It’s been a long wet start to 2022; the rain has been bucketing along the east coast of Australia for months. Our region has experienced minor flooding and inconvenience from numerous landslides. But our hearts go to the people of Lismore, who battled through extreme flooding and evacuation orders at the end of February, to endure repeated flooding and evacuation orders again last week.

If you’re anything like us, you’ll be asking when will the rain end?

According to the experts, La Niña is going to hang around for a couple more months, so don’t pack the brolly away just yet!

It may seem all doom and gloom, but things have been opening up, and we’ve been seeing visitors return. Live music is back, and local businesses hosting numerous events and workshops, bringing much-needed life back into the region.

The Real Estate market continues to thrive; across our offices, we have completed more than $51M sales value in the quarter (January to March). We share more insights in our market statistics report, highlighting the overall growth in the region (page 10).

To achieve high results, we depend on our high-impact team.

We have tenaciously managed the ongoing impacts of COVID19 to continue delivering excellence for our customers throughout the last twelve months and more. We share more about how this hard work has earned our agency and our team several awards in recent months (page 32).

Regional Australia continues to record a substantially higher growth rate than the capital cities.

Over the past three months, housing values across the combined rest-of–state regions increased at more than three times the speed of housing values across the combined capital cities.

Median house prices continue to rise here in the Kiama LGA. The standout location in this last quarter has been Kiama Heights, experiencing a 7.23% increase from the previous quarter; the median house price is now $2,017,991.

Coast & Country’s combined sales team have had a busy start to 2022. The January to March quarter resulted in 29 new property listings and 32 sales with a total sales value of more than $51.7M. The pace of rental growth has kept our property management team on their toes, signing 55 lease renewals and 38 new leases whilst maintaining an average vacancy rate of 3.37% across our offices.

3 questions to ask before hiring a property manager

Buyers are sometimes hesitant to engage a property manager, anticipating high costs and little return. But by asking a few essential questions, the value of that investment will become evident. Not only can they navigate the complexity of right-pricing your rental, but they also ensure important legal and financial details are taken care of by someone who knows what they’re doing.

Who’ll be managing the property on a daily basis? Will it be them or someone else from their agency? If so, who? And how much experience do they have? How many properties do they manage? And so on – try to establish a picture of who will actually be responsible for your investment on your behalf.

How often are routine inspections conducted? Because they are time-consuming, inspections are easily neglected.

Understand what your agent’s commitment will be to inspecting your property and what kind of reporting you will receive after each inspection as a result.

What if the tenant doesn’t pay their rent? Any agent worth their salt will have iron-clad processes in place to secure rent is paid on time and consistently throughout the tenancy.

Given the financial outlay on your part, it’s important to know who you’ll be dealing with and the specifics around how their team will manage your property, your tenants and your investment.

first national coast & country kiama beach tag The First National Coast & Country Kiama Beach Tag competition was held at Surf Beach, Kiama, on Saturday the 26th of March. Congratulations, go to our Open Men's team, they just missed out on the title and were runners up in the final. Well done, boys, you played so well!

to me, community is everything!

From the moment my parents moved from Shellharbour to Kiama when I was three (having been born at Birralee in Kiama Hospital), I was taught their values of helping the community and that has formed the foundation of my life.

After my parents bought a butcher shop in Jamberoo when I was eight, I became interested in sport and that eventually led to me joining the Jamberoo Rugby League Club committee when I was 20 (where I am a Life Member) and led to 10 years as President and in recent years as Vice-President.

I was also involved with Jamberoo Cricket Club for many years as a committeeman and player, served as Secretary of Kiama Touch Association (where I am also a Life Member) and helped establish the Jamberoo Touch Association and while living back in Kiama served on the Kiama Knights committee for four years.

However, it was my return to Jamberoo four years ago that reinvigorated my interest in the local community. My first project was establishing the highly successful Jamberoo Probus Club, which started with 36 members in 2018 and now boasts a membership of 100, with many more on the waiting list. This gives Jamberoo locals and others in the Kiama Municipality the opportunity to get together a couple of times a month for fellowship and outings.

I was presented with Jamberoo Public School's Spirit of Community Award 2021' for my initiative in suggesting and assisting of the past four years with the Santa Farm, Last year I also established The Man Walk in Jamberoo, which has also been an outstanding success. With regular roll-ups of between 15 and 20 men, meeting up twice a week for a casual walk and fellowship afterwards over a coffee. Apart from my time in the family butchery in my early post-school years, the majority of my working life was as a journalist/sports editor and photographer at the Kiama Independent and Lake Times newspapers before moving into the Real Estate industry allowing me to stay in touch with the community.
