Selling or letting your home is such an important process that you need to be sure that you’re getting the right help. Choosing the wrong agent can mean you lose thousands of pounds in low valuations or poor negotiations. That is why we use Feefo , a company which is trusted by thousands of brands to independently collect reviews from their customers – and those customers know that Feefo reviews are the real deal.

‘I really can’t thank all the guys at Bond enough’

I’ve not had amazing experiences with estate agents before, however Bond has changed my mind again :-). I sold my house through them this year and they were absolutely amazing. The guys kept on top of everything, liaising with all parties and making sure everything kept on track. They were easy to get hold of, extremely responsive and kept me updated every step of the way - which was brilliant.

The best thing is that every single person at Bond is absolutely lovely and a pleasure to deal with. I really can’t thank all the guys at Bond enough, I won’t be using any other estate agents again!

‘I would 100% recommend Bond Residential’

I purposely picked Bond residential to sell my house because unlike most estate agents they actually listened to my situation and didn’t phone me 3 times a week bugging me!

A very professional and friendly service from everyone I spoke with, always answering my questions and calling me back when needed.

Thank you everyone, and a special thank you to Melvin who was an absolute legend in my opinion and went above and beyond to get me where I needed to be!

Would definitely use again in the future.

‘Professional. Experienced. Excellent Communication’

Bond have been fantastic throughout the whole process of selling our home. We would highly recommend using Bond to act as agents for your sale. Selling a home can be very stressful but thanks to Steve and Melvin, who we dealt with throughout the process, we felt that we were in good hands. Professional, very experienced and above all, first class communication. We would like to thank Bond for their five star service. Our sale had lots of ups and downs, and that’s when you realise how important a good agent is!

Market Research

We use the latest technology and data to provide you with an accurate appraisal of the value of your home. Our market appraisal reports look at the key information about your home that buyers consider such as the square footage, plot size, broadband speeds, council tax charges and planning history. We also look at local house prices for sold, under offer and for sale properties as well as house price trends since you purchased your home.

Presentation Of Your Home

Nowadays, with so many potential purchasers searching for their next home online it has never been more important to make sure your home is presented in the best possible way, that is why we use professional quality photography, detailed floorplans and an informative key facts for buyers report detailing information on local schools, transport links and general area guide.

Our Six Week Marketing Plan

We believe it’s important to put a marketing plan in place for when we launch your home and that’s why we have our six week plan which includes; featuring your home as a premium listing and a featured property on the various property websites we utilise as well as regular marketing mail outs via email and SMS. We also schedule a marketing meeting with you after the initial 6 weeks to review the response your home is receiving, that’s if we haven’t already sold it for you!

Negotiating The Best Price

Our highly skilled and experienced sales team will ensure we achieve you the best possible price for your home whilst also fully qualifying each offer to make certain we choose the best buyer for your home.

After Sales Progression Service

We believe that finding you a buyer is only half of our job complete, we also regularly liaise with you, your buyer, both sets of solicitors and any other link in the chain to make sure the sale progresses smoothly, jumping on any potential delays and most importantly keeping you updated the whole way through the process.

Your Agent Service

making the difference... OUR
At Bond Residential we view ourselves as your agent, not only is our task to find you a suitable purchaser for your home at the best possible price in the shortest possible time we are also on hand to give you advice on your next home, whether that’s submitting an offer on your behalf, giving you advice on the value of a property, discussing a properties potential or any other aspect of buying or renting a property, either immediately after we’ve sold your home or at any stage in the future. PROGRAMME

We are specialist advisers with years of experience finding just the right mortgage for our clients. We are experts in guiding people through the entire property buying process, from ‘love at first sight’ and making an offer to the cost of Stamp Duty, choosing a solicitor and the most appropriate insurances you will need.

As well as dealing with standard applications we also specialise in mortgages for the self-employed and business owners . We understand that it’s not always possible to provide the cast-iron proof of earnings which high street lenders demand, but we don’t believe entrepreneurs should be penalised for that. Using our trusted and extensive network of lenders , we deliver.

Your home may be repossessed if you do not keep up the repayments on your mortgage.

About You

We all grew up understanding that buying a home is considered to be a worthwhile investment. Despite the world being a very different place these days, it still is. Whether you need a mortgage to buy your first, or next, home, would like to release some capital through Remortgaging, or you’re thinking of expanding your buy-to-let property portfolio, we will find the mortgage product that’s just right for you.

First Time Buyer

With changes in the way we live and the financial world we find ourselves in, it is unsurprising that the array of mortgage products available reflects this. As a first time buyer, lenders appreciate that your deposit may be built through savings or gifts, or even supported by ‘the bank of mum and dad’. We will guide you through all the options and lenders available to you, to find the right product to fit with your life.

Moving Home

It’s a big deal moving home, with a great deal of uncertainty around many factors beyond your control, like timing. We will help you identify a realistic budget to help guide you when looking for your new home. We will address affordability, stamp duty and legal fees as well as a time-sensitive view of the lenders, as rates can fluctuate significantly from one lender to the next.

making the difference...

Is a buy-to-let the right solution for you? One property or a whole ‘portfolio’? Owned personally or within a limited company? We will make the time to understand your individual needs, goals and preferences before we make any recommendations.

Most forms of Buy to Let mortgages are not regulated by the Financial Conduct Authority.

New Homes

When buying a new home speed is of the utmost importance. Any developer is likely to expect you to exchange contracts within 28 days and that means having your mortgage in place ready to go. We’ll prioritise your New Homes application and allocate you a dedicated Administrator to keep everything on track.

The honeymoon period is over. Your mortgage company dazzled you, showing you the best they had to offer. Skip forward a few years and the same cannot always be said. We can help you take a look at the market to see if switching to a new mortgage deal could save you money, or whether your existing lender will offer you a good enough deal to retain your business.

Whatever your reasoning, we will help you to find the right mortgage product for your needs.

You may have to pay an early repayment charge to your existing lender if you remortgage.

We’d be delighted to shed some light on which insurance products would benefit you, not just now, but in the future. We are strong believers in the protection offered by the right policy for the right circumstances. This isn’t a box ticking exercise; this is what happens when the unexpected occurs. So let’s make a plan to make sure you’re as prepared as possible, just in case.

we are supporting local charity, Kids Inspire

In January 2020 Bond Residential teamed up with Kids Inspire as part of our 10 year anniversary following 10 years of helping our local community with all of their property needs.

As a local business, we have a responsibility to the community in which we operate and one of the most enjoyable parts of our job is meeting our neighbours and getting involved with local events, businesses, and charities. On our 10th birthday, we wanted to celebrate by giving back.

So we decided to support ‘Kids Inspire’: a local charity which stole our hearts with their compassion and help to those in need. Two years on we are proud to see the amazing work they carry out and how our donations are helping.

What do ‘Kids Inspire’ do?

The Essex-based charity supports children and young people recovering from traumatic experiences or dealing with emerging mental health difficulties. Psychological and behavioural issues can often arise from underlying trauma - which could be anything from family breakdown or conflict, bereavement, abuse or emerging mental health issues.

With each child they meet, they look and listen to how their past affects their present, reviewing closely the whole system revolving around them – school, family, peers, and more. Alongside that, they look at negative childhood experiences to make their practice trauma informed, addressing the causes rather than the symptoms.

Their overall aim is to make a positive difference to young lives by shaping their futures. Through proactive listening and therapeutic practice, they promote self-resilience, greater self-awareness, and relationship building to empower more positive life choices.

How will Bond Residential help in 2023?

We have successfully raised £7,000 for Kids Inspire since we started supporting them in 2020 and our aim is to continue to help contribute to the excellent work they are doing and we will make a donation to Kids Inspire for every home we sell in 2023 across the company!

As well as this, all of Bond Residential staff will be given paid time off work to take part in a volunteering day so they can also experience what an amazing charity this is. They will be giving the opportunity to take part in one of the following events:

• Taking part in a Kids club for 3 hours joining in with painting, acting and outside play.

• Gardening & general maintenance of the Kids Inspire offices and gardens.

• Christmas collection including wrapping presents and preparing food hampers for under privileged children.

This means whenever you are supporting us by using your local estate agents, you are also supporting local, vulnerable children in need. Throughout 2023, we will keep you updated on the money donated, so you know what an impact we’ve made together.

We’re proud to have serviced the local community in all of their buying, selling, renting, and letting needs, and it feels fantastic to be able to give some of that back locally.

How can you help further?

Any contribution you can make – no matter how small – is gratefully received. Kids Inspire’s mission is for all Essex children affected by trauma or emerging mental health difficulties, to receive specialist support to become healthy adults who lead full and fulfilling lives. By supporting Kids Inspire you are helping us on this mission.
