In round numbers, NAHB concludes that total units removed from the market (de' molitions and other losses combined) will grow from an annual average of 585,000 (.95/o oI stock) in the early 60's to 720,000 (L% of stock) in the early 70's.

UNOCCUPIED HOMES

In assessing demand prospects for hous' ing, the prevailing upward trend in the nation's stock of unoccupied homes also needs to be considered. In part, this is because one of the fastest growing com' ponents of housing stock-the category of vacation and "second" homes-falls within the Census Bureau's definition of unoccupied dwelling units. A second or vacation home will be classified as vacant by compilers if it is not the owner's usual place of residenceo even though the owner has no intention of selling or renting it. The upward trend of vacancies also is relevant to demand analysis because of the annual add-on to the nation's total of vacant dwellirg units constitutes inventory growth needed to accommodate the vast number of Americans (an estimated 20/o of the populace) who move each year.

Fires Strike Weslern Yo'rds

Five fires across the West have struck lumber yards for a total of nearly $1.2 million damage.

A five and one-half hour, $1I,000 fire hit J. L. Alewine's yard in Parker, Ariz., nearly leveling it. At Midway Lumber Co., Tucson, Aiz., a cosdy blaze was started by an electrical short and lasted 30 minutes.

The San Joaquin Lumber Co., Stockton, Calif., was totally destroyed. Damage totalled more than $I million including a Fibreboard plant nearby which also suftered severe damage.

Flames at Handy Andy retail lumber store, Sepulveda, Calif., leaped as high as I00 feet in the air. Firemen are seeking the cause of a $75,000 fire that destroyed near' ly half the property of Senter Lumber Co', Riverside. Calif.
