On the back of what was a bumpy year for Real Estate, 2023 presented many hurdles especially when coming off the back of such large price increases in 2021 and 2022. Combined with the many interest rate increases throughout the year, this has certainly put pressure on prices generally, with increased days on market and more properties available for sale.

As we moved towards the end of 2023, there were indications that the market is continuing to change and improve. Our team have been working hard to offer guidance through this period of adjustment in the market, whilst maintaining the exemplary level of service we have come to be associated with.

In the last quarter of 2023, we seem to be gaining some direction and reassurance as to where the market is headed in 2024, with 42 new listings going live across our

three offices, and 31 properties sold, continuing the trend of fantastic results by all of our team.

Claire Nunn sold 76 Tingira Crescent, Kiama under the hammer for $1,850,000. Ryan Stalgis negotiated an outstanding result of $3,400,000 for 20 Pacific Avenue, Werri Beach. Aimee Longbottom and Claire Nunn set a new street record with 9 Hillview Circuit, Kiama selling for $1,290,000. Terry Digger and Abbey Murphy achieved $1,800,000 for 95 North Kiama Drive, Kiama Downs after 20 days on the market!

Whether you’ve got an imminent sale on your mind, a not-to-distant future sale, or like knowing you’re adding value to your home when renovating, a bit of insider knowledge can really help. Our team have seen a property or two in their time and developed a good feel for what makes buyers tick and what ticks them off. Here’s how to get started.

Give your home a fresh coat of paint A really easy way to make your property feel bright and contemporary is to give it a fresh lick of paint. Your interior walls are an obvious place to start, but you could also consider painting your doors, window frames and skirting boards to make them feel more up-to-date. Even your kitchen cabinets if you want a revamped kitchen.

Switch out your fixtures and fittings Items like taps, cabinet handles, doorknobs and toilet seats may seem like minor features, but newer ones can make a major difference to the overall feel of your home. They’re also incredibly simple and quick to install, meaning you can do a DIY job in just a few hours.

Install new window coverings You have windows in every room in your home, updating the coverings throughout makes a big statement, yet requires little effort. Softshades, can help your home feel clean and sophisticated, while plantation shutters are ideal if you’re after a Hamptons aesthetic. If you’ve already got window coverings, layering them with sheer curtains adds depth and elegance.

Refinish your floors Floors are some of the hardest-wearing parts of your home, especially if you’ve got pets or kids, it doesn’t take long for them to appear worn out. If you have floorboards, have them resanded and repolished. If the wear is fairly negligible and you’re up for the task yourself, you can buy some floor polish to remove small scuffs. Got carpet? Book in a professional carpet clean to remove any stains, embedded dust and dirt.

Update your lighting Lighting has a huge impact on a room. If you’ve only got overheads in your living room, consider purchasing a few floor lamps with warm white bulbs to make the space feel cosier. If you’re struggling to see what you’re doing in the kitchen, a cleverly placed lamp can help illuminate the darkest corners of your counters. And if you’d like your garden to have a bit more wow factor at night, think about installing some uplights, spike lights, lanterns or deck lights.

Region Results Rental Properties Rental Market Update In recent months, we have seen interest rates continue to rise which then impacted landlords decision to move back into their own homes, due to soaring costs of maintaining a rental property. With people still lining up to move into the region and owners moving back in, affordability has become difficult for some local residents. At the moment the current market is stable with not a lot of movement by tenants, due to limited options available.
