Nest Realty’s Jonathan Kauffman sat down recently with Greenwood Homes managing partner Drew Holzwarth.
Drew, how does it feel to be in the homebuilding business again?
Honestly, I missed it a lot. I grew up in a family where my grandfather and father always had tools in my hand. It’s a key part of me. After I left the industry at the end of 2019, I kept busy with other projects, but something was definitely missing.
What did you miss the most?
The creativity that comes with homebuilding. New home design is ever-changing. When the COVID-19 pandemic set-in, I began reading articles about how families staying at home had needs that were not built into their homes. Work from home and online education created challenges and opportunities that had not been previously pondered. I thought about these changes for months before Greenwood Homes was contemplated. Now, we get to launch a company with all 2020 designs — they are different and very exciting.
Who in their right mind would launch a homebuilding company during a pandemic?
That is an interesting question. The simple answer is my team. This is the same group that launched Piedmont Realty & Construction in April of 2009 — in the depths of the Great Recession. At that time, we were in a global economic recession, the mortgage industry had collapsed, and we saw a great need for a nimble and creative semi-custom homebuilder.
Today, there is enormous opportunity. It is almost twelve years later and there have been great losses in the homebuilding industry. A lot of the small, custom homebuilders have retired or did not make it out of the recession. Others, like Piedmont Realty & Construction, were gobbled up by the consolidation that has happened in the industry and are now a part of much larger, less skillful, less creative homebuilding companies. The time is perfect for a fresh nimble and creative homebuilder to listen to the needs of buyers and deliver upon those needs.
The COVID-19 pandemic has been horrible, but has created changes and clear opportunities.

Q&A
What is a new trend in 2021?
I do not like to consider myself as a trendsetter, but I am an avid reader and I listen closely to the market’s changing wants and needs. I believe the COVID-19 pandemic has changed a generation.
How so?
The pandemic taught us that folks can be really productive working from home. With this being said, work from home cannot be done effectively while one spouse is in the dining room, the other in the home office, and the kids homeschooling from the kitchen island. We have all been on Zoom calls with the dog barking and other conversations occurring in the background. This situation is something that can be improved upon with 2020 home designs.
At Greenwood Homes, we have incorporated multiple designated work areas into our designs — we refer to these spaces as “pocket offices.”
What is a pocket office?
These are designated spaces where family members or roommates who share housing can get away for private meetings or phone calls. In some cases, these spaces may look like oversized closets, but the spaces are well designed and are useful.
What do you do with these spaces after the pandemic?
Great question. We all hope that life will soon get back to normal. Once this happens, these spaces will become craft rooms, fly tying rooms, hobby rooms, etc. Potentially a dedicated Peloton studio. We think they will become some of our homeowner’s favorite places in the home.

Let’s talk about your suppliers and trade partners. How have they received the news about your re-entry into homebuilding?
Honestly, it has been a bit overwhelming. Overwhelming in a really good way. I have known our trade partners and suppliers for practically my entire career. Let me share two stories from the past week. Our plumbing company, Foley Plumbing has worked with me since my first day out of college in 1994. The Foley site manager in Fredericksburg Virginia who taught me the ropes still works for Foley and now sets our faucets and trim kits. Glen loves to work and will never retire. When the owner of Foley called me and asked about working for Greenwood, I said, “only if Glen is trimming out our homes!”

Can we talk about your partners in the business?
I love my partners and have admired their good work for a long time. Our relationships date back as long as thirty years or more and we have built an amazing amount of trust over those years. Whether it is Alan Taylor, Scott Carlson, or George Weller, at this point in our working career, we can finish each other’s sentences. All of my partners are professionals in their area of expertise and are industry leaders. I am really lucky to be able to call them partners.
Another great story – yesterday, we excavated our model home in Spring Creek. When Scott and I pulled up to the jobsite, I saw the owner of the excavation company pull up in his truck. When I asked what he was doing he shared, “I was beside you in 2004 when you dug your first model in the Charlottesville Market for NVR. I was beside you when you dug your first Piedmont Realty & Construction home in 2009. Honestly, I would not be anywhere else this morning when you are digging your first Greenwood Homes home.”
There is a really bad phrase that has been used for years, “It’s just business…” You will never hear those words in a Greenwood Homes office. When someone is using those terms, they are taking advantage of something or somebody. We know the spouses and kids of our trade partners and suppliers, and it is a whole lot more than “just business…”
