Paleo Café

Left to right: Jess, Jai, Matt, Ilja, Marlies and Erinn

New Year, New Lifestyle! A diet without bread, milk, sugar. You’ve got to be kidding. When Marlies Hobbs started investigating the paleo diet she was similarly sceptical. A year later her Paleo Café is something of a food revolution in Cairns as more and more people improve their health and wellbeing from simply eating what nature intended them to. Paleo is based on the hunter-gather diet of our earliest ancestors. In are meat, seafood, eggs, fruit, vegetables, nuts, seeds and berries. Out are grains, dairy, legumes, sugar and preservatives. Marlies stumbled onto paleo after her son was born with a dairy intolerance. She started slowly, baking Paleo Banana Cake and making trail mix and granola. And it grew from there. “I know it sounds a bit crazy, a bit kooky, but it really does turn your life around. Today, I feel at ease with my body, I want to eat well, to exercise and I have much more energy. I don’t feel like I’m missing out on a thing.” It’s not just Marlies – a remarkable number of paleo converts have liked and shared their success stories on the company’s Facebook page. One lost eight kilos in 30 days by eating naturally and exercising. Weight loss is not the whole story. Paleo has had a documented impact on the symptoms of illnesses such as diabetes, depression and gout; is perfect for people with celiac disease, dairy or gluten intolerance, or gut problems; improves skin, hair and teeth; lowers cholesterol; helps you get a good night’s sleep; and even prevents acne.

Is it worth giving up pasta and chocolate to be alert, have energy and look and feel better? The joy of having the Paleo Café in the centre of the city is that you don’t have to give up that much. When Marlies started her paleo journey it wasn’t cooking that was the challenge but finding the necessary ingredients. Half the café’s floor space is therefore given over to basic grocery items that fit the hunter-gather philosophy, be it coconut oil or banana flour.

It therefore boils down to the enthusiasm and imagination of the cook. Among the café’s creations, available as dine-in or take away, are shepherd’s pie, bolognaise, aromatic curries, steak with béarnaise, pancakes with coconut icecream, even chocolate brownies.

If you are stuck for inspiration, Marlies happily shares the café’s recipes on Facebook. For those readers thinking of giving paleo a try, your timing is perfect. In a coup for the store, leading paleo exponents and nutritionists Jamie Scott and Dr Anastasia Boulais will be holding the very first Whole9 paleo seminar in Australia in Cairns on January 20. Mark De Gregorio & Craig Armstrong Coral Coast Financial Services

By Kate van Eck

In a time of economic uncertainty, finding the path to financial security is more important than ever before. As owners of Coral Coast Financial Services, Mark De Gregorio and Craig Armstrong have the experience and qualifications to point their clients in the right direction by tailoring a long-term financial plan to suit their lifestyle. And to those wondering how and when to begin – there’s no better time than right now! After initially meeting at university Mark and Craig both went on to pursue careers in accounting, financial planning and business management before eventually joining forces and establishing Coral Coast Financial Services in 2000. “We were in our late 20’s and so full of energy and passion – those first few years were both exciting and terrifying,” Craig says. “We were leaving the security of salary and wages and jumping onto the uncertainty of self employment – but we had the confidence of youth and the knowledge to help people achieve financial freedom.” Now with offices in both Cairns and Innisfail, Coral Coast Financial Services offers clients comprehensive accounting and financial planning advice. And as authorised representatives of Hillross Financial Services, one of Australia’s premier wealth adviser firms, they have access to some of Australia’s leading experts in the industry. With clients ranging from wealth accumulators to retirees and small to medium sized businesses, Mark and Craig aim to provide a cost effective yet personalised service. “Our success comes from our dedicated staff and our valued clients,” Mark says. “We strive to leave no stone unturned in helping them achieve their financial freedom.” Both Mark and Craig say the key to a successful financial plan is to develop a long term strategy that’s tailored to

the individual and review and update it regularly. Rather than falling for fad or speculative investments, they believe that high-quality financial planning and taxation advice, combined with a well-diversified portfolio is a more reliable way to achieve your financial goals over time. “We consider ourselves ‘Wealth Coaches’ and our philosophy is simple – listen,” Mark says. “We find out what the client’s idea of financial freedom is, and guide them along the path to achieving it. Rather than being set in stone, Mark and Craig say a good financial plan needs to be flexible and dynamic. They encourage clients to review the plan regularly in order to identify any changes that can impact on the result. In addition to the economic environment, clients need to consider a whole range of other variables including legislative and lifestyle changes. “Financial planning may not be the most glamorous profession but from our point of view it has great rewards – the richness of relationships that you form over time and the bonds created by guiding people to financial freedom, Craig says. “I know that when I put my head on the pillow at night that I have made people’s lives better with what I know.” Coral Coast Financial Services 207 Bunda Street, Cairns Tel: (07) 4031 7713

Dr. Daniel Richards Cairns Square Dental

By Kate van Eck

Operating from his pain-free, state-of-the-art surgery in Abbott Street, Dr. Daniel Richards is changing the face of Cairns – one smile at a time. As owner of Cairns Square Dental, he believes the key to good dentistry is communication and has gone to extreme lengths to make the atmosphere in his surgery as relaxing and friendly as possible. Understanding the impact a beautiful smile can have both physically and emotionally, Daniel is also part of an exciting package for the month of January. Born in Palestine into an academic family, Daniel spent much of his childhood in Auckland. A scholarship saw him initially study medicine before later transferring to dentistry. “I realised that there are a lot of people who are hiding behind their smile,” Daniel says. “I decided to move onto dentistry instead to achieve the goal of making as many people smile with confidence.” After 10 years working in the private and public sector both in Australia and overseas, Daniel decided to open his own practice in Innisfail. Unfortunately fate intervened and the opening coincided with the arrival of Cyclone Larry, leading Daniel to relocate his practice to the newly developed Cairns Square. “I spent more than a year getting my practice looking and operating just how I planned before I opened my doors two years ago,” Daniel says. “I wanted the right look and the right atmosphere.” In fact, Daniel is so determined to put patients at ease he has even conducted a survey to find out people’s biggest fears and has set up relaxing rooms to talk to his patients without them being intimidated by the sight of instruments.

With qualifications in Advanced Reconstruction and Cosmetic Dentistry, Daniel is also the first Australian to be granted a fellowship of the International Congress of Oral Implantologists . He regularly attends conferences and offers patients the latest technology such as ZOOM whitening, Cerec (same visit crowns), digital x-rays and the needle-free local anaesthetic. “We also have a large consulting room where I dispel fear of the unknown with the 3D animation programs on my computer,” he says. “We have a detailed treatment plan mapped out for each patient and place huge emphasis on prevention being better than cure.” Recognising that dental treatment can be expensive, Daniel works with patients to make to make it as affordable as possible. “In the past, I have dedicated some time and resources by offering a free emergency service for the needy,” Daniel says. “This service was satisfying for me and well sort-after by the community.” Now in order to help the people of Cairns, Daniel is offering a Total Makeover Package together with two other local businesses. The first ten applicants will receive 40% off ZOOM teeth whitening and any services at BeWaxed and Mirror Mirror Hair and Nails “My goal is to put the confidence back into a smile,” Daniel says. “A smile is a beautiful aspect and should be portrayed in everyone.” Cairns Square Dental 2/42-52 Abbott Street, Cairns Tel: (07) 4041 3234

Kerry Ellis Key Results Training

By Kate van Eck

One woman who knows all about new starts, is founder of Key Results Training, Kerry Ellis. After giving up a senior role in the corporate world, she is now pursuing a long-term dream of starting her own training academy. Passionate about working with people, Kerry has chosen to kick-start the New Year by offering free information sessions to demonstrate how people can benefit from investing in themselves. Born and bred in Cairns, Kerry has worked her way up from an office junior to hold key positions in both the banking and health industries. “During that time I had a lot of opportunity to train people and build teams which is where my true passion lies,” she says. “Being in charge of other people is a big responsibility as you can have a huge impact on their lives in either a negative or positive way.” Dissatisfied with the environment in which she was working at the time, Kerry made the bold decision to walk out the door in January last year in order to be true to herself and encourage others to do the same. Key Results Training runs both public seminars and private in-house training with courses designed to assist people in becoming the best person they can be. “I don’t believe leaders are born at all,” she says. “Yes people have physical and emotional limitations but it’s all about how we filter information and the beliefs that we’ve developed over the years – a lot of which stems from childhood.” Servicing Cairns, Townsville, Mackay, Brisbane and the Sunshine Coast – with plans to expand further, Kerry aims to provide the training tools and networks that many regional centres lack. “I’ve identified a gap in regional Queensland and my focus

and vision is to become Queensland’s leading business training academy.” For those daunted by the prospect of improving their leadership skills, Kerry says ‘self-mastery’ is the key. “It comes down to self-awareness and investing in your biggest asset – yourself. “You need to look at the wheel of life including your mindset, your goals, your values and your physical health.” Her first public workshop to be held in January focuses on the ‘Foundations of Leadership’, followed by ‘Leadership for Women’ in February” and ‘Future Leaders’ in March – which is aimed at school leavers. “It’s important to get to the future leaders early and teach them the framework required to become a great leader,” she says. In addition to her seminars, Kerry is also available for a “coffee chat” or one-on-one coaching. “If you’re stuck in a rut, at a crossroad or not happy in your job – you need to stop and take check of where you’re at,” she says. And, after successfully ticking off all the goals she set for herself last year, Kerry is certainly one to lead by example. “My passions are people, training and travel,” she says. “I love spreading the message and helping people work on themselves.” Key Results Training E: info@keyresultstraining.com.au Tel: 1800 997 202

Ella Baché Cairns Central

Left to right: Nook, Roslyn, Tracey and Kath

By Kate van Eck

Life in the tropics can certainly play havoc with our skin – and one person who understands this better than most is owner of Ella Baché Cairns Central, Kath Bird. Known in the industry as ‘the skincare experts’, Kath and her team of professional beauty therapists are trained in some of the most cutting-edge treatments available today. Now, in celebration of the New Year, Kath is offering clients the opportunity to revitalise their skin by combating the damage suffered over the harsh summer months. Originally from Townsville, Kath completed her schooling in Cairns before studying nursing at Cairns Base Hospital and later midwifery in Brisbane. More recently she decided to pursue a different career path and undertook a laser safety and clinical application course in Melbourne that qualified her to do IPL (Intense Pulsed Light Therapy). When Ella Baché Cairns Central came up for sale in 2010, Kath saw an opportunity to finally own her own business doing something she loved. “I have always had a passion for skin care and the importance of a good skincare regime,” Kath says. “My mother used Ella Baché and as a child my brother and I spent many hours waiting for mum to finish her beauty treatments.” Following the Ella Baché philosophy that ‘no two skins are alike’, Kath and her staff offer clients a range of skincare products and procedures to suit their individual requirements. With all employees holding a diploma qualification or higher in beauty therapy in addition to specific Ella Baché training, clients can rest assured they have a thorough knowledge and understanding of skin. “We specialise in skin diagnosis techniques that enable us to treat different skin conditions effectively,” Kath says.

“At Ella Baché we believe beauty comes from within. So, while we’re looking after your skin and body we’re also looking after your mind balance and restoring your wellbeing.” In addition to complimentary skin diagnosis, Ella Baché Cairns Central offers solutions to some of the most common beauty problems Australian women face today. The specially trained staff offer IPL for hair removal as well pigmentation reduction, where Kath says one treatment is usually enough to see stunning results. Another revolutionary treatment is Silk Peel Microdermabrasion which is a wet exfoliation method that leaves your skin silky smooth, hydrated and bright. Offering noticeably better skin in under 40 minutes without interrupting your busy schedule, Kath believes it’s the best procedure offered today. In order to introduce new and existing customers to the benefits, Ella Baché Cairns Central is currently offering Silk Peel Microdermabrasion for $45 a session rather than the normal $99. For $10 extra clients can upgrade to include the décolletage or opt for a five treatment Silk Peel Package for only $225. “I have a great passion for my work,” Kath says. “I enjoy meeting people and helping them with their skin concerns.”

Dr. Rhonda Coyne NQ Ortho

By Kate van Eck

Nothing transforms a face like a smile, yet many of us still associate braces with those awkward, embarrassing teenage years. Nothing transforms a face like a smile, yet many of us still associate braces with those awkward, embarrassing teenage years. Fortunately for the current generation, the science of teeth straightening is far more sophisticated. As owner of nq ortho, Dr. Rhonda Coyne, is excited to offer the very latest technology available to ensure her patients achieve the results they want with minimal inconvenience and downtime. Originally from Brisbane, Rhonda spent part of her childhood in Cairns and the Atherton Tablelands before completing her dentistry degree at the University of Queensland. With a passion for the industry and a desire to help others, she went on to complete postgraduate study in orthodontics at Melbourne University. “I liked having braces as a kid and wanted to be part of that life transformation,” she says. Now with practices in Cairns, Atherton and Innisfail Rhonda is clearly committed to servicing the people of the tropical north.

dentistry, Rhonda offers clients the best treatment options available. By regularly attending conferences she offers patients the latest advances in technology including AcceleDent (a portable take home system designed to accelerate orthodontic treatment time) and Invisalign (a series of invisible, removable, and comfortable aligners). “We have the fastest and most discrete clear braces, we also offer Invisalign to give our patients an unseen treatment experience with results that go beyond straight teeth,” Rhonda says. Also embracing technology of a different kind, nq ortho has recently launched a new interactive website at: www.nqortho.com.au. In addition to information on the latest treatment options, the website features a free downloadable smart phone app. that includes features such as a calendar for patients to book appointments and a map to locate the premises. Also being launched in the New Year is a Patient’s Rewards Hub with access to contests, games, prizes and more!

Providing a relaxed, family-oriented atmosphere, the staff at nq ortho strives to put their patients at ease and encourage them to be an active part of the transformation process. Using Insignia (personalized virtual 3D imaging software system) they generate a model of each patient’s mouth before deciding on the most effective course of action. They have an in-house orthodontic technician often providing same day-turnaround, and also offer patients the option of clear braces at no extra charge. “We work hard to treat our patients the same way we would like to be treated,” Rhonda says.

As well as being a business owner, partner and mother, Rhonda is heavily involved with sport – particularly playing and coaching touch football at the local, regional and state representative level. She enjoys being a part of the local community and is passionate about empowering her patients to achieve and maintain a beautiful smile. “Giving patients the gift of self- belief and confidence in their teeth and smile is the most rewarding and exciting part of my job,” she says.

Samantha Jennings Brow Babes By Kate van Eck

Beautify the skin without the "fuss" “I love seeing a client's reaction as to how clean and fresh their skin looks and feels after the treatment,” says Samantha Jennings describing the impact of Brow Babes latest beauty offering Hydrafacial. Unlike traditional hands-on facials, Hydrafacial is a unique machine that uses a four-phase process to deep cleanse, exfoliate, extract and hydrate.

hydrating the skin to a smooth finish.” Being a four-step treatment over 30 minutes, Hydrafacial can be customised to all skin types, and is especially good for treating sun damage, fine lines and wrinkles and both oily and dehydrated skin. And clients can follow up their salon experience at home with a daily essentials kit that combines the best elements of the treatment.

The results are immediate, and since it is a non-invasive treatment clients can go back work with their skin plump and glowing.

While Brow Babes may be best known for its eyebrow services, lash extensions, nails and spray tans, Hydrafacial has been very popular since it was introduced in November.

“I love that you can have extractions without someone sitting there and squeezing,” Samantha smiles. “There’s no discomfort and there’s no down time.”

If the excited reaction of one client who overheard the interview for this article is any indication, it will only grow in popularity as the word gets out.

I am fascinated to understand and to document these seasonal changes.

Artist of the Month In the early 70s our family would go camping north of the Daintree River; Cape Tribulation, Noah Beach, Archer Point. Back then it was risky but adventurist Four Wheel Driving, remembering being towed through many flooded creeks. Lemuroid Possums and Tree Kangaroos would venture down during the evening to explore our campsite. After studying and travelling the memories of a beach wood fire, swimming in the warm tropical reef and secluded beaches, brought me back to home. In Cape York, Daintree Rainforest and Great Barrier Reef the colours of the water, mountains and skyline are constantly changing. Whether it’s the building pink thunderstorm clouds, red sunsets on the mirrored reef in August or wet beach sand after the monsoon, it can be such a reward to see. I use Calligraphy Ink and Gouache water colours for the beaches and water scenes. Thin washes of turquoise, pink and orange bring out the shadows and light of the tropical beach. I am striving to learn about the ‘way we see’ and how emotions and physiological factors effect ‘what we see’. I use bright layers of acrylic to paint emotions close to my heart the way land and seascape make me feel. I use blurring and focus to direct the viewers eye in motion and create brilliant colour by placing colours along side each other as opposed to mixing on a palette. I obsessively paint to express how I feel about nature, I want to create more realistic colour of light in nature, dawn, moonlight, phosphorous florescence, ultraviolet and solar magnetic vibrations.

New YEAR new you

Lisa Conyers ARBONNE

By Stuart Frost

Lisa Conyers is no stranger to adventure. Born and raised in Kenya then completing her bachelor of sports science in England she went on to work around the world before settling in Cairns. Now with 2 beautiful girls, she’s setting off on her next adventure of Health, wealth and freedom. “If you’ve got small kids like I have then a regular job is extremely difficult and that’s the beauty of Arbonne; it works in with your schedule.” Arbonne is a brand of quality products using plant based natural ingredients encompassing cosmetics, skin and body care, fragrances, anti-ageing and health & wellness products, without the high price tag usually associated with quality. Lisa is a determined and passionate woman who recognises opportunity. While living in Hong Kong she, along with everyone else who lives in HK, found the rent extortionate. To get around this hurdle she bought a 52 foot long Chinese Junk and lived literally on the harbour. It was cheaper than paying rent and it was hers. Although she had to row to work in a leaky dingy it fit in perfectly with her innate sense of natural fun and adventure. When Lisa found Arbonne she was impressed by the company philosophy of “pure, safe & beneficial” and was reassured by the companies heritage. Sitting at number 31 in the top 100 companies Arbonne, a swiss company, has been a serious cosmetics company for the past 30 years, and expanded into Australia just over 5 years ago. When Lisa was presented the opportunity 2 years ago she was impressed with the companies lineage with its parent company being G.E and partnerships with the

likes of Mercedes Benz and Tiffany & Co. “The top representatives get Mercedes cars, I’ve got my eye on one” Lisa confesses, “putting aside the obvious benefits of financial growth I love seeing people succeed, both financially and personally, and that’s what’s great about Arbonne, it facilitates growth while freeing up your time. Arbonne is synonymous with quality. Arbonne scientist & mastermind, Pierre Bottiglieri, is a renowned scientist and has 35 years of experience formulating products for several Swiss international companies. Pierre has been a member of the Swiss Society of Cosmetic Chemists since 1972 and has played key roles in the International Federation of Societies of Cosmetic Chemists. Lisa explains that the real beauty of the Arbonne system is that you get paid for using the product, “up to 48% straight back into your pocket; a real bonus whether you’re a personal user and especially if you’re a professional makeup artist or beautician”. With NYE just around the corner Arbonne has a fantastic opportunity to check out the company, just by hosting an Arbonne party you will get a gift pack of rejuvenation products worth $136 and up to 80% off the price of any products. CHEF OF THE MONTH

Matthew McKinley

How long have you been a chef for? 10 Years Where do you currently work? Paleo Cafe What made you want to become a chef ? I spent much of my formative years in the kitchen helping my mother bake. Everything from fresh bread to my childhood favourite, the swiss roll. My passion developed as I began to eat out and experience some of Irelands better restaurants. What is the best thing about your job? There is nothing more rewarding than a customer stopping me to tell me how much they have enjoyed their experience. What ingredient can you not live without? Garlic What techniques do you take from the restaurant and put into your own home cooking? For me everything I have ever learned is reflected in my home cooking. Most specifically food seasoning. A correctly seasoned meal will always stand out! What do you like to do when you're not cooking? Crossfit, Reading and spending time with my partner Erinn What is your favourite food? Hand Dived Irish King Scallops What do you love most about cooking in Tropical North Queensland? Aside from all the sunshine and being able to finish a service by going for a swim, I adore the tropical fruit. The Mango’s and Passion fruit in particular are devine.

Australia has a lot of them but one I love and would like to share with you is Teusner Wines. Located in the amazing Barossa Valley in South Australia the team behind Teusner knows how to make an awesome drop. When they first started out Kym Teusner focused on red wine and that is all they produced. Now with Phil Lehman on board they make all the whites as well. You could have a dinner party and find a Teusner wine that pairs with pretty much anything starting with sparkling and ending with a sweet wine.

Do you ever go to the bottle shop not wanting to think and for someone to just hand you a bottle or to know that if you picked up any of a producers wine you know it will be fantastic?

When I went to visit them in April I had the chance to try the new whites and was so happy to have something other than a big Shiraz coming out of the Valley. What's better than a Riesling in the pool on a hot summer’s day? This Riesling is a great dry Riesling with notes of orange blossom, white flowers and minerality from Eden Valley where the grapes are sourced from. With you scallops for lunch try the Lehmo Chardonnay with nice citrus, gingerbread and the classic hint of

53 I CairnsLife

crème brulee. When the sun goes down try their Salsa Rose for a bit more body with white pepper notes from the Grenache, cherry, raspberry and a dash of Mataro earthiness. Now to finish off any meal or long day, try the Botrytis Riesling. The 2011 vintage was a wet one in South Australia, so was perfect conditions for Botrytis to take over the grapes. This is one of my favourite dessert wines because it isn’t thick like a cordial. It is a perfect balance of sweet and acidity showing notes of apricot, peach, candied lemon rind and jasmine. To sum up, you cannot go wrong buying any of Teusner products, from sparkling to red to dessert; they are all a sure thing. Make this one of your New Year resolutions to try something new! Happy swirling, glass filling, legs sticking, vino drinking. By Krista Hall ISG Cert Wine Expert www.eatyourcakeandhaveittoo.wordpress.com

Coffee Haven it is indeed but is also a haven for much more than coffee!!!! The Bistro is set on a welcoming deck complete with a ramp to assist strollers and wheelchair access overlooking The Coral Sea and Double Island at the pier end of Williams Esplanade in Palm Cove, there is shade from the sun under the large umbrellas and a lovely sea breeze to enhance your dining experience. A comprehensive delicious breakfast is served all day, along with delightful choices of lunch for everyone including families with young children. Coffee of course is as you would expect, excellent. Home made cakes and coffee are served throughout the day. Dinner is a different story with beautifully presented and prepared fresh local fish along with a variety of other choices including mouth watering steaks all served with imaginative side dishes and tastes to delight the palate and a wine list of comparable quality. There is a wide range of bottled beers and ciders but most enjoyable on a hot day is the cold draught beers on tap.

The staff are no less welcoming with their cheerful greetings and helpful manner.

The weekends see many locals who have made this their meeting place to relax after a hard days work, many lasting friendships have been formed with visiting holidaymakers who are welcomed into the hearty conversations and laughter. Owners Mark and Christine Byron since taking over the business have worked non stop to improve every facet of the operation always looking for new ideas to improve the dining experience for their customers, even at times trying live music which brought a great atmosphere to the deck on a Sunday afternoon. Restaurant r ev i ew! I have to confess up front that I have a huge soft spot for Edge Hill and its collection of eateries. So you can imagine my stunned disappointment when the first thing to hit our breakfast table at Ozmosis Café Kitchen was a strange looking macchiato placed directly in front of my three-year-old.

Modern Moroccan & Middle Eastern Restaurant

A split second after I whipped the offending cup from my little one’s reach my primeval brain gave way to my rational one – it wasn’t a boiling glass of caffeine at all, but a bubbaccino delivered unrequested, along with a box to toys, to keep my energetic toddler amused while mum and dad perused the menu. Fortunately, the sugar rush from the marshmallow I pilfered from his saucer helped kick-start my sleep deprived mind ready for my cappuccino that arrived moments later. With caffeine again coursing through my veins, I was able to debate the relative merits of a healthy bowl of cereal with fruit and yoghurt, fresh pastries baked on the premises and what my heart really craved – scrambled eggs with smoked salmon. My sister introduced me to the joys of smoked salmon and scrambo two decades ago and I have ingested numerous examples since - some good, some bad and the extremely rare sublime. When my plate arrived, coral pink rosettes of salmon were lined up at the bottom of the dish, carefully separated from the eggs to prevent heat transfer. In my book, dumping hot, moist egg on top of cold smoked salmon is one of the biggest culinary crimes you can commit. Unless combined at the second of eating, the heat from the eggs begins to cook the salmon, creating a rubbery mat of flesh. So far, so good.

I’m no expert, but the salmon appeared to be hand sliced, leaving me with thick, salty chunks, rather than tissue-thin slivers, that I could add to my egg and sourdough toast in proportions of my choosing. My only criticism, and it’s minor, was the addition of herbed-salt to my free-range eggs. By themselves the eggs were well seasoned, but with the salty salmon, it was a little much for my taste. I devoured the plate though and then started on my son’s pancakes! My partner declared his poached eggs, accompanied by small bratwurst sausages and spinach, were perfectly cooked, and was more than happy to order a second coffee. Daniela Amann and Sam Byrd opened Ozmosis a month ago. The quality of the food and its presentation reflects the couple’s background in five-star hotels, but rather than stuffy staff and pressed linen tablecloths, the atmosphere is casual and friendly. Neither the regulars relaxing at outdoor tables nor the waiter balancing coffee cups on his fingertips seemed perturbed by our impromptu game of chasey or that we commandeered the entire communal table to colour, do jigsaws and create a construction site for toy dump trucks. To be honest, I have no idea what the lunch menu entails. I was too busy enjoying the treat of breakfast outside to pay much mind. It will therefore be a pleasant surprise when I return.

EdgeHill It's been said that if you're not living on the edge you're taking up too much room. We think that if you don't at least visit the edge (Edge Hill that is!) you're missing out on one of Cairns' worst kept secrets. You certainly don't need to be a resident to experience the Edge Hill shopping and dining hub. Although, with practically everything you could ever need within a few steps of the central roundabout, we wonder if the locals ever actually leave! One of Edge Hill's best assists is its friendly village feel -- you're always welcomed with a smile and often by name if you're a regular. Parking is easy [and free] and, if you're shopping you're never more than a few metres from your next port of call. One of Cairns' oldest suburbs, Edge Hill is also one of its lushest and best-appointed. With all this it's no wonder we love Edge Hill so much.

The Life of an Agent There is a belief out there that we Travel Agents are always away on holidays and get offered fabulous deals. Oh how I wish this was true. Whilst we do get offered deals sometimes, more often than not it is “sub load”, which is frankly not worth the risk, and sometimes is more than what is offered to the general public.

What we do have on our side is inside knowledge of the best deals going. Most of us “agents” do have a healthy addiction to travel and we try to experience as much as we can, but the best way for us to educate ourselves is through feedback from our returning clients. That being said, we do manage the odd bit of travel here and there. Here’s a snapshot of what the team at Egan and Turner Travel Associates got up to this year. Heidi’s says: This year's travel treat was a visit to the always beautiful and welcoming Bali. Staying in both Seminyak, with its delightful social and shopping scene, and then Ubud, with its stunning environment and amazing vistas - it was a wonderful way to experience both a

beach and a mountain holiday. I particularly enjoyed the tour I did in Ubud that began with breakfast high up on the hillside, with breathtaking views over Mount Batur and the Crater Lake, then continued with 3 hours of downhill cycling ,off the beaten track, through the heartland of Bali - the little villages, rice terraces and plantations often missed by the tourist. Just gorgeous! Sharon says: Thailand the land of smiles, visiting both Chiang Mai and Krabi. The highlight was the Ryavadee Resort, one of the most luxurious resorts in Krabi. With access to 3 beautiful beaches, Railay, Nam Mao and Phra Nang beach. Only accessible by speedboat the resort has several lovely restaurants and a bar on the beach, built back into the caves. Chris says: India this year made it on to my travel list. Twenty four days travelling around the largest state, Rajasthan, taking in the sights, smells, colours, crowds and everything else that makes India an exciting destination. From crowded, overnight sleeper trains to small coaches on roads where I'm sure the

drivers play chicken. One of the highlights of my trip was visiting Varanasi. To be on the banks of the Ganges, a scene that is such a graphic representation of Indian life and death. Agra and the Taj Mahal were also particularly special, such a beautiful and magnificent structure that has to be seen to truly appreciate.

the ever popular Waikiki, but it is growing on me. To truly appreciate these stunning Islands I really think that you have to travel to the other islands as well to get a full understanding of the Hawaiian way of life. The highlight of course had to be watching my dear friend Rachael marry the man of her dreams, surrounded by the magnificent waters of Oahu’s fabled North Shore.

And finally me: Always a constant on my travel radar, I visited Bali for my 21st time. The Island of the Gods feels like a second home to me and hopefully one day will become my permanent home. The people of Bali are very special and always a highlight of the trip. This time I also visited the stunning Gilli islands and less visited Lombok, the highlight of which was cruising around the beautiful southern coast, discovering virtually deserted beaches by motor bike.

“Incredible” India, from which I have just returned, was a long awaited dream, and lived up to everything I had imagined it would be, and more. To try and pin point one highlight would be simply impossible, it is a sensual overload, and I mean all of the senses, sight, sound and smell. It also leaves an impression on you soul, I can’t wait to return.

I also returned to the Pacific play ground of Hawaii. My third visit here, and perhaps the most enjoyable. It has taken me a little while to understand the attraction of

WOMEN ARE UNIQUE! FINANCIAL MUST DO’S FOR 2013!

We all know that we as women are unique, but we also have certain needs when it comes to securing our financial future that need to be contemplated. Let 2013 be the year you refocus your Financial Plan. Top 6 tips for 2013! • Value what you do and contribute to your family unit. Whether it’s financial or non-financial. • Review your superannuation. Undertake a retirement analysis. Will your super and future contributions meet your retirement goals? • Review your insurances. Death, trauma, disability and income protection. • Educate yourself on all things financial. If you’re not sure – take control. Bank accounts, credit cards, home and personal loans – if you’re still not sure review them all. A good financial planner will provide advice and education to their clients. • Take control of your budget. Set a goal and create a habit! • Find a financial planner that understands you.

Whether you are young or mature, single, have a partner, are career focused or a full time Mum, it’s important that you take control of your financial future. Over the past decade women have started to take more control of their finances, yet many have still not commenced their own wealth foundation. Hopefully after reading this article you will see just how important it is to plan ahead. • Women nationally are paid 17.6% less than men (ABS gender pay gap August 2012). • Paid child care was worth $112.4 billion to the Australian economy; yet unpaid child care (stay at home Mum’s) equates to $650.1 billion (AEC Group ltd study September 2012). • Women aged 58-62 have an average super balance of $95,000, compared to men aged 58-62 with an average balance of $210,000. • 16% of marriages end in divorce between ages 40-44. This is prime age to begin retirement planning (Marriages and Divorces August 2011). • Statistics show that we as women have a longer life expectancy. ABS 2010; women live to 84 and men a mere 79.5. • Women also tend to have irregular work patterns due to stopping work to raise a family. Whilst this may be a rewarding and enjoyable time it has a substantial impact on your finances, superannuation and the general feeling of contributing to the family financially.

As you can see, many of the factors which make you unique can also pose specific challenges. Make 2013 the year for your financial success. Business Longer Tourist Visas for Parents of Citizens and Permanent Residents The Australian Government has introduced a new three year and a five year tourist visa option for parents of Australian permanent residents or Australian citizens who wish to visit Australia. The Government states that ‘these changes recognise the valuable role that parents play in assisting their children and grandchildren in Australia and the social benefits such visits provide’. If you have a parent overseas who has lodged a parent (subclass 103) visa and are waiting in the parent queue then a tourist visa of up to 5 years validity may be granted. Where your parent is not in the Parent visa queue then they can be considered for a three year tourist visa. The visitor visa, whether 5 years or 3 years, would allow stays of up to 12 months on each entry. These longer stay visitor visas for parents are not available to people who apply in Australia, therefore parents must be outside Australia to lodge their application. Parents on these tourist visas will have a visa condition attached that they are not allowed to stay in Australia for

more than 12 months in any 18 month period. Like all tourists, parents granted Tourist visas are expected to maintain extended periods of absence between visits to Australia. There will also be a condition attached to the visa that the parent must continue to hold private health insurance while in Australia as the holder of this visa. A ‘no work’ condition and a ‘maximum three month’ study condition will also apply. To be granted a tourist visa applicants must meet Australia’s health and character requirements, have access to adequate funds (as there is no working rights on the visa), have health insurance to cover any health care costs during their stay and they must intend a genuine visit to Australia. These exciting changes allow parents who meet the criteria for a Tourist visa to have regular extended visits with their family in Australia without needing to apply for a new visa on each visit. To discuss your parent’s eligibility for the extended tourist visa please seek the advice of a Registered Migration Agent.

Making It Happen In 2013 Early in the year is a great time to have a look at your finances and make the effort to get them into shape for the year ahead. In 2012 we saw the reserve bank drop the official cash rate 4 times bringing most people’s home loan rates down under 6%. On a $300,000 mortgage a 1% drop in interest rate means an additional $250 per month in the pocket, the question is what have you done with the $250? Jai Hobbs

With the New Year upon us now is the time for New Years resolutions in all areas of your life. They say 90% of New Years resolutions don’t eventuate - will 2013 be the year you stick to your guns?

Many people are looking to reduce their debt which is great. With interest rates so low we are seeing a lot of enquiry to consolidate debt into one easy payment and free up cash flow to look to grow a property portfolio. Fixed rates are very attractive in the low 5% range which is sparking interest from property investors. As an example a $300,000 loan fixed at 5.29% on an interest only loan would result in a payment of $305 per week. A lot of properties in that range are renting between $350 and $400 per week. With the Cairns property market down from recent highs in 2007 we have seen an increase in buyer activity and a massive drop in building approvals. Increasing demand and limited supply usually only means one thing; a price rise is on the horizon. The big question is when?

If property investing is something that has always interested you, then why not make 2013 your year? Make sure you speak with a qualified mortgage broker about loan structuring and get advice from your accountant in relation to the tax implications of purchasing an investment property. The next step is to just go out and do it. We see so many people waiting for the perfect property to come along, if you have done your homework and the numbers stack up, then what are you waiting for? At Hobbs Financial Services we are a fully integrated financial services business. Our business philosophy is to build client relationships for life and services includes loans for residential and commercial properties, car loans and insurance, business and equipment finance as well as risk insurances and financial planning. Business New Year’s

Resolutions

Have they gone by the wayside yet? Easy to make them during the heady highs of New Years Eve and just as easy for them to evaporate come 2 January.

If you are a separated parent and want to make a lasting difference for you and your family in 2013, here are some ideas that may help. • Make a point of communicating with the other parent about the kids’ school and what is happening in 2013 – even a regular short email communicating about school goes a long way. • Make sure you encourage the kids to regularly telephone the other parent. This is especially important if the kids do not spend regular and frequent time with the other parent. It is also important to allow the kids to speak in a quiet area and for older children to have privacy. • Contain your anger and engage in counselling to assist if necessary – kids pick up on tension between parents and sometime exploit or manipulate the situation to get their own way. • If you are the primary carer (kids live with you more than the other parent), do not begrudge the other parent having a good time with the kids. Instead, designate yourself and the kids some fun time to counteract the day to day “drudgery”. • Be interested in the kids’ sport and other activities and do not resent the other parent’s interest. Kids love to know that they have both parents’ permission to enjoy these activities. • Participate in the Focus on Kids course. It will help you understand that you and your ex can jointly focus on the kids’

wellbeing, even though you have different personal perspectives. • Try and make a point of showing the children a united front when it comes to serious matters. In particular and, within reason, try to Murray Jones - Solicitor respect the rules of the other parent’s house so that the children’s routine and discipline is consistent in both households. • Get down to school early in the new year and meet the kids new teacher/s. Kids really appreciate it when they know that you are taking an interest and getting involved. • Work on establishing a ‘business like’ relationship with your ex. They are going to be around for a long while yet and you are going to have to see them at all the special occasions in the future (weddings etc). • Get the property settlement finalised. Find all the documents you need to disclose and sort it out. Unresolved property matters can really impact on the ability of parents to establish a co-parenting relationship. New Year’s resolutions are usually about yourself and what you want for you in the coming year. Think about how much happier you and your kids will be if you make resolutions for your whole family instead. Most importantly, stick to them!

CAIRNS REGIONAL GALLERY

Experience the magical wonderland of artist Hayley Gillespie This summer, Cairns Regional Gallery will transform one of its exhibition spaces into a magical, interactive world that captures the unique imagination of acclaimed local artist Hayley Gillespie. Little by Little Through Wonderland is a specially designed family friendly exhibition, evocative of a picture-book realm of wonder and play – with delightfully large-scale figures and objects that have made their way out of the artist’s painted compositions and into the three-dimensional world. Children and adults will be encouraged to interact with the art works through games and activities. Adults may also experience a sense of nostalgia as they recognise games, imagery and found objects that make up the exhibition. Spend time with us this summer from 21 December through to 17 February in an enchanting fantasy environment that will entertain the whole family. Also launching this December is Out + About, an art program offering residents of Port Douglas, Kuranda and Gordonvale the opportunity to discover and create art through art classes and free Community days, that until now have only been available in the centre of town. Classes will cater for children (from age 2) and adults.

Separation Anxiety is a common behavioural condition in dogs, and has become more prevalent in recent years. Our busy lifestyles mean we expect our dogs to be comfortable with being left alone for long periods of time. When we consider the ancestry of domestic dogs, it is understandable that leaving them on their own can be very unsettling. Dogs are a pack animal and genetically they prefer to have company. Dogs suffering from this condition may bark excessively, partake in extremely destructive chewing and digging and try numerous ways of escaping from unsettled and insecure and in severe cases may even display some of this behaviour when the owner is home. reinforce this behaviour and in some cases we can be the main cause of the anxiety our dogs are feeling. Dogs can learn to be content when left alone, and with the correct training process they will be calm and accepting of their owner’s departure. Conditioning your dog to be comfortable in this situation requires a consistent and repetitious process of separation, when the owner is at home, as well as when the owner goes away. When you are at home with your dog always ensure they experience moments of separation by simply putting them outside or ignoring them when you are together. Dogs

that are allowed to consistently follow their owners around inside or who are forever lavished with physical and verbal affection become extremely anxious when they are left alone. Ensure your dog is comfortable with being isolated from you when you are at home, so that when you leave they do not become distressed. Ignoring your dog for at least ten minutes before you leave and at least the same amount of time when you return should be a consistent factor in the relationship with your your anxiety about leaving to your dog. Give them a bone or a treat toy before you go, and leave without lengthy goodbyes and displays of affection. Rider OF THE MONTH

Q. Hi Leanne! Tell us a little about yourself. A. I’m 38 years old, a Senior Adviser at WHK and married with two Children, aged 18 & 19. All four of us race BMX. Q. At what age did you get involved with BMX riding and why? A. We have been involved in BMX for 13 years. On my 28th Birthday the family bought me a race bike, said ‘go and have a ride', which I did, then fell in love with the racing. Q. Do you have a favourite brand that you prefer to ride? A. DK. It’s a short frame so it’s perfect for me as I am a shorty. Q. Are you involved in a club in Cairns? A. Yes, I am a Level 1 BMX Coach and have been coaching at the club since 2007 as well as officiating or First-Aid when I’m not racing. I love to get involved - it's very rewarding and every little bit helps! Q. Do you have any sponsors and how do they benefit you? A. Yes, the team at Pump N Pedals keep me going fast and my bikes look great! The crew at Pump N Pedals get involved with the club and help out where they can, sponsoring our carnival at the Cairns BMX Club every year as well.

Q. What are some competitions you've participated in and where did you place? A. I have competed in all BMX events. Last year the Australian Championships were held in Cairns and I won my age category so that was a big achievement and a highlight of my career. I am currently Qld #1 in my age category. Q. Do you have a competition coming up? A. Yes, the 2013 World Championships are being held in Auckland in July. I’ll be training hard for the next 6 months getting into good shape. Q. How do you prepare for a race? A. I eat lots of carbohydrates for a few days leading up to an event as I get nervous on the day and don’t get to eat much. I keep my energy levels up snacking and drinking regularly in between races. Q. What do you find rewarding about the sport? A. Everything! The exhilaration of the racing, volunteering at the club knowing your helping out, coaching the kids and seeing them improve each week and the friendships! It’s a family sport and everyone can participate, either socially or competitively. We have great fun and laugh all the time.

Czech It Out! Škoda Is Making Its Mark In Australia ŠKODA celebrates an important milestone in Australia, selling its 10,000th new vehicle, adding further momentum to its model offensive. Five model ranges, several industry and consumer accolades, its own stadium: ŠKODA has certainly made its presence felt in the Australia market. Skoda also marks another important milestone in its company history in this country with the sale of its 10,000th new vehicle. 2012 is shaping up to be a stellar year for the Czech brand. Thanks to strong sales across the range, in particular the Yeti SUV and Octavia, more and more Australians are discovering the versatility and value of ŠKODA vehicles. Since launching in Australia in October, 2011, the award-winning Yeti SUV has quickly emerged as one of the brands most popular vehicles, selling 433 vehicles in 2011 and already surpassing the 750 mark for 2012. Matthew Wiesner, Director of ŠKODA Australia said, “It’s a great achievement for the brand to hit 10,000 vehicle sales in only its fifth year in the Australian market. Reaching this significant milestone shows that Australians are embracing the ŠKODA product offering and appreciate the brand for its quality and value.” And it seems that quality and value isn’t going unnoticed by the critics either with ŠKODA vehicles coming up trumps in four of 16 categories in the 2012 Wheels Gold Star Value awards. Beginning with the light car segment, the Fabia 77TSI, offers convincing fuel and insurance premium savings and a class leading score of 66 per cent for retained value, claimed first prize.

The best value medium car under $45K was awarded to the ŠKODA Octavia 90TSI scoring a notable 62 per cent in the resale stakes and offering the most competitive price point of its class. In 2012, ŠKODA Superb variants dominated the value awards’ large car categories. Moving up on last year’s placing to claim pole position, the Superb 118TSI was recognised as Wheels Gold Star Value large car under $45k. Likewise, with a resale value 10 percentage points better than its competitors, innovative technology, fit, finish and drivability; the category winner for the best value large car under $60K was awarded to the ŠKODA Superb V6. Wheels magazine commented on ŠKODA’s success, “Throw in a second place for the Yeti (Compact SUV category) and the Czech brand is the dominant value player, even more impressive when you consider ŠKODA only contested these five classes.” Mr Wiesner, was thrilled with the results, “These awards confirm our belief that ŠKODA is at the forefront of simply clever design, value and quality. Recognition from Wheels magazine, an Australian motor industry authority, proves we are achieving our goals.” With a new 0%p.a. finance offer on all 2012 Yeti, Superb and Octavia models until the end of January, ŠKODA is certainly on the offensive in the Australian market, offering consumers unbeatable value and European quality in one dynamic package. You can discover the full range for yourself at Trinity ŠKODA, 94 McLeod Street, Cairns.

It’s school holidays and the kids are home, bored and quite possibly driving you insane! Six weeks of daily activities can become expensive, but family holidays don’t always have to cost a fortune, particularly if you are clever and plan what to do and see.

Here are some “family pleasing” ideas to get you out of the house and enjoying some quality time together this summer. Not only are there great restaurants, cafes, boutique shops and markets to explore, Port Douglas is also the gateway to the Great Barrier Reef. Make the most of your local’s discount and contact an operator for a family trip to the Low Isles or outer reef. Whether you choose to dive, snorkel or stay dry on a semi-sub, a day to the reef is sure to be a family favourite. Back on land, Port Putt Putt offers great indoor air-conditioned fun and outdoor action. Suitable for all ages from infants to grandparents, Port Putt Putt has eighteen holes of indoor mini golf. The Balley Hooley steam train, which operates every Sunday, is also perfect for the littlies and the young at heart. If you are planning to spend longer than just a day, check out

local holiday specials and book a room. With loads of great vacation care programs at many of the town’s hotels, why not leave the kids in the hands of the professionals and take a day off – a spa treatment, long leisurely lunch or good book beside the pool can really cap off a holiday and best of all, the kids are having fun too. Further north, the stunning natural waterfalls, creeks and rainforests of the Daintree are waiting to be discovered and with the release of the Daintree Ferry Smart Card offering free ferry travel for locals living in Cairns, Atherton Tablelands and south to Mission Beach, there has never been a better time to visit. If you haven’t already been, a visit to the new Mossman Gorge Centre is well worth the trip, while Crocodylus offers great accommodation for families. The eco accommodation, at Cow Bay, south of Cape Tribulation,

provides a real jungle experience and is nice and close to some great activities such as sea-kayaking, zip lining and croc spotting along the Daintree River. Whether it’s a get together with family friends, or a family getaway, Port Douglas and the Daintree is the perfect destination to make the most of summer holidays and start exploring the great attractions right on your doorstep. New Year New Home Market values before, during, and after the Global Northern Property Valuers (NPV) offer a wide range of independent valuation services including mortgage, purchase and sales, taxation and family law. NPV are based in Cairns and Mareeba, we cover a large area of Far North Queensland from Tully in the South to Thursday Island in the North. The property valuer’s at NPV consist of myself Trevor Gard as director , business partner Max Dickenson and residential valuer Bruce Coates. Specialising in all property topics, valuations undertaken include residential, commercial, sub-divisions, retail, rural, hotels and motels. In addition to providing a diverse range of valuations, NPV also provide general property advice and property consultancy services. Each month we will be giving our insight into a property topic of interest for CairnsLife. This month we will be discussing people’s perception of market values before, during, and after the Global Financial Crisis (GFC). There is a general market perception that property values are substantially lower now, as compared to before the GFC. However, it is important to remember that the property market works in a cycle with peaks and rising markets and troughs and falling markets. If people are comparing property values now with values at the rise and peak of the market in 2005 to 2007, then there is a very likely possibility that they will be lower. However if we look a bit further back in history, before the rapid rise of the market and compare values now to values in 2003 and 2004 they are within a more likely range.

Financial Crisis

To illustrate we have undertaken research of englobo land unit development site sales in the Cairns area since 2002, with three specific sales examples from the greater research shown in the table below: Property 1 91 Simms Esp, Yorkeys Knob

Sold 2003 $4.2 Million

Sold 2007 $11 Million

Property 2 71 Hoare St, Manunda

Sold 2004 $1.6 Million

Sold 2005 $2.75 Million

Property 3 Lot 1 Bruce Hwy, Woree (Drive In Site)

Sold 2002 $2.75 Million

Sold 2005 $5.5 Million

Sold 2011 $3.135 Million

Sold 2011 $3.3 Million

The sales examples shown help to demonstrate the cyclical nature of the Cairns property market as discussed above. They sales prices also show the rise of the market in 2005 to the peak in 2007 and the drop in sales prices since the GFC. However the drop in sales prices is when comparing prices to those at the rise and peak of the market from 2005 to 2007. Prices and values now are more comparable to those around 2003 and 2004 before the dramatic market rise started. On a positive note, as the sales prices show they are still higher than prices in 2002. For any property advice you can contact my office on 40172355. Next month I will be discussing what percentage of interest in investment property is coming from the Chinese market and how it is and will be affecting the Cairns region. Compliments of Trevor Gard of Northern Property Valuers

NOW is the time to invest in PROPERTY! What if you could find someone to help you put together a profitable portfolio for free…

Being able to sit down with someone over a coffee and help them achieve real wealth through property – without charging them a cent - I can’t think of a better reason to get up every morning!” says Damian Zammit from Investor Property in Cairns.

have been waiting for is in place, so stop procrastinating and get started!” Damian believes that the Reserve Bank’s recent series of official interest rate reductions is the icing on a cake that’s already pretty tasty for property buyers.

Investor Property specialises in helping people build wealth through property, but they take that a step further by creating for each investor a personalised investment plan.

“Statewide, the fundamentals are all there... higher incomes, lower property prices, greatly improved affordability and some of the lowest interest rates we’ve ever seen and all this against a background of solid economic performance, low unemployment and, at long last, rising consumer confidence” says Damian, painting a picture of the perfect storm for property investors.

Damian explains, “You wouldn’t buy a business without having a business plan and doing your research, and we look at investment property exactly the same way...as a business that requires a plan. The great thing is that we provide that absolutely free to our clients! People who are committed to creating wealth through property need to understand that it’s a journey (building a portfolio over time) and not just one single event (purchasing a property) so we make sure our clients have the very best chance of success by helping them to invest with a plan that has a clear beginning, middle and end.” smiles Damian. Investor Property does all the research, so their clients don’t need to spend countless hours, and dollars, sourcing and reading information to keep themselves current and make sure the investment decisions they make are sound. If you don’t have an interest in the finer details of the economy, but still wish to make money through smart property investing, then Investor Property is for you. Having attended many Investment seminars and joined countless investment clubs over the years, Damian quickly recognised the unique benefits of Investor Property’s business model. Investor Property’s ‘Pathway To Wealth Property Investment Plan’ sets them apart in the investment space and even attracts Real Estate Agents, Solicitors and Financial Advisors as clients. “We had one Financial Advisor contact us about his own property investment goals after a client of his showed him one of our plans” says Damian. “Right now, it’s is as good as it gets” says Damian. “Queensland property prices are as low as they’re going to get. Whether you’re looking for a home to live in or an investment property, everything you

“What’s really important to note if you’re considering purchasing real estate, is that ‘activity’ is up. Buyers have been responding to the improving situation – slowly but surely – with loans to owner-occupiers up 5.5% in the past 12 months and loans to investors up 4%.” So, if you’ve been sitting on the fence waiting for the right time, it’s really not going to get any better than this. So what should you do? Damian suggests, “If you’re looking for an owner occupier, a new home to live in, I’d suggest you start looking online and make some calls to your local agent. But if you’re looking to invest in property to build yourself a portfolio for the future, your choices are much wider and you need to know where the hot spots are and why. The interesting thing about Queensland is that typically the best growth is to be found in the larger regional centres. Places like the Sunshine Coast, currently undergoing one of the largest infrastructure booms in the country, Townsville, considered by some to be the capital of North Queensland and underpinned by a diverse economy, and Mackay, gateway to the Great Barrier Reef and lynchpin of the Bowen Basin mining activity, are all areas attracting investors at the moment.” Investor Property has offices in Cairns, the Sunshine Coast, Townsville and Mackay (and soon Moranbah) so they can support their clients and their investments statewide. Optimism based on a solid foundation There are opportunities in every market, according to Omni Property principle Lisa Costa.

elements of buying, selling, renting and investing – makes it very concrete.

“To quote Donald Trump, ‘The real estate market is always good, as far as I’m concerned’. It just depends on whether you are buying, selling, renting or investing. At any one moment at least one of them is doing great,” Lisa says.

Lisa explains the couple could no longer afford the mortgage repayments on their dream home, but selling wasn’t an option as the value was much less than they owed.

Sure, it’s a cliché but the self-confessed optimist has the success stories to back up her point. It’s a very practical approach to what is often a turbulent market; one that is firmly rooted in both personal and professional experience – Lisa earned her estate agents licence after many years of investing in property in Cairns. “Everyone at Omni Property invests in property themselves. We don’t just sell real estate or do property management, we invest, so we have a totally different take on how it works. “Each of us has our own ideas and plans for our personal strategies but it gives us a great pool of knowledge and energy to pull from. And as I say we do well because we love this, we love real estate and we love the push and pull of it all.” You could be excused for dismissing Lisa’s eternal optimism as pre-requisite of working in the industry, but the example of a recent client – covering all four

Moving back to mum and dad’s for a couple of months gave the pair breathing room to rent out their home, purchase a two-bedroom unit at a good price and make some great upgrades, putting them in the position to renegotiate the mortgage to lower their costs. “You could say that they don’t live in their lovely home any more,” Lisa says, listing the only downside. “But it is still there, being paid off by the rental income. They have spare cash each week and when the market moves up they can choose to move back in, sell the house or even keep it and lever up to another property.” So while many see doom and gloom, Lisa sees opportunities. “For all the columns and reports by experts, property investment has a sound a simple process: get in near the bottom, buy smart, manage expertly and get out near the top.” Simple, right? Don’t worry, Lisa and the team are here to help.

January

Tips January is a very important month in the gardening cycle because as we all know up here in the tropics, it can often be a very hot month. It is usually the month where if you leave your garden to its own devices things will really start looking dull and brown.

January is a big month for fruit pests. Check your fruit trees for the various pests that are common to each individual fruit tree type and if needed, treat them. Your local nursery is a good source for advice on what to treat particular fruit trees with. Bougainvilleas may also be trying to take over your garden so prune them back to keep them under control. There is also still time to plant annuals like vincas, petunias and sunflowers that can handle full sun so

you keep your garden looking great right into autumn. Make sure you water them in well and plant them with either a good liquid fertiliser or a good slow release fertiliser. There you have it. With a bit of care your garden can come out of January looking even better than it did going into it. You can also ensure a solid show right into late autumn with some solid work during the summer heat. So get out there, slip slop slap and wrap and enjoy your garden in this beautiful weather!

New Year New Home A New

Year, why not build your new home‌

2013 is here, it’s the start of a new year and for some its time to get moving along with building their new home. Whether it’s your first home or upgrading to a newer, larger home to cater for the expanding family, start planning it now. Work out exactly what you want and what fits into your budget. It will take some planning so take the time out over the summer break to plan ahead. Summer holidays are a time when your house may be filled to overflowing with family, visitors, kids and their friends. It may become evident that your existing home is not coping with your growing family needs, so take time out to plan what you want Are the kids at a stage that a swimming pool is important; are the bedrooms large enough to allow for a desk for home work; do you need a separate computer space for their homework; do you have aging parents that really should be closer to you or visiting regularly; are your fixtures and

fittings old and need replacement; does your family need that extra bathroom; do you need more parking space for the extra car, boat or trailer? These are just some questions to ask that will influence the design and requirements of building your new home. I’ve found it a very successful tool for clients to sit down and make their new home ‘wish list’. We’ve all got one but it helps if it’s put on paper as it brings to the forefront all the ideas that have been mulling around in our minds. It creates something to work with that can then be prioritised. This can relate to family needs, budget, individual wants, climate requirements, energy efficiency and sustainability and many other personal aspects. Write everything that is important to you on the list and include things in

your current home that really work for you and your family. You’ll be amazed at what you come up with. Once you’ve got your wish list try and arrange it starting with the most important things to those things that you’d just like to have. Ask the other members of your family as well. You may all have different requirements on the top of your lists and you could be surprised at the differences! Planning for the future is good for many reasons and especially when building a new home as it is one of the biggest investments that you will ever make in your family’s future.

We are here to help you develop your personal palette and style, to spice up a living room ready for the holidays, or for complete makeover projects. “While we are design and quality focussed we are very mindful that we don’t have a ‘leave-your-shoes-at-the-door’
