of unit configurations. Building types include carriage homes and townhouses over flats that cater to low density purposes, 4-story garden for medium density, and larger 4-story L-shaped buildings for high-

er density. By utilizing this composition, we are able to successfully address the need for housing throughout multiple phases in a resident’s life.

Aurora was designed with an emphasis on connected living and luxury lifestyles, with comfortable, sleek units featuring the modern touches that residents desire. Furthermore, the community is enriched with expansive amenities, which include private work spaces, a sports lounge, a poolside firepit with cabana beds, a robust fitness club featuring a yoga studio and a boxing ring, and a dedicated bicycle trail and storage center. Finally, Aurora’s prime location offers unmatched convenience and accessibility to the surrounding metro area.

Rise at 2534

Rise at 2534, located in the burgeoning town of Johnstown, Colorado, emerges as an exceptional multifamily community with 236 units housed in four architecturally appealing 4-story wood buildings. Featuring a diverse mix of studios, 1-, 2-, and 3-bedroom units, the development offers residents a choice of living spaces. Parking solutions are thoughtfully distributed with surface parking, carports, and integrated garages.

Rise at 2534’s strategic location addresses a key opportunity for housing in a region with an accelerated growth forecast. Johnstown rests on the border of Larimer and Weld counties, which are expected to add 50,000-100,000 residents by 2040, and its own population grew 75% from 2010-2020.

Rise at 2534 creates a desirable blend of urban convenience within the serenity of a welcoming town, providing residents with access to shopping, dining, and entertainment options in their neighborhood along with proximity to major employers in nearby cities, including Hewlett-Packard, UCHealth Medical Center of the Rockies, Banner Health McKee Medical Center, Broadcom, Colorado State University, and the University of Northern Colorado.

With a variety of amenities, Rise at 2534 seamlessly combines beauty, community, and location, making it an ideal home for those desiring both comfort and connectivity in the heart of a thriving area.

Tapestry Park

Tapestry Park is an urban village concept that combines traditional yet chic apartments and townhomes interlaced with boutique shops, office spaces, retail services, and popular eateries. A key part of this project’s success is its infusion of Tattersall Tapestry Park throughout all aspects of the design.

Tapestry Park occupies 18 acres and has been sculpted into a mixed-use village that blends the lifestyle of Northern Florida with a European influence. The village has 40,000 square feet of retail and restaurants with 16,000 square feet of office space. Finally, a 96-room business traveler boutique hotel sits at the end of Main Street, along the lake. Residents can choose between the 52 townhomes mixed over and around

the retail, or the 274 apartments with views of the lake or courtyards.

Tattersall at Tapestry Park is a 4-story for-rent community within the larger Tapestry Park urban village concept. The 4-story parking garage is fully naturally ventilated, with 20% of the exterior fully exposed with architectural design aesthetics and 80% facing a mix of single- and double-loaded corridors. This beautiful, forward-thinking project was the recipient of the 2014 Grand Aurora Award for Best Mixed-Use Under 100 acres.

Berkshire Winter Park

Berkshire Winter Park repairs the urban fabric in a challenging location, supporting north Orlando’s growing population while remaining sensitive to its neighbors. Berkshire replaced a vacant parking lot and is nestled in between Interstate 4 and the surrounding area, with the added benefit of buffering the busy interstate’s traffic and noise.

To achieve a respectful, unimposing presence, the existing homes and businesses around Berkshire Winter Park are neighbored by narrow facades. Meanwhile, the adjacent 3-acre Calvary Church parking lot is presented with a gesture of attractive urban townhomes that encourages further walkable development.

Beyond the typical high-end apartment conveniences, Berkshire Winter Park attracts a community of creative, urbane professionals with an abundance of modern concepts. Amenities include a podcasting studio, creative work room, pet spa/lounge, and outdoor recreational areas, while numerous old growth live oak trees were preserved in the development of various courtyards and gathering spaces. The project even takes advantage of the adjoining elevated highway infrastructure to provide a wonderful, surprisingly quiet garden muse. Berkshire is a successful anchor in the community and contributes to the critical mass that sustainably supports the nearby medical complex, local businesses, and SunRail mass transit system.

The Georgetown

The Georgetown, nestled in the heart of Rosemary Beach, Florida, is a thoughtfully-designed mixed-use building that serves as the finishing touch of the community’s downtown district. This four-story structure is comprised of nine residences and over 4,000 square feet of prime retail space. Designed in a tropical interpretation of Dutch West Indies architecture, these luxury condominiums seamlessly integrate into the meticulously planned urban landscape.

The architectural vocabulary of The Georgetown adheres to stringent guidelines, ensuring it harmonizes flawlessly with its neighbors. The building overlooks a public square, and an intriguing challenge lay in its height: it needed to appear as a

three-story structure when, in fact, it stretches to four. Our solution utilizes a false roof line below the fourth-floor windows, along with sections of unbroken wall planes spanning the bottom three floors. These elements combined create the intended appearance, maintaining the aesthetic continuity.

The Georgetown is artfully blended into Rosemary Beach, the intricately-planned community designed by DPZ CoDesign. The 107-acre site along the Gulf of Mexico combines New Urbanism principles, emphasizing walkability and design at the human scale. Rosemary Beach is known for its brick-lined sidewalks, expansive verdant spaces, inspired architecture, boardwalks, cobblestone streets, and walkable town center.

Talison Row

Talison Row on Daniel Island in Charleston, South Carolina presented several unique circumstances that created an exciting and rewarding design process.

The site is located within the 100-year flood plain adjacent to the historical city and tidal rivers, so we designed Talison Row as a podium structure. This allowed us to shelter vehicles within the flood plain, while simultaneously raising the buildings and mechanical equipment.

The podium typology enabled us to meet our density goals and provided interstitial spaces that became wonderful pocket parks, courtyards, and community gardens.

Geologically, Charleston is a seismically active region that requires specific design countermeasures. Talison Row utilizes stone columns and earthquake drains, which dissipate pore pressure during seismic events.

Finally, the City of Charleston maintains development guidelines, along with an architectural appearance board that reviews new designs. In order to ensure Talison Row would complement its neighbors, we worked diligently to create a Low Country-style community that met the city’s exacting standards. The result is an architectural expression that feels like a village, with units that take advantage of spectacular views of the tidal Cooper River and Downtown Charleston.

Talison

Portiva

Portiva in Jacksonville, Florida is a 4-story infill multifamily community featuring a “double donut” building typology. The development includes surface parking and 25 integrated private garages with tandem parking. The integrated club serves as a hub for leasing and business functions, reception, social areas, recreational facilities, and tenant amenities. It seamlessly blends various functionalities to cater to the needs of residents.

Portiva boasts two meticulously designed courtyards due to its shape, each offering distinct experiences and a range of social spaces suitable for different group sizes. These courtyards serve as inviting gathering areas, enhancing the community atmosphere and providing residents with enjoyable outdoor spaces to relax and connect with their neighbors.

Lago

In Naples, Florida, you’ll find Lago: a uniquely modern 320unit multifamily community. The forward-thinking development features bold, contemporary design, punctuated with handcrafted luxuries and an impressive array of thoughtful amenities.

Residents have access to the 24-hour health & fitness studio, saltwater resort-style pool and entertainment space, wine room & storage, gourmet demonstration kitchen, modern clubhouse with social lounge, game room, pet spa & enclosed bark park, walking trails, and electric car charging stations.

Lago consists of five distinct apartment building types, which are represented as six 4-story, one 3-story, and three 2-story apartment buildings, as well as a standalone 1-story clubhouse and leasing center. The unit mix is comprised of 1-, 2-, and 3-bedroom units. Parking is distributed throughout the development as surface parking, tuck under garages and five standalone garage buildings.

Summerhouse Lakewood Ranch

Bradenton, Florida is the home of Summerhouse Lakewood Ranch, a fresh new multifamily apartment development with appealing architecture, cutting-edge design, incredible amenities, and engaging social spaces.

Conveniently located near dining, entertainment, and local nightlife, Summerhouse features a pedestrian-friendly neighborhood within the greater Lakewood Ranch multi-generational master planned community. The Lakewood Ranch region is made up of over two dozen unique villages, hosting a variety of retail, restaurants, schools, healthcare, nature, and recreational options.

Summerhouse features an expansive assortment of the modern luxury amenities residents expect, including a stateof-the-art fitness center with spin room, yoga, & fitness on demand kiosks, designer clubhouse & lounge, infinity edge saltwater pool with cabanas & game lawn, and outdoor entertaining spaces. Cortland Santos Flats

Cortland Santos Flats is a 296-unit multifamily light frame construction community in Hillsborough County, Florida. With easy access to major thoroughfares like Selmon Expressway, residents are connected to all the upscale shops, restaurants, and beaches of Tampa, as well as major employers like Citibank and Tampa General Hospital.

Cortland Santos Flats consists of two 4-story and five 2-story apartment buildings with 1-, 2-, and 3-bedroom apartment and townhome units. In addition, there are ancillary structures typically associated with a multifamily rental community, consisting of an integrated clubhouse with leasing center, common spaces for residents and mail room, a maintenance

structure, pet care pavilion, and a trash compactor enclosure.

Parking is distributed throughout the development as surface parking and tuck-under garages within the 4-story building types. There are three distinct apartment building types.

Building elevations are comprised of fiber cement panel, siding, and brick as accent material with a main shingle roof.

The expansive amenities at Cortland Santos Flats include a resort-style pool and sun deck, outdoor lounge with gas grills and cabanas, private work offices, 24/7 fitness center and yoga/spin studio, valet trash service, electric vehicle charging stations, 24/7 package lockers, and leash-free bark park and dog grooming spa.

Hub on Campus Orlando

Hub on Campus Orlando is a contemporary resort-style student housing development located a little more than a mile off campus from the University of Central Florida, the largest public university by enrollment in the United States. The project encompasses 208 units with 745 beds, with parking provided by a 7-story access-controlled garage.

The wide variety of luxurious amenities include a large pool deck with cabanas, sand volleyball court, and outdoor lounge.

The state-of-the-art fitness center features meditation and yoga studios, tanning salons, and a spa with steam room and sauna. Students have access to a co-working lounge, executive business space, private study and conference rooms, and a 10,492 sq. ft. clubhouse. Since our projects must always offer modern conveniences as expectations evolve, the community includes covered bike storage, smart home features, private bedrooms and bathrooms, and high-end furnishings and appliances.

Hub on Campus Orlando was designed to provide students with everything needed to achieve a premium school/life balance, making the most out of their education experience. The plentiful amenities and thoughtfully-designed spaces combine to create a highly desireable, resort-style student housing community.

The Collegiate

The Collegiate is a 4-story student housing community under development in Gainesville, Florida. The building wraps a 4-story parking garage with additional surface street parking. A total of 209 units are planned, with a mix comprised of studio, 1-bedroom, 2-bedroom, 3-bedroom, 4-bedroom, 5-bedroom, 6-bedroom, and 4-bedroom townhome types.

The amenities are integrated into the building and include a clubhouse, fitness, leasing, game room, and collaborative study library, along with two internal courtyards and one external courtyard. The courtyards include, but are not limited to, a pool, pavilion, and various interactive games. //
