I AM TRULY GRATEFUL TO BEGIN A NEW YEAR, WITH A RENEWED HOPE THAT WE ARE BEGINNING TO “SEE THE LIGHT AT THE END OF THE TUNNEL” WITH THIS PANDEMIC AND THAT THE STRUGGLES SO MANY OF US HAVE FACED THIS YEAR WILL LESSEN. I WOULD LIKE TO TAKE A MOMENT TO THANK SASCHA MACIAS AND THE FABULOUS AND VIRTUALLY UNSEEN JOB SHE DID THIS LAST YEAR AS 2020 CHAPTER PRESIDENT. also sent out a survey to some of our business partners to see what the majority has experienced as members of this chapter. Then we will hear from members that have served this chapter the longest, stating why they initially joined CAI and why they love this chapter so much. Another article explores the perspective of why “cheaper is not always better,” and why the quality of the product or service provided is so very important. We have so much quality content in this article, there is something for everyone! Manager Mentor Program Would you like to be able to talk to another manager about their educational path and experience—get their advice about next steps? FROM THE PRESIDENT

RISE TOGETHER WELCOME TO 2021!! FIRST, I AM HONORED TO SERVE AS CHAPTER PRESIDENT FOR THE GREATER LOS ANGELES CHAPTER. IT IS A PRIVILEGE FOR ME TO SERVE A COMMUNITY AND ORGANIZATION THAT I RESPECT.

As the Board of Directors started preparing for 2021 and setting our strategic planning/vision for the chapter, I was inspired by the spirit of our members and my own personal and professional development in 2020. It was a challenging year—one that was unexpected, facing many obstacles that could have been detrimental to the Chapter. But the leadership of the Chapter, including our Chapter staff, my fellow board members, and committee co-chairs, embraced the challenges and met them with a solution-oriented approach. “Pivot” was the buzz word of 2020 and could not have been more relevant. With that, our theme of “Rise Together” was embraced. For 2021, supporting, motivating, and inspiring each other will be the common thread as we lead our members and Rise Together as a chapter—to hold each other accountable and work collaboratively and cohesively to achieve our goals. “The role of a leader is not to come up with all the great ideas. The role of a leader is to create an environment in which great ideas can happen.” Simon Sinek Before we begin with all the exciting things planned for the year, I would like to reflect on last year for a moment, acknowledging leaders in our chapter and some of our accomplishments. Thank you to our 2020 President Sascha Macias who led with professionalism and grace, our Board of Directors, and the many volunteers, managers and homeowner leaders who participated in our “New Normal” attending Zoom virtual webinars, our business partners who embraced the innovation of a virtual world and supported our new Virtual Trade Fair platform, and to those who gave many hours preparing for our webinars and contributed to the success of our programs. Thank you to outgoing board members Sascha Macias and Adrian Adams for their dedication and time donated on the board. The Chapter has been fortunate to have strong leaders before me, and we will continue to build on the 2018, 2019, and 2020 platforms defined by our chapter: Elevate professionalism Continue to share a positive narrative for communities in Common Interest Developments Build our Bench (Secure career paths for Community Managers in the Industry) CAI-Greater Los Angeles Chapter

The Board and committee co-chairs completed the strategic planning in September and have identified several goals in line with the three principles above. A few of the goals you will see for 2021: Review and refresh of our website Utilize the analytics to engage our members Expand our Social Media presence to include Blogs and a Podcast Elevate the professionalism of our speaker platforms Focus on Virtual Engagement New committees were formed to focus and target education for our Homeowner leaders and Community Managers A message shared by Craig Clayton at one our programs resonated with me, and you will see our committees utilizing this concept of Purpose and Impact. Many organizations have a Mission or Vision Statement, but Craig spoke to “A Purpose Statement.” What is the purpose or reason for doing something and what is the impact or marked effect it has? As we explored this concept, “What impact will our chapter have on our Industry, our communities, our members? Our world as we know it has changed, and we have the opportunity to evolve, transform and Rise Together to make an impact—connecting people with passion through education and relationships! As we begin the new year, I would like to welcome our new Directors to the 2021 Board: f Matt Meadors – HOA Organizers, Inc. f Erik Rivera – Manhattan Pacific Management, Inc. At the November meeting, the Board of Directors elected the 2021 Executive Committee. I am excited to work alongside each of you. I genuinely believe it is not one person, but a team, that achieves success and greatness. I am excited and inspired for 2021 to work with such a dynamic group of leaders. We will continue to focus on education, the ability to meet the needs of our members through an online presence, in-person events when we can meet, providing volunteer opportunities, and adding value for our members. Focus Magazine is Holding an Art Contest Let Us See Your Artistic Talent! ART CONTEST – Rise Together The Art Contest is for all CAI-GLAC members interested in revealing their artistic talents through any artistic medium of your choosing. This contest is designed to encourage members to promote the 2021 CAI-GLAC theme, Rise Together. Using your gifts and getting your hands a little dirty, your artwork should inspire, engage our members, and provide a sense of community. Rules: 1. One submission per member and must be their original work. 2. A rtwork can be done in any medium – paintings, digital works, photography, and sculpture. And can be in any style to best articulate the theme – landscape, portrait, still life, abstract. 3. A rtwork must be sized within 8.75” x 11.25” (vertical, to fit the cover) 4. THE CAI-GREATER LOS ANGELES CHAPTER—1,100+ STRONG—IS MADE UP OF MANY COMMUNITY MANAGERS, BUSINESS PARTNERS, HOMEOWNER VOLUNTEERS AND HOA BOARD MEMBERS. BUSINESS PARTNER MEMBERS ARE A BIG PART OF THE CHAPTER EQUATION. BUSINESS PARTNERS HAVE A LOT OF PEOPLE RELYING ON THEIR SERVICES, AND THE BAR IS SET HIGH FOR EXPERTISE, EXPERIENCE AND GOOD CUSTOMER SERVICE IN OUR INDUSTRY. s a member of CAI for almost four years and a member of the Greater Los Angeles Chapter (GLAC) for two, our business has grown from zero to record sales with each new quarter. I have learned that people, particularly in the Homeowners Association (HOA) space, want to do business with people they know and trust. I have also learned that my clients are not doing me a favor when we work together;.they are presenting opportunities to serve and make them look good while making their jobs and lives easier. ello CAI-GLAC! I have been a member of CAI since 2004. I remember when I first learned that I needed to join this association— it was a brand-new world. I did not know what an HOA was; I didn’t know about boards of directors or how anything worked. Fast forward to today and I am well- versed in this industry and can answer questions that new members may have. I love this community that is CAI. It has improved my business on a level that is incomparable. Between the Chapter, Boards of Directors (BOD), committees, and Executive Directors I never felt alone. Although this year (2020) has been tough, I am looking forward to getting back to normal—to the hugs, smiles, and camaraderie that is CAI. SE Landscape Professionals has been a member of CAI for many years but is relatively new to the Greater Los Angeles Chapter, joining just a little over a year ago. In the HOA community, trust and building relationships are particularly important, and CAI has been a crucial part of building that trust and expanding our relationships in Los Angeles and surrounding areas. There are so many options, such as joining committees, casual and free “lunch bunches,” and typical sponsorship opportunities that allow us to adjust our participation based on our needs, time, and availability. During these new and uncertain times, CAI has become a crucial part in creating and developing these most needed relationships. We at MSE Landscape Professionals, Inc. have learned that our association with CAI has been paramount in building lasting and meaningful partnerships throughout the industry. Through the very informative workshops and luncheons that I had attended, I was able to connect with amazing fellow business partners, some of which have become my best clients. This connection has allowed me to utilize my creative skills to source the perfect ideas to fit the different industries. In turn, I deal with property management companies and have referred some of my clients and fellow business partners to them for their services. AI-GLAC is an association that observes the needs of the communities and then designs and delivers the products and services they require through its members. Acquiring the opportunity to provide our emergency services to the members of CAI-GLAC was when I knew I was in the right place. I have personally experienced this association as a Results-Driven Marketing guide. Within the first year I was able to recognize value and target the outcomes. Aeroscopic Environmental has grown with CAI-GLAC for more than seven years. With the ability to earn an Educated Business Partner (EBP) distinction, I learned how HOAs or any community association works. The opportunity to build relationships through conversational marketing and experiential marketing with our friends from CAI has proven that nothing is more valuable than repeat customers. As an EBP, our ideal customer is someone who trusts our company and services. CAI has provided the best resources, opportunities and connections for vendors to begin building relationships. Working with HOAs is also a great source for referrals, especially within CAI, as everyone has the opportunity to network and create partnerships with the HOA companies and managers. have been with the CAI-GLAC for two years and when I first joined this industry, I knew nothing, even after living in an HOA my entire life. By joining CAI-GLAC I was able to not only expand my own knowledge about the laws regarding HOAs but gain even better information on how I can support my clients. Working with an HOA is quite different than the other clients I have, and it is particularly important to know the ins and out of how an HOA works. Through the networking events and educational luncheons, I have expanded my network and gained referrals for new business. CAI-GLAC has increased Guard-Systems, Inc.’s exposure as a security services provider and provided numerous opportunities to work with other vendors to be better partners for our clients. Not only has CAI-GLAC been beneficial for my career, but I’ve made great connections and dare I say friends through the CAI-GLAC Chapter. AI-GLAC offers many networking opportunities to meet property managers, homeowners and vendors who are active in this industry. The monthly educational luncheons and evening seminars (which hopefully will return in 2021) provide information on current topics that can’t be readily obtained elsewhere. I learn so much by talking with vendors who exhibit at luncheons and trade shows and use this information to recommend vendors to my clients—a “value added” service. HOAs are unique, because the board sof directors are volunteers and need to be educated about so many aspects of operating a community association. 2020 was the first year that our company questioned the investment on our membership, but as a business partner who has been a member of CAI-GLAC for more than 10 years, it quickly became apparent that CAI is an essential tool for our company to continue and conquer the challenges that this year has brought upon all of us. At SAX Insurance Agency we can now say we will proudly continue our membership with CAI-GLAC, and we thank the Chapter for how quickly they turned things around and found ways to give business partners, managers and board members outlets and opportunities to be in touch, stay connected and continue education. Currently active on the Legislative Support Committee and the Golf Committee, he was also a member of the Programs Committee in 2019. 20 years and served as their Board President for two years. Kim has been a Business Partner member in our industry for more than 12 years and active in our chapter, serving on the Business Partner Committee and as a longtime member and previous Cochair of the Membership Committee. Kim will continue to support Chapter growth by working with the Board on membership retention and working to increase membership to more than 1,300. The Educated Business Partner Distinction By Jamilla Davis The Educated Business Partners distinction can provide you or your business a competitive edge within the community association marketplace by giving insight into how associations operate. To earn the distinction, a business partner must: ● Be an active member of CAI ● Take the course ● Pass the exam with 70% or higher The Educated Business Essentials is a two-part course that can take 3 – 4 hours to complete. The course can be taken online and found on the CAI National website. Immediately after the course, there is a 20-question exam. Individuals who pass the course and maintain CAI membership earn the CAI Educated Business Partner distinction, gaining special recognition among thousands of companies and professionals. The common interest housing sector is very different from individual or commercial housing properties, and a service provider to that sector needs to be aware of the unique aspects and challenges of the HOA client. November 30, November 30, 2020 2020 This CAI WORLDWIDE unique event on November 30 was the brainchild of Los Angeles Chapter’s Membership Committee. They wanted to bring as many CAI members as possible together on a national scale to appreciate how strong, active and relevant we have all been this year. Eighty members from 13 states (17 chapters) from all three member categories (community managers, homeowner leaders and business partners) attended this event. The program began with each chapter sharing ways they had pivoted since March and the best event or program they had created to keep their chapter members connected. Guest Speaker Anastasia Cortez, a Tony Robbins trainer, world-class public speaker, life coach and philanthropist then presented “Rising Together in Challenging Times.” Our sincere thanks to CM Squared, Inc. for sponsoring the speaker.

rom Fortune 500 companies to mom-and-pop operations, regardless the size or function of the business, the right vendor can be critical to the success of an organization. Vendors provide the much-needed support in a variety of industries, whether goods (laundry, hardware, vehicles) or services (legal, security, landscaping). That said, for many vendors, landing an HOA or residential community as a client can be like winning the lotto. But is HOA business the “white whale” worth chasing? Yes.

Apples & Oranges: How Working With An HOA Differs From Working With Other Industries By Miranda Legaspi

She says some of the challenges she faces when working with HOAs include the dealing with multiple insurance companies to define responsibility, determining the responsibility protocols of servicing a community; this coupled with keeping the HOA board informed and updated on each job can be sometimes be daunting.

Patti, a saleswoman through and through, prefers to look at the big picture. “I enjoy selling and have confidence in the team that backs me up, knowing that my techs can adapt to any industry that has a loss. Some industries are more challenging than others, but some have a lot in common. For example, for a large commercial business you arrange a tour and set up with the facility managers which area of their building has priority to get to first if it is a water loss, often depending on the location of their most expensive inventory,” says Patti. “It is basically equivalent to a job walk with a community manager or board representative.” She continues, “The importance of developing a personal relationship with agents and their staff because they are more accessible is the basically the same across industries. You just have to understand the protocols that each industry has in place so you can adapt in selling and servicing. During the current pandemic, putting one’s eggs in a particular basket is a setup for failure.” Says Patti of the challenges facing vendors as a result of COVID-19, “We are doing a lot of disinfecting of buildings in various industries. Since everyone is in the same boat working from home no matter what industry, I’m sending a lot of e-mails, making phone calls, etc. Luckily, emergency services are still needed. I think the only area that may have been affected is getting new business because we cannot network in person to establish those connections. I think we are going to see a drastic change even when the pandemic is in the rearview mirror. Sales will have a different look. I don’t have a crystal ball but just know that working from home a few days a week may become popular and we will need to be creative in reaching our customers.”

Jocelle Maliwanag, Business Development Manager at American Heritage Landscape, provides landscape maintenance and tree care for HOA communities, retail centers, hotels and commercial campuses. She is accustomed to working with a variety of needs, depending on the type of property and scope of work required by the property manager.

“I’m an HOA girl all the way! I’ve spent a majority of my professional career working with common interest developments and understanding the nuances of working with managers, management companies, onsite staff, volunteer committees of residents and boards of directors. The more complicated the governance structure and operations of an HOA, the more interesting it is for me to work with,” says Alexandria.

“HOAs and commercial campuses certainly have different needs. With HOA properties you are servicing someone’s home and protecting and improving their property value. With commercial campuses you are focused on maintaining a workplace environment, providing a safe and clean atmosphere,” says Jocelle.

“I’ve said for many years that property management is recessionproof. When our friends, family members and neighbors are out of work, managers are still necessary to keep communities operating,” adds Alexandria. “However, we are very sensitive to the fact that the pandemic has had a dramatic effect on the financial state of residents living in our communities, and delinquent assessments may rise the longer the pandemic goes on.” Pollock continues, “Regardless of the industry, the vendor-business relationship can vary widely. But like most all relationships, there are certain things required that apply to all of them in order to ensure success for all: trust, communication, and compromise. “

“HOAs will have a different set of standards and budgets than that of a commercial property. Commercial properties will rely their decisions on owners and asset managers, and can usually make changes on the property rapidly. HOA communities will need board approvals and obtain their budget on the dues collected from each resident,” adds Jocelle. “Regardless of the customer, our company goal revolves around protecting and improving our customer’s property value. We are driven by the highest standards of our industry, so our goal is to fulfill our client’s vision. We will keep the grass mowed, bushes and trees pruned, debris removed, flower beds cleaned and much more to beautify the property,” says Jocelle.

RESERVE STUDIES… WHY CHEAPER IS NOT ALWAYS BETTER! $$$ By Les Weinberg, RS, MBA & Scott Clements, RS, PRA, CMI – Reserve Studies Incorporated CHEAPER OFTEN “SOUNDS” BETTER, at least in the short run, especially when the future outcome is not obvious. However, there are many simple things noted below that will help in evaluating cost differences of services and products with respect to Reserve Studies. The cheaper costs often end up being more expensive after the initial outlay, and the more expensive options may prove to be cheaper over time than the lowest current price option: 1. R ESERVE PROVIDERS: It is understandable to assume that Reserve Providers are all the same. However, there ARE significant differences to be considered. Several factors could make a difference in selection of the appropriate Reserve provider, which can affect the cost of services. The following is a partial list that may account for a higher initial cost but serve to avoid future unanticipated expenditures…let alone waste of valuable time: a. RS Designation: Reserve Specialist certification awarded by CAI, based on education, work experience, review of work product, etc. This is not mandatory, but Reserve Providers holding this certificate must meet strict reporting guidelines and abide by a code of ethics. They are also subject to re-evaluation on a 3-year cycle. b. PRA Designation: Professional Reserve Analyst certification awarded by the national organization Association of Professional Reserve Advisors (APRA). Also, not mandatory however requires adherence to higher professional standards, including annual continuing education requirements. orkers Compensation Insurance: Protects the c. W association/management company in the event of injuries incurred while at the site. As this is mandatory for employers, lack of carrying this insurance should be a red flag. d. G eneral Liability Insurance: Protects the association in the event of damage while at the site. Not mandatory; however, lack thereof would be a red flag. e. Professional Organizations: CAI, CACM, ECHO are all professional organizations serving community associations.

Membership is optional and a sign the practitioner supports the industry and has a reputation to uphold. f. Length of Time in Business/Studies Performed: Affirmation of integrity, reliability, technical knowledge, etc. g. Qualifications of Principals/Staff: Critical to ensure understanding of the myriad of construction, mechanical, and financial aspects. 2. COMPONENT COSTS: Unless specified in governing documents, the California Civil Code does not dictate types or grades of materials nor installation standards. Unless otherwise informed, a Reserve Analysts assumes the components will be replaced with “like-kind” components and materials. However, opting for a lower cost replacement could result in more frequent expensive repairs, compromising other components, and/or a shortened life expectancy. a. Longer Life Materials: Simplified example with respect to roofing, a basic low-grade roof material may be $3.00/ square foot & last 10-12 years…whereas a higher-grade roof would be around $4.00/square foot but last up to 20 years. Based on a 10,000 square foot project, the average cost per year would be $3,000 per year for low grade versus only $2,000 per year for the higher grade. b. Proper Installation: Quality installations, performed by licensed technicians adhering to manufactures specifications, would be expected to achieve 90-110% of the anticipated Useful Life of a component. Poor quality installations, often performed by “handymen” who do not have the necessary training, but are less expensive initial options, can fail soon after installation, and would be expected to achieve 70-80% of their Useful Life expectancy in a good case scenario. Even a 10% loss of life expectancy on a major component would typically result in greater in costs than the initial monies saved on the less expensive option. 3. R EPLACING VERSUS REPAIRING: Repairs are often necessary during the lives of components. It is critical to be aware that repairs are most likely only allowing a component CAI-Greater Los Angeles Chapter


to achieve its anticipated life expectancy…not extend it. Although a component may look intact and/or appear to be performing its designated function, it may be compromising the effectiveness of related components. An example of this is deck coating, intended to protect the membrane beneath. Repairing it versus regular re-application can lead to loss of integrity of the membrane, which then often leads to expensive damage to the supporting structural elements. It is rare when the cost of maintenance is greater than the damage it avoids. Adhering to regular replacement cycles ensures that other dependent and related components are well cared for. Finally, be aware of warrantees, refund offers, testimonials, etc. The cheaper alternative may appear to afford assurance of protection against potential problems that could be experienced subsequent to engagement of a service or installation of equipment. There are often numerous exclusions / exceptions that limit remedies. Cheaper is not always a bad choice, just be aware of the fact that the old adage “you get what you pay for” often is the outcome!
