SELLER INSIGHT We have owned Grade II listed Church Cottage for the last twenty years. Originally, we used it as a holiday home until we moved in full time in 2016. The cottage was also a sought after holiday let, with many repeat visitors over the years. We spotted the advert for Church Cottage in The Times when we were still living in London - we weren’t ready to make the move permanently at that stage, but we wanted a moorland home where we could enjoy the outdoors and be part of a village community. Manaton was the perfect place for us and we have made many friends over the years here so we are only moving a couple of miles down the road to a house with a larger garden and some land. Church Cottage is in a peaceful location on the village green with its magnificent lime trees. Visitors are always taken with the look of the cottage; it really is as pretty as it appears in the photos. When they come inside, they are surprised at how spacious it feels, with a good ceiling height throughout and lots of light, it has a very welcoming atmosphere. The walks straight from the cottage over to Bowerman’s Nose, Hound Tor and Hay Tor are some of the finest on Dartmoor. We love heading up to Manaton Rocks, which are just a short walk through the church yard. The 360-degree views from there, towards North Bovey, Moretonhampstead and Hay Tor are outstanding. Church Cottage has been perfect for us and we have loved owning it. We will be sad to leave it but we are sure that the new owners will fall in love with it as we did and will enjoy all that the house and village offers.”*

STEP INSIDE Church Cottage

Through the gate and pretty front garden is the thatched entrance which takes you in to the hallway where there is a cloakroom to the rear and a staircase to the first floor. To the left of the hall is the living room which has been tastefully decorated and has a beautiful granite fireplace and hearth, fitted with a wood burning stove. There are two windows to the front aspect with window seats and two to the rear so there is plenty of light. To the right of the hall is the kitchen which is spacious and has two windows to the front, both having charming window seats. There are built in timber units with an inset Belfast sink, and there is an oil-fired Rayburn which is the main cooker but also provides the hot water. The central heating is from an electric boiler installed six years ago. The kitchen also has a useful walk in larder. Off the landing on the first floor are three double bedrooms, all of which have windows overlooking the village green, the main bedroom also has a granite window to the rear looking towards the Church. To the far end of the landing there is a good size bathroom and a separate shower room. The landing also has an open space with a view over the front which would make a lovely reading area.






STEP OUTSIDE Church Cottage

Outside The front garden is very pleasant being planted with a variety of shrubs and plants and a lawn gives plenty of space for outdoor furniture. To the left of the garden is a thatched summer house. Location Manaton is a popular and picturesque Dartmoor village with a great sense of community. There is a local pub, The Kestor Inn, St Winifred’s Church and a village hall which hosts a number of varied activities such as Pilates and Tai Chi classes as well as a monthly farmers market, weekly Post Office, outreach doctor’s surgery and mobile library. Manaton is around a 10 -15 minute drive to Bovey Tracey which is the closest main town where you’ll find all the amenities you could need. It is also home to the Devon Guild of Craftsmen and the National Trust Parke – with its woodland and river walks and popular café/restaurant. Manaton is a very accessible village - it takes just 10 -15 minutes to get to the A38. From there Exeter (and the M5) is around 20 minutes and Plymouth around 35 minutes.
