Securing a lender is an important step in buying a home. Let your agent recommend lenders who are experienced with the partic ular area and type of property you wish to purchase. We encour age you to speak with multiple lenders and choose who you are most comfortable with.
Obtain Financing Pre-Approval As you work with a lender, you will become pre-approved. Your lender will present you with multiple loan amounts and corresponding monthly mortgage payments. You are going to identify a price-range where you feel comfortable. You will also need this pre-approval letter when it is time to make an offer.

We also pay attention to all listing syndication websites such as Zillow and For Sale By Owner. The National Association of Realtors is affiliated with Realtor.com. Our MLS data powers Realtor.com, which is why it is the most accurate information. If you see a listing that you like on any website, notify your agent so a showing may be scheduled. See Current Inventory Browse the active listings online and identify which homes you would like to see. Send the list to your agent to review and coordinate a time to view in-person. Some listings are vacant and can be shown any time and some have limited availability as they are occupied. We’ve found most sellers are flexible given reasonable notice. Some homes show better in-person than in photos, while other homes may have impressive photographs but are less impressive in-person. Become Reactive/Proactive To New Listings

Our professional opinion of the list price is built on an understanding of past sales and anticipation of competition amongst buyers. Current inventory is also an indicator of the market. If there is low inventory with high demand, you can expect fewer days on market and a high sales price ratio. Adversely, ample inventory, with extended days on market provides leverage to negotiate.

Spot defects and objections During showings, we walk the home and identify any openly visible and obvious defects. Some might be repaired easily, others may be more time consuming and costly. Terms & Conditions
Loan Commitment
The purchase will be contingent upon your ability to obtain financing after a more detailed process from your lender relating to income, credit history and the selected property itself. We will deliver a loan commitment letter from the lender, prior to closing, that signifies the commitment of the lender to provide funding to purchase the home.
Your agent will guide you through the normal contingencies for the micro area you are wishing to buy. Your contingencies and time frames could make the difference in securing the home over a competing buyer.
Attorney Approval
As a buyer, you may choose to have an attorney review the agreed upon contract and make recommendations. This usually takes place within the first five days of offer acceptance.
The seller will want to know you have been pre-approved. We will provide the pre-approval letter from your selected lender along with the offer.
Lender Pre-Approval

It is recommended that inspections and tests are performed to provide critical information about the home. This is known as the Specified Inspection Period. Within the agreed upon Inspection Period, inspections and tests need to be completed and written notice delivered to the sellers on how you would like to proceed in the following ways: Deliver a Request to Remedy • Accept the property in it’s current state Cancel the contract Agreement to Remedy Period This time period gives us an opportunity to present inspection results concerning safety, environmental, and structural issues. Within the Agreement to Remedy, we are to come to an agreement with the seller on which repairs are to take place and how they are to be repaired before closing.

Fixtures and Equipment When buying a home, the fixtures typically transfer to you with the home, unless otherwise agreed upon. Warranties
The earnest money deposit is a good faith gesture toward the seller for the purchase. Upon successful closing, this deposit will come back to you, as the buyer, in the form of a credit or return check. In the event of the contract being canceled though a contingency, this deposit will also be returned. Your agent can advise on an appropriate earnest money deposit amount.
Some sellers are willing to provide home and gas line warranties. Therefore, we have the opportunity to ask for these warranties to be provided for you during the first year of ownership. Earnest Money Deposit

Consider timeline needs for when you take ownership and move-in. Depending on the market, the seller may also have requirements that need to be considered. Home Inspections • We help recommend qualified home inspectors for you to hire. Most buyers in Central Ohio have a general home inspection, radon level reading, and wood destroying insect inspection. You may elect to have other inspections too. Inspectors will thoroughly evaluate the material aspects of the property. Our Story
The roots of CamTaylor Realtors® date back to the late 1950’s when the company was under the leadership of Bradley Salt; the company — called Brad Salt Realtors® — was located near downtown, in Bexley, Ohio. As Columbus grew and more homes were built, especially in the northern suburbs, a branch office opened at 882 High Street, Worthington; our current address. The sales manager selected to lead the office was established agent Campbell Taylor, Jr. Cam partnered with Phil Giessler, a 1968 graduate of The Ohio State University. Under the partnership of Cam and Phil, the company thrived through their shared affinity of working with and for Inpeople.theearly 1970’s, Cam purchased the company from Brad Salt; then in 1997, Phil and his wife, Carol, purchased the company from Cam. Phil chose to keep the CamTaylor Realtors® name and its reputation grew with its continued significant involvement with a group now known as Leading Real Estate Companies of The CamWorld®and Phil were visionaries in the world of real estate. They
were early adopters of cell phones, allowing for 24/7 access to their clients, and have since constantly kept up with standards in technology. They understood real estate is a service industry and traveled all over the country to meet with our fellow Realtors® as members of Leading Real Estate Companies of The World®. As a result of the honest and open communication Phil and Cam fostered, the company grew.
Originally having occupied a small a little yellow converted home on High Street, speedy growth of the company led to building of the current brick building in the late 1980’s. Phil’s son, Greg Giessler, joined the company as a Sales Associate in 2001. He achieved membership in the 1, 5, 10, and 25 million dollar clubs, and is now the Broker of Record for CamTaylor. Greg is an active volunteer in the Columbus area; having served as a member of Leadership for Worthington, Dublin-Worthington Rotary, Worthington Educational Foundation, and devoting his time to mission trips around the world. Phil remains very active and involved as Owner/Realtor® in the company, and is very pleased about the forward movement initiated by Greg and the many new and upward rising Realtors® working in the Greg’scompany.goal for CamTaylor is to lead the way as an innovative market leader while remaining an independent brokerage.
