Building Code of Australia Description For the purposes of the Building Code of Australia / National Construction Code, the proposed development may be described as follows:

Description Determination of structural resistance of materials and forms of construction

Comments The building will be constructed from a variety of differing materials including glass, steel, wood and concrete. The following industry standards must therefore apply. Concrete construction : AS 3600 Steel Structure: AS 4100 Composite Steel and Concrete: AS 2327.1 Timber Construction: AS 1684, AS 1720.1 Not subject to Termite attack as Finnish softwood will be preservative treated in accordance with Appendix D of AS 3660/1. In Accordance with B1.4 I, II all information relating to the termite management must However be installed on a durable notice and fixed in a prominent location within the building this wil be done on In the Ground floor control meter box and control panel. Piling Foundation: AS 2159 Glazed Assemblies: AS 2047 for External Wall glazing AS 1288 for Internal glazing It should be noted that in accordance with section B this building is a classified as a level three structure. And is therefore required to be engineered for 1in1000 year events. Located in Helsinki it is not subject to cyclones however with a port location it receives high winds. Snow loading is a risk particularly in winter and Earthquakes and seismic events are rare in this region. All structural requirement therefore need to be engineered to comply with these scenarios.

Class 6a, Class 6d All distances are complaint given the openable nature of these & Class 9b external glazed walls on the ground level Class 9b All distances within this floor are compliant. Although given the simple proposal of office space and WC locations it is important that during the further design stages the portioning of these rooms does not interfere with the compliancy of the egress distance. Class 9b All exit distances within this floor are complaint apart from the 41.51m egress path which slightly falls outside of the acceptable range an addition of a balustrade 1.5 metres offset from the edge of this void space would be beneficial as it would allow for this floor to become fully compliant as well as increasing safety. Class 9b Open air roof space does not comply. Currently maximum distance of travel is 97m it is recommended that an additional fire isolated stairway is placed in the building to allow egress within the complaint maximum 40m distance where two options exist. Egress from the rounded central gallery space also is non‐ compliant at maximum distances. 36.59m to the rectangular gallery on the left side of the space complies however the additional allowed 20m outlined in F iii is exceeded. It is recommended therefore that the space is slightly shrunk or the wall trimmed. To become compliant. Additionally the space should be smoke separated therefore suggested dropping doors and room pressurisation for this gallery as well as an FRL of 60/60/60 would be required. Class 9b 40m with option of two exits compliant

All distances between alternative egress means are within the 60m range on all floors. On the ground floor though it should be noted that as per D1.5b exits should not be within 9m of each other and therefore the wall of door should be marked with exits signs every 9m declaring ‘official’ egress points. Fourth Floor 623 Di 5.52m 8m As calculated all floors except for the Third are compliant with the required unobstructed exit dimension. As identified earlier however it is recommended that an additional fire isolated stair be installed on the third floor roof space. This would further bring the aggregate width dimension up to spec. Travel via fire‐ As per D1.7 all required exits and all fire isolated exits and ramps provide their own independent egress into isolated exits other fire isolated spaces or further into open air. As per D1.7c however all exits exit within 6m of an external wall within the building therefore the external walls are to have a minimum FRL rating of 60/60/60 as well as complying with all methods outlined in C3.4 meaning the external glazing of the building will require automatic closing fire shutters as per C3.4 B External stairs and No external stairways are used in this building ramps in lieu of fire‐isolated exits Travel by non‐fire‐ As per D1.9 the central ramp running throughout the building can further be used as a method of travel by isolated stairways non‐fire isolated means. All fire isolated stairways ramps and landings are to be constructed from a mixture of concrete and composite concrete and steel which are non‐combustible as outlined in D2.2a. All exits are to be further mounted the external exo skeleton of the building which will further insure they are not compromised if structural failure was to occur in other parts of the building N/A No basement level exists in building Open access No open access ramps or balconies are used in this building all intermediate spaces are sealed with glazing ramps and for thermal efficiency. Furthermore in a fire situation the open base of the ramp will deploy a fire curtain balconies thus further sealing the floor from other floors preventing smoke transfer. All ramps must also a slip resistance of P4 in the dry and P5 in the wet. Wet conditions are possible when sprinkler engage. Doorways and doors

Complies D2.19 does not apply to this building All doors comply with D2.20 As per D2.21 all doors within the building must comply with section C removing the requirements outlined in section A, Doors therefore comply as all doors within the building are push escape bars fitted opening in the direction of egress.

Section E Services and Equipment E3 Lift Installations Clause Description Comments E3.2 Stretcher facility in In accordance with E3.2 ii a stretcher facility accommodating a raised stretcher and patient of dimensions lifts 600 x 2000x 1400 will be installed in the passenger lifts fitted throughout the building as they are operating at an effective height of over 12m. E3.4 Emergency lifts Effective height of the building does not exceed 25m and the class of the building is not 9a (25m) E3.6a+b Passenger lifts In accordance with E3.6a no limitations occur on the installed electric passenger lifts throughout the building. However as per 3.6b the installed lift must comply with rows; 1, 2, 5‐11. Section E Services and Equipment E4 Emergency Lighting, Exit Signs and Warning Systems Clause Description Comments E4.2 Emergency All fire isolated passages are required and are fitted with emergency lighting as well as all rooms over 300m2 lighting as per section b iii. The central ramps throughout the building further require emergency lighting as per requirements. section d. and section f outlines that every room in the class 9b segments with an area over 300m2 and where the distance is more than 20m to a point of egress require emergency lighting as well. All galleries within the building therefore require emergency lighting and almost all point in the building require and are installed with adequate lighting. E4.5 Exit signs. Exit signs are required above or next to required exit ramps, doors and paths throughout the building as per Where? sections a and b. they are not currently drawn nor visible at this larger scale however will comply with E4.5 Section F Health and Amenity F2 Sanitary and Other Facilities Clause Description F2.4 Accessible sanitary facilities – how many/where?

Comments As per table 2.4(a) in a class 9 building F2.3 outlines requirements for number of sanitary facilities, as per section D the public may share the total bathrooms per floor. Further as per 2.4 each storey is required to have at least 1 accessible unisex toilet which will account for both a male and female room. Although not currently drawn there is room to fit them , however they do no currently comply. Comments G3 does not apply, no area within the building connects more than 3 storeys and any roof voids extending above the galleries will be fully sprinklered to assist in firefighting. The central round gallery further will sealed and sprinklered in the design to ensure safety although technically being a stair well space.
