My personal goals for 2015 are to start a manageable exercise regime, and shed at least 10Kg’s by my 50th birthday on 13th December! Balancing more time at Lake Tinaroo with the kids, between work, and playing gigs with my band “The Wait”! On a business level, I will aim to grow my turnover whilst maintaining profitability. I also wish to gain an even better understanding of my clients and team’s desires, to further enhance and cement the relationship we have together.

My resolution for 2015 is to start learning Mandarin. Given the recent free trade agreement signed between Australia and China; and the vast amount of ongoing investment activity occurring across our region with the Chinese, being able to understand Mandarin will be an invaluable skill which I will use to further support the growth of our region.

After almost 30 years in the Cairns property market, Angela Capitanio is a respected authority on the topic of local real estate. The first Ray White agent to settle more than $100-million in property sales, she has earned the industry’s highest accolades on a local, state, national and international level. To welcome in the New Year, CairnsLife asks Angela for her predictions for the residential property market in 2015… Demand is outweighing supply and consumer confidence is rising, creating perfect conditions for a strong start to the year in the Cairns property market. Angela confirms investor interest is returning, with significant growth in the unit market including multiple offers on individual properties and full-price sales. Local buyers are most prominent, with residents taking the opportunity to upgrade, downsize or enter the market for the first time. While she admits she doesn’t have a crystal ball, Angela is feeling confident about continued positive growth in the residential market for the year ahead. “Investors are buying sight unseen and we have seen the market stabilise and strengthen in recent months,” she says. “We don’t have the developers we’ve seen in the past which means the supply simply isn’t there, so prices have to improve.” Speculation over the future of the proposed Aquis development and Spence Street tower project is continuing to impact property prices. With each new headline, Angela says consumer confidence and behaviour is effected, but stresses there are many other influential factors in the Cairns economy. “While the completion of Aquis would be highly beneficial, there are other local initiatives which are positively affecting the property market.” Angela believes now may be an opportune time for many first home buyers to enter the market. She considers the first home a stepping stone into the property market and reminds buyers not to expect their first home to tick all of the boxes. They, along with growing families looking for larger homes and mature couples seeking a lifestyle change are among the most common buyer

groups Angela sees. She says the diversity of the Cairns area and available properties contribute to the wide buyer appeal. “From the rainforest to the beaches, the CBD and the suburbs, Cairns has so much to offer,” Angela says. Some confusion still exists however, as to the types of real estate available in Cairns including an expectation of a greater number of waterfront properties. Angela also finds some buyers limit their options by requesting property in a specific suburb, but discussions later reveal a different area would best suit their needs. She encourages buyers and sellers to discuss their needs and wants in detail, and saves buyers time and money by showing them only the homes that suit them. “Often when they see the one, they just know,” she says. “It’s an emotional experience, and even after all these years it’s still a challenge, but always a thrill.” Angela’s 2015 tips for buyers Buyers should obtain a written finance pre-approval from their lender or mortgage broker prior to making an offer on a suitable property. This places the buyer in a stronger negotiating position and says to a seller or real estate agent they are serious about buying. Obtaining a written finance pre-approval also gives the buyer clarity as to how much they can afford to spend on a property rather than wandering aimlessly through Open Homes or arranging inspections without really knowing how much they can afford. Angela’s 2015 tips for sellers Selling a home for a premium price in the shortest amount of time is like fishing. It is important to cast a wide net in the right area and use every method and tool available to you to get the best catch. Buyers are made aware of property to buy from five methods of marketing including advertising the property in the local real estate magazine or newspaper, websites, For Sale signboard, agent buyer database and office display. These methods are used to target local and interstate buyers.

What is a steward/ess? This year Sejumi Institute is accepting its first students into its new division – the Hotel School Cairns. The school has been established to provide the opportunity for local Cairns students to be able to work towards their career goals.

Many teenagers leave school and head south, however we live in a region that is considered idyllic by many. There are many career opportunities within the various hotels and tour operators, and these organisations are looking for competent, customer service focused employees. The Hotel School Cairns provides two programs this year. The first is a preparation level, where students work towards a Certificate III in Hospitality. Additionally, this qualification opens an alternative pathway to university. to withstand cyclones

One of the main reasons we consider building a new home is that all approved new construction is designed to the latest Australian Building Standards. Many of my clients ask whether or not their home is designed to withstand cyclones and whether or not that is included in the price. My answer is ‘Yes it’s the law’ and every builder should have the same answer. Some of these elements include roof trusses; roof sheeting and roofing screws; windows and doors and their fixings (including the glass); wall framing and reinforcement; posts and beams; structural floors. After cyclone Althea in Townsville in 1971 and cyclone Tracey in Darwin 1974 the Australian Building Codes were revised and much work has been done since and continues to be done on testing for cyclonic design wind speeds. As a result these stricter building codes were introduced in 1985. It may be easier to understand if I explain what cyclone ratings

mean. There are 5 categories for rating cyclones (including the glass) from the Bureau of Meteorology that range from category 1 (mild) to category 5 (most extreme).For construction in cyclonic areas there are generally 3 ratings for housing that can range from 1 (41 metres per second) to 3 (60 metres per second). We should really be calling them by their correct description which is ‘design wind speed for housing construction subject to protection from the surrounding terrain’ as that would save a lot of confusion, but it’s a bit of a mouthful! I say generally because they can range higher if the engineer deems it is necessary to design to a higher wind speed. Much of the cyclonic damage recently has been to older homes that were built before the changes to the building codes, while most of the damage to newer homes these days is done by flying debris or fallen trees as a result of the strong winds. This is a general reminder for all home owners that you should

be performing regular maintenance tasks in and around your home so that chances of this kind of damage is minimal. There are many homes that have had renovation work or additions that have not been designed or certified for cyclonic regions. These homes will continue to be damaged if they are not upgraded to the relevant current requirements. There are some owners who are aware of these requirements and still don’t upgrade their homes to current building standards, expecting insurance companies to carry the burden of these costs when claims are made. There is a great comfort in the knowledge that building a new home has the structural elements designed to withstand those cyclonic forces. This doesn’t mean your new home has to look like a bunker but by incorporating good design elements with the practicality of suitable structural materials your home can be as individual as you like.

Celebrating indigenous culture

New indigenous employment opportunities will open this year as Aboriginal Australian culture is further embraced by the tourism sector. Cairns training and development organisation Deadly Success has partnered with hospitality and reef operators to provide paid traineeships for indigenous people, resulting in long-term employment for participants at Shangri-La Hotel and Big Cat Green Island Cruises. Following the success of the most recent program, Deadly Success has applied for Federal Government funding to continue similar initiatives in the coming months. As Director and trainer Susan Hardy explains, fostering employment is just one of the many facets of work for the team behind Deadly Success. Established six years ago, the organisation was originally known as Pathways to the Future and now provides niche training opportunities, disengaged youth programs and community development initiatives. Deadly Success has a Memorandum of Understanding in place with the My Pathway group to deliver programs under RJCP in remote areas, and an agreement with Breakthru to deliver employment programs. “Both companies have recognized the high level of outcomes that Deadly Success can provide and our commitment to getting more indigenous people into front line roles within the tourism and hospitality industry while developing more indigenous tourism products,” says Assistant Manager Bronwen Gratton. The Deadly Success team consists of Susan Hardy – Director and owner of Deadly Success, Bronwen Gratton, 2IC, and Andy Loxton – Outdoor Recreation and Trainer, along with five other trainers and outdoor recreation personnel who assist with various programs. “The skills and qualifications our team brings to the table are both varied and extraordinary. Life experience includes growing up in an indigenous community, rescue helicopter crewman, small business operator, tourism, aged care, youth, rescue, white water rafting, disability services, human resources, building, management and local government just to name a few.”

Willie Enoch-Tranby dreamed of a career in Rugby League and Rugby Union which he pursued to Sydney and Brisbane over 10 year period but was clouded by long term injuries, that eventually led him to new success in developing a career in sales and marketing. Willie has since risen to become a Sales Executive with The CaPTA Group (CaPTA). Willie grew up within the culture, as his father was a senior Pamagirri guide at Rainforestation Nature Park. “I was a guide and dancer back in 1995. Coming back to a workplace where I had existing relationships and support gave me confidence to change careers,” says Willie. “The Pamagirri Dance Troupe grew from the initiative of introducing boomerang throwing in 1987 at Rainforestation Nature Park with Charles and Pip Woodward recognising the importance of preserving and sharing Indigenous Aboriginal Culture whilst creating employment for the local and surrounding Indigenous communities of Kuranda, with the authority and direction from the late Djabuguy elder Grandad Lyn Hobbler.” “Rainforestation have created platforms for employees to venture overseas performing and showcasing Aboriginal culture with the dance group since 1993, exploring cultural passion in arts and crafts which has primarily led to Bernie Singleton becoming a well-known local artist and also through the initiative of the CaPTA Group Careers Training Centre.” “The company supports the pursuit of passions. Even if it’s not a success, there’s no shame if it doesn’t work out. It’s a journey in moving forward.” “I recreated myself when this opportunity arose three years ago. The company supported my progress and transition.” CaPTA creates opportunities, identifying staff from within to advance and bring out potential. The Career Training Centre supports and enables individuals to

advance with formal qualifications. “Getting that first certificate opened my eyes – I realised I can do this. It gave me a ‘can do’ attitude to become successful.” “I feel right at home with where I am now.” “My father has always been passionate about keeping culture alive. Through this experience, I’ve learned it’s possible to live in both worlds – being successful in today’s society in a way that is accepted by wider community.” Indigenous Employment Strategy (IES) CaPTA has a long history of success with leading tourist operations in our region, but one of the group’s most significant achievements is the implementation of its IES in 2007. “The change of culture within comes from the directors with a commitment from the board down to promote from within and increase Indigenous employment,” says Penny Cleland, Staff Development Manager. “As a Registered Training Organisation, we drive to support staff internally with accredited training across the region. One third of our staff are under accredited training. It’s encouraging to see them develop internally.” “We have a high expectation, assuming everyone will succeed. If we support them along the way, people will rise to it. Nothing is insurmountable.” “Providing a nurturing environment encourages Indigenous staff to step out of traditional career pathways, break stereotypes and take on leadership roles. Our Indigenous mentor, Joy Harris, has been a key part in advancing Indigenous achievements.” “This is the most socially diverse place I’ve worked in. Indigenous staff bring another aspect to the work environment. Sharing stories is part of the success as it encourages others. They are so proud of their culture and so willing to share that. We’re not willing to lose that; it’s too important.”

Role Model “Willie is a popular speaker to champion Indigenous youth. Senior students took an interest in his journey; his story has a lasting impact to help motivate younger generations. He connects strongly to youth as they can relate because he’s closer to their generation.” “Sharing stories is highly motivational and inspiring. It’s been a good model to support younger staff coming in.” Willie’s story proves it’s possible to break barriers. “He broke ground in sales and marketing. He’s not the only one now; more Indigenous workers are stepping up to the plate and breaking stereotypes to change the wider community. It’s creating a new vision for society.” Willie’s Ambition to Succeed: “I was inspired by the hard work produced from our previous and current sales director, Michael Bowmaker and Ben Woodward. Both are my mentors and role models, delivering high standards of professionalism, which is reflected in the company structure and has continued through with Ben,” says Willie. “We have high standards with clarity of the steps to success, making them real and achievable. Clear direction and consistency gives us the tools to achieve our best.” “Bringing that structure into personal lives can break the cycle in younger generations – it has a ripple effect.” “My goal now is finishing my degree. Aboriginal and Torres Straight Islander people are the most disadvantaged people in Australia. All the things going on in people’s lives can take precedence over taking care of health and well-being.” says CEO Debra Malthouse. “Our model of care is based on a holistic view of service delivery. We look at the whole person – social, emotional, physical, spiritual, and cultural well-being. We understand and recognise as an Aboriginal and Torres Straight Islander organization that all of those things impact a person’s health and well-being.” “We talk about well-being as opposed to illness and sickness. It’s about looking at someone’s strengths and how we can support them. Indigenous partnership pioneering reform

“Give a man a fish and you feed him for a day. Teach a man to fish and you feed him for a lifetime.” This famous proverb mirrors the philosophies of Cape York Partnership – a collection of entities empowering indigenous people to take responsibility and create lives of value. Reform leader and General Manager Fiona Jose says the organisation has reversed the government’s ‘handout approach’ to welfare, which she says has smothered Indigenous initiative. “Providing capacity and opportunity is of far greater benefit than a one-off handout, or life-long welfare,” Fiona says. The Indigenous-owned multifaceted organisation has pioneered new approaches to education, training and employment, economic enterprise and family development. “We focus on individuals and families, not communities, as key agents of change in the shift from corrosive passive welfare to self-reliance and economic freedom.” The blueprint for this work emerged decades ago when Cape York elders united at land summits across the Cape to discuss concerns about health, property rights, and future prosperity. On this journey with elders was Partnership founder Noel Pearson who published the wishes of the elders in the Cape York Agenda in 2005. It sets out the goals and aspirations of these elders, aiming to promote responsibility and end passive welfare. The Agenda is the cornerstone of the Cape York Institute for Policy and Leadership, which drives new directions in public policy on Indigenous issues working closely with Aboriginal families and governments. To date, the focus of Cape York Partnership has been on resetting norms around education and social responsibility, improving learning outcomes in schools and empowering parents to provide a safe and healthy home environment for children while encouraging attendance at school. “We are seeing positive results, but it’s difficult to grow the communities of Cape York any further without creating new jobs and industry, which is our focus in 2015,” says general manager Fiona Jose. Central to this will be Cape York Enterprises, which creates industry opportunities and Indigenous enterprises employing Indigenous people. A leading example is

Bama Services. Established in 2010, the civil, building and landscape contractor employs indigenous men and women from Cape York. As Fiona explains, the workforce is based in Cairns and provided with training and employment. “This is where we are different. We are not just a pathway, we provide real work and a career path. Our staff can take their skills and qualifications back to their communities, or stay,” she says. Similarly, Cape York Timber provides indigenous employment and training and opportunity for Traditional Owners to productively utilise their land. The enterprise harvests sustainable Australian hardwood and operates a commercial timber mill in Cooktown. For those looking for work, Cape York Employment assists people to prepare for the workforce and find suitable jobs, as well as creating new employment opportunities. The group has successfully partnered with local organisations to help a total of 132 people into jobs in Aurukun and Coen in the past 12 months. “We were told it couldn’t happen, that there was no work, but we know our people, how to place them and how to keep them in work,” says Fiona. All of the Cape York Partnership entities are proud employers of indigenous people. The Cape York Leaders Program employs a 100 per cent indigenous workforce, while Cape York Employment’s team is 90 per cent indigenous. Overall, the organisation employs a total of 213 staff, 43 per cent of whom are indigenous. “Most organisations aim for two or three per cent, so we consider this a phenomenal success,” says Fiona. The majority of Indigenous staff members are graduates of the Cape York Leaders Program, including Fiona. Since its inception in 2005, more than 600 Cape York people have been involved in the program, ranging from leadership programs for adults to secondary and tertiary scholarships enabling students to attend elite boarding schools. Fiona says Cape York Partnership places children at the heart of its work. For this reason it has fought for the future of Djarragun College, a prep to year 12 boarding school at Gordonvale for students from remote communities across the Cape, Torres Strait, Yarrabah and Cairns. The school is uniquely rich in culture with the strong educational and social values of the Cape York Agenda. “We took on the College to ensure students could continue to have this quality schooling and we are enormously proud of Djarragun and its record number of year 12 graduates in 2014.” With dozens of men, women and teenagers eager to enter the workforce and further their education, 2015 is shaping up to be a year of opportunity. “We all have a moral imperative to make change happen.”

How long have you been in business for? First started by Nick then expanding and evolving over the years to include, David (son) who is a trained manufacturing jeweller and, Kay (wife) we’ve operated The Gem Gallery in Yungaburra for 22 and a half years. How has The Gem Gallery evolved? Our major focus has always been the cutting and polishing of solid opals, and unique jewellery designed and made on the premises. Keeping up with the times we’ve progressed from hand sketches and drawings, to Computer Aided Design that renders perfect photo realistic jewellery. Instead of making everything by hand, we now take advantage of in house 3D printing and machining technology to reduce manufacturing costs and time, while still incorporating traditional techniques to create unique one off pieces. Do you only design opal jewellery? No, we stock and work with a huge variety of gemstones including, pearls, sapphires and Argyle - Australian Chocolate Diamonds.

What are the most challenging stones to create a unique design with? Actually, the simple solitaire setting is the hardest design of all to get right. Opals have a natural unique beauty that can be put in to a simple or plain setting and still be one of a kind, but to design a ring with only one faceted stone that has never been done before is a real challenge. Who do you design for? We design stock for our own shop, occasionally we design for other jewellers, our clients come from around Australia and around the world and we try to cater to everyone’s tastes and budgets, but the majority of our work is done for locals. What kind of work do locals ask you for? We’ve had requests for complete custom designed jewellery sets, redesigns of old costume jewellery and rebuilds or repairs of family heirlooms, but the most common work we find ourselves doing, is creating new designs using stones and gold from peoples old jewellery collection.

What are your favourite stones to work with? Opals, every single one is unique and you can keep the setting nice and simple for a one of a kind piece of jewellery. What is your favourite piece of jewellery you’ve made? We each have our own favourites however, we all love the 169 diamond ring that David designed in 2013. It really shows off the high standard of work that we are capable of producing from our small workshop. Where do you draw your inspiration from? We try not limit ourselves to any set designs or styles however in the past we’ve drawn a lot of inspiration from the amazing area we live in. We’ve made jewellery using the play of colours in opals to represent a sand bar with a shallow reef in the ocean and The Curtain Fig Tree inspired a range of jewellery that had stones encapsulated in golden or silver vines. Visa Options for your Staffing Needs Cairns and the surrounding areas are considered by the Department of Immigration and Border Protection (DIBP) to be regional areas and as such there are two main visa options for employers to sponsor overseas nationals to fill skilled vacancies. The first is the temporary subclass 457 Temporary Work Skilled visa program (457) and the second is the permanent Regional Sponsored Migration Scheme (RSMS) program. The 457 visa program allows employers to sponsor overseas workers in certain skilled occupations in their business. residency to the visa applicant on the condition the applicant remains working for the employer, in a regional area in their nominated position for 2 years. RSMS visa applicants must have the relevant qualifications or working experience for the nominated position, be under 50 years of age and meet licensing, English language, health and character criteria. There are three streams available under the RSMS program and there are also some exemptions available from skill, age or the language requirements.

STRALYA DAY...

A

s a kid living in the bush at Millmerran, me and my brothers, we just loved Australia Day. It meant going fishing and swimming down the Condamine River with our cousins and grandparents. Dad would load the ute up with the tinny and his XXXX Tallies and mum would make corned meat sandwiches, with pickles and pack Val’s famous homemade ginger beer, which would probably explode by the time we got there. We would take the cricket set, just in case we got bored trying to catch Yellow Belly or Jewfish. Playing on the radio would be Slim Dusty and we would all being singing away. These were days of simple pleasures. All the family, cousins, aunts, uncles and grandparents all celebrating this great country of ours together. Now, living in Cairns, my Australia Day may not include the Condi and the bush or corned meat sandwiches but I still love to celebrate this great day with family and friends. Slim Dusty has been replaced by Triple J’s Top 100 and the sangas have been

taken over by the smokey aromas of Garlic banana prawns and slabs of Red Emperor sizzling on the BBQ , the sweet ocean smell of your “GOOD MATE” peeling those juicy Endeavour Prawns and that all too familiar ccrrunch and crack of Moreton Bay Bugs. The XXXX Tallies are still there and of course that very competitive game of cricket continues and may sometimes end in tears. The backyard pool has now become my Condamine (it never runs dry though), maybe not as much fun but still a great way to end a great day. As the weather gets even hotter and more humid over the next few months – Don’t forget to drink….WATER, that is! The consequences of not drinking can result in the formation of kidney stone which is THE most painful condition. Characteristically, kidney stone pain starts on one side of the back and moves around to the front towards the bladder. There is no warning. Those who have had it describe it as “the worst pain ever”. It comes in waves and may be associated with nausea, vomiting and a desire to pass urine. Women who have had children describe it as worse than childbirth. The cause of the pain is the muscle spasm associated with the tube from the kidney (ureter) trying to pass something solid when it is designed to squirt urine down to the bladder. Quite often the stones get stuck and require surgery which can be carried out in a variety of ways. First of all, the patient is usually given pain relief. Then it is necessary to locate the position and size of the stone. This is usually done by carrying out an x-ray which is a single photograph combined with a CT scan. Pictures are taken before and after having had an injection of dye into a vein of the arm. This passes out through the kidneys and importantly, also shows if the other one is OK. Small stones are likely to pass by themselves with pain relief and some medications may assist with that. If the stone is larger and located near the exit of the kidney and upper third of the ureter it may be able to be treated with Extra Corporeal Shock Wave Lithotripsy. This is a procedure carried out in Day Surgery where sound waves are aimed

at the stone causing it to break into smaller less painful fragments and pass naturally. In the last 18 years over 500 patients have been treated with this at Cairns Day Surgery. If the stone is lower then usually a Ureteroscope is passed up through the bladder then ureter to the stone where it may be broken up and the pieces removed. This can be done with a mechanical instrument or laser. The laser can also be passed up through the body’s natural tubes to the kidney to disintegrate stones there. No cuts on the skin needed! Kidney stones are formed when substances in the urine form crystals which then grow (like a pearl) to be a stone. They usually occur as a result of relative dehydration but some families have tendencies to form them. The best way to reduce the chance of forming kidney stones is to drink enough water each day so there is no colour to the urine. If you take vitamins it is not possible to see that as the water soluble ones are passed out in the urine and colour it. If you put a squeeze of lime or lemon juice in the water, it reduces the chance of stones further.

How many of you check under the bonnet between services? How many of you check your spare tyre? How many of you don’t even know if you have a spare tyre? I’m guessing the vast majority of you answered no to those few questions…

Although the modern automobile is touted as a relatively “maintenance free” item between services, I can assure you there are some simple to check things that will ensure you have peace of mind that your vehicle is ok to continue driving – it might even save you some money; And we all wanna do that! TYRE PRESSURES Tyres are always overlooked (especially the spare). As long as they’re black and round they’re good right? Essentially yes but, the pressure that’s in them plays a massive role in how your vehicle handles on the road, how the tyres wear and also contribute to fuel consumption. Manufacturers have “tyre placards” placed somewhere on your vehicle stipulating their recommended tyre pressure. I’ve found these useful as a starting point but have always found they’re not looking after your back pocket at the tyre shop or fuel bowser.

While you’re checking your road tyres, check the spare too! The chances of needing it are slim, but if you ever go to use it and it’s flat, it’s completely useless. Popping the bonnet on your car or 4wd is scary for most. You’re met with plastic engine covers, lots of wires, some fans and if you’re unlucky a rat. Hidden beneath all that, is essentially the same thing grandad used to check every Saturday morning. Dip the oil, check the water, wipe this, twist that, top that up then shut the lid. All cars have engine oil, coolant, washer fluid, batteries, belts etc. It’s easy security to know they’re all good. Having that peace of mind that there’s enough in there to make that drive to wherever you’re going. If there’s something

As a general rule I inflate tyres to 36-38psi for passenger cars and 40psi for 4wd’s. This allows the tyre to sit more square on the road during cornering reducing tyre wear on the edges. It also reduces rolling resistance which means your engine doesn’t have to work as hard to maintain forward motion. Win-win in my books! I must add here that stamped somewhere on your tyres there will be a Maximum pressure stamped on it…Never exceed this pressure! Doing so may result in the tyre blowing out which wouldn’t be ideal!
