SELLER INSIGHT We really love the area, we’re part of a wonderful and dynamic community with lots to offer and take part in. There are some great local amenities within walking distance, including four lovely pubs/ restaurants, village shop, church and primary school. The great thing is that although we feel like we are in the middle of the moor, we are still very accessible and can be on the A38 to Exeter or Plymouth in less than 10 minutes. Glencoe is perfect for people who love the great outdoors but who also like to be well connected. We have uninterrupted views of the open moors from the sitting room and master bedroom; we really enjoy watching the array of changing colours through the seasons. It is lovely to see and hear all of the wild life that visit our garden and listen to the cuckoo in summertime and the reverberations of the woodpecker in the woodland. If you enjoy moorland walks, then Glencoe is perfectly placed. We have easy access to the moors from our doorstep – 368 square miles to explore! On the days we are not on the moors, we enjoy spending time in garden, which has great views and enjoys sunshine from mid-morning until sunset. At the bottom of the garden is the woodland, which provides a great habitat for wildlife and the fallen trees are a perfect source of fuel for the wood burner. Glencoe is tucked away off the road and we have a large footprint with plenty of space. There’s lots of parking, as well as space to turn on the driveway. STEP INSIDE Glencoe has been tastefully renovated with neutral tones and décor, which makes the most of the views over the grounds, woodland and moorland. In June 2019 the owners installed a new oil tank and in December, installed double glazed windows, a new external combi boiler, loft insulation and a new water mains. The living room is lovely family space – it’s a special part of the property with wooden flooring, a wood burner and windows overlooking the garden, woodland and moors. The room has been arranged into different areas; with a lounge area and dining space; there’s even place for the piano. The kitchen is to the front of the property and has lots of storage space, granite worktops, convection hob and eye-level oven. There is also a very handy walk-in pantry. Off the kitchen is a good size utility room with access outside, so it’s perfect for keeping mucky wellies out of the house and getting the dog dried off! There are a further three double bedrooms and a single bedroom, which would also work well as a dedicated office space or reading room, as it has a door leading out into the garden. The central hallway has a staircase up into the loft space, which the current owners use as an additional recreational space. It has skylight windows and access into the remaining large loft space.










STEP OUTSIDE Glencoe has a great size private plot of around 1.3 acres in total. The garden has low maintenance lawns and borders, which offer any new owner a bit of a blank canvas. At the bottom of the main garden is the private woodland that runs down towards the River Lemon. The backdrop to the garden are the views of the open moor - this is very special indeed. Majority of shopping facilities/Health care/Pubs/Restaurants/Schools and everyday needs available in Bovey Tracey or Newton Abbot. Ilsington is a lovely moorland village located on the edge of the moor. It is extremely well connected and also has a village pub – The Carpenters Arms, a community led village shop, primary school, thriving church and a village hall. It is also home to the Ilsington House Hotel which has a popular spa, well regarded restaurant and a good quality Bistro.
