seasons merge Normally, spring is our busy sales period, with our calendars overflowing in appraisals and open homes. Last year, however was different, the seasons merged into one continuous busy sales cycle. While we've all had to navigate restrictions, homes in our region continue to sell, breaking records, time after time.

And this summer has been no exception.

Despite the numerous challenges the pandemic has thrown at us, the regions real estate continues to thrive.

Across our offices we have completed 47 sales in the last quarter alone. We share more insights in our market statistics report, highlighting the overall growth in the region (page 10).

The trend for sea and tree changers to the area continues.

Three local towns have made national headlines having topped the list for regional annual growth (page 8 ).

Visitors returned during December and local businesses have had some reprieve.

With 96% occupancy from 21st December, our holiday homes have been bustling. Keeping our property management team very busy this summer.

We've been lucky to get some downtime without restrictions over the holiday period and we hope that you have too.

Our region is arguably a tiny slice of paradise that has become more and more known in recent times. As 2021 came to a close, and as property records show, it is fast becoming out of reach for many to own a home here.

The stats in Core Logic's best of the best report 2021 provide the evidence to support this, with three of our local towns topping the list for annual growth in median house value in the last 12 months. Gerringong's top spot saw house prices rise 56.4%, with neighbouring Kiama Heights taking the third spot at 52.8% growth and Shoalhaven Heads in a close fourth position at 52.7%.

The summer has been yet another season for increased local property values. The trend that developed at the beginning of the pandemic for sea and tree changers to discover our region continues. The desire to have more space and a coastal lifestyle that we all love has been driving the demand for houses over unit, with 78% of total sales in the last quarter being house sales.

Australia's combined regional market has seen rent growth of 12.5% in the last quarter. With increases in rents reaching the highest in a calendar year growth rate since 2007.

In 10 years, regional house rents have increased 33.2% compared to 24.9% growth across the combined capitals. The regional unit market has seen rents increase 41.1% in the past decade compared to capital city figures of 14.4%.

As vacancy rates remain low across the region, median rents remain stable. In Kiama, the median rent currently sits at $600 per week for houses and $550 per week for units.

spot light crop & swap I co-created the Kiama and Gerringong Crop and Swap six years ago out of a love of gardening and home grown veggies. Kiama and Gerringong Crop and Swap is a group created for fruit/vegetable gardeners in the Kiama and Gerringong areas to network and swap their excess fruit and vegetable produce.

I would often find that I had an abundance of certain vegetable or fruit, and someone else would have an abundance of another.

So, we decided to swap what we have in abundance, and the Crop and Swap was formed! We meet on the second and fourth Saturday mornings per month in both Kiama and Gerringong.

I don't stop there! I also volunteer with the Werri Beach/Gerringong Garden Club (I am the treasurer), I was the founder of the Gerringong Community Garden, and I also sponsor the Gerringong Breakers, which will be starting up again soon.
